We have been in our current home with Management One for just over 11 years. We love our home and are grateful to live here. Unfortunately, we are long time renters. This is the only company I have ever worked with that raises the rent every single year, No matter what. But, with that said, I have never had an issue with the staff. Today we met Julio during our inspection, very personable and a pleasure to work with. He addressed some repairs that we need, and some that are already in the works. Worked with management one for years we never really thought they had good service but since we move state to state they were just convenient. Their communication was horrible from the beginning but we hardly needed to speak with them so we let it go. However they make mistakes that a company managing your house should not make. Their accounting department has had as many turnovers as the trump administration. Whenever they hired someone new the were worse then the one that left. Our experience didn't really get bad until we had to deal with them for evicting our tenant (note to everyone if you're paying the 10% so that they can handle evictions if you chose to sell after they evict the tenant you are charged for the eviction lawyer fees). Our biggest issue is their communication is HORRIBLE they also took money out of our tenants deposit which is not what the deposit is for. The only one there with half a brain is Iesha. Conrad is not half bad either but he's not that great either Steve the inspection guy should probably be running the place he had great communication and FOLLOW-UP. Do your research and see if there are any other companies out there that are better this one writes contracts that make sure they screw you no matter what route you go! read more

I rescind my 5 star rating. Very annoyed. Supposed to move in July 15th. Coming all the way from Pennsylvania........ Low and behold, I was "surprised" by a "oh, you owe us more money and we need it the day you move in....aka tomorrow. Surprise! We didn't tell you." The money isn't the issue. It is the poor communication leading to this, which isn't the world's biggest deal, that is causing me a gigantic inconvenience. My time is more valuable than my money and you costed me my most valuable item. Now, I get to spend my weekend going through hoops AGAIN for this lease. I'll pay you a whole year, on time, and be your best tenant....and I'll never rent with you again after that and make sure my experience is told to anyone who asks. Edit: No Ron. You are wrong. We had originally put in an application for another home which was rented and she was quick to respond and let us know of other homes available. It worked out perfectly as it was in out own city. DO NOT RENT HERE We rented @14810 lavender lane Moreno Valley ca 92553 and the property management and land lord went a year and a half with out handling the on going mold issues that were present before we moved in to the property . the down stairs closest had a slab leak and also high levels of mold present . They never Fixed or could find the cause of the slab leak nor mold . After we had the home tested professionally and a lcc toxicologist involved due to the management company nor land lord wanting to take responsibility to hire them there self. We then found that the home had high levels of mold and also mold all in and around the home that we had no idea was in the home . My daughter now has respiratory issues due to the mold and also my pregnant wife. yes they kept my pregnant wife in home they had clear knowledge of having mold issues in since we made our first complaint that same week of move in. On Feb of March of 2019 I shared photos of the house. At that time the management company did not fix issue of the house before we moved in. However, now the management company worked with us in timely manner and fixed the issues. Yes we did have mold i did get tests done and confirmed mold was in the house. That was fixed our garage leaks was fixed as well. The main issues was the living room that was fixed as well. The management was respectful to my wife and the kids. They fixed the issues in a timely manner and wanted to thank them for there work. read more

My husband and I had perfect payment history for three years, until one day that snake came out to bite us. Keep in mind I left this house in perfect immaculate condition. This company is not trustworthy. I discovered the house was sold the following few months. Which tells me they did not want to pay us $5000 to move so. Therefore it was easier to push us out with there manager/lawyer person. They went against all standards of integrity and morality. My family and I were forced out six months prior losing my father from a heart attack in summer of 2018. They have essentially help ruin our lives and hope karma reaches you soon. read more

