As a current tenant here, my neighbor and I have often bonded regarding the bad customer service from the maintenance team, apartment upkeep, along with how rude the front desk rep Destiny has been when we've encountered her in the leasing office. My neighbor expressed she was not renewing her lease and recommended this brand new high rise she's moving to and I decided since my renewal offer is coming up soon I too will follow suit. My neighbor told me about the review she left and how she noticed Marq 31 instead of addressing the unprofessional behavior of destiny with a performative action plan they are now just asking customers to leave reviews of five stars to offset the real issue which is that the complex does not care about their tenants. When you asks questions reps are rolling their eyes, when you follow up for updates they act as if you are inconveniencing them from being on their cellular device while during work and while I get it we all have bad days the number of bad days Destiny has is unacceptable. In fear of retaliation I have decided my biggest action will be my non renewal when you show companies you will take your dollar elsewhere that is the only thing to truly guarantee change. This complex markets itself as a "luxury" midrise yet the service you receive and the trash cans always in the halls are far from it. If you value your money and a good experience believe when I say there are better apartment complex in Houston with competitive rates that will provide you with great customer service. I will continue to advocate for a better living experience especially in a climate when cost of living is so high. The agents back in 2021 were so kind, it has TRULY gone down hill. read more

Dentiny at the front desk is extremely rude, she lacks professionalism, you can tell she hates her job and anytime you ask her a question it's almost as if she's offended you're disrupting her while she's on her phone. I very rarely write negative reviews on Yelp - most of mine are glowing ones to encourage traffic to their business. That will say something about this one. Property smells like pee frequently around the garage since many pets just pee around the area. My $100 kitchen knife I ordered from Amazon was stolen from me in the package room. They partner with Ideal Towing for predatory towing practices. Was moving out of Marq31 and needed to load my car. Put on the emergency hazards and ran inside to grab a few boxes to put into my trunk and came back with my car towed away (less than 5 min of waiting at 12 AM with no traffic). Likewise, if you're a Doordash driver or Ubereats driver, I would be careful putting on emergency hazards to temporarily park to deliver your items to your customers since you will get your car towed. Front office said could do nothing about it and refuses to reimburse. If you need to load your car with heavy items and all spots are full at night (which occurs frequently), you have to park on the 5th or 6th floor and use the stairs to carry your items up and down (no elevators to that level). I was a fully registered resident with a parking permit. Do not recommend this apartment complex since they don't care about their tenants - would rather prioritize their bottomline and partnership with predatory towing companies. read more

The constant emails of neighbors selling furniture needs to end, how do you call yourself a luxury complex yet run a system like Craigslist. Apt complex transitions to a new key entry and is very quiet about all the issues the residents who can't even enter the building where they pay rent are facing however is always loud about the trash fees if not brought in before 9. Not to mention the staff as a whole minus Amber and Markeesha is rude and racist, my girlfriend and I live here and the way she is treated by the Latino members especially the chapped lip agent Destiny at the front desk vs me is unacceptable. I have been living here for several months and I finally decided I will need to get an actual gym membership. What sold me when moving here is the gym but there are only 5 treadmills and throughout my whole stay there are constant problems with them where only 1-2 of the 5 work. The equipment is way too cheap and needs to be replaced. I pay amenity fees for things I can't even use. I want to start by recognizing Markeesha in the leasing office, who has been nothing but kind and professional throughout this process. Unfortunately, her efforts cannot outweigh what has otherwise been an extremely disappointing and stressful move-in experience at Marq31. From the day I received my keys, I have regretted my decision to move here. What should have been an exciting transition quickly turned into a source of frustration. Major Issues Upon Move-In (1) Air Conditioning: My AC was completely out the entire first week. On move-in day--in August, in Texas--the entire unit had to be replaced. (2) Appliances & Damage: The refrigerator I was given was clearly not new (as claimed), scratched, and dirty. Replacing it left deep scratches across my floors and visible damage to the entryway. (3) Washer/Dryer: Both smelled strongly of mildew and were wet when I moved in. I had to clean them myself twice before I could