WORST MANAGEMENT COMPANY! I rented out an apt for 6 months lease and I literally got back $85 for my deposit. First of all, There was mold in my unit and i told them my 2 year old keeps getting sick and all they did was show me what products to get to clean it. I had to move out asap because the mold was so bad. The apt was clean when I moved out and I made sure of it. They charged me outrageous prices to clean some blinds.... Wtf. I tried calling my property manager and she didn't answer then I called park 52 and they said she's out today. Also, they are racist towards black people! They were racist towards my boyfriend. Never wanted to write a bad review but since they want to take my money and lie to me. Here it is. I can go on about the property manager. DO NOT RENT WITH PARK 52. A typical response to anything that went wrong falls on the renter when it comes to mismanagement through this property management company. It doesn't matter if your told 2 weeks and it takes over a month to renovate a leaking tub during holiday seasons, or when you were assigned a parking space to be automatically accused of parking in the wrong spot even if it was what they assigned to you in the 1st place with threats of towing vehicle. Then when they decide not notify you that your auto-pay monthly rent has to be renewed yearly so that they collect late fees and shift the blame to a contracted payment service that collects fees then point fingers at one another for accountability and all this can be yours for being a responsible renter. If you are looking for a management company to take care of your rental, DO NOT USE PARK 52! Every time they did a "walk through" I was told my house was in such CLEAN/ GREAT CONDITION. But when my husband and I went to do a couple repairs and the renter showed us some things inside I was shocked! Their was mold on the walls in the bedrooms and EVERYTHING medal in the bathroom was rusted. We replaced the rusted items cleaned the inch thick dust out of the bathroom vent. Took Sheetrock out to make sure it wasn't from a leak and it wasn't. Cleaned and repainted the walls. I asked my management Co. And they had NO IDEA about any of it. They tried to blame it on Covid but the renter said it had been there for 7 years. We decided to sell it. In the inspection there had been no smoke detectors, no carbon monoxide detectors. The renter apparently bought a new oven and got rid of mine without telling me and we're going to take theirs. There is so much more but here are the pictures they left my house to the new owners without even charging the renters anything or making them clean the house. read more

With NO new lease agreement, they decided to randomly demand that we use one of 2 companies to have the carpets professionally cleaned - This is a direct violation of Washington State Laws unless it is agreed to in the lease contract. The carpets WERE cleaned even though they had not been replaced for over 15 years and were badly in need and charged us $110. They also charged $250 for cleaning when the place was spotless when we left with no itemization of what was cleaned. Work orders put in were NEVER addressed.... I could go on and on but you get the picture.... Run from them if you can possibly avoid it and if not: They are slumlords and scammers who don't even have a clue as to the local laws - so please be sure and protect yourself. read more

I rent through Park 52. Maintenance department is competent and fast and friendly. Accounting is easy to talk to and work with. My PM gets right back to me about things and is a straight shooter. It's hard to rent a place anywhere. You have to wait, it's frustrating, but that's just the way it is- that's life. Park 52 has given us great service as tenants. I don't have the complaints that I see some other tenants have. My repairs have been done almost immediately and with competence. Park 52's property manager came into my home and began video-taping on an tablet, all of my things inside my home. I felt if Park 52 needs to inform and ask consent for this. I felt like she over-stepped her boundaries to be taking video without forewarning. I chose to pay for a number of minor things that typically are not the renter's responsibility, but that made my daily life more pleasant. For example, the rental did not have window screens on any of the windows, and did not have AC, so I bought an AC unit because Park 52 will not provide one even when temps are 115F, which is dangerous. Park 52 will not provide window screens, so I paid Home Depot and had all those made (and yes I took them with me), and it cost me a couple hundred dollars. I expected more, considering I paid Park 52 about $1,800.00 per month plus a laundry fee, parking fee, utilities in my name, trash and recycling in my name, wifi, phone, electricity in my name. Story short, I overpaid Park 52 and did not get a quality rental or customer service. On top of this, I asked for the pink moldy tub caulking to be removed and recaulked. That is a D-I-Y job and is inexpensive. Park 52 contracts this out to a contractor, he applied a tube of high vapor caulk OVER TOP THE MOLDY caulking, and then Park 52 raised my rent (I assume to make their expense back). I am a person who is careful, doesn't damage things, responsible, I read what I sign, and STILL Park 52 kept my entire damage deposit. Then Park 52 refused to provide receipts or reasons for why they kept my $1,800.00. Considering that I followed the contract and still had to pay excessively, I do not recommend Park 52. Park 52 was also dishonest about the safety of the rental and it's proximity to level III sexoffenders (likely to reoffend) when I moved in, and so search that information up for yourself and don't believe this lying, cheating, stealing property management. read more

