Tow notification

This community has no parking for residents. Don't come. Your car will get towed from the "temporary" spot they told you to use. You car will be towed to 696 King's Row, Rebello's Towing Service. To this point it just feels funny now as I've been living in this community for over 1 year and I still don't get assigned a parking space.

The quality and experience of this place has taken a deep nosedive. Its not the luxurious experience it once was prior to 2023. The staff is not attentive to residents as they used to be. The property has become a party fest almost daily with loud parties all times of day and night and trashed several times. Broken windows in garage and so on. Disappointed in the Greystar upkeep. For what we pay, not the same.

Moveout charges.

Lynhaven is a moderately safe community between Campbell and San Jose. We enjoyed our time living there--however, not without its flaws, partially due to the inconsiderate nature of fellow neighbors across the community. Note, this review is for the Josie building, I can't speak for the Winslow. Pros: -The apartment grounds (with the exception of the mail room) were kept incredibly clean. -Compared to some other areas of San Jose, we felt incredibly safe here, with the exception of car break-ins. -I very seldom heard my adjoining neighbors (note, I only had neighbors on one side) -Maintenance, prior to the mass exodus, was extremely helpful. -The apartment staff threw amazing events--cookouts, food trucks, etc that were well attended. -They are extremely pet friendly. -Plenty of electric charging stations--for a fee. -WiFi in the garage. -Elevators never had any issues and were consistently operational. -Our apartment was quite nice--my only complaint would be the quality of the finishes and cabinetry in the kitchen were subpar. Cons: -Like other reviews, we received a bill upon moveout and agreed with most of the charges. However, the "Trash Can Replacement Fee" for 100.00 was absolutely ridiculous. Not only are you forced to use the trash can they provided, but they really attempted to ask us to pay this--of which the claims of a "damaged" trashcan were unsubstantiated and without proof (and even if it was, do they just give the trash cans a spray down and hand them to the next resident? Lol). Sharon ended up waving the fee, which was appreciated, but not without a robotic and empathy lacking email and phone exchange with Desiree. -In the reply from Lynhaven, they claimed that we left an "absorbent" (I think they meant exorbitant) amount of boxes in the hallway and that was the reason for the trash can replacement fee. Yes, we left the boxes in the hallway--per our lease agreement in which we paid 30.00 for valet trash. Perhaps we should have left the boxes piled up in the garage with all of the other discarded furniture or better yet, outside next to the parking garage entrance where everyone else throws their discarded junk. And even if it there were too many boxes in the hall, why list it as a bogus and unrelated fee? Also, the claims of "completely blocking the hallway" are inflated--unless they had elephants trying to get through. They were left up against the wall. -The package and mail system was an absolute disaster in the Josie. The package room was often jam packed with large and small items in which you had to wade through to even get to the Parcel Pending lockers. Delivery drivers don't care and the staff simply can't act quick enough due to the sheer volume of packages. I lost several items due to this flawed "system." -Privileged residents, like animals, would open their packages and leave the packaging in the mail room strewn about for the custodial staff to take care of. Your fellow neighbors will also leave packages that need to be refrigerated down there for days, causing the mailroom to smell like rancid meat and pile discarded mail and food to the sky in the mailroom trash receptacles. -Your fellow neighbors are also the reason the garage gates keep breaking--ramming their car into the garage gates, causing them to break down for months at a time. Other reviewers blame the apartment, but they'd repair the garage door and then a few days later someone else would hit the garage door and break it again for months on end. -Other residents also have no elevator etiquette--often standing directly in front of the elevator doors preventing you from getting out and on several occasions, stepping into the elevator before you even have a chance to get out. -Maintenance/inspection notifications were a joke--often sending emails out a day or two before the mandatory maintenance. While still working from home, with a dog, this was a massive inconvenience. Even when submitting a maintenance request, I'd often get calls in the middle of the day asking if they could come now or a random ringing of the doorbell when I was in a meeting. -Car break-ins were an everyday occurrence on Winchester Blvd--regardless of the time of day. I never personally had an issue, but it felt like I saw a car window smashed in at least 3-4 times per week. -Ants. So. Many. Freaking. Ants. That being said, most of my complaints about the apartment complex itself can be ameliorated. If we didn't move across the country, we definitely would've renewed for another 14 month term. However, you can't fix your inconsiderate neighbors who are largely the reason I couldn't give Lynhaven 4 stars.

