Customer service is horrible. Went into the leasing office to view an apartment, was not greeted but the gentleman walked away. A few moments later a guy came from nowhere without a name tag asking me what i needed, not a good morning or anything he didn't look as if he worked there wearing a gold chain in all black. Lived at this apartment for 2 years, had a great experience. The maintenance staff was great- always on it when I put in requests. The front office staff was always friendly and easy to work with. Loved the pool at this place, it's so Vegas. Resort style with lounge chairs, splash pad and a huge bbq area. They also have some nice outdoor games. It's also across the street from DT Summerlin which makes it the perfect location, loved walking to the Aviator games. read more

They know what they are doing and have no problems showing me what they do so I can educate myself as well. The property itself is nice. It was built in the late 90s but they've tried to keep up with the times. I had some issues with one of the previous maintenance guys that kept coming out to my unit (the same guy each time) but since he's transferred to another property, I've had the best service from Del, Ricardo, and Miguel since then! I saw a lot of negative reviews on this apartment complex so I was nervous about moving in but I wanted to move here for several years so I took a chance. I've lived here for two months and so far I love it! When I first moved in there were a few service requests that I had. I some issues with the piping and the shower drain in my one bedroom. Maintenance has taken care of every request in a timely manner. One of the maintenance guys explained to me the new maintenance workers have had to fix a lot of problems the old maintenance people neglected. Seems to me they are doing the right things here now. Maintenance has fixed every request and the front office has been absolutely lovely about it. The apartment is very comfortable, modern, cozy, and just everything I was looking for. Im more than happy. I'm curious to see what happens in the summertime with pest control and when it starts to get really hot. With the good service that I've had so far I don't doubt that if anything comes up the front office and Maintenance will fix it immediately. The grounds are kept neat and beautiful. Trees are mature and well kept, foliage and flowers are gorgeous here! I've been told they're going to be renovating the gym and have been working on renovating the main pool. Hopefully it's available by summertime but I believe covid has put a damper on the construction. Fingers crossed! I think ovation has done a pretty good job here especially knowing this was an apartment complex built in 1998! Good job Madera! read more

The Madera apartments were great! Located in Summerlin but only 20 minutes from the strip. I was torn between this place and a place in Henderson about equal distance. This place is moments from the Conservation Area has lots of shopping options, eateries, and entertainment away from the strip. I love the open floor plans and the gray cabinets! I couldn't wait to move out of this nightmare apartment complex so I could finally write a review. We moved into Madera in November 2016. There was a bad smell coming from the kitchen. We repeatedly asked them to do something about it and they sprayed some toxic smelling chemicals into our fridge and cabinets which made me sick. The smell of death just got worse until i couldn't bear it any longer so we moved our fridge out of the apt. Behind it was a trail of rotten blood from some animal who must have been trapped in the bottom of the fridge. I still gag to this day thinking of that smell. My entire family (husband, toddler, newborn, and me) became sick from the minute we moved in, until our lease ended. We all coughed constantly and my son developed asthma. My eyes constantly burned. I thought it was just the dry Vegas air or allergies but looking back, I'm certain our apartment made us sick, because I feel totally fine now in my new apt complex. People who visited us also got sick. Not sure what sorts of toxic chemicals or paint or mold or particles were in that unit (2018). The manager Janette was a horrible human being. One day I was sitting at the pool and looked up to see a pigeon fighting for its life and crying out in a cage on the roof of the leasing office. There were multiple pigeon carcasses in the cage as well and the live bird was being roasted to death and starved up there, while climbing over dead bodies. I felt sick and ran inside to get help. Janette just looked at me without flinching and said some people want it that way. I was horrified. I understand people don't want pigeons on the property, but this was so inhumane and cruel. Nobody did anything and the poor pigeon died by the next day inside the cage. I called animal control and found out this was illegal (letting pigeons die in traps or letting them starve or roast to death). I asked Janette if they would consider a more humane way to do pigeon control but she said it wasn't her problem and I could take it up with corporate. I tried and the woman in corporate was just as much of a soulless human. I tried to get a petition going to implement more humane pigeon control practices and I was sent a letter from legal telling me my lease would be terminated if I didn't stop. The hot tub was always dirty or broken, the pool was never heated, ever (even though we were lied to constantly about when it would be), there were huge dead roaches in places, and even dead mice, the front gate was frequently broken so people could just drive in. Our electric bill was over $300 a month in the summer but our unit never got below 85 because the air conditioning unit was so crappy it didn't cool our place, plus the stucco wall facing the sun heated up so much that the walls inside our apt were hot. The list goes on and on, but to sum it up, a cold, heartless person manages this property, and an equally horrible corporation runs Ovation so you can't talk to a higher up to get help. Nobody cares and you can feel it. I was so relieved to finally move out! The day we left we saw a giant roach just crawling around on our front balcony....I thought that was a sign- good riddance. Overall Madera was nice. Pricing was a bit much considering the space you received. You're basically paying for the location. You are close to lots of restaurants, the mall, baseball stadium and freeways. Unfortunately my wedding ring was stolen from the maintenance worker named Michael Mercado. It was on my bathroom counter because my fingers were swollen and I had planned on getting my ring resized that day. After he came in to inspect the sinks which was required, meaning he was going to enter our home with or without permission. It came up missing once he left. He no longer works there now. In addition, for majority of our lease, the pool area and common areas were under construction so it was definitely a bummer that we couldn't utilize these areas although we were paying for it. read more