even do laundry. (4) AT&T Router: The pre-installed router was damaged, forcing me to schedule a technician. The replacement doesn't fit in the designated space and now takes up unnecessary room in my closet. (5) Overall Condition: The unit was not properly prepared. Among many issues: - Carpet with an existing hole that was never replaced. - Broken dishwasher that still does not function correctly. - Damaged and mismatched blinds on sliding glass door, with broken slats still awaiting repair. - Rusted vanity lights in both bathrooms (only replaced after I pushed). - Kitchen track light dangling out of its socket, sloppily "fixed" with caulk. - Moldy, filthy and broken drain covers I had to replace myself. - Cabinet doors broken, water-damaged drawers painted over instead of repaired. - Visible paint overspray in multiple areas of the floor and cabinets. - Floors in poor condition with wax buildup, peeling, and scratches everywhere. I have brought this up to management and am waiting for a response if something can be done about it. - Strange musty odor that I had to buy a scent machine for to try to force the smell out. (6) Bugs: On top of all this, I've encountered multiple large roaches in my unit, even after applying my own pest control. The Bigger Picture - This property markets itself as a "luxury community," yet the reality does not reflect that standard. The lack of quality control, attention to detail, and care for new residents is unacceptable--especially at a cost of over $2,000 per month. Final Thoughts - I sincerely hope the remainder of my lease improves, though I am not optimistic. If moving were not so costly and disruptive, I would already be gone. Moved out 3 months ago, I really enjoyed the gym also the apt had a nice pool. My AC went 3x in one year so their apartments are kinda cheap and there was a few unexpected outages where we were notified water be cut off only like 5 min before. Living on the first floor there was always parties and drinking at the pool during summer time so that was a major reason for my move. Amber was really nice, I do think the property as a whole treated certain ethnicities with more respect than others specifically the young girl Destiny at the front, she was not friendly at all. I'm still cool with some of my old neighbors and they shared their current experiences with Marq 31. I had an interest in this apartment because a good friend of mine use to live here so when my lease was coming to an end I wanted to check it out and maybe consider calling it my new home. I am a nurse and work a crazy work schedule so it's hard for me to schedule an actual appointment however I wanted an actual tour since my friend moved out 3 years ago and was hoping with the tour alone I could get a fill for the apartments atmosphere. I had tried to pop up on 2-3 different occasions towards the end of my lease and when I did there were signs on the door that the office had to close unexpectedly for an emergency. I had tried to call multiple times in advance to explain my situation of why I can't make an actual appointment to find out the best times for walk ins but no one answered the front desk phone. I finally caught someone on a Monday when I was able to switch shifts and the lady at the front desk told me I would need an appointment to actually tour. At that point I just gave up and figured it was a sign that this was not the apartment for me. Do not recommend this community. I've lived here for nearly THREE years and initially considered this property to be a high end community within the River Oaks area of Houston; however, I was mistaken. This property is poorly managed and not high end. Do not allow the location, neighborhood or amenities confuse you. Of all the four areas of Houston that I've lived in since 2015 this is the worse community. 1) There has been a gunshot fired late at night at the property and no explanation or resolution was derailed to any tenant. Security has not been increased and we've been expected to live here with no further details. 2) I've had multiple name brand (lululemon, Nordstrom, etc. packages with branding on the outside disappear within the LuxerOne package system they advertise to be "secure" and each time I've reported management has done NOTHING much less returned calls. 3) another tenant has caused a busted pipe to leak and ruin my entire 1 bedroom unit and management expected me to not get only live in the construction zone for THREE WEEKS, but also has done absolutely nothing to compensate me (i.e. free cleaning, etc.) and we've lived in dry wall and insulation dust which has caused me to pay for TWO urgent care visits resulting in allergy and upper respiratory reactions. Before you think it's a one time occurrence, I too thought the same prior to my experience but there have been MULTIPLE obvious leaks within building 3. 4) the property is mediocrely up-kept at best. The pool was out of order for nearly a MONTH and no explanation or details. 5) 99% of the time there is a specific smell that we all are familiar with exuding from building 3. I've also seen multiple "deals" go down in the parking lot. 6) NO MATTER WHAT YOU REPORT MANAGEMENT DOESNT RESPOND. I can't emphasize this enough. Every property offers similar amenities however what sets them apart is management. SmartcityHTX Instagram has done an entire article on this and I highly recommend you read and consider. 