This review is for future and current residents, so if management is reading this, keep scrolling. Okay, now that management is gone, let me tell you a few things about this place. First and foremost, I do not recommend living here. If it isn't already obvious, I will not be renewing my lease. If you're moving here from out of state, you probably don't realize that San Jose isn't the safest option out there. If you didn't know that already, here is your fair warning. Now that you've been warned you're probably going to look for a safe and secure place to live. Lynhaven appears secure at first, but its facade only masks the reality of how safe and secure it really is. Earlier this month, three individuals entered this property and stole my $1500 bike by cutting it off of the wall-mounted rack. They entered a locked parking garage, gained access to a locked bike storage locker, and simply removed my bike under video surveillance. I immediately filed a report with the security group (and police) contracted by Lynhaven (there is not 24/7 security here - they are off site and rarely do patrols around the grounds) and was told crime is pretty regular on the grounds. If you look through other reviews, you will see other complaints about property theft/damage. Management doesn't alert our community of theft/property damage because they want you to renew your leases and continue to live here so they can collect your inflated rent money. Instead of posting notices to the community to keep an eye out for suspicious people or activity they want tenants to assume Lynhaven is this safe, crime-free fairytale land. Following my incident, I waited several days to be contacted by management with an email saying something along the lines of, "hey, we are so sorry to hear your property was stolen from inside a locked bike closet! Here are the steps we will take to improve our security." Instead, they never reached out. I contacted them and was told, "I was not informed you requested a follow up." I should not need to request a follow up. I visited the locked bike closet this week - 3 weeks following my incident. The pieces of the bike mount which was cut off of the wall are still sitting on the ground. There is an additional bike mount cut off the wall now. This company and administration DO NOT CARE about you, your belongings, or your safety. They are too lazy to even clean up the crime scene - 3 weeks later. They just want you to pay $45/month for trash and collect their rent money. I've never written a review this long before, but I am sick of this place. It's just sad how there are, say, standards implemented in hospitals to protect patients, but tenants are at the mercy of slumlords. If this company ran a hospital, we would all be doomed. (PS the pictures attached are from yesterday. My incident occurred 3 weeks ago)

"Standard" Move-out charges following "I don't see any damage" during pre-inspection

Prepare for at least $1000 for move-out cost. During pre-inspection before moving out, the maintenance person insisted that "I don't see any damage", "everything looks good to me" and "There is nothing to worry about. There should be no surprise." The apartment was thoroughly cleaned and left spotless. During move-out, the ceiling now needs to be painted white, to match the white walls. "These charges are normal and charged for everyone moving out," the same maintenance person said. He and his taller colleague then repeated "You can't leave unless your sign this paper" and stared at me, regardless of any question. The paper estimates costs to include $650 Full Paint + $100 pain + $340 Cleaning + $140 Carpet Clean + $350 Maintenance Services, which are "standard and apply for all move-outs." Don't forget to leave the trash can. That may be another $100. Combined with the behaviors already described in the other negative reviews, please consider other new apartments in the area for more honest and responsible management.

"Annual" fire alarm testing in October, December, January, and February.

Ask the Community - Lynhaven

Does this community have rent control? If so, what is the max it can be increased?

Is it pet friendly and is there a required proof of income check?

