We are a military family who relocated from out of state and signed a one-year lease in June 2025. From the beginning, the move-in process was disorganized. We were given multiple keys and a garage door opener that didn't work, along with a nonfunctional mailbox key. Because I had a flight home to continue our military move, I had no choice but to address the issues after we fully relocated in July. After I contacted Spinnaker, they initially asked us to drive 30 minutes back to the office, despite providing the incorrect keys. Thankfully, maintenance resolved the issue quickly. Due to the rushed nature of our move, I regret not documenting the home's condition more thoroughly. The house was not very clean, the carpets were heavily worn and smelled of mildew, and we paid to have them professionally cleaned shortly after moving in. As our lease expiration approached, we repeatedly asked to renew for another year. Spinnaker repeatedly said they were "behind on leases" and eventually allowed us to roll into month-to-month despite both us and the homeowners requesting a new lease. They never followed up, which ultimately led us to find another home. Before moving out, we professionally cleaned both the home and the carpets. Spinnaker later cited carpet odor and lawn damage. We accept responsibility for normal pet-related wear from our three dogs, but their communication throughout the process was consistently poor. For example, they emailed us at 2 p.m. on a Friday and expected a response by Monday, despite knowing we are working professionals in the military and healthcare. We have excellent credit, a strong rental history, and have never experienced such poor organization, communication, professionalism, or customer service from a property management company. Based on our experience, I would not recommend Spinnaker to either tenants or homeowners. Photos of carpet stains dated the day we acquired keys. If I could give zero stars, I would. Do not list your house through Spinnaker.... My family hired Spinnaker Property Management to rent out our home while we relocated across the country. We signed our agreement in September 2025, and they knew from day one exactly where our home was located. They came to the property multiple times, had maintenance out there, told us the house had to be vacant before they could market it, and even referred us to the house cleaning and carpet cleaning companies they recommended. We followed all of their instructions. We spent over $2,000 getting the house ready, completely moved out on October 28, and started our cross-country move believing they would be listing and managing the property. Then communication basically stopped. We were still working with their maintenance department on November 12 to finish the last few items, and the very next day, while we were driving through Utah, I got a phone call saying they were terminating our contract because our home was "too far away" or "outside their service area." That explanation made absolutely no sense to us. They had known our address from the beginning, accepted our contract, visited the property multiple times, and worked with us for nearly two months before suddenly deciding they wouldn't manage it after all. We were left without a property manager after already relocating across the country and ultimately had to put the house back on the market for sale instead. I understand that businesses can change their minds or their service areas. What I don't understand is accepting a property, having the owners spend thousands of dollars preparing it based on your instructions, and then cancelling after they've already moved. My daughter currently resides in one of their Tacoma properties, and I am writing this not just as a concerned parent, but as someone with a legal background who is shocked at the gross negligence being displayed by this company. There is a consistent and escalating issue with unauthorized individuals loitering, living on the premises, and using the parking lot as a 24/7 hangout. It is not uncommon to see people smoking marijuana in their cars late into the night, and multiple times individuals have appeared to be living in vehicles or squatting on-site. This is not just uncomfortable -- it is unsafe. Despite my daughter repeatedly reporting these concerns, Spinnaker's only response is to tell tenants to "call law enforcement" and "document the incidents." This is not an acceptable management strategy. When a tenant states they do not feel safe, the bare minimum expectation is for the property management to take swift and proactive measures to restore security -- not to abdicate all responsibility and dump it onto residents. Additionally, packages are stolen regularly from the property, and nothing is being done to improve security measures. There is no visible surveillance, no secure delivery options, no on-site security presence, and clearly no urgency from management to address or even acknowledge the severity of the situation. This is more than just a case of poor customer service -- this borders on negligence. When residents express that they feel unsafe, and the company takes no direct action, they are opening themselves up to potential liability, both civil and reputational. I urge any prospective tenant to think twice before signing a lease with Spinnaker. And I strongly recommend that current tenants begin documenting everything -- not for Spinnaker, who clearly will do nothing -- but for your own records in the event that legal action ever becomes necessary. This management company takes advantage of young military members. My son and his roommates were charged for allegedly using non-matching paint and they kept $1250 of their deposit. They never painted anything as they were on orders and went on deployment. After returning from deployment, they were met with phone calls from a collections agency stating they owed 3500 for water damage. Mind you the claim was filed after they received a partial refund on their deposit. This company clearly has no respect for our young people in the military and are out to take advantage of them. read more