They treat you like a criminal when you have to make a complaint about someone else NOT abiding by the rules (why do we sign a lease???) affecting your peace and quiet. Do you enjoy coming to your new place you just signed a lease at to find out the linoleum flooring you were told you would have throughout most of the apartment is carpet; the dishwasher flooding when you use it for the first time; the fans & vents full of dust, the bathroom sink clogged, and the closet shelving throughout the entire place painted over which causes paint overspray and shavings to get on your clothes? Well this is the place for you!! What a nightmare the last 48 hours has been here. Renters beware!! STAY AWAY! Only reason I give it two stars is due to Iliza & Sierra being fairly nice. Jeanette however... all the other comments about her are accurate. Uncaring, rude person. I have never had so many issues to deal with when I first moved into a place. Iliza was very kind and handled our small concerns promptly. She even offered to let us move into a different apartment that was bigger which had our linoleum floors. She claimed the other place was more expensive but they would offer it to us for the same price of our current apartment we just signed for. We said no thanks because it was ground level, facing a busy street and too secluded for us. What's funny is I went online to check the price of that apartment and it was actually going for the same price as our apartment we just signed for. Being already annoyed with all this small things that should have been fixed before we moved in, the poorly done painting of their contractors in the closets really put me over the edge. Imagine walking in the apartment for the first time and it smelling of paint. Yea, what a headache. But then as I began to unpack my clothes I noticed some of my darker clothes had white markings on them. Sure enough, it was from the painters. Instead of taking the shelving out of the closets to paint they just painted right over the shelves. So now the shelves looked like the wall color and it was rubbing off on my clothes! Keep in mind these are the white metal wire shelves that look glossy. Well the paint is matte. When my husband spoke with the property manager she stated they don't pain the shelves and it was just overspray so she sent a maintenance guy to clean them. He spent half a day in our place attempting to clean with so called "overspray" off. Well after he left my husband say down at one of the shelves and sure enough he was able to rub off all the paint in a small part of the shelve! Just lovely , so now essentially this paint is going to slowly come off in my clothes and not only me but my newborn will be inhaling these paint shavings. Talk about a health issue. So we went back into the leasing office to explain what my husband was able to do and they simply stated "we are not getting you new shelving. You guys are the only ones complaining about this. We can take them down and clean them." So now... I have to wait days until I can unpack my clothes. When they simply could exchange these shelves with others that aren't painted. I guarantee they have other vacant apartments they can switch them out with as there are a handful of apartments online they are showing available to rent. (See my pictures). Save yourself the nightmare and find somewhere else! Update as of Jan 15- Got a call from the office stating they spoke with corporate and they will be getting us new shelves for the closets. This was a nice place to live until the main swimming pool open. The pool is open 24 7. There is a loud stereo that blast all night long, every single night. This is still a residential housing area.. All our neighbors made several complaints with the lease Manager, Yvonne, and still every single night partying and loud music playing 24 7. The Apt complex even broke there own agreement by installed a night club stereo system in the pool area. And it's open 24 7. And in the POOL RULES, agreement, #10, states, "Radio are allowed only with headsets." They don't even have security patrolling this Apt complex. We pay good money to rent here. You get no sleep. I've read many reviews on this place. First off, I'm a completely temporary living person here (corporate apartment in the complex). From the looks, it's a gated and wonderful apartment community within the heart of Summerlin South. Never thought that I'd say this, but the Google and other apartment reviews seemed to come into light when they say that the management doesn't care about packages. In the mere "three weeks" that I've been here, I've already had one package from UPS disappear from the office. They didn't seem to care nor to change their practice of anyone being able to go pick up packages. My last apartment complex would have you sign for packages and write your apartment down. Terrible practice, and they don't even sign for packaging which makes them more of a leasing office than a community property office. The outer walls are extremely thin. I'm woken up by kids going to school early in the morning because they're loud and walking down the pathways near my apartment. Stove and oven is like it's from the 70s. No timer, or digital clock on it, if that gives you an idea. Not even a thermometer to tell you that pre-heat is ready (just have to guess). The looks get a four star. The management gets a one star for the above due to the ease of fixing a purely simple property management task a complex one. And one star for the cruddy building materials and a completely looks based living establishment rather than actual comfort. For the price, this shouldn't happen. Last off, if you read all of the reviews, take them with a grain of salt. There is a five star one, but that person has never reviewed anywhere else. Seems a little fishy if you ask me. read more

