They installed a hydronic heating system as part of the remodel and I've just finished replacing most of the pipe work that they installed that caused the system to not work well. Mostly poorly routed piping, low flow issues, and flow balancing. After completing this I still had one radiator that was non-functional so I got into a crawlspace to see what the issue was. They had plumbed the supply and return for the radiator to the same pipe. So no flow at all to the unit. I wouldn't even have them back for repairs given what I see now of their installation work. Poor installer skills, poor quality control, and not inexpensive.

However I was then told via email that it was against code to have a gas water heater in the attic and that they'd have to relocate it. When I asked for more details/sources on the regulations I was then told that they wouldn't be able to do the work because they were too busy--it was a very sketchy response. Others companies have told me that it's not against regulations to have a gas water heater in the attic but that best practice is to avoid keeping it in the attic, if possible. Won't reach out again for an estimate.

It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer.

Shanahan's HVAC, Plumbing, Electrical & Remodeling LLC came out right before an impending severe snowstorm and worked in sub-15° weather from 8 AM to 8 PM to uninstall our broken Heat Pump and Air Handler and replace them with a brand new Heat Pump and Air Handler. Simply put: these guys were the best. Incredibly professional, hardworking, and dedicated from start to finish. They didn't rush a single step. They also helped install a new thermostat, made sure everything was running smoothly, and ran all the necessary tests to ensure the system was operating perfectly before they left. Huge shoutout to Elijah as well!. He took the time to explain everything in detail about the humidifier, thermostat, and Air Handler, and gave us genuinely valuable maintenance tips that made us feel confident moving forward. C.D. Shanahan is probably the best HVAC company you've never heard of. If you want a team that shows up, works hard, communicates clearly, and takes real pride in doing the job right. Highly recommend.

I've used them twice and both times it took over 5 months to get permits to pass (they had to fix multiple mistakes) which honestly isn't all that bad but it's just impossible to get through to the office. Doing everyone here a favor - this phone number will go through the the main office (it's the plumbing line): 703-366-2355. The one that's listed on the website will go to a call center and that's a black hole, you'll never hear back. In general they are very slow to respond to issues and don't keep good notes. A new technician will arrive every time and they never seem to know any history so it's just a nightmare. I will say the techs I generally don't have a problem with, it's the back-office, disorganization, and fear of managers to deal with customers - it's very disappointing and frustrating. Hire at your own risk, you will be responsible for all the project management of the install - they suck out loud at follow through. Also, they damaged my door and tried to hide it. It's a steel door and the excuse the tech gave me afterwards is that water tanks are heavy, it's bound to happen. What?!

The motor itself was still under manufacturer's warranty. I am a mechanic and have run my own business for 20 years. One look a the fan told me that the three bolts holding it in place and the one electrical clip could be replaced in 30 minutes. When I mentioned this to the technician, he agreed with me, but said that he was "going by the book." $1,000 FOR 30 MINUTES LABOR!! Obviously, we found another firm and are doing business with them instead. The pricing came from the home office in Tennessee, and their GREED has lost them a long-time customer. DO NOT DO BUSINESS WITH THIS FIRM UNLESS YOU WANT TO BE CHEATED!!! THEY ARE A BAD COMPANY WITH NO MORALS!!!
