i applied for a rental with this company. I have a credit score of 679 ( above their expected 650 ) with no delinquencies, no missed payments, no judgements or bankruptcies. i have a perfect rental history with an excellent reference from my current landlord. He loved having guaranteed rent through HASCO and myself. My need to relocate is only due to the owner moving in his son , at my home. As a parent , I understand that. This company went through the entire processing of my application. reached out to my landlord and received positive feedback from him. i know everything is above standards. no criminal background. I make 4 times my rent costs. They would get a guaranteed payment from HASCO payments on the 1st of every month. * IT is illegal to discriminate against a Housing Authority Voucher holder. I believe this is what they did. There should be no reason for the denial they gave me. They said i was denied for Credit history. They provided a copy of a janky credit report. Showed my credit number at 100 points less than my real credit. says 0 late 0 missed. The entire background and credit report shows all is well in all categories except their reporting credit score number isnt correct. i sent back evidence of my real credit score, up to date and from 3 current sources. 1. my credit union 2.credit wise and 3. Experian. I BELIEVE THAT THIS COMPANY ILLEGALLY DISCRIMINATED AGAINST A HASCO HOUSING VOUCHER HOLDER. They had faulty incorrect data and used that as an excuse to deny me housing opportunity. read more

This 900+ dollar bill that you're trying to pass to us from the HOA is BS and you know it. I am confirmed with the HOA multiple times through multiple people and I have the phone recordings to back it up, any infraction that occurs a notice of sent out within one week not five months later. You claim that you just recently obtained that Bill or you just received it which you and I both know that's not true. And if it is then it was purposely held up by the property owner. The property owner has tried to keep his personal address from the HOA and it creates hiccups like this. The HOA now has his home address in Redmond. But I know for a fact that they have sent out numerous notices. They can't give me any information about when or any description because I'm not on the file according to them. But they advised me of a few things in order to obtain these records. I am here by officially requesting the copy of the HO a bill that you received and when it was received. And I also need each individual in fraction the individual date photographs of the infraction and the dates when the HOA mail them out. You don't actually believe that someone stupid enough to just blindly pay a bill close to $1000 just because you say exists. I could've made that supposed bill up on my iPhone. I don't believe it. It's unverifiable since the HOA can't talk to me. They can't legally because I'm not authorized to talk to them so there's no way legally. I am obliged to pay this because we all know that it is the property owner/property management teams duty to inform of any infractions in a timely manner. And purposely hiding them from us is absolutely illegal. This management company has been perpetrating all sorts of illegal actions and reaches of HUD and Washington renter/rentees policy. Attempting to make us pay a bill like this without any real documentation to back it up is fraud that's plain and simple. I expect this information I have requested by the end of business day on this coming Monday, 9 March 2026 All of this is part of a large file which will be turned into a lawsuit. Absolutely terrible as an HOA management company. Our bills that are sent quarterly have the wrong due date on them most of the time, and then we receive correction emails the week of the actual due date with late fees threatened. Our HOA rep, Farrah Glenn, has been awful to work with - she is aggressive and interjects her opinion on our neighborhood anytime someone brings up an issue to her. She refuses to listen to anyone's concerns, is very rude to homeowners and has left us all wondering why are we paying this company, when they do not help in any way. Do NOT recommend. read more

McPherson's recently took over management of our condominium association. I have owned the condo since it was built in 1997. I have never received a request from the HOA to perform maintenance at my expense until McPhersons took over. They haven't even been managing the property for a year and I have had three such requests from them already. This is not an appropriate level of management. read more

If I could give a ZERO I would. Horrible company. I have lived at my place for almost 12 years and MacPherson's has been the Property Management Company. We had a good Property Manager until he had to retire in 2021, when we got Kathryn Shabalov, she is horrid. I have never lived at a place that wanted pics every year. Things had to be done on her terms and if you weren't able to accommodate to her terms she threatened you with legal action. She hired what I believe were friends of hers to do maintenance. One day there was an unmarked truck with suspicious plates and when I asked who they were they told me "Joe Biden sent them here", he also had minors with him. She was horrible at responding to messages but when she messaged you, if you didn't answer her right away, she would keep messaging. When the property sold, the 3 tenants were all told we wouldn't have to move and the new owner wanted to keep us, less then 3 months later we all got a notice that we had to vacate. Do yourself a favor and find another property management company. read more