So in love with this place, it's not even funny. Yvonne, the new manager has really turned this place around. The office is so much warmer and more inviting now that she is here. I am hoping not to endure another pool-less summer this year, I am a little disappointed to see the pool still under construction in late March. However I do remain optimistic. I know it's a little bratty, but I don't care for the pool in the back as much. That one is still open, so there is a pool available to the residents this summer. They do not play about the mask mandate in the office, and that is really comforting as someone who is immunocompromised. I highly recommend moving here! read more

Perfect location in Summerlin. The property is quiet and the people keep to themselves. They have a pool as well and you're near the Red Rock Casino which is really awesome. Not to mention all the food and restaurants around this area. Friendly staff with a lot of knowledge about the property. Took a tour with a friendly agent Taiya at the front office and she helped me make the right decision to move here. All in all, I highly recommend this place to anyone looking for a better apartment experience. read more

Yvonne is an great manager, she's very accommodating and makes sure things get done in a timely manner. Branden is awesome too. Diamond and Victoria in the front office are super sweet. All maintenance guys are very helpful when it comes to fixing or repairing anything in the complex. My Father lives there and he is legally blind and whenever he needs some assistance they're always there to help. Oh and the pool is so nice and is ALWAYS clean!! read more

I'm just moving in here and the apartment search in and around Las Vegas was exhausting. The apartments begin to look all the same and the only difference is how you're received. Johanna Velez was absolutely amazing! She is knowledgeable about the units and worked quickly and efficiently to show us apartments that aligned with our criteria. She helped us figure out how to get a money order and walked the apartment with us to make us feel welcome. Johanna really made the apartment search fun and easy. The location is beautiful and spacious with amazing views of the mountains while being in close proximity of all the restaurants and amenities you could ever need and want. To anyone looking, I don't recommend making Madera your next home. The floor plans and location may be open and inviting, but the staff and maintenance are the exact opposite. When we first moved in, the entire apartment smelled like smoke (the previous tenant was an avid smoker) and the management refused to get the carpets cleaned, change the vents etc. I couldn't spend more than 20 minutes in the apartment without having an asthma attack. After a month of not-living in the apartment and going back and forth with management, they finally agreed to check out the apartment, realized the smell was overwhelming and got the necessary things changed. Let's talk "renovations"; they market these apartments as completely remodeled and renovated. When we started unpacking, we noticed that a lot of the finishings were unfinished. The kitchen cabinets were not leveled, the paint was sloppy on the wall moldings, the internet wasn't working so we had to pay Cox to come out and re-wire the apartment (Madera refused to do so), wall sockets are upside down and more. Last but not least, the office staff. From our initial experience, the interaction with the office staff has not improved. When they installed Amazon lockers for packages, one of our codes wasn't working, so I went into the office for help and they just gave me a phone # to call. On my way out, I called the phone # and the Amazon employee informed me that the office staff is trained to help me with these problems and to hand them the phone. When I went back into the office and handed the phone, the staff was less than enthused that they had to help me. Another anecdote, we ended up extending our lease for a few more months and the following month were told our rent check was not sufficient because we owed an additional $5 lease renewal fee. We were not notified of this but were informed that it was a mandatory Ovation policy and they wouldn't accept our rent without it. Lastly, we learned the hard way that our our initial lease had a 5-day window for late-rent fee but our new-lease has a 3-day window. It is our fault for not reading the new lease terms more carefully but the office staff could've communicated with us in a more transparent and effective manner. Instead they were very rude, stand-offish and unprofessional when discussing the late fee. From our experience living in other apartments, the leasing office usually works with you but it seems like Madera's leasing office will always work against you. read more

