Stay away, unless you actually enjoy having someone's hand in your purse or back pocket from the moment you move in until AFTER you are long gone. You'll pay $5 for the envelope they send every month reminding you your rent is due. You'll pay a water fee that has almost nothing to do with your actual usage (they assess based on your apartment's footage). You'll pay Xfinity for a cable installation you could do yourself except someone mysteriously disconnects ALL the wiring between residents' moves. You will pay for amenities you never use (like the business office, workout room, and a pool that turns into a miniature redneck Riviera every time it opens - however long it actually stays open, since NO ONE reads the "no glass bottles" sign and it's constantly closed for cleaning.) Packages are either left in random places outside your apartment or you have to pick them up from the post office since the management office stopped accepting packages. I paid an "express checkout" fee when I moved out that supposedly covered any cleaning expenses, only to be hit with four months' worth of water bills after I was gone, with a threat to turn the balance over to collections, with no prior warning or explanation. When I protested they said they didn't have a forwarding address to send my "move-out package." First, they had my email for 7 years! Why not send it that way? Second, that "package" was just a one-page letter saying, "You owe us four months of water bills. Pay up or we'll send this to collections." Third, I paid a water fee every month I was there, not that I can prove it in their system, which doesn't allow residents to see previous water fees paid. You pay it, but when you kook at the previous month's activity, it doesn't show up. They go out of their way not to address poor behavior by their residents, so you're subject to the worsening level of humanity they let move into this place. Neighbors beat the hell out of my car with their cars' doors. Trash in the walkways is a common sight. Loud music at all times of the night and early morning, animal sounds, stomping, partying, doesn't matter. The office says they'll look into it but they never do. They actually ENCOURAGE you to call the police, instead of enforcing the lease everyone signed and is supposed to live by. Do your research. Google their parent company. If you are looking for anything more than four walls and a roof over your head, you likely will be disappointed. read more

mold on mold on mold. from day one we were greeted with that large blob mass of mold,window leak and water damage ( dont worry they fixed the leak and just painted over mold so you can still see all the water damage) We also from day one had the neighbors dryer venting straight into our place. Which was amazing having the apartment heating up and more dust in the air ( hey sometimes they used a dryer sheet so our place smelled like that) When maintenance of came the vent was stuffed full at least 10' inches of lint . Though apparently the housing office didnt believe me till about a month later after I finally showed them a video of a piece of paper blowing when they had their dryer on. and in another 2 roof leaks in the apt and another to the garage oh and yes, realizing all your health issues have been caused by the AC unit and ducts covered and filled with mold blowing into your place. read more

They wouldn't let me change apartments. The regional office never contacted me in spite of several messages. If I could have given 0 stars, I would have. My fiancé and I have lived in this apartment complex for 6 months and have had the worst time with them regarding our air conditioning. It is July here in South Georgia, where it has been getting up to 105 degrees in the shade on most days and we come home to an apartment that is 86 degrees. We were told that the AC is not a necessary appliance. OOOOOK but you pride yourself on being LUXURY apartments and we are paying LUXURY price (over $1700 for our 3 bedroom) and your suggestions are: 1) Set our AC to 76 degrees 2) Keep all lights out 3) Keep blinds closed So we pay over $1700 to have our HOME look like a vampires lair with the lights out and not have our AC on what is comfortable for us?? For that price, ABSOLUTELY NOT! THIS IS UNACCEPTABLE! We do not pay "boujie" price for the ghetto of Wilmington Island. We have pictures with timestamps of how it took 10 hours for it to drop 2 degrees!! Maintenance has come numerous times. The same excuse every time: a switch was flipped on the unit outside. He did take the time to say that these units are over 20yrs old and just cannot seem to get the buildings cool enough. Let me go ahead and take the time to say this: this is in no way maintenances fault or problem. This is management for The Oaks. My issue is with piss poor customer service on their part, the suggestions to try being absolutely appalling for the price we pay and, quite frankly, being unbelievably unsatisfied as a customer and resident. Again, we do not pay this kind of money to live as uncomfortable as we do. Not with the pets. Not with the 9yr old daughter in the home. It is unacceptable and we will not be renewing our lease. We will not be referring friends or family and this will be the first of MANY reviews on various platforms that we will be posting. Rental prices were reasonable but when it comes time to renew they get ya! The yearly increases range from $400 to $300 increases. The prices are way over markable value. You are stuck paying or racing to move out:( They don't even offer to clean your carpet! read more