My kids and I have recently moved into a beautiful new house leased by Management One. Trisha was the EASIEST leasing agent I have ever had to work with. It was a pleasure to work with her from the start of the application process all the way through move in. She was very patient and always available to answer questions. Honestly I should have known since the beginning of moving in this company would be a problem. Before putting a deposit I never even got to see the house. They finally let me see it when it was a complete wreck from the tenants before, which wasn't an issue, I trusted the house would be in great condition before my family moved in. I was wrong!!! The house smelled like animals. The room which would be my 9 year old sons smelled like someone smoked for 2 years in it. The floors were dirty. Cobb webs in the light fixtures. Blinds were dirty & yellow looking. The stairs were disgusting dirty & scuffs marks all over. We had to deep clean all over again. I wrote management about it & they responded with a very rude reply! Trying to make me feel dumb for their poor cleaning & fix up of the house! Also, getting maintenance to come out is like a chore!! My toilet was clogged for months before I even got a call back! My blinds are so cheap and old they are snapping off left and right! I asked someone about it they told me to send pictures but never ever responded again after I sent them..we've only been in the house going on 2 years. We've had numerous charges for late fees when rent is paid on the 5th or before. We wrote the company and asked to explain but no reply. We def can't wait to finish this last year out & get the heck out of this lease! Worst company by far I've ever rented from. Update to my previous post with 5 stars (previously known as Mallory S). DO NOT WORK WITH THIS MANAGEMENT COMPANY ! Just finalized a small claims law suit against them and won. They play very nice and professional until you put your notice in. Then they will do whatever it takes to keep the full deposit and still charge you for more. The judge immediately sided with me based on their lack of organization, candor, accountability along with the stacks of evidence I had to back up my case. Management One is used to dealing with ppl who don't have the means or the knowledge to fight them on these unethical withholding of deposits. Not to mention the disservice they are for their home owners. We took great pride in caring for the place we rented - to the extent of the homeowners thanking us. During our stay, MO fixed everything at the house with some unprofessional and unlicensed contractors who created more work and took the cheap easy way out. They didn't respond to our calls for a major water leak up against the house for a couple months, which caused damages to the side of the house. My husband took it upon himself at no cost to management to correct these errors and/or messy worksmanship. They are out for the dollar. Very unprofessional - to the extent of hostility towards our process server on the case, rude emails/correspondence, lying about receipts and processes within the accounting dept. They didn't even show up first time to court and came with a load of poor excuses that even the judge had to scoff at. Ron was caught lying to the judge saying he did not know about initial court date. He was quickly shut down with my amounting evidence showing he not only knew about it but was informed about it in 3 different ways. Ron the owner has already had similar issues brought against him per my Attorney (based on his real estate license). I also see others stating the same concerns from prior experiences. Looks to me, the issue starts at the top and makes its way to the bottom with this company. In the end, I did this NOT for the money but for the principle. This took me more than 6 mths. I was overly appreciative of the opportunity and expressed that through emails - and in return received a very hostile move out letter with unrealistic expectations. I was floored that they had gotten away with this for as long as they have. Fortunately I have an attorney in my pocket who assisted me in handling this, but others don't. Ron Sudman (and Cherie) I hope you learned a little lesson with this, better train your staff and move forward conducting business ethically (especially given these difficult times for so many). Just because you're a CEO (like you were so excited to exclaim during the court proceedings) doesn't mean you won't be held accountable - even if you can sleep at night. Thanks to this judge for seeing through your lies. To add: Iesha was the source of this mess through her lack of professionalism/communication. Her hostility only fueled the fire for me. Ron and Cherie were there to just clean up her mess instead of holding her accountable as well. Be sure they send an itemized list of repairs, damages along with receipts for all work complete PRIOR to 21 days post move out - if not - take them to court. read more