7) there are multiple BRAND NEW complexes down Alabama and Westheimer that will not only offer a new unit but better amenities for a similar price and better management for reviews I read. After THEEE years of living here we'll 100% be leaving at the end of our lead do to poor management and dangerous tenant mix. I do not care what response is provided... these poor management qualities are unacceptable. Many of them do not pick up after their animals but the Property Manager, Darlin, goes out three times a day to pick up after their lazy asses who likely don't flush their own toilets after defecting. I've been at Marq31 for a little over a year and I am talking to my lawyer to get out of my lease. I have the worst neighbors that are either smoking or cooking drugs nightly and the property has done nothing. The stench is FOUL and takes at least 2 hours to get rid of by opening all the windows.. This has been going on for over 6 months and I highly regret renewing my lease. I email, call Marq31 and CWS management .... 90% no answer 10% ambiguous answers. There is a non-smoking clause with the lease, so they have a right to enforce it. Anyway, I work from home and being woken up from your sleep at 3am, 5am, and smelling Marijuana or whatever it is throughout the workday is not going to work for me. I feel like I'm being forced out of the apartment complex by Marq 31 and that is why I'm giving it 2 stars. They offered me the "opportunity" to move to another unit at..my own expense and at market price....yeah no thanks. Reward the property with more money for not handling the issue? HUH? Outside of my problem here is more about the property. Good place to live if you don't have ANY problems, other than that, it's a nightmare. Location - Great Great and somewhat more affordable than the surrounding buildings. Other lower priced buildings in the area have horrible reviews. Maintenance - The Maintenance team has been mostly responsive for my issues, some minor things have not been fixed that I don't really care about. Noise- Depends on where you live on the property. There are some party people here (like anywhere) and it can get noisy at times if you are facing the pool. At times I do hear my neighbors and their music, but it is not overwhelming. Mail - One big package room and you will not get a notification for all of your packages so track them via carrier and do not rely on this place to stay on top of it. I had a few packages disappear and others (items sent from other people) sitting in there for who knows how long when I go in there for packages I knew about. Grounds - Outside of the property is well maintained, hallways are not. There are cameras in the package room and in the parking garage. Valet trash. Trash rooms on every floor. I'm a little torn because Marq 31 has a lot of pros, but then again some cons as well. I'll start with what people likely came here to read. Cons: The management is terrible at answering messages. I've been asking about the gym opening several times to several people and they clearly avoid answering because they post stuff to the message boards. Secondly the cleanliness of the complex isn't bad, but could be better especially considering the whole pandemic situation. Some neighbors can be annoying if you live in the courtyard apartments, but nothing terrible. The floors scuff hella easy and I've even spent money on floor treatment, but it's unavoidable. Same with the stove top. Pros: We have nice pools and a cool sky lounge. We have a gym tok, but I've never been because it's been closed since at least may (it's Oct now) and I'm not really sure why it's not open considering everything else is at 75% capacity (except bars). There's grills if you're into that and they work well. The apartments themselves are nice with high ceilings, tall doors, tile floors in the bath and faux wood in the living areas. Concrete countertops (it's def not granite, but I can't tell what it is asides from that) Maybe some have had better experiences, but I've been here almost 6mo and I likely won't renew my lease read more

I am sad that I cannot give Marq 31 a 5 star review, however I sincerely hope the problems we have had go away and that in a few months this review can be updated to a 5 star review. My wife and I absolutely love our apartment and the community overall. If management could fix a few things (mainly communication) this place would be unbeatable. My wife and I toured and moved in during COVID-19. That process was very different than normal so we have been accepting of many things. We applied for our apartment in early May 2020 for a move day less than a week away. Our emails to the office went un-responded to which was nerve racking as we wanted to make sure things were good. We finally got ahold of the office and everything was pretty smooth. We moved in and the apartment was in overall good condition (especially the paint). While there were a list of items to repair, we were very happy with our decision. To top it off, everyone we have