This is truly the worst place I have ever lived in my life. The apartments have serious cockroach problems. Our movie shelf became infested and we had to clean out each and every movie case that had big poop in it. Our neighbors across from us had to hire pest control to spray on top of the monthly pest control. The apartments are also infested with fleas. We spent well over $1,000 in the less than 1 year we lived there to treat our animals. Bombing did not work. Now that we are in a new complex, our animals have no flea problems. When you move in, the apartments will need a heavy cleaning. They do not do a very good job when you move in. We also had serious problems with our fridge, which was infested by these small, black bugs. We could not use our ice maker as a result because the bugs were frozen in the cubes. We cleaned it out, filtered it with bleach, and nothing worked. The property management refused to replace it. Despite this, they will charge you for any and everything when you move out, so at move in, document every single problem, no matter how small. In addition to the poor condition of the apartments, the property management is really difficult, and one leasing agent named Erica is particularly hard to deal with. She is rude, and we had to be transferred to another complex as a result of an altercation with her. Around the time we moved out, nearly 30 others moved out as well, which is why they have so many vacancies. They raised the rent up $100 for us and more for larger apartments, with no warning. If you talk to anyone who has lived here in the past, they will say all of these things and more. Don't be fooled by the pretty landscaping, this place is a nightmare. read more

I moved out of the Oaks last year but it was most definitely one of the most favorite apartments I've ever lived in. It was truly beautiful there. The apartment is within a woodsy area that can have lots of spiders which can be scary to cohabit so close to nature but the inside of the apartments were so very spacious and beautifully designed. I was sad when we found out we were moving out of Wilmington Island because this was one of only places I had ever lived in life that truly felt like home. The pool was very nice and they always had popcorn in the Leasing Office which was fun. They staff were always very accommodating with me and my baby when I first gave birth to her. Also the assistant property manager, I believe her name was Melanie Wing, I am not sure if she is still there but she was always so very pleasant to speak with and was very cheerful to be around most any day I saw her which I felt was very comforting! The Oaks is a great place to live and is in a really great, beautiful area for those who really appreciate nature and the woodsy forest! read more

I didn't even last 3months in that hell hole. Over $5,000 in damages done to two of my vehicles. Had to call the cops 3 times. Twice for the same reason. The apartments looked great from a distance. Half the trim was either too long or too short. The drawers and counters were not put together right. There was paint on the floors. They left appliances unhooked and turned off. The dog park isn't maintained at all. They don't care about resident safety and they don't care if there is illegal activity going on. They had flags up claiming they were "Luxury Apartments". Shortly after I spoke to Corporate and told them it's false advertisement, they quickly took them down. The one good thing is after speaking with the corporate office, they let us out of our lease free of charge and with out penalty! read more

I have been here for 7 months so far and am very pleased and happy with my choice. And service requests i have put in have been completed within 48 hours. The staff is very friendly and accommodating. I have had some small issues with neighbors and the management was on top of it ASAP. Apartment was clean when i moved in and any issues i had on move in were addressed within a day. I'm very much hoping that this will continue because i plan I'm staying here for awhile. I highly recommend this property. The apartments are a great size, the pool is great. Actually my only complaint is the pool has metal chairs, which in the summer get boiling hot due to the the 100° daily weather. Only reason am not giving 5 stars. read more

BIG WARNING! Don't move in here! This company is HORRIBLE! Before signing the one-year lease they said we would be allowed to get out of the full lease by paying for two months ahead & forfeiting the security deposit, they lied and made us continue to pay rent for the remaining 6 months of the lease, even though we did not live there. It is against the rules to sublease, so we were just stuck paying $1200/month for a place we were not living! When moving out, they make you have "professional" cleaning service at an extra cost & because our renter's insurance ran out 3 weeks before the end of the lease (we signed the lease 3 weeks before moving in) we got fined for that & they kept our security deposit. read more