Since this is a Greystar community, I would assume that they are pet friendly but you will want to double check with the Leasing team. All Greystar communities will require proof of income in order to qualify - this typically comes in the form of… Read more

Springwood Apartments

(52 reviews)

I lived at Springwood from 2013 to 2017, and then moved in again, living there from March 2018 to…read moreSeptember 2022. I wish I could write a better review but I'm so disappointed by what was previously a great place to rent. The buildings are quite dated and the updates that have been made are of the cheapest quality. The old carpeting in the buildings was replaced last year...we all thought what had been placed was the liner and the installation people would be returning to lay the actual carpet. No...the carpet is just that thin and it causes sound to reverberate through the halls. The vinyl flooring in some units is cheap quality and poorly installed, so that it's constantly lifting. They continue to permit cigarette smoking on patios and balconies, and public areas around the site, which means there's smoke coming in through the windows, patio/balcony doors, and vents, regardless of whether you smoke. The complex spent three years and a lot of money to update the property, with the pool and hot tub, bbq area, and clubhouse were all unavailable during this time. The big reveal after all the work reflected that the only thing changed for residents was a nicer bbq area. The pool and hot tub, and all the chaises, tables, and umbrellas are the same that have been there since my initial residency. The clubhouse, which is only open during the management's working hours (unless reserved for a private event), is gorgeous but the main change is a remodel of the office space. The management and facilities staff are the only people who use the "clubhouse," and in great part due to the hours it's accessible as well as the fact that whenever someone goes in there, it feels as if you're interrupting the office staff having their breaks, hanging out and snacking, etc. All the parking spots were redesignated this past year as "assigned" spots, in a clear attempt to increase income for the management company. Residents must pay an additional fee monthly to reserve a spot, covered or not, and there are virtually no unassigned spots for additional resident cars or guests. The office staff regularly "patrol" the parking area for parkers who aren't "registered" and when discovering someone, send an email blast to the entire community calling out the car's identifying details and threatening to have the vehicle towed within a certain number of minutes if it's not moved. During weekends, the Springwood staff tend to park in the spots reserved for "new residents." Management sends email frequently admonishing residents that they've "been told" they cannot have anything on their balconies/patios, hallways, lobbies, etc. as if the residents are young children. I don't like when people break rules meant to ensure people's enjoyment of their rented home either, but there's a way to do this respectfully and a way to make people feel bad. When there are problems with the laundry room machines, the office staff will not assist. The response is that they haven't been trained on how to use the equipment or its software and residents have to contact the vendor (which never seems to result in a response). A dryer has been non-functional for months but despite numerous requests, the management staff have done nothing to ensure that it's repaired or replaced. With only 4 washers and 4 dryers per building, having one out of order creates a difficult situation for residents trying to do their laundry. On the plus side, the maintenance staff are without exception friendly and responsive. The apartments are in a great location and the people living there are generally quite nice, but there are few amenities and the management staff sometimes make residents feel like interlopers.

Most of the apartments I found in San Jose are newer (which is fine!), but I wanted something with a more loft-y, artsy vibe to it. Twohy doesn't disappoint. The walls are super thick, too; I never heard my neighbors...only sounds from the street outside. Also, bonus: it's a small community, and management is very attentive and responsive. Everyone I ever met there was friendly and helpful. The location is fantastic. So much to walk to. Safeway's right there for groceries, plus tons of bars and food in all price ranges (from cheap mexican to expensive steakhouses) it's all right there! You also have a movie theater right next door and MUJI across the street, not to mention VTA literally right outside your front door. Amenity-wise, included in rent was a parking spot in the Safeway parking lot (not a guaranteed spot, but I never had to park on the street even during the busy Christmas season), a gym membership at the gym across the street, and water/sewage/garbage. There are no laundry hookups in-unit, but there is a laundry room in the basement which is nice. The units have a small but lovely kitchen with decent appliances and nice fixtures in the bathroom, wood floors (YAY), tall ceilings, and huge windows which means lots of light. It's not a huge space, but then again I didn't need much space, and preferred to live in a great area of town vs having a ton of room. Overall I adored living there. If my job hadn't taken me up to the north end of the bay, I wouldn't have left! I highly recommend Twohy to those looking for a unique space in downtown San Jose.