First off the apartment was dirty when I moved and the property manager said I can have a discount on the first months rent. Which no one on knew about when rent was due and within a few days of moving in I found the refrigerator broken, they refused to compensate for the food I had to throw away. The repairs take forever. Took them 4 years and multiple repair requests just to fix my fireplace that was supposed to be fixed when I moved in. They hired painter to paint the building out side and some of the paint go on my car. They refused to pay for it to get my car repainted or give me a discount on my rent. DO NOT GO THROUGH PARK 52 FOR YOUR PROPERTY MANAGEMENT COMPANY! Park 52 came highly recommended to me through several friends who used them for property management. I regret not looking up my own reviews before going with them for the rental of my house. Colleen was my property manager, and was wonderful at not returning phone calls and messages, or giving any updates at all regarding the rental of my house. Once I signed through them, I didn't hear a single word for an entire month. I finally had to call her several times, and leave several messages to ask if my house had been shown yet, and if there were renters in there yet. The lack of communication was beyond what I had ever experienced, especially for a company that came so highly recommended. Do yourself a favor and don't waste your time with them. read more

Please notice the mostly one star ratings for Park 52 Property Management. It's because Yelp doesn't allow negative stars. It is my belief Park 52 practices discrimination in their policies which they state are in line with Washington State Landlord Tenant Laws. If that is correct their line is more like a very thin thread. If you're thinking about using or currently use Park 52 to manage your rentals I would advise to drop them now, before you're named a Defendant in a lawsuit against them as you are a party to their business practices. The company demands anyone over 18 who will be in a rental unit have income three times the monthly rental payment, even if the primary party has verified income over six times that amount. If that occupant is unemployed or a student with no income you will not be able to rent from them as it is against their "policies". It left me wondering if those persons who retained Park 52 as property managers know the company is turning away very qualified applicants due to this policy, which by the way is not state law. When I queried other rental management companies they found this a very questionable practice. It should be known that I've been renting for over six years now without any late payments and always getting my full deposit back each time. I truly believed we were discriminated against and advised them, however they argued otherwise. When I asked if they might have discriminated against us due to our sexual orientation they quickly changed the topic. Of course they will deny it, which isn't surprising. Any reply made to this review should be met with skepticism as an attempt to cover their practices. However as you can probably see from previous reviews Park 52 doesn't reply to defend their actions because they are indefensible. Ah, I can finally review Park 52 after renting from them for over five years. My husband and I rented a small house in Tacoma. For the most part, Park 52 left us alone. If we had a problem, though, they weren't helpful. We ended up having a good relationship with the actual landlord of the house, so he often took care of things himself. Early on, the shower stall needed to be replaced. The owner had Park 52 take over the renovation and they did an incredibly shoddy job. They used the cheapest materials and never sealed the floor. There was exposed wood for the remainder of the time we lived there. The wood was always damp. It's a wonder the floor didn't rot out. After our first year, they never did another walk through. After living there 5 years, they randomly realized that they hadn't checked on us, and did a walk through. They gave us a heads up before hand, but left no note or email afterward. If I owned a home and wanted to rent it out, Park 52 is not the company I would use. If I wanted to rent a home, Park 52 is not the company I would use. They are negligent, unhelpful, and do the bare minimum. read more

This place is an absolute joke. After filling out their ridiculously long application and answering questions I've never been asked for a rental, they come back and claim they can't verify basically anything asking us to call around and get the documents for them. After doing that work for them they then come at us about having a service animal and demand to speak to my doctor before considering it verified. I refused to do this but offered to provide supporting documents if needed. They completely ignored this and demanded they contact my doctor to verify the letter. When I insisted that isn't how it's done they immediately found another reason to deny our application claiming we had several late rent payments from 2019 (when we contacted this formal rental company they provided a legal document saying we did not have late payments and left on good terms but park 52 completely ignored and refused to view this). This company does not care about families and clearly doesn't want persons with disabilities living on their properties. After they sent us an email stating our application was denied for false reasons they've refused to take or return any phone calls or emails. The person we spoke with was extremely rude and condescending the entire time, immediately coming at us as if we lied about our application because they were too incompetent to make a phone call and verify anything. read more

I have been renting from Park52 for a little over 3 years. I have a commercial space downtown. I find them very professional, helpful and quick to respond. When I had a horrible experience with a co-renter in my spot they were helpful and understanding on helping me get them out of the space. They asked for a $500 deposit along with the application. I paid it, and then met her to view the apartment. We went to the right apartment number, but it did not look like the one advertised. They used pictures from other apartments in the ad. And the ad said there was an in-unit washer dryer. There was not. The agent said, don't worry, there is free laundry on site. Then when I read the final lease, it had an extra $20 monthly fee for laundry. I was so upset, because that was about at the end of when I needed to be moved out of the place I was moving from. When I tried to say, okay that's enough, just let me have my deposit back because this isn't what was advertised, the lady said I could not have the $500 back. I don't know if it's illegal for them to do this. But it should be. It's unethical for sure. read more