We have been living here for 4 months now and have put in service request after service request. Nothing ever fixed. We were lied to upon move in where Camden stated that the carpets were brand new and had just been replaced... day one of move in we come in from our 2.5 hour trip from our old residence just to have fleas jump all over us... we had no where else to go and we're forced to stay with the promises from the front office staff that they would have our apartment sprayed immediately.... after walking around on the carpet and moving our heavy furniture in it caused the padding under the carpet to be compressed and the smell began to seep out of the old animal urine and poop smell... we went ahead and had the carpets shampooed our self on our own dime because we did not want to be a hassle as we were new to the apartment complex and the area... The smell still would not leave. We told them and told them over and over finally after another two times of having it cleaned professionally and after buying a shampooer ourself and constantly cleaning the carpets it did not matter how many times we cleaned it was simply just straight black water that was being dumped constantly. The neighbor explained to us that the previous resident had huge dogs that would be left in our apartment all day and night and it would smell into the hallway prior to us moving in... so it began to make sense as to why the floors were so bad... I went up there and finally they were honest and story changed from us having brand new carpet to them not being sure if the carpet was ever replaced.... a maintenance guy came out finally and took measurements and had a inspection of our apartment and assured us that it was a priority to have it replaced and it would start on Monday ( it was a Friday). Monday no one showed up... we called up front and they explained that someone was coming to clean the carpets and they would let us know when they could.... well what happened to replacing the carpets????? THE BATHROOM: We have entered service request about our master bathroom tub... it has a hole in it... it will not hold water and it has been this way since we moved in. We have brought it to their attention several times we cannot bathe in our own tub due to it unless we want the whole underneath of the tub to fill with water... then causing a lot more damage and possibly rotting the wood under the floor of the tub... literally a hole in the bottom of the tub... it looks like just a crack but if you stand on it or put any pressure on it (with one finger) the tub floor pushes in and the water drains right out... we are so worried that we would be at fault if more damage is caused as a result of this that we haven't been able to shower or bathe in our bathroom... so we are forced to share a bathroom with our two kids... now my children and are comfortable and can not simple have their own space... we asked to have these things fixed and they have not done so yet... it's been 4 months I'm sick of asking so now we are forced to take it public... the apartment above ours became vacant and the next day they had a truck installing new carpet in the apartment above ours... I came home early from work and happen to see this... so question.... why hasn't our carpet been replaced yet??? We pay 1400 a month not including utilities and we can't have something fixed but if someone moves they have it fixed immediately to get another sucker in and on a lease. THE OUTSIDE: There are stray cats all over the apartment complex, you would think it is nice to keep the rats or rodents away and maybe some of you all may have a sweet spot for cats or stray animals..... well it's as simple as this, they are not friendly they fight all night long and the fleas that jump on u as you walk in and out of ur door is so over rated so why do we pay an extermination and pest control fee every month?? In order to walk up the steps into our apartment we have to jump over a huge puddle if the irrigation system is on due to a leaking/faulty sprinkler head that causes a huge puddle... read more

Had to move out early due to job relocation. I asked them to charge me the total of all the fees and everything I would owe for breaking my lease. I paid almost $3k then said I still owed rent for two months and threatened to ruin my credit. On top of that they didn't do the walk through while I was still living there or when I handed in the keys. They did it two months later and are trying to charge me $65 for carpet damage when I kept that apartment spotless. They scam you out of money every way they can and the girls in the office are mindless dopes. I would definitely recommend looking elsewhere. read more

horrible....left early from lease...they said i didnt have to pay early termination fee because my unit was rented immediately but that i had to pay the rent until occupants moved in. now im being called by debt collector for early termination fee. they are ruining my credit. what a bunch of idiots...dont rent here...parasites!!!!!! read more
