There is someone working 7 days a week, and they always try to work on a solution to your problem as best as they can. They're a highlight to this place. I've found Las Brisas to be a respite, a corner tucked away in San Bernardino, with access to many of the wonderful coffee shops around and 2 nearby Planet Fitnesses. It is 5 min away from ARMC for working professionals. The complex is single story made of older apartments, but rest-assured the management team is constantly working on the property to make sure it is up to date, and they take your concerns seriously if you think something needs to be updated in your apartment. I would say the downsides you should know about is the limited parking space, sometimes if you have noisy neighbors you may need to wear earplugs to sleep, and some neighbors aren't as cleanly around the grounds as you'd like them to be. We also have stray cats that like to hang out on our grounds but they are harmless, and that is more a general San Bernardino issue (County Animal Control is aware and is sometimes seen on site). All in all, the rent is reasonably priced compared to other complexes in the area, this is California after all, and they often run promotions for signing bonus. Despite what people might say, I have kind neighbors that say hello, see many families with children living their lives here or working professionals that stay to themselves. Even with the few cons, I still give this place 5 stars, and think it can be a calm and stable place to get you standing on your own two feet. Lots of trees and grass, studio apartment is spacious enough for me, and is doing the trick at this stage in my life. Thanks Las Brisas for taking care of me!

After moving out, they withheld a large portion of our security deposit for items that were already damaged when we moved in, claiming extensive repairs instead of acknowledging normal wear and tear and long-deferred maintenance. To make matters worse, the remaining deposit was not returned on time, requiring formal follow-up. I'm now having to take legal action to recoup my money. Even before the security deposit dispute, they were consistently unresponsive and rude. Routine maintenance requests were often ignored, delayed, or met with excuses, and there was a clear pattern of deferring maintenance rather than addressing issues properly. Problems that existed early on were left unresolved for years. This has been a frustrating experience from start to finish. Poor communication, lack of accountability, and an apparent willingness to pass the cost of deferred maintenance on to tenants made this a company I would not rent from again. The pictures are of a garden box at the property that was completely falling apart. I asked for it to be fixed or removed, and my request was ignored.

The funny thing is, every time we submitted maintenance requests, they ignore us for months. After we have followed up tirelessly, send over technicians to do the bare minimum instead of working on a long-term solution (I'm willing to bet they are paying pennies to these technicians too). We were paying a ridiculous amount for a tiny space with 2 parking spaces. Our roof was leaking and moldy from the rain for months while they ignored our requests for assistance. It doesn't end there. After we moved out to a much better place, they had the audacity to send us a disposition letter not only keeping our security deposit, but requesting an extra $2k from us with no itemized receipts or details about what they plan to use it for. They demanded "$800 for general cleaning due to dust build-up." Wow, I didn't know a duster and some Clorox wipes would cost $800! I knew they are just trying to get any dollars they can out of us. Very shady. TNCR, shame on you for taking advantage of small business owners. For you to be both overpriced and poorly serviced is embarrassing. Pick a struggle.