met that lives here is extremely friendly and people we are excited to call neighbors. Maintenance has a 24 hour acknowledgement guarantee, however on two occasions we have had to inquire after 2-3 days why things hadn't been acknowledged yet. One of the repeated problems has been our dishwasher. Maintenance told us last week if the problem continued to let them know. We put in another ticket as it still was not drying our dishes, but they just closed the ticket the following day (today) saying it was working properly without ever checking it. We have also continuously struggled to get the office to respond to us. They are often busy so getting them on the phone is not always easy. As a result, we have tried to email them. On 5/27 we sent Sterling and Patricia a traditional email. On 5/31 we used the app and emailed the entire leasing team. On 6/1 we emailed the manager Yris. Three attempts for help and we still have not gotten a response. All we want is for someone to put us in the call box so we can buzz people in! Unfortunately we had to resort to putting in a work order so hopefully maintenance will respond. Communication is the downfall of this community. If solved, the sky is the limit. Marq 31 is an awesome place with pristine apartments that are not only spacious and have tons of storage, but are also well maintained. While we have some complaints, we really do like it and are proud to call home. Fingers crossed as the economy continues to improve so does the staff responsiveness. DO NOT MOVE HERE! I lived at this property for less than a year and was so ecstatic to be released from my lease and move out! June 2021 my upstairs neighbors moved in, constantly made noise and would wake up between 5am - 7am to play fetch with their dogs because they were too lazy to go downstairs to the dog park. From June 2021 to December 2021, I called the front office multiple times (speaking specifically to Damon) to report numerous noise complaints and each time he said he would contact my neighbor. Things boiled over at the beginning of December to the point that police were called and surprise surprise when I approached the Erin (assistant manager) and Kelly (property manager) about the issue, Damon magically did not know who I was nor did he document any of my complaints. Instead of the front office holding my upstairs neighbors accountable for the constant noise for 6 months straight, Kelly offered to terminate my lease free of charge. I gave my 60 day notice on 01/03/2022. Fast forward to February 2022, on a Friday evening my upstairs neighbor and his very large friend attempted to break into my unit by slamming their bodies into my front door. I opened the door with a weapon and they ran away. I called the cops and created another case. Kelly was contacted immediately but didn't get back to me until the following week and asked me for details so she can document it (aka she did absolutely nothing but cover her own a$$). The courtesy officer is the only one that showed any empathy during this situation, but then she also proceeded to ask me not to take legal action against the community for creating an unsafe environment because a lawsuit would increase rent (she lives onsite). Between my experience with my neighbors, the constant vehicle break-ins, issues with the package room, silver bugs coming through the drains and the walls being paper thin this is not the best community for the price. If you like living in college campus dorms this is the place for you! read more

I have had 2 major issues with Marq 31. 1) My A/C went out and I put in work order that day. It states in their lease if any maintenance order is not resolved within 24 hours after submitting it, they will refund you for every day it's not fixed. This is exactly what it says in the lease: "We guarantee a response of a reported maintenance problem within twenty four hours after a service request is made. If we do not respond within this time, or do not correct the problem, you will receive a credit on your next month's rent for each day or portion of a day which exceeds the One-Day Guarantee period. This is our pledge to each and every resident." It had been three days after submitting the request, I still haven't heard anything, so I ended up emailing them asking for the status. A day later, the maintenance guy messages me saying they couldn't fix my A/C because they lost my apartment key. How come that wasn't relayed to me earlier? And nobody in the main office has a master key? So then I take my key to the office so they could make a key. In all, it took them 5 days to finally fix my a/c and I asked about the refund and they ignored me. I have repeatedly asked if I could get the refund they promised me in my lease agreement, but I have been ignored by the manager and the office employees. They told me "I'll talk to my manager and let you know". Not only did they screw me over on that... 2) I come back from staying with my mom in the hospital for two days to find keys in my apartment door. They did a fire extinguisher check while I wasn't home and forgot to take the keys when they were done. They are lucky no one tried to steal anything when they literally left the keys in the door for several days. It's very frustrating to communicate with the employees, because you don't get a response even when you go in person. When I told them about the keys, they said they were sorry, and even another tenant told me they also found their keys in their door after the fire extinguisher check. How can you let that happen? They are very frustrating to communicate with and get a hold of....I have been ignored and it's just irritating. read more

