I only left because I had to relocate to a new city for a new job. Otherwise, I would have stayed. I was friends with all the staff there, and I miss them already. They really felt like family. The building is not huge like some of the other NYC luxury apartments, and I think it is the perfect size because management has enough capacity to attend to all the tenants. Here are some of the things I loved: - Very friendly staff that was always responsive to all my needs. Brandon, the building manager, is extremely hands on and will come directly to fix anything. Erin and Guy from the leasing office are super communicative and nice as well. They made both my moving in and moving out process extremely easy. - Excellent and reliable doormen. This is SO important to me. I have never had any issues with packages. They were also helpful with sending out packages. Super friendly. - Excellent location. You're one stop away from Manhattan and also super close to Brooklyn. - Superb access to the subway. Watermark is steps away from Court Square Station, which has basically all the lines you need to get anywhere: EM7G. If you need to take the NW7, Queensboro Plaza station is a ~5 minute walk from Watermark. If you need to take the R, Queens Plaza is also super close to Watermark. - Quiet! Even though it is close to all the trains, you don't hear the cars or trains at all at night. - Great amenities. Nice gym (not huge but decent size) with Peloton, weights, cardio machines, etc. There is also a really nice rooftop with a grill which you have to reserve in advance if you want to use it. - COVID compliance. I think the building did a great job in making me feel safe and secure during COVID. They limited the number of people who can ride elevators, they disinfect the gym at every odd-number hour, etc. Honestly, fantastic building. If I have to move back to NYC, Watermark will be the first apartment I call.

The materials could be better as the kitchen counters are not made of granite. Extremely cheap materials were used, and the construction workers pocketed the remaining money. Shoddy construction since the floors are built uneven, and rise in certain corners. Forget about putting a table or sofa in any corner. The walls are paper thin and i was able to hear everything. When my neighbor coughed, i could hear her every time. Even heard the beep when she plugged in her iPhone to be charged. My neighbors bedroom was right next to mine and heard him snore every night like a loud fire truck. I also heard my neighbor screaming very loud when she was intimate with her boyfriend, and i mean every sound. Keep in mind, she is on a completely different floor. My entire apartment shook when my neighbors opened their balcony door. The prices are semi-reasonable, but it is very challenging if one is trying to invest anything in their savings account. There were moments I just felt economically challenged. Not a good feeling. C'est la vie! That is NYC life. The gym needed more equipment, and like the tenant lounge, both should be 24 hours. They aren't. Additionally, this is not a full service building, and felt misled. No one signed for packages, and packages constantly got stolen. The management company is questionable. Their portfolio predominantly consisted of section 8 housing clients. Because of this, Wavecrest Management is use to treating tenants with disrespect. The super is a very man and extremely helpful. I never had an issue with him. When the building first opened, there was non-stop AirBNB activity. It was insane. When the bed bug incident happened, I knew it was a sign to pack up and go. A new building with bed bugs? Yes, it happened because of all the AirBNB activity. The tenants doing illegal activity had no one else to blame but themselves for ruining a nice new building and subjecting people to this horror, so they could pocket side cash. To top it off, one former tenant doing Airbnb had the balls to try and sell her bed bug infested mattress. I am talking about elephant sized balls! How dare she! I feel bad for the market rate tenants paying tons of thousands of dollars for a building that pretends to be a full service building in disguise. All the market rate tenants move out after they realize what is going on in the building. I am not surprised. They've confided in me, and once they saw corn rolls, vaseline lips, and grey sweatpants, they all came to the same conclusions and did not renew their lease. The 4 star rating is despite all of these flaws, I had a pleasant experience here and the commute into Manhattan is second to none. Yes, the building had cold water issues in the dead of winter, brown colored water on occasion, and all the odd stuff that happens when a new building opens, but it was nice while it lasted. We found this place by walking by. We moved in here with a…read moremove in special. We lived here for a little over a year. There are about a thousand units here. So, keep that in mind. Move in was easy because I didn't have much when I moved in. Lol. We lived in a studio. They have a super efficient front desk that processes packages. If you need something ASAP, you may have to talk to them. But, ours were processed same day. Sign and get it. The front desk overall were nice. They deal with a lot. So, if you have a bad experience, just