Listen. I get it. Renting is annoying. The lovely folks over at Spinnaker have made it so much better than any other landlord I've had. They are incredibly communicative and responsive. I've reached out about building maintenance in and out of my unit, issues with neighbors, parking worries, lease renewal, et cetera. The office team responds within the day if not the hour every time. I've sent in a non-urgent maintenance request and had it fixed within the hour. I had to pay a portion of rent late one month due to a double-charge from Amazon and they were beyond understanding. We agreed on a date for the remaining $200 and that was that. The team over at Spinnaker Property Management is fair, timely, and communicative. Shoutout to Holly and Leandra especially! We have had zero heat in a house they manage for 3 days now during what has turned out to be the coldest days in YEARS and a full blown ice storm on top of it. They don't respond to calls or emails and if you do get a hold of somebody they have the worst customer service where all they do is talk down to you. This place is a joke. I have never lived in an apartment that charges fees for maintenance. Maintenance came out because our bathroom floor had a little water on the on it due to shower curtain being away from the faucet and it leaked down to the living room. So they charged $150 for maintenance to come out and look and she said it was our fault and that in order for them to fix it would cost round 400 or we could do it ourselves. I've never been treated so poorly. The office staff are horrible and maintenance is a joke. Now we have a towel bar in our bathroom that the anchors are coming out and they want to blame us for too. There is a leak on the roof so my Son's room has brown spots from water damage. Also, our back door thresh hold seal is worn out and there were earth worms in our living room. I'm afraid to even call maintenance because they charge us for things they should be fixing. On 2 more months and we are out of this place. So over being treated like we are stupid. I've lived here less than a month and I can already tell you these guys are clowns. I normally enjoy property management minding their own business but every now and then things need to be done. all one-star reviews are true, and again I've been here less than a month (this also coming from a guy who doesn't use yelp and actively sought out somewhere cause GOOGLE IS LYING). Even if it's the simplest fix you'll rarely get ahold of anyone nor will they update you. If you step away from it, it's quite the enigma... like, what do they do all day? If I could give zero stars I would. They are completely unprofessional. Impossible to reach on the phone/email Once we moved out of our unit the property management told us that they would call us and let us know when the final walk-through would be done so that we can be present and be aware of all the charges being made and discuss where the deposit would be sent. They never reached back out to us so when we called them to ask about the walk-through they said they already did it and already made the charges. The landlord told us multiple things that we would not be charged for and the property management charged us for it anyways. We kept trying to call them to get and talk contact with them to find out where our check went. We never got any responses until we reached out to the landlord and had him reach out to them for us. We finally got in contact with somebody about our check getting mailed back to them, they said that they would rip it up and write us a new one. They told us to show up on Tuesday to pick up the check. Once we showed up to the office on Tuesday they told us to come back the next day because they don't have it. We called the landlord to let him know what was going on and he was confused as well because they had told him that they already took care of everything but they were not keeping in contact with us at all. They ended up going to the back and grabbing the check and bringing it out so simply I have no idea why they were trying to make us drive all the way back to Tacoma and pick it up the next day when it was easy for them to just go print it again. And then they charged us for a check canceling fee when they were the one that sent it to the wrong address without even speaking to us about the check. I would also like to mention, I have no idea why they would even send it to the address that we moved out of. They all work there and they know very well that we did not live in that unit anymore because that's what the deposit was being mailed for. All in all we had a horrible experience with this property management every single time that we had to speak with them. They are completely unprofessional. read more