My wife and I just started renting from Management One and thus far they have been amazing. Kathy in leasing was very kind and up front from our first interaction. They use a lockbox system to view the property, which is very nice compared to your typical viewing with someone stalking you as you tour. Once we decided to proceed, we were able to be approved within 24hrs and we had a lease to sign in a few days. We loved the e-sign process as we were able to review the agreement on our own time. Any questions were handled quickly and updates to the lease completed within minutes. After move in we were scheduled for a move in inspection. Eric, the inspector was on time and very quick in his work. Everyone we have dealt with has been professional, kind, and very down to earth. We have only been with them for almost a month but can already tell that the great reviews we read prior to signing our lease were accurate. No cancellation was made. And there is no one to call, because no one bothered to attach their name to the invitation. After making our one year stay at one of their homes a nightmare (the maintenance guy tried to fight my boyfriend in front of my 1 year old daughter, on top of many threats of violations for the grass not being green enough during a drought, I could go with this one). After moving out, mind you we were only there one year and put no holes in the wall or done any damage, they took almost our whole deposit!!! To, Management One Property Management This review/remarks is in regards to the most "outstanding employee" for resident services I have ever encountered. Ms. Iesha Morris.... from my first impression of her, the moment that I met her, she greeted me with a pleasant smile and voice, and, with a delightfully inviting personality. Iesha was and is a professional. She made me feel welcomed and comfortable in a new environment. I knew that Iesha was all about servicing the needs of the resident. First off, Iesha explained the expectations of leasing from Management One Property "the do's and the don'ts" and, what I, as a resident, could expect from Management One Property. Quite frankly, she answered any question prior to me asking, if, I were to ask one. Such as; what to expect on the scheduled walk through of the residence prior to moving in; about maintenance issues, and, how the process worked whether it be inside of the home or outside of the home; who to contact, and how to contact individuals for specific criteria. Iesha explained the "work order" process and distribution of it. She informed me about properties that included lawn service or pool service, and the contacts for those services, etc... her knowledge of residential property protocol was endless. I was totally impressed of her knowledge of Management One Property, and, of, the various teams that help maintain the Management One Property Corporation. But, I must say, I was surprised months later, though pleasantly, when, I learned that Iesha Morris, although extremely knowledgeable within the Management One Property, was sitting in the front office working as a resident consultant, and not in her capacity as an Accountant, which, is, her official title as an employee for Management One Property. In my observation, as a resident, I think this is customer service at its Finest! Iesha stepped in as an "Interim Rental Consultant" along with still sufficing her obligation of duties as the Accountant. One person fulfilling 2 positions, that's Commitment. I'm impressed! Iesha's commitment to service made me even more assured that, I had applied to the right place to become a resident of Management One Property. In my opinion, it's not the company name, Management One Property that, sells its services to you the resident "it's the People that work within the organization that make you want to be a part of it." I have never heard Iesha say, not one time, "let me find someone else to assist you" "this is not a part of my responsibilities or duties" or "I can't answer your question." Iesha has ALWAYS been extremely helpful. And I can promise you that, if, you do have a question, issue, or concern, and she doesn't have an answer at that moment, Iesha is going to find a way to answer your question or resolve the issue. Iesha is humble, a good listener to detail, is compassionate, has empathy for your concerns, she is dutiful and committed, and, I could not think of a more suitable person to be a representative for the Management One Team/Riverside Ca. Very unprofessional! I had 2 showings on the same day. I waited at the first showing for 15 minutes and no one showed for the viewing. I didn't recieve a phone call, email or text cancelling or delaying the appointment. I called multiple times during my wait in front of the property and could not get anyone on the phone to speak. Every line goes to a voicemail. This was definitely a waste of my time. If I can get in contact I will revise and update my review. read more

My family and I started on our Journey with Management One about 2 years ago. The home we moved into was very nice on the surface, until the day of move in. We discovered a nasty pest problem, plumbing issues, roof leaks, rat problem, door lock problem, garage door problem and more. All of this within the first few weeks of moving in. Our move in was delayed by a month, for various reasons, but at the time we had already paid our deposit, and first months rent and so had no choice but to move in. When we moved in and discovered the issues, we sent immediate communication to Management One to resolve them, but throughout the two years in the home, they only put bandaids on each problem, which resulted in them getting worse to the point of putting my family and me at risk for health issues. The repairs that were needed should have been done long before we moved in, however they failed to disclose issues that they knew where there. The last draw for us was discovering Mold in the ceilings! When we attempted to address the long-standing issues, plus the discovery of Mold, it was 'shrugged" off as though it didn't matter. It took for me to ask to speak to the Manager Conrad, who was very unempathetic and made poor and inconsiderate efforts to resolve the issues, which put us at a major inconvenience with several vendors being the home over the course of 2 - 3 days with no consideration that we had to get sleep, go to work, and simply live. We are beyond disappointed in this company and would not recommend their services to anyone. Stay away from Management One! And especially office Manager Conrad. read more

