CID management has no oversight and it shows! It's clearly a family owned and operated establishment. Last year my family and I were targeted for over half a year for minor infractions like having toys on our front patio. Every month form January - June we received a notice of violation. Meanwhile MANY of our neighbors have toys out, gnomes out, planters out. We were charged $300 for a service request that we never requested or occured. If we hadn't investigated or pushed back on it they we're going to make us pay the fee. The plumber they hired for this service that never occured was from San Martin, a city over an hour away from concord...now why would we hire from a plumbing company over 75 miles away when we have plenty of plumbing services here in contra Costa county... Maybe more family business??? They refused to admit when a mistake is made and like other reviews say, they are hostile and just plain rude when you speak to them on the phone or via email. Toni basically has told me our property is not the kind of property they are used to managing and that's why we are not entitled to good service. "We don't manage apartments usually" we can tell! When you are running a business that has its roots in racism and exclusionary practices, you should try hard to not reflect that. read more

CID Management's conduct toward residents is dismissive, demeaning, and entirely inconsistent with professional property management. Communication from management -- particularly when concerns are raised -- is condescending and hostile rather than helpful. Legitimate issues are met with blame, deflection, or silence. Written responses from management are curt, belittling, and framed to suggest residents are at fault for raising concerns at all. Requests involving safety, access, or common-area conditions were ignored for extended periods, while enforcement actions and fines were issued quickly and without meaningful opportunity to respond. Attempts to explain, provide documentation, or resolve issues cooperatively were dismissed outright. Rule enforcement is selective and punitive. Minor or disputed issues are aggressively pursued against certain residents, while similar violations by others go unaddressed. Responsibility is routinely shifted between management, the HOA, and unit owners to avoid taking action. When issues escalated, communication did not improve -- it stopped. Residents are left feeling talked down to, disregarded, and pressured rather than supported. What is most concerning is how closely this experience matches years of public reviews describing the same behavior: rude communication, refusal to engage professionally, selective enforcement, and a pattern of wearing residents down instead of addressing problems. This is not poor customer service. It is a systemic approach that treats residents as nuisances rather than people. CID Management is a Bay Area gem. We are so lucky to have found Toni, Lindsay, and their team. They are smart, responsive, savvy, and also very personable and fun to work with. They are also REALLY good at their job and very helpful. As the president of my HOA in Pleasant Hill, we have had bad experiences with HOA management companies in the past. Other management companies we have dealt with are super-corporate, hard to get on the phone, and don't deliver on the services promised in the contract. Many of CIDs negative reviews should be ignored because they are from residents of the HOA who are upset with CID Management for simply carrying out the wishes and direction of the HOA board. I have always considered myself a patient, reasonable person so here me out when I tell you that CID Management might be the worst thing to happen to mankind next to surprise shark attacks, I mean it. Lindsey has been the rudest, most unprofessional person I have ever dealt with. She not only refused to help me, she also felt the need to belittle me during our interaction while accusing me of not doing my part in reading the contracts, which I did and later pointed out why they were incorrect. I have tried my best to remain calm during our conversations as I do not want to create a tumultuous relationship with the HOA, but if they are continuing to hire the rudest people that comes across their path, I will need to speak up and leave an honest review regarding their actions. Note to CID Management- hire humans with the capacity to show empathy and the ability to do their jobs. I understand it's a family affair, but if your family isn't helping your business it's time to throw the whole thing out and start from scratch honey. read more

It looks like Lindsay is going to have to apologize for another 1 star review. Horrible customer service by Lindsay herself. I have had an autopay on my HOA dues for 10 years straight. The company changed how they take payments and I was late, and a letter was sent out to the wrong address($10 fee for being late and sending out the letter) (mail forwarding did not forward their companies mail for some reason). I called and left a message for Lindsay. Never received a call back. I ended up speaking with Caj who was very helpful, but could not take care of fees. She referred me to Lindsay who had the worst attitude from the moment she picked up the phone. If you don't have to work with CID management, please don't. They don't have one good review anywhere. We had rat and mice problems at our condo and these were minimally addressed (aka you are responsible for the inside.............but they are coming in from below......). Stay away from these upscale slumlords. CID specializes in unlawfully deferring their own responsibilities to the owners/renters. A pipe in the boiler room burst costing me thousands of dollars in damages, destroying everything in my storage locker. (Antique furniture, framed art, etc.) They claimed they were not liable for the damage. I sent Toni pictures/itemized spreadsheet of damaged, etc. She ignored it. Another leak happened a few months later, with the same result, except this time for 10+ tenants. Once again, They denied any liability. Their elevators frequently stop working with people stuck inside. They're forced to call 911, because Toni and Nichole refuse to answer their phone. (You're just screwed if you don't have your phone on you- Start yelling and hope for the best.) Multiple car break-in's for nearly a decade, with the same useless dummy camera setup. Spoiler alert: it's not working. Buy some real cameras. Even the maintenance crews they hire just blow dirt around without sweeping it up. They worry about people not breaking down cardboard, but totally ignore the beer cans laying around for 3-4 days after a party and the puddles of dog urine in the elevator very morning. That's what you pay for monthly if you own/rent a property managed by CID. Just don't do it. Edit: I received a fantastic response from Lindsay G. and was told to "educate myself." Sure, I'll do just that. I'm well aware that the owners are responsible for their own pipes. Do you know what the owners AREN'T responsible for? The freaking boiler room. (AB 968 of Civil Code section 4775 )- HOA is infact responsible for damage from a common pipe. I was originally willing to post my review and just let it go- but now I'll be escalating this. Horrible management, unprofessional, poor follow up. They are unable to deal with basic requests that impact habitability or resale of your home. The owner of this company cannot perform basic functions required to maintain the exterior of our building. We would not have purchased here if we knew what we'd be dealing with. Pest and mud bird nest infestations that are creating a health hazard on exterior areas the HOA is responsible for maintaining. read more