consider it a one off. Overall, hard working and efficient. After a few months the front staff knew our names. I found that impressive considering there's so many people in the building. You can pay the rent via internet with no service charge. The electric was under a hundred every month. Even less on those months you don't need heat or cold. We used RCN for cable and internet. The box is built into the wall. It's in the closet. They had a promo and we got hbo and showtime. The reception in the building is really bad. You'll need WiFi in the building. We lived on the east wing. I'd recommend that because of the elevator. I rarely waited. The elevator is fast. They have a outgoing mailbox slot for the mailroom. The amenities are nice. The rooftop when we moved in had a mostly unobstructed view of the skyline, but at the end of the lease there was a taller building going up. It's still a sight to see. Try it around sunset the colors and the skyline are amazing. We didn't utilize the grills. But, saw them being used occasionally. A lot of the amenities we not used. The basketball court is a nice touch. Be careful. The gym is nice. A lot of treadmills and weights. Most of the stuff, I didn't know how to use. 90% of the time I got a treadmill. Occasionally had to settle for bike. But. Bikes are always open. When we put requests for maintenance. It was addressed swiftly. The AC/heater is a bit loud, we bought a space heater and cycled the AC. The closets hold more than you think. The studio we had was spacious. Big open space with large windows and views. The kitchen has nice granite countertops. The dishwasher. We used it to hold the dishes to dry, it might have been better to put it on the far side versus near side. The wood flooring is a lighter shade. Not creaky. The washer/dryer combo is nice. It is a Bosch and there is a self-cleaning function. Which we liked. The bathroom has built in shelves and a cabinet. Shower pressure is good. Drain had occasional issues where we probably requested 4 times in our stay there. They use an app called BuildingLink. They cleaned it out every time. Moving out: it was super efficient. There's a lot of families going in and out. But, we got a moving service and they took care of the heavy lifting. We got the first date and time requested. We did the final check out and it went well. They gave us our full deposits back. They also tack on interest. I think the rate is less than 0.01% Overall, I'd recommend the place. It is pricey. After chatting with friends in the building, it doesn't sound like the board has a great relationship with its shareholders, and there's an unfortunate disconnect. Smelly Roach Palace…read more Prior to moving in we were repeatedly told how lucky we were to move into such a prestigious building. After moving in, it's clear that prestige died out in the middle of sometime last century and nobody got the memo. I've never had roaches in my life. Upon moving in, we have roaches galore. We're constantly finding them in all rooms of our apartment and all over the hallways of the building. It's absolutely revolting. They're everywhere! The basement absolutely reeks of garbage all summer long, every day I want to exit through the side instead of the front, I have to hold my nose as I walk to the door it's so bad. The water is constantly being shut off due to building plumbing issues. There was recently an incident where the building didn't have water for 3 straight days, we had to rent a hotel room to use the bathroom and shower. No updates were given on the progress the entire time, just that they were "working on it". The building staircases and hallways are poorly labeled, so when you have food delivered or have company come over, it's really a 50/50 shot on whether or not they're actually able to find your apartment. The building doesn't have any modern amenities like a key fob to enter the side doors or washers and dryers linked to an app so you can see what is/isn't in use. Most buildings I've lived in the past 15 years have had these technologies. I feel deeply misled by the realtors and by the board. This building has been greatly misrepresented and I regret purchasing a co-op here. I cannot wait to leave.

Parker Towers -- Unsafe Conditions and Serious Structural Concerns…read more 104-40 Queens Blvd, Gramercy Building Living at Parker Towers has become a nightmare. What was once marketed as a "luxury community" is now a construction zone riddled with safety issues. The building shows visible structural cracks inside the walls and ceilings, and residents have been left to deal with the fallout while management and ownership pretend it's all fine. The ongoing construction has caused vibrations, dust, and damage throughout the building. Health and safety violations are being overlooked, and there's zero transparency from management about the impact of this work on the building's stability. Residents who report problems get brushed off or ignored. For the amount of rent charged here, this is completely unacceptable. Parker Towers needs an independent structural inspection and accountability from ownership (Blackstone) before something worse happens. Until then, I strongly advise anyone considering moving in: don't. The cracks aren't just in the walls -- they're in the way this place is being run.