I ultimately went with a place that was closer to my work, but I was really blown away by the leasing agent Johanna. We really had a horrible experience living in these apartments. The places look great, but once you move in you realize how cheap the finishes are. We were the first ones in our apartment and there were cracks on the walls within months, the paint used on the bookshelves stuck to anything you put on them and left marks all over the shelves as well. Thank god the old manager doesn't work there anymore, when our puppy contracted PARVO on the grass in front of the building it was like pulling teeth to get him to even try to treat the grass to prevent any other pups from getting sick. I had to take matters in to my own hands and notify residents on my own in order for any action to be taken. After I did this, Frankie called me in to his office, and scolded me like I was a little kid, I felt like I was back in the principles office again and I was not having it. Frankie said we would be able to get out of our lease because of this whenever we wanted after this all fell through. However, when he left, he had absolutely no record of our conversation or of us being able to terminate our lease so the next property manager said there wasn't anything she could do. Luckily I had an email that I sent documenting our conversation because I had absolutely no faith he would do the right thing and it was honored. Then a few months later and our car was towed from the parking garage!! All because it was over the line into an unused corner of the garage, not blocking anyone or obstructing anything at all. My husband was so pissed at this. Frankie told us it was because we didn't park in accordance with Houston parking laws. I scoured all of our contracts and didn't find a single thing saying we had to follow Houston parking laws, just a few things that were explicitly listed within the contract. This was incredibly infuriating because people were parked in handicap spaces without any stickers, double parking was a huge issue in an extremely limited garage and other people had parked exactly like we were (or worse) and we watched the tow truck drive right by. Pretty sure they just towed our car because it was a brand new Infiniti and they could make a quick buck. Which is called predatory towing by the way, and the owner of the tow truck company they use, he's been arrested for aggravated assault, and threatening to use his gun while saying racist comments (all public information you can gather). Honestly, that's not the type of company you should give access to your parking garage with peoples cars. This was a huge health concern for us: the building shifted causing the sewage pipes to crack and the wall the toilet was on got absolutely disgusting (pictures included). I couldn't believe that we had crap on our closet wall, and no one seemed phased at all. The AC units are also installed incorrectly and have no drip pans, and the filter gets absolutely soaked within weeks of heavy use which could result in mold if you don't pay attention to it. For being brand new, this is absolutely ridiculous. We lived on the first floor of the complex and routinely had to park on the fifth floor, which sucked being pregnant and having to carry groceries in since the elevator only goes to the fourth floor... Definitely a huge inconvenience, and just went in line with our experience of this complex. The dog park is constantly muddy also, making it practically unusable days after it's rained. People don't pick up after their dogs all over the property also. Just a really crappy place (pun intended). read more

Marq 31 has been the perfect apartment for me. From the location, to the Gym (2 story btw =) ), to the amazing staff, I have really enjoyed living here. Service request are completed within 24 hours and they have made my fur baby so comfortable that I never worry when they are in my home. As a single female that likes to walk the area, I have felt very comfortable as opposed to when I lived downtown. Kelly, Damon, Erin, Sterling and Desmond are definitely the key to the community and go above and beyond with assisting me when I am unable to get to the leasing office before they close. I'd actually like to give an update to this review, as staff turnover has continued and it unfortunately has effected the community a bit. It's difficult to get some of the management to respond to messages and emails. Many of the out-of-service amenities that I mentioned (such as pool TVs not working) are yet to be resolved, despite them being out of order for well over a year now. A few of the amenity programs have been altered, despite management claiming they have not. Many residents are upset about recent changes to the dog walking services. I have tried to reach out to get additional detailed regarding this, but management seems hesitant to respond to negative feedback. Overall, though, the pool areas, Sky Lounge, and gym have continued to be enjoyed by residents as a whole. read more

