Since the building is both commercial and residiential, one of the biggest concerns was minimizing disruption to tenants, and of course keeping everything on budget and organized. From the start, Royal Renovators seemed to understand these concerns and put together a plan that worked around the building's daily operations. The existing roof was removed, damaged areas were addressed/fized, and a new roofing system was installed along with snazzy updated flashing and drainage improvements. Communication throughout the project was - chefs kiss - and we always knew what stage things were in. As expected, there were additional conditions unconvered that needed to be addressed. But, these guys were transparent about it, laid out the options like they did before, and it didnt turn into pressure or surprises. What stood out was how transparent they were when additional conditions were uncovered. Every decision was discussed beforehand and documented with photos. Process took about 4 weeks from estimate to completion of work (2x follow up visits for patching/touch ups post 1-day roof completion) . While the roofers that came to do the work were somewhat in hurry and didn't completely protect some existing items, no harm no foul, and quick work with only minor ding-ups that were fixed within the next week. The real warning sign was that one section remained full long after the other detention areas had emptied. Ny Roofing Bronx's inspection found a drain basket obstructed by windblown leaves and fragments from a deteriorated pipe-support pad. The TPO membrane around the drain remained secure, but a crease beneath the displaced support had developed a small puncture. The crew cleared and tested the drainage assembly, heat-welded a compatible TPO repair, and installed a broader support pad that distributed the pipe load properly. Because offices below remained occupied, water testing was completed in controlled stages. The roof plan and repair photographs were included with the closeout documents so future maintenance crews would understand which areas were intended to hold water. During two later storms, each detention zone drained at a similar rate and no interior moisture returned.