We recently moved in (2 mths ago) to a property managed by Management One. Owner Sherry, Manager Michael, Maint. Dante & Lease Agreement Signed Trisha. Upon initial move in everything seemed to run smoothly. The contract was signed at the end of the day and was a quick and easy process (w. Trisha). Upon moving in we were told that there would be a move in inspection scheduled soon after. We were given remotes for the garage (not programmed) and a non working key for the front gate. We were told to contact Home Owners to see how we can go about getting a new remote for the front gates. We contacted them and they said it was up to management to contact them and provide them with the money ($35 ea.) I contacted Manage. One and was assured they were working on it. I ended up getting the remotes 3 wks after move in (after being locked out of the complex when the key pad wasn't working at 1 in the morning for approx an hr). The front door key did not lock so for the first mth we were having to walk out from the side gate and leave our house unlocked. We also had a major leak on the side of the house which had not been attended to. Our upstairs bathroom had a breaker issue, a leaking master toilet, side gate was falling over and other expected issues occurred during move in. None of this was an issue at first, what became the issue is the efficiency of which manage. One dealt with the problems occuring. I was playing phone tag with Dante (to no fault of his own) for the move in inspection. Yet, we were promised that all emergencies will be responded to within a 48 hr period, which had not happened in this case. I had emailed Manage. One upon move in of all the issues we needed to have attended to immediately, reached out again regarding a few of the bigger issues that could not wait till move in and finally got ahold of Michael and that's when everything took a turn. He not only immediately addressed all the issues listed and more, he put me in direct contact with Sherry (the owner) who was extremely concerned and attentive to what we needed. They both apologized during a conference call and promised to take care of everything immediately. Not only did they have contractors over at the house by the next day to address all our concerns. They worked a deal out with the owner to allow me to adopt a dog (I was under assumption pets were allowed with deposit). They also kicked in some bay window blinds (beautiful) which was not something they needed to do. Michael continued to follow up to ensure everything was being handled the way it should. Even to the extent when we had a contractor come out and make a mess of sawdust in our room, he then sent out a cleaning company to completely shampoo the carpets and clean up the mess (and got us a new and better contractor who did an amazing job). The electricians were very professional and informative, the contractors for the gate, windows, etc. were also very professional and did an amazing job. Michael not only exceeded my expectations and completely turned our view about Management Company around, he then went out of his way and sent a thank you card to us. He has put out flames, followed through on his promise and literally changed my outlook of working with this company in the future. Its expected that some things will fall through the cracks in business and things wont always go as intended. Everyone is not always going to see eye to eye. Yet, what matters is how the Company recognizes it, validates the customers feelings and addresses the concerns head on in a professional and caring manner. I am extremely grateful to Sherry, Michael and their team for working with us to ensure our needs our met and we are happy tenants. We love the home we are renting. Its extremely clean, well kept and great price. Management One has been very responsive; we look forward to working with them for years to come! read more

The rental process was extremely easy! All of the staff are very welcoming and friendly.

DO NOT RENT HERE. I was here 5+ years. Every single year I was here they raised the rent. I really liked the area so I chose to put up with it. When I moved out, I did it all correctly. I submitted my 30 days notice. The company came out to inspect 2 days before I moved out. I had ALL of my belongings moved out so we can have a proper inspection in order to correct any faults I may have. I was presented with a SIGNED "move out inspection report" from Management One. There was a few things on here marked by their inspector and I complied and corrected those things. I turn in my keys on the last day. When it came time to collect my deposit they withheld a total of $670.00. There were 2 charges, $595.00 for "gen cleaning", and $75.00 for trash cans that were full. The trash can that was full was done by THEIR MAINTENANCE COMPANY. The Maintenance company tore out all of the rose bushes that were there and filled the trash cans. That had nothing to do with me, but for some reason I got the bill. I left all of the trash cans completely empty. As for the "gen cleaning", they presented a completely new list of items that needed to be corrected. The company said they did another inspection after the one done 2 days prior to my turn in of the keys. They said they found it to be "not clean, not even close." If it was not even close to being clean, how and why was it not so easily pointed out in the first place when the first inspection was done when the house was empty? Everything checked out the first inspection, then, when I have zero opportunity to correct any issues because I turned in my keys, they slap me with a new set of issues. How is that acceptable business methods? I attempted to go to the top and explain this problem and the owner of the company is ignoring the fact that they had already gave me a copy of their own document stating the property was in "fair" condition. It must be nice to be able go back on their own word and against their own inspection checklist to squeeze more money out of me. Very unfaithful and dishonest company. DO NOT RENT HERE. read more