I am the volunteer President of an HOA in Concord, CA.. On January 1, 2023, after extensive vetting, we switched to CID Management from another management company that was not doing a good job for us. During this first six months of our contract with CID Management our HOA Board has been very happy with CID's work on behalf of our homeowners. Toni and Lindsay have been very proactive about solving many overdue repair projects for us, and have provided great advice and service on a wide variety of property management issues. They reinstated a quarterly community newsletter that the previous management company repeatedly promised to do, but never did. Based on our six month experience with CID, I can highly recommend for HOA / condo property management services. read more

I have served on HOA boards for many years here in the Bay Area and dealt with several management companies. CID Management is the best I've worked with. Owner Toni is no-nonsense, smart and efficient. CID recently saved us a lot of money by doing what was in OUR interest and not in the interest of vendors. I've read the negative reviews here on Yelp, but I suspect these are written by disgruntled owners/tenants who don't understand what a management company's responsibilities are - and what they aren't. For example: Judy R says: "We had rat and mice problems at our condo and these were minimally addressed." Judy, unless there is a large rat nest in the common area that is not being addressed, rats and mice in your unit are your problem, not the HOA's, and not the management company's. A condo association is not a hotel. Condo owners and their tenants have responsibilities, and if they don't carry them out, they have no one to blame but themselves. Other commenters complain about "rude" employees, but that's certainly not been my experience. If you're a board member at an HOA, I give CID my highest recommendation. read more

I'm an owner occupant in one of the condos they manage. So far I've been incorrectly charged twice for damages I did not do, and I've received a letter for a window covering violation that said I needed to have white curtains on my windows else I would be fined and I do have white curtains on my windows and I sent them photos. So far I've been able to resolve everything to my satisfaction with management. But the fact that this keeps happening and I've only lived here for 2 years raises a serious red flag and trust issue for me. Similar to another experience in the review, they changed the way they accept autopay for HOA leading to my payment being returned and my account becoming late without me noticing. Worse property management group to run an HOA EVER!!! Great way to welcome a new homeowner! They manage the townhome I bought and I can not get a hold of Nicole for 2 days now!! Linda just laughs when I call and ask if there's someone else I can speak to that can help me with my issue like it's a joke. Do not buy any property or rent any property ran by CID, they are a joke!!! Total waste of money if I can't even get a courtesy call telling me to go fk myself. HORRIBLE. They don't know squat about any HOA you call about, they're dismissive, rude and quite clearly don't give a crap about anything but the fees they collect for themselves. They take no responsibility for anything, always pushing it back onto the owners and the tenants. That's what you pay HOA fee for, but do they care? This management company (on Clayton Road) is by far the WORST! They never had the weed abatement project completed, they never hedge the bushes (and then they tell the homeowners that if they want that done, to pay out of their own pockets to have someone come do it)... when this is exactly what the homeowners are paying into! They haven't replaced the front lawn in the front of any of the homes in over 10 years. The front yards look like crap. The common use areas are filled with Turkeys and turkey poop. The landscaping company they use does a HORRIBLE job!!! Absolutely terrible! They have no idea how to edge a lawn (a small lawn at that). They use big tractor mowers to mow a super small lawn, which ends up destroying the front yards. There are dead trees that are leaning over a hill and the Management does NOTHING about it. I put in the request for flowers and it was never approved... so once again this too has been placed upon the homeowners to do. Nothing gets done except mowing lawns and blowing leaves. They have the sprinklers checked in the middle of the day when the sun is directly overhead, which then kills the grass. Don't ever buy a home where this company is the management of the HOA!! Steer clear of this HOA management company! They possess very little knowledge and experience in running and maintaining the exterior of homes and landscaping. I was expressing a concern as a homeowner In my complex at Diamond Crossing in Hayward due to lack of security and I was simply told what do I want them to do??? My home was burglarized and when I was telling the representative who answered the phone, I was talked down to in a very condescending tone and when I asked her if she was having a bad day, she simply hung up on me!