To cap it all off, they took an extra $500 from our security deposit for "estimated unpaid utilities" when we provided all documentation that all utilities were paid. MacPhersons has "managed" our condo complex for years despite the fact that HOA members have complained consistently about the incompetence of the agents assigned to our association. The agent assigned to our HOA is never around except for Zoom meetings with the Board; otherwise she is totally unavailable to property owners who have problems. The Board has essentially dissolved over mismanagement and chaos between one Board member who runs the HOA like a dictator. That Board member likes MacPhersons because they do what that person says. Same with our landscaper, who keeps that Board member's plot in top shape while the rest of the common areas look terrible -- sprinklers don't work so lawns are gardens are in horrible shape. But this Board member is the treasurer -- so these two contractors do exactly what the treasurer wants. The MacPhersons agent has no interest in investigating complaints and getting problems solved. Our HOA is going into receivership (lawyers) because no one wants to be on the Board with the dictator. Everyone wants to dump MacPherson and KLM, but can't do it until we get a new HOA Board -- minus the dictator. read more

They oversee our HOA, and we are not allowed to communicate directly with our HOA. They do not properly maintain anything. Not really sure what our dues are paying for. Jennifer told me she doesn't have the time to view the properties they manage. Why any HOA would hire them is beyond me. 7 months after I've moved out of their property and I still haven't received the rest of my security deposit refund. I've been through 3 property managers (2 of which changed AFTER I moved out) and nobody really seems to care about it. When they claimed to have finally mailed the check a month ago, it curiously never showed up in the mail? And now I can't get ahold of anyone in accounting. I have been a client of MacPherson's for the past year, using their services to manage one of my properties. Having been a property manager myself, I decided to let someone else handle all of the dealings with the tenants. You would think that this would decrease my stress levels, but after 12 months of terrible communication, lack of property inspection, lack of providing basic services to the tenants, not returning emails/phone calls, and just generally having to babysit my property manager, I can safely say that this has increased my stress levels, rather than easing them. On top of having to tell my property manager how to do his job, I get the additional insult of being billed for their "services" every month. If you are looking for a property manager in the Seattle area, I strongly advise you go look elsewhere. read more

Less than effective communication from my property manager, no proactive management whatsoever, rent disbursements are constantly late - no one returns calls, annual visits don't happen. Lived in rental property for 3 years as a military family stationed locally. We never missed a payment and stayed on top of all requests from management company. The neighbors enjoyed our company and we have continued our friendship. Upon moving in, the house was not painted, the siding was rotting, and the bushes were over grown. The siding was finally replaced 2 years later and painted after several promises to repair from the management company. The lease contract never mentioned that we were not allowed to use any scented sprays or any type of diffuser. The Manager Cynthia has charged us to repaint the interior claiming that the walls were damaged due to the use of these items. All the neighboring houses have had same signs of damaged walls due to the age of home and moister from bad siding. She also included a damaged toilet and a damaged window that was pre-existing. We had weeded all areas and included planting new flowers but are being charged $302 for landscaping 2 weeks after constant rain fall. The wind completely blew down the fence back in the fall of 2019 and was never replaced or repaired creating a security hazard while allowing animals and people to transit across our yard. The front siding was replaced but the phone line remained streamed across the front of the house and the house number never re-attached (still sits on the ground). We cleaned the home and paid special attention to the requested list of moving out and all the demands. Due to COVID-19 restrictions were not able to have the home professional cleaned. We were charged an additional $100 for miscellaneous cleaning. Out of $2000 security deposit we were charged a total of $1570.17 and are currently waiting a refund of $429.83. The constant neglect of maintaining property damaged due to age of home, lack of responses to emails, and threats of charges for normal wear and tear had forced us out of the home. After moving in, the BBB had several filed complaints and lowering the overall rating of MacPhersons. We understand that some charges would be applied but taking over 75% of security deposit for a home that we had kept in very clean and neat conditions. We have documented all rooms and emails and will be speaking with our legal team to seek possible solutions. All our neighbors have offered to submit letters and speak on our behalf about the conditions with the same style and age of their homes. Highly recommend not using this company due to extremely poor customer service and management. Will contact local military housing offices to have MacPherson added to list of companies to avoid. We are filing a claim with the BBB as well. We are currently waiting for a refund check but are not expecting to receive it any time soon. read more