This is DEFINITELY not a nice place to live. It's mediocre at best. I just moved in today and the place is dusty and dirty. The doors don't close right and there is a huge gap under my patio door. The garage is COVERED in drywall dust so from the second I move it, I'm tracking dust through my new place. I was told that "corporate" doesn't care if the garage is dirty when people move. Wtf does that even mean?? The AC air filter was EXTREMELY dirty and had paint overspray and drywall dust all over on it. The floor in the hallway is discolored from the paint overspray . I'm literally the first person to move into this "newly remodeled" apartment and it's dirty and dusty from all they horrible work done on it. read more

Madera is a fabulous place to live! I have lived here for almost three years and I have enjoyed my time so much I am renewing my lease again. Its a safe community, has clean grounds, and a quick response management team. I moved to Las Vegas without ever visiting this complex in person. The entire process was smooth and easy. Any issues that came up along the way were handled quickly & efficiently. Jannete is a joy to work with, she cares about all her residents and her community. All maintenance requests are handled immediately & done quickly. If you ever need anything, you can just reach out & she will take care of it. Its been truly a joy to live here. I would be inclined to give a 3.5 or 4 star review for the overall quality of the living experience here, but the real positive difference is the result of Yvonne Wirner-Brown, the Madera's newest property manager(she's had the role for about 10 months as of this today). Ovation Properties can be proud to have appointed a professional like Yvonne. In my experience with living in various properties in Massachusetts and Las Vegas, Yvonne represents the only person in that role who actively advocates for the tenant. If you're a responsible person who plays by the rules, you can always count on getting treated fairly and having any concerns addressed in a timely fashion. read more

Well once you move out you truly see their true colors. Its just big business. They charged me the break lease fee of 1500. i bought a house so they penalized me. i moved out 2 weeks later they had vendors in there while i was still paying rent. did i get any credit for that. of course not then they charge 350 dollars for a pet deposit then charge me for pet damage, no pictures. the carpet when i moved was horrible and the apt was horrible as well. then they charge me 88 bucks for pet damage pet rent , pet deposit, this is awful. not happy with Madera i do like some of the people there but that is not how you treat a resident. I have lived at Madera for almost 8 years now and I could never imagine living anywhere else! Everything about these apartments are perfect from location to staff. Jannete, Eliza, Cierra, Josh, Michael, Zane and Suraj have been nothing but professional and friendly all the way through. I recently had to transfer to an upgraded apartment and I could not be happier. I had a few minor issues but Josh was on it and was fixed extremely fast. Beware they lie and tell you give us 300 bucks to hold an apt we will refund your money should you find something else you like. After I told them I was not willing to move their I was told we can put the 300 towards your rent where you live now...its like excuse me you don't handle my money I gave you 300 I want my 300 back....So the next day I called and said ok fine lets do that. And she was like oh that was yesterdays offer....See how they play with your time and money. I just want to get my money back before I lose my temper.