I recently viewed a rental and while the lady showing the house was kind the house was awful! I was shocked they let myself and small daughter walk around it. There were beer bottles all over the floor and shell casings, it wreaked of weed and cigarettes and was so incredibly dirty I couldnt even imagine living there even after it was cleaned. I asked if they planned to replace the carpet and repaint to help with the odor and all the lady could tell me was that she wouldn't know for a few weeks. Meanwhile she encouraged me to submit an application and holding fee ($40 + $310). However none of that would have been refundable if I changed my mind or if they decided they weren't going to properly clean the house. Extremely rude and unprofessional during our move out process. The lady who handled our property always talked down to me like I was a child. I got into a car accident the week before I moved out and sprained my ankle. I cleaned everything I could, but was in too much pain to do some of the deep cleaning(behind the fridge, etc.) I was completely prepared for a cleaning fee to be taken out of my deposit and I was fine with that given my injury. However, a lady from the management company scolded me(after I had fully moved out) about how "dirty" the apartment was. I wanted to cry because I got everything spotless except the hard to reach areas. It just seemed really unprofessional and unnecessary. I drove over an hour twice in one week to view a property that I had an appointment for and was unable to view it both times, which then resulted in someone else putting an application in and getting the property. It was a waste of my time and money. They were not apologetic and didn't try to make amends but then blamed it on me for not getting their voicemail to cancel.. I received their text services and maybe they should confirm a cancellation to a real person not leave a voicemail. Also, they require you to view the property before putting an application in, but then have two times in a week available to view it! I have worked with other companies that also require you view it but they are much more flexible and able to have you here it at a time that is convenient for you. Park 52 started as a good option for renting property, my husband and I were the first to apply for a house we liked. Unfortunately the more business we did with them the less nice/helpful they became. They never have phone calls and rarely did they answer them, only email. They were not willing to to work with my dog, So I had him officially registered as an emotional support animal (including an official letter from a psychiatrist and ID number). Since it is illegal to deny someone due to a service animal, they denied us the day before my letter came in certifying my dog as an ESA. They denied us on the grounds of not having enough monthly income, which is a lie. My husband alone made 3 times the monthly rent, and that's not including my income to the house hold. I regret doing business with them, the next day I applied for a new property, through a different agency, at the same price and was approved within a day. read more

Waited 45 minutes for a viewing, she never showed up! I called and set up a viewing of a house the day before. The next day I got to the property at 5:10 (5 minutes early). When I got there I called the agency to make sure the manager was on her way, the receptionist confirmed that she would be there in just a few minutes. I waited and walked around for a bit. Met both neighbors and their pets. After a half hour of sitting on the porch I called the office and left a voicemail. Of course no one answered, because they close at 5:30. I decided to give it a bit more time. At 6 I decided to call and leave another voicemail to reschedule on the following business day. When they did call back she said the appointment was never confirmed. They never called, emailed or texted a confirmation, and why did the receptionist on Friday say the manager was on her way? This company took over as our property management company for our condo's lease & within 3 months they drove out ALL long term residents. This was due to POOR communication, HUGE rent raises, and their overall rudeness. They were known to knock on our door and expect us to let them in that moment so they can show the townhouse to sell it. They made us let in complete strangers with NO notice!! WHAT! And then later they came in TOOK PHOTOS OF OUR HOUSE AND POSTED THEM ONLINE. WHEN SOMETHING WAS BROKEN, they told us it was OUR responsibility to fix it! Isn't the point of renting having someone else help with that? Our garbage disposal was broken and they SENT US A YOUTUBE LINK ON HOW TO FIX IT. The way I was thinking is that us as renters could have made it even worse, so why put that on us as inexperienced people? They didn't honor our original move in checklist due to the change of management companies (not our fault). So we had to pay for everything that was broken even before we got there. They were NEVER reachable. Carrie was purposely avoiding us the way it seemed. They put us out a lot of money and caused us a lot of stress. I called twice today to try and get information on a house that I saw listed on their website yesterday. It was there today so called to see if it had been rented. The lady that I talked to said she couldn't help me without an address, even though I told her it was in Fircrest and the general area. I called back a few minutes later because I thought I had found the house (but it had no rent sign on). All she would say is that it was not their property. I told her it was on the website yesterday. She said she didn't know about it. Never once did she offer to help me, in any way. I felt like I was wasting her time. To keep it short, do not rent with park 52. The property manager Marie does not know how to do her job what so ever. I had mold issues in my apartment for months which was badly inflicting my health and all they came in to do was paint the wall, no mold test or anything. It was clearly INSIDE the walls. This was confirmed when my whole apartment flooded from the ceiling and from the electrical outlets!! So obviously it had BEEN flooding, causing moisture in the walls. They came in and had high pressure fans blowing in my apartment for weeks, I was forced to leave because it was inhabitable and I had allergic reactions from the fans and mold. They didn't even check the safety of the electrical outlets after water was pouring from them. Completely negligent. I contacted the person who lived in the apartment before me, he also had mold issues, which they never took care of.Not to mention the hundreds of ants that live in the unit with you, and I was a very clean person. They harbored inside of my TV cupboard even. Stay away from 630 n prospect st apartments. The property owner clearly doesn't take care of their building and the property manager Marie is not very good at her job. I feel bad for whoever moves in next as they will probably start having health issues as well from all of the mold in the walls. read more