Cynthia Hardin is the most rude, entitled, and aggressive person I've ever met. If she is your property manager, I beg you to not even do that to yourself. She will make your life an absolute hell. I had to move because the amount of anxiety she was giving me caused me to not feel comfortable where I was living. She won't take you seriously unless you work at a tech company, and will gossip with your fellow tenant about you. She is unprofessional at best. During my move out, she was extremely rude and cursed at me several times. I will be calling her boss to make a formal complaint, but I can guarantee this won't stop her. My experience with MacPherson's has been negative from the start. I moved in knowing that a few minor details needed to be finished in the condo I am renting. For example: a knob missing from a closet door needed to be replaced, a few lightbulbs needed changing both inside and on the porch, a light fixture was missing from the bedroom and there's a bare bulb hanging from the ceiling. There was no towel rack in the bathroom, and a closet door was off the track. I did not have a copy of the mailbox key or the HOA rules. I was assured that all of these things were being handled and would be taken care off immediately. It took weeks of relentless phone calls and multiple emails to get a mailbox key. I repeatedly asked for the towel rack and was told that he had bought one but he wanted to install it so he could make sure it was done correctly. We set a time for him to come by and he never showed up. I came home from work and there was a towel rack on my porch. I tried contacting him again to set a time to install it, but there was no response. Due to not receiving any answers to emails regarding the other small repairs, I have done them myself. I have now been waiting for over 3 months for the light fixture in my bedroom and the HOA rules. I even went so far as to find the light fixture online, told him where to buy it, and gave the item number. I have sent multiple emails, made multiple phone calls, and tried to contact the manager of the property management office. I have gotten no response from anyone. These may seem like small, insignificant details to some, but I am trying to make this my home and am only asking for what was promised to me before I moved in. I will never rent from MacPherson's again. read more

My water heater was leaking and within an hour from calling him, he had knowledgeable professionals at my home working on the problem. Leni Burney has been our property manager for over 6 years and has done an outstanding job. She is easy to work with and responsive to any questions or concerns. Leni is very fair in the way that she manages and is very ethical. Macphersons always sends and accounting each month of rent received and any disbursements for repairs and a final statement at the end of the year which makes it easy to keep track of the money flow and provides a breakdown. The rent is always sent via a ACH to the bank usually within 48 hours after recent by the firm. read more

I joined the HOA board association because I was concerned with the lack of action and unpleasant responses of our MacPherson rep. She was notorious throughout the community for her rude responses to residents. Not to mention, there was zero follow through for years. When we finally got a new prop manager who was nice and responsive, she lasted a mere 3 months. From there, we went through four other managers who came and went at the company. Very unsure why someone would enlist the services of this company based on my experience. I saw a craigslist ad for a condo in Mukilteo. Was surprised that it had been posted for so long...then I called and understood why. Cynthia Hardin ignored my first VM completely. The ad said to not contact her "after office hours" I had the nerve to call at 8:10am (which I consider to be within normal weekday work hours) and she answered with a very surly "hello!?" I thought at first I must have misdialed as I was expecting to talk to a professional rep for this property. I explained why I was calling and she was very rude in her response. told me I needed to call back between 9 and 6. Then told me this was in her ad...sheesh. Treating a potential client like this is a HUGE indicator of how any future communication will be handled. I just told her I wouldn't bother her again and hung up. I'll be sure to look up the owners of the property...I know I would want to know if my leasing agent was scaring off my potential renters.... read more