Overall the places are nicely remodeled with hardwood, high ceilings and big windows. Only problem is the windows are single pained, letting in a LOT of noise, especially on the VTA side. Another drawback is the TV situation. They are not wired for cable (comcast or ATT), dish network is available but wasnt wired down passed the 4th floor... and direcTV is available but NOT in HD...good grief! The rent is not cheap, i think the cheapest (when I moved in) was around $1280 and I believe that was with some discounts for a 12 month lease. However, my rent came with a Bally's membership (right across the street) and parking at the 2nd/San Carlos garage... not bad. If it wasn't so expensive I'd give it 4 stars. Add some dual pained windows and Comcast or ATT cable lines (or direcTV HD lines) and it could be 5 stars. Overall its ok, location is great but there are some drawbacks.

Today, two of us were walking through chatting, and a Meadows property manager/worker yelled at us from across the parking lot, maybe 40 yards away, asking who we were. Thinking he had mental issues or a salesman, we kept walking. He then approached and harassed us, screaming about how we were trespassing, continuing verbal abuse and harassment and followed us until we left the property. We talked quietly, did not approach anyone, hang door tags, play music, or toss trash. We didn't go into the center apartment area. We're both computer professionals. This employee could have gotten on his golf cart and quietly told us sorry we cannot walk thru his parking lot and to kindly exit the premises. Instead, he chose to yell threateningly across a parking lot and come after us with verbal abuse. A good way to judge apartment management is how they treat visitors. Because as residents, you're going to get more of that - or worse. Stay away from this complex.

Meadows is very safe and it's also in a good location - it is right off of Central expressway and it's close to 237 and 101. Apartment was spacious as well. The management company was very responsive with service requests. We had an issue where the central AC was spewing out dead bugs so the maintenance team quickly came in and gave us a new AC. Meadows also hosts some events every couple months (coffee station, Easter egg hunt, food trucks, etc.) which made the apartment complex feel more like a community. One of the drawbacks about this complex is the lack of natural light in the some of the apartments. Because of all the tall redwood trees and the direction of our apartment, we didn't get much light. For the most part, we had our lamps turned on all the time. And because of the trees, leaves would fall into our balcony so we had to frequently clean that up. We decided to leave once the lease was up as we found a place with more natural light closer to our offices and meadows was going to increase the rent by $250 a month. If it wasn't for the light situation, probably would have continued to stay here. Overall I enjoyed living here, and if you are ok with less natural light or you are able to get an apartment facing the right direction, then I recommend!

Highlighting a few key points about this complex: Management/Maintenance: Michael Abundiz has been very responsive to any issues in the complex and sends out update emails to everyone. Maintenance team is very friendly and quick for repairs. You can submit things on the portal to notify them. For example, I've submitted requests to change out the bulbs in some of the lamps when they die out around the complex since I walk my dog frequently at night. Dog Friendly: It's super DOG FRIENDLY and my pup loves playing with all the neighborhood doggos during our walks. I feel safe walking my dog here since it's a gated community, even late at night when I've had to walk him at 1am or 4am. There's also plenty of grassy areas to bring him to potty unlike other complexes where you have to go down several floors to a small dirt patch. There's also a very large dog gated park you can drive to about a few minutes drive (Watson Park) you can bring your pups. Accessible Location: All the major highways (680, 101, 880) are easily accessible. It's also close to everything you'll need - There's a huge Safeway a few streets down, Costco about 5min away, and down the street are gas stations, 7-11, Starbucks, and the Bart station. Target, Lowe's, Sprouts, H-Mart, post office are about a 10-15min drive away street route. Japantown is 5min drive to downtown. Amenities: In-unit washer/dryer, AC in the living room, heater in the bedroom, pool, hot tub, small gym, patio/balcony, 1 covered carport and 1 additional pass for an open parking space, electric chargers in select spaces, etc.