I've taken hours to arrange and coordinate services such as electric, cable, phone, water, etc... I've paid thousands in deposit, rent, and fees. I have been approved and have booked the movers. This place is horrible. I moved out of one of their properties over a year ago because of a deployment. While I was deployed they sent me a check for the remainder of my deposit and pet deposit that wasn't used after I moved out. I wasn't able to do the move out cleaning because my deployment was short notice but was told not to worry because the people they used were pretty cheap. This morning I get a call from a collection agency saying that i owe for move out charges. After talking to the person in charge of the property at Park 52, I was told that "unfortunately after we refunded your deposit, further chargers came up" WTF!? How's that my fault!? They charged a large up front fee to list the property, which then literally sat empty for 6 months while they collected an 'on-going marketing fee'. I did an application for Park 52 and was told there was no reason I wouldn't get approved. I have good rental history, good credit, and have never been in trouble with court ever. i didn't get approved for whatever reason. That is fine with me. But to apply I had to pay $40 for the application fee and $340 for half deposit. I was told that if denied I get my deposit back. Now I am out $340 that I need so I can apply for other homes.. We are Military, so we would be guaranteeing 3 years rent but they want 3 months rent up front + 750 pet deposit, so for a $1350 a month property we'd have to upfront them almost 5k?? Ludacris!! Take your money and time to a more reputable organization! From a homeowners perspective, Park 52 might conduct its business up to standard simply because they are in agreement to the mange property and disburse funds back to home owners. Legally owing someone usually makes an individual more receptive. From a tenant experience, our experience with this company has not been up to par. First, our property manager, Sandy D., was unable to manage the tenant upstairs, who were constantly partying and several loud conversations about the drugs or pills were overheard through the ceiling. My six year old son would complain when the neighbors came home and how loud they were. We informed Sandy D. of the upstairs neighbors obtrusive behavior and she instructed us to inform her every time they are obtrusive past the "quiet time". After three or four instances of emailing Sandy, she let us know the tenants have been evicted. This was amazing being that I have depression, anxiety, and already had trouble sleeping, so I could look forward to living comfortable, Wrong! Sandy neglected to inform us that she changed her mind on the eviction because the upstairs single guy, so state, begged to her to stay and that he would not be a problem. So for two months, we were waiting and still be subjected to the tenants behavior, thinking they would move out eventually. Finally, one early morning at 3 am, the tenant above was quite loud and I could not take any longer so we decided to break our lease. Also, to note, we had to wait a whole month without a properly working shower, using a bucket to wash ourselves and the property agency did not check in once to mention how the part is on its way or any feedback. We successfully broke our lease and found a new property within the agency to rent from but the problem with Sandy continued even though we got a new manager for our different property. The contractual agreement states the deposit is to be returned within 14 day and Washington State laws states the same provisions. Sandy D, took over 65 days to return our deposit and nickel and dimed us for everything she could. In the event, the deposit should be with held, a letter of retention needs to follow. No such letter followed, Sandy stated that she sent it but it not end up at our current and even if she sent it to the previous, it would have been forwarded in the mail to the new address. Note: Her excuse was that she left it in her desk and was still waiting on a bill even though the copy work orders she sent us were completed on 3/12/15. If the work order was completed in March, why are you still in May waiting for the bill? She charged us for burnt out light bulbs that were burnt out upon moving in and were supposed to addressed by her being we were moving in and everything should be properly working. This also constitutes as normal wear and tear and therefore we cannot be charged by it. There was a slight ding, not a hole but ding in the door and were charged over $220, not including labor for it to be replaced even though the same door can be found on Home Depot for about $50. Landlords should not be able to profit from bad management practices and that is why laws are in place. When dealing with this organization, it is not wise to be legally immature, so read up on your Washington State tenant laws. This organization has constantly demonstrated to possess little of couth, principal, and standard. Go to a different property agency or buy a house. read more