Great location! I have lived here for the past 3 years. The property is always very tidy and clean, maintenance staff does an exceptional job at maintaining it. The office staff and manager are very friendly and helpful. The property itself is beautiful, large gym, two pools ,two dogs parks, a game room and sky lounge for Events! I am not one to leave reviews, but I like to use Yelp to help me decide if I would like to check out a business for myself, I was also asked to write a review of my experience: I don't live far from Marq 31, and naturally I was very interested when my current lease was coming up to check out the complex. I met with Paul Sierra. He was polite and nice but I was disappointed because although I mentioned a price point I would like to stay within, I was only shown one floor plan, which I did not care for - (along with the amenities, which are FABULOUS). I really liked what I saw, so the next day I called back with a new price point in mind and was shown another floor plan, which I preferred over the other floor plan. So I decided to lease. Now, I have not moved in yet, but my time leading up to this move is making me drastically reconsider moving in and giving this complex my money for the next year. I would like to give some kudos to a gentleman named Sterling - we've never met but he answers all my questions when I call looking for Paul. Since I toured with Paul, I was under the impression he would be my point of contact through the leasing process. However, I will email him 5 questions/concerns, and get back a very short answer to just one and ignore the rest of the email ... It's incredibly frustrating. I really like the Marq 31 as a complex, what it has to offer to its residents, and the location, but my experience as a future resident has me skeptical that they might not actually care about my comfort and happiness as a resident and they just care about filling their units. Strongly reconsidering finding another complex since I have not signed my lease yet. read more

feel like the Marq31 did a bait and switch. So disappointed! I had conversed via email for 3 days with the leasing agent Damon Jolivet about a 3 month, short term lease needed while doing an internship in Greenway Plaza. I toured the complex, which is amazing. The leasing agent sent me the prices for the 3 units I was interested in at 11:11 am. I visited at noon and when I filled out the application for one of the 3 apartments he had given me prices on, he raised the price nearly $400 per month! His excuse was that short term leases cost more. BUT, I had told him from the beginning(3days of emails) I wanted the 3 month lease. He pretended to contact the regional manager to see if she would honor the quotes he had given me less than 2 hours before I tried to fill out the application. After 5 days of no response from him, he finally told me no, they would not honor the prices he had emailed me. This wasted my time. VERY UNPROFESSIONAL. We were going to rent long term at Marq31 once my grad student finishes school in May 2022. This was a disappointing experience...Shame on you, Marq31 for not standing behind your lease prices that you put in writing.... read more

Relocating to a new city is almost always stressful and time-consuming and nearly every move to a new location is fraught with hours and hours of research into "weeding out" properties while trying to discover that "perfect fit" within your favorite neighborhood at your new locale. Our experience with Paul Sierra (Leasing Consultant) at the marq 31 apartments in Houston was a pure delight! Paul was gracious, accommodating, full of information about the property as well as the neighborhood and had a great sense of humor -- essentially he made our time together very enjoyable. He led us on an informative tour and gave us all kinds of insights into the marq 31 apartments. In the end, we chose an alternative property in Houston for our move, but Mr. Sierra was really helpful and the marq 31 apartments were so delightful, I felt compelled to share our experience with the Yelp community about how terrific the marq 31 apartments in Houston are! First of all, the units are well-appointed and laid out and no corners have been cut in the building and construction process. The 2-story fitness center is to-die-for, and the pools... yes, plural: POOLS(!) are just gorgeous! There were SO many pluses about the marq 31 property that about the only thing worth mentioning on the downside is that apparently the marq 31 builders never really planned for significant on-site storage facilities for their tenants. In the end, we chose a property in a different neighborhood but felt the marq 31 apartments are definitely worth considering if you're looking for apartments in Houston. read more

I moved into Marq 31 this last weekend and I have to comment on how flawless and smooth the move in process was. The building is gorgeous, the apartment very clean and the staff incredibly helpful.