Similar to Kristy J's experience, we were charged for maintenance and also not provided any compensation for having to clean the home OURSELVES when we moved in. There was literally poop in the toilets that was not cleaned prior to our arrival. A reviewer on Google mentioned that Spinnaker is oriented towards owners rather than tenants and this is absolutely correct. We would have to submit maintenance requests repeatedly and even resort to citing Tenant law before they helped us with issues. Further, the rental application required a hard pull of our credit (and they provided no warning of such, of course) so I'll have a two-year reminder of the mistake I made by renting with them. I have a rental that has been a challenge to get ready to rent. The previous tenants left a mess before Spinnaker got involved. Mark and Dean came out and gave me a complete list of what we needed to do, told me how we are going to do it, and got it done. They then got it rented incredibly fast. What impressed me the most was the proactive approach they took. If something needed to be done, they told me and were also sensitive to costs. They listened attentively, understood my situation and needs and just took all the pain out of the situation. I'm very impressed with Spinnaker and give them my highest recommendation! read more

If you read Carrie R.'s review I believe that's the same house in Fircrest that l rented in for 1.11 years and moved to another location due to lack of ongoing heating and AC problems. When I moved in to that house in November 2020 I was the first tenant in over a year according to my neighbors. I moved in in good faith and was lead to believe that there was a heat pump so was astonished to have the first winter where the heat never got above 60ish degrees. I didn't know it but the furnace was under the house. I had to buy space heaters and sent several maintenance requests but the issue never got resolved. It snowed over 6 inches that winter. I paid $2097 per months and came up with the same amount for the deposit. The home had new carpet and paint but old appliances. I got a big surprise when $800 was tacked on to my rent to supposedly reimburse the owner (Mike Meyers) for natural gas that I was being charged for since the time I moved in to current month for a crappy furnace that never worked properly. When I learned that the furnace was under the house I sent a mainenance request to have it serviced because I was paying for natural gas and figured since I got an $800 natural gas bill the furnace probably needed a new filter and serviced. Nothing happened. THEN in the summer of 2021, there was record high that where it got to 109 degrees. Ther AC unit outside that was so old it stopped working completely. I had looked at the upcoming weather heat wave and asked via maintenance request to have the AC looked at. They had a company come out who looked at the furnace under the house as well as the AC unit and they let the owner (Spinnaker Property) know what was needed. The owner wanted a second opinion so a second company came out about 5 days before the heat wave. That technician said a blade needed replacing but so old they didn't have the blade needed in stock so had to order it so guess what? It didn't get here in time for the heatwave. The windows were painted shut so Spinnaker did have someone come out and get the windows open and since the AC wasn't going to be working by the time 109 degree temps were here so I said I woud somehow get an window AC but was told that I couldn't put one in the window. I took very good care of that house as if it were my own. When taking care of the house I never even got a mark on the walls or spots on the carpet or tears in it etc. I kept it immaculately clean. When I decided to move out and gave my notice in writing I made sure to follow my move-out instructions to the letter believing I would get most of my $2097 deposit back. My instructions also said to use the self-clean stove oven setting but the stove was so old that the lever under the hood wouldn't budge. The instructions said to not use oven cleaner. When I emailed Tami and let her know she then said to use oven cleaner. I didn't want to use oven cleaner since it was in the instructions and figured if I somehow damaged a very old stove I would be charged for it. The instructions also said that they would use their own cleaning service and not to use anyone else since Spinnaker would get the best price. I asked to be present during the move out inspection but was verbally told it Spinnaker Property's policy to not let a tenant be present. They kept over $600 of my $2097. The breakdown they gave me was not detailed. I moved out 9/30/2022 and misplaced the breakdown so asked for a copy on 10/21/2022 (well within the 30 days of moving out). Tami said she would have maintenance send me a breakdown along with receipts for whatever was done but of course I never received it. In December I requested $300 of my $600+ and was told I am no loger their customer and Tami told me she would no longer answer my emails. When the new tenant moved in to 536 Farallone she asked me about how I was treated by Spinnaker for heating issues and customer service etc.. I opened my maintenance requests since I still had their app on my phone and showed her screenshots of the most current one that was in Dec 27, 2021 and gave it to her. I had moved nearby to a new location. Immediately Spinnaker deactivated my account but I was able to get some of the info I needed to assist the new tenant who was able to legally break the lease and is now moving out after living there a little less than three months. BEWARE of this company but I think nothing really matters to them unless they are catering to owners and NOT tenants. Sorry this is long winded but details are necessary. read more

I really appreciate the dedication and attention to detail Angie and her staff showed me in an effort to get my property rented out. I had a very poor experience with a different property management company that saw my home sit empty for 5 months without giving me any reason why this was the case. Seeing as I live out of state I could only take them for their word. However, once I moved on to Spinnaker, Angie was able to immediately identify the issues and get quotes for repairs and upgrades extremely fast. I would recommend this company for the professionalism alone that they showed me and my family. read more

