You better hope you don't need to place a work order to have something fixed, because only once has that worked out well for us. When we moved in, the agent who showed us the house took over 200 pics documenting everything, so we felt pretty good. We'd noticed the porch light didn't work, but we said it wasn't a priority and it was honestly months until we put in a work order for it. The glass part of the light fixture that goes over the bulb was cracked and broken, but with a google image search I was able to identify the fixture was a basic porch light from Home Depot, which is less than a mile from our home. We just didn't own a ladder at the time to replace it ourselves, so when the bulb went out we thought it'd be easier to put in a work order and have them replace the broken glass fixture and the bulb at the same time by a handy person who would also have a ladder. No, after a week someone came out and removed the broken light fixture, and replaced the bulb, but they never installed a new light fixture. On top of that, they followed up with an accusatory email to us asking us how WE broke it? It was always broken...we can't even reach the damn thing. Same kind of story with the stove. We noticed when baking the oven will flash an F2 code. We looked it up and it seems to be an issue with a temperature sensor. Given this is a gas stove, we're not sure how serious that could be. We put in a work order on 9/22/25 and still have yet to receive so much as an acknowledgment of the service request. They want us to sign a lease renewal and pay more money in rent. For what? The service from this company is abismal. They're not even pretending to care - they just want our money. For inspections, they just email it all to you with a deadline despite the fact that it's literally their job. So you get to go do your job all day and then come home and run around your house taking pics of every space and documenting everything for them so they continue to get paid for doing nothing. It's literally their job - not yours! This is the laziest property management I've ever known.

I've reached out about building maintenance in and out of my unit, issues with neighbors, parking worries, lease renewal, et cetera. The office team responds within the day if not the hour every time. I've sent in a non-urgent maintenance request and had it fixed within the hour. I had to pay a portion of rent late one month due to a double-charge from Amazon and they were beyond understanding. We agreed on a date for the remaining $200 and that was that. The team over at Spinnaker Property Management is fair, timely, and communicative. Shoutout to Holly and Leandra especially! We've been tenants for years, I highly recommend leasing with them.

We signed our agreement in September 2025, and they knew from day one exactly where our home was located. They came to the property multiple times, had maintenance out there, told us the house had to be vacant before they could market it, and even referred us to the house cleaning and carpet cleaning companies they recommended. We followed all of their instructions. We spent over $2,000 getting the house ready, completely moved out on October 28, and started our cross-country move believing they would be listing and managing the property. Then communication basically stopped. We were still working with their maintenance department on November 12 to finish the last few items, and the very next day, while we were driving through Utah, I got a phone call saying they were terminating our contract because our home was "too far away" or "outside their service area." That explanation made absolutely no sense to us. They had known our address from the beginning, accepted our contract, visited the property multiple times, and worked with us for nearly two months before suddenly deciding they wouldn't manage it after all. We were left without a property manager after already relocating across the country and ultimately had to put the house back on the market for sale instead. I understand that businesses can change their minds or their service areas. What I don't understand is accepting a property, having the owners spend thousands of dollars preparing it based on your instructions, and then cancelling after they've already moved. Based on our experience, I would not recommend Spinnaker Property Management.

Because despite impeccable rental references, and a credit score that matched what was mentioned in their ad... I was declined a rental. A different property informed me that this was due to a repossession 5 years ago. I get it... I was a bad boy. I still gotta have a place to live - and I read their criteria BEFORE paying the fees to apply. Of course, they profit from doing background checks - so they're gonna take every application they can get. The biggest reason for my one star?? They aren't terribly polite when they tell you no. They make a living off of declining people... they could at least show some compassion.
