When selling a home, the seller is faced with a multitude of issues- Pricing, asking the right price to get it sold takes market knowledge- Raquel and Jon have it nailed down. Before it's listed the property condition has to be assessed. Almost every house and yard will require repairs and/or up dating. Because they are experts in property management they have access to trade people like, plumbers, electricians. carpenters, painters, gardeners and sprinkler repair specialist. These trade people have worked for Raquel and Jon and have proven themselves to provide quality works at a reasonable price. Without Raquel and Jon working for you, you'll not only be searching for trade people to give you a bid, you'll have to deal with scheduling, pricing and access. Most of us don't have the time nor expertise to manage the day to day project management necessary to get the work preformed competently, on time and affordable. Many landlords won't hire a property manager because it takes money from the bottom line. But I will tell you, it can be the best money ever spent. A good property manager will SAVE you money, time, energy, hassles....the list goes on. And then there are good and bad property managers. Rob is one of the GOOD ones. If you have a property that you are renting or wanting to rent out, look no further and hire Rob as your property manager. He is fair, honest, quick to respond and looks to make sure both the landlord and the tenant are taken care of fairly and completely. Trust me, you're gonna want Rob. You can thank me later.

    My family were renters in a home in Concord through Robert Miller and received exceptional service…read moreand meticulous handling of our home as a property manager. Everything was fine until the homeowner of our rental decided to fire Robert as property managers and manage the home themselves. This is where living in our Woodcrest Drive home became a huge nightmare. At month two, we started hearing running water in the home after we stopped using any water. I found water was leaking under the house and notified the owner (now property managing) they needed to hire a plumber. The next 4 days the owner had 5 plumbing companies come out to do estimates until they found a price they liked. The owner then changed their mindset into the tenant is responsible for all repairs, this was a bill for $900. After another hellish week of me arguing with the owner of who needs to pay the plumber, the owner caved paid the bill. At month six, our toilets clogged and started backing up into our showers. I notified the owner and they stated all clogs are the tenants responsibility. I rented a drain auger and tried to clear it myself. I notified the owner it was uncloggable. The owner stood firm and stated I would be breaching my lease contract if I failed to maintain the home. I reached out to Robert asking for advice. Even though he was no longer our property management he stepped in and gave guidance. I notified Concord Code Enforcement. And after 13 days of no toilets and showers the city of concord notified the owner is responsible for fixing out unhabitable home. The plumber came and fixed the issue for $700 billed to the owner. Six months into our one year lease we knew we needed to leave this home. This wasn't the last of the issues with our rental the owner failed to remedy. Ex: fence falling down, trees touching power lines, blinds breaking, bugs coming through the attic, taking our deposit, etc. When it came to leaving the home at the end of our lease. Robert happily gave our family rental refferal, answered phone calls as our property manager, and gave us a great review as rental tenants all the way till we got into our current home. This was many months of no longer being our property manager Robert helped us with our home owner and helped us secure a new home. Above and beyond the standards for a property management company. Robert is a great person to have on your side and our new friend in the city of Concord.

    This is in response to Jody's reply to my review posted on September 10…read more Thank you for your response. I would like to clarify a few points for the record. Regarding the rental term, our concern is NOT that the lease contained a written six-year guarantee. Before we signed, Jody verbally represented that the landlord planned to remain overseas for approximately six years while their children attended local universities. We relied on that information in deciding to rent the property and understood it to be a stable, long-term rental. Regarding the $300 late fee, our concern was not simply whether the payment processor was down. The payment issue occurred after the management company changed its payment system, and we had a three-year history of timely rent payments. Once we became aware of the problem, we promptly hand-delivered payment to the office. We paid the $300 fee, but continue to believe tenants should not bear the cost of a payment problem arising during the management company's system transition. Regarding cleaning, we understand that tenants may choose their own cleaner. Our concern was the manner in which the company's preferred cleaner was recommended, which left us with the impression that choosing another cleaner could affect our deposit. That communication created unnecessary concern during move-out. Regarding the security deposit, our concern is not the amount of the refund or the deductions, which we understood and approved. We specifically asked for information showing the receipt and handling of the original deposit during our three-year tenancy. Management confirmed that the deposit was held in a Broker Trust account, but did not provide the transaction-specific records or ledger we requested. That is the issue we are seeking clarification about. We appreciate the company's response, but our experience and the company's characterization of events are different.