I hope Mark the owner of this building reads these reviews, as he needs to know what Spinnaker and their Team are really like... I also have had nothing but problems with Spinnaker since they took over the management of our building. Trying to get anything done within the building is a joke. Spinnaker asks that you supply a written order on their website in the maintenance section. There had been a roof leak outside my front door that also entered inside my apartment into my coat closet which resulted in mold. I had to contact them several times regarding this leak which I lived with for 3 months. I have photos and video's of this leak showing the "waterfall" right outside the threshold of my front door that I had to walk through to get in or out of my apartment. It started in September and continued through December every day it leaked even when it wasn't raining outside!! Also the water was so intense that my downstairs neighbor came upstairs to tell me that water had reached her apartment as well. It took 3 months to repair the leak. Spinnaker stating this problem is the roofers problem not their problem. So they let their tenant live like this for 3 months while they blamed the roofers. Who cares who's fault it is, your tenant is paying rent every month and forced to live in these conditions. They wouldn't even put a tarp over the roof in the mean time to prevent more damage. Idiots. Now, 3 months later they repaired the leak, the maintenance person Eric, came by to replace the sheet rock outside my door and left a total mess in the hallway all over the carpet, my door, the walls and baseboard. I contacted the manager Joshua to ask who is responsible for cleaning this up? "Eric is responsible for this and I will contact him directly" It's been a week and no Eric or anyone to clean up the mess. Furthermore, the day Eric was here replacing the sheet rock outside me door, I asked him if he was replacing the moldy sheetrock inside my coat closet from the this leak? Yes, I will be there next Wednesday January 12th at 10:30am. I arranged to have the day off work with no pay to get this repair completed. I emptied my closet to prepare for Eric. Eric did not show up, no courtesy calls, no text, no nothing from anyone! Rude and disrespectful treatment any way you look at it. I have contacted Joshua our building manager 3 times via voicemail, and text regarding this problem. His response was that he is in training all week and will get back to me regarding Eric not showing up for his appointment, and that he is sorry that I missed a days wages staying home for this repair. It is now January 17th and I have not heard a word from anyone related to the situation. I left a voicemail for Holly at Spinnaker this morning to let her know that I am disappointed in the service and would like a call back from someone that is in charge, not Joshua our building manager as he has proven to me that being a manager he in incompetent of multi tasking! Spinnaker Property Management, Joshua our building manager and Eric our maintenance person are not at all in touch with what customer service is all about. They blow smoke in your face when they first encounter you to make you believe that they care about the tenants, and want you to love your apartment, but in reality they do not care. Spinnaker property management is NOT the company to use if you are a landlord with a couple of residential properties. I used Spinnaker services to place a new tenant in my Parkland WA rental property. The initial walkthrough and set up of the listing went well and the photos taken of the property looked professional. We started the search at $2,447 and after a few weeks of no one biting we decided to lower the price to $2,297. We immediately got someone who wanted the property and they wanted to move in a couple of days later. This is what leads me to believe that they did not do their due diligence in running a proper background check and application of the tenant. Immediately after the tenants took occupancy I noticed a dog that was not allowed per the signed agreement as well as there are 6-10 people living in the property including the gentlemans wife , none of which were included on the lease agreement. All adults over the age of 18 are required to go through the screening process. I brought these details to the attention of the tenant and Angie and Cameron at Spinnaker. They told me that they would contact the tenant and get the additional information from them and send me an updated agreement. The tenants are now nearing 6 months of occupancy and o still have no updated agreement from Spinnaker. Also, after the tenants moved in Spinnaker was supposed to release their deposit to me and they did not. After a couple weeks I reached out to both Angie and Cameron who told me they would make sure I received the money right away. A full month had gone by and still no rent deposit so I called again and was able to get a hold of someone in finance who finally helped me. I had calls and emails out to cameron that he never responded to. Spinnaker was compensated a full months rent $2,297 to get a qualified tenant in my rental home. Now 6 months in I have a property that has constant issues, rent has not been paid on time once, they still have a dog that spinnaker was responsible for writing into the agreement and did not, damage to the property, utilities (that I am ultimately responsible for) 2-3 months in arrears. I understand that not all renters are good ones and I will have to deal with all of this now but Spinnaker did not do the job they were paid to do and after I asked for assistance with the items they missed I was left unanswered. This is especially upsetting due to the high price of $2,297 for their services. read more
