Janice Saya is my definition of someone who is passionate about what they do, is VERY knowledgeable, personable, kind, and genuinely cares about aligning her clients with a living experience that aligns with their current, articulated needs, while factoring in needs and requirements that could possibly evolve over time. This is why the holding company's policy of changing living configurations and requirements for a nominal fee is appealing to me, personally. It implies that they are interested in not only attracting tenants for available units, but retaining their residents and building long/term relationships. I have visited more apartment complexes than I can easily recall. I would estimate it at between 16 and 20, and the Marquis at Carmel Commons is definitely one of my top two choices . If you choose to explore this property, be careful not to confuse it with the one just across the street called the Marquis Carmel Valley. While these two properties are managed (or owned) by the same holding company, the look and feel, how the grounds are kept, and the quality of the units is night and day. At least, this was my observation and I could be totally wrong in my assessment and perception. In addition to the Marquis at Carmel Commons being well maintained, and (from what I observed) the maintenance staff taking their important role quite seriously, the property itself seemed like the senior leadership team really cares about attracting and retaining their residents (as previously mentioned). Janice, for example was an effective listener and even took what appeared to be copious notes about what I was looking for, along with my specific, personal needs and priorities. For example, I shared 3-4, must haves in order for me to make being a resident at the Marquis at Carmel Commons my home. In addition to escorting me on a tour of the model and sharing copies of the wonderful floor plans, by the end of the day (and my appointment was a 2 pm), Janice had emailed me some wonderful options and even identified a few options for me that might align with my targeted move-in dates. Since that visit, Janice has reached out with new and updated information and even took the time to call me with updates. I found that to be a very nice, personal touch. She was even kind enough to make time to schedule a second tour where I requested that I bring a close blood-relative so that I get a second opinion from some who lives in the area and has known me my whole life. To sum it up, if the unit that was described to me aligns with personal moving timeline, Janice Saya will be the reason why I opted for The Marquis at Carmel Commons. I am crossing my fingers and hoping that the stars align because this is truly a wonderful property situated in a location that will mesh well with the proximity to all of the places that integrate well with the places I currently frequent. I am giving two stars for multiple reasons. I say my 14 months there were below average but not completely horrendous for a one star. For what the market has to offer now and at the price range of MCC you can definitely get more somewhere else. In our case it would've been The Vandy in Ballantyne. Bigger reasons are: 1. Putting the wrong type of caulking in the bathroom which was continuously cracking 2. Bugs that would appear out of nowhere inside. 3. Car break in's that felt like almost bi-weekly. With no intent by MCC to invest in cameras or even just entry gates. People having to buy steering wheel locks in an area like this is crazy! Clearly was a problem at this complex before we moved in. 4. Maintenance coming in to fix a leak we had to then leave the apartment for us to clean up their dust and paint mess. (We had a neighbor break into our apartment because they left the door open!) Again our recommendation is to look somewhere else. New apartments are being built right behind them. Or again check The Vandy in Ballantyne which was around the same price at the time we chose MCC. You'll get a lot nicer of finishes inside vs old beige walls that look pink with the light on, brown granite countertops, old style lights, and coil stove tops at MCC. As well as avoiding the common car break in's. The only good thing about MCC is sufficient parking, their front office/pool, and location. 2-3 stars should be their average because it's what they are. Average to below average vs competitors. We took what we learned from this place into great consideration when we chose our current complex. Hope this helps some people. read more

I made the move to Marquis to take a break from the busier Dilworth/Uptown atmosphere. I spent just over two years here and as a whole was pleased with the experience. This is my second CWS property and there are a couple of things that stood out as consistent between both properties. The maintenance staff was attentive, quick to respond, and always a pleasure to work with. CWS really seems to take pride and put a lot of energy into their property maintenance. The apartments themselves are upgraded with laminate hard woods, granite counters throughout, and upscale carpeting in the bedrooms. All nice touches that make the place feel like home. I had a one BR with a garage which was definitely a great perk/convenience. Bar none, my favorite aspect of the community is the resort style pool. We took advantage of it during the summertime and the relaxed family oriented atmosphere made it the perfect place for unwinding and Sunday fun-days. I broke my lease early with a 60 day notice due to a new relationship and wanted to move closer to uptown for work. The only reason I was leaving was due to the location not fitting our lifestyle. I do not agree with the way the policy was executed for early termination of the lease. But as those things go Charlotte Eaker, the Property Manager, did follow through on making the experience relatively painless. When I challenged a couple things I didn't agree with, she worked hard to make sure I left on positive terms and went to bat to make some accommodations. She was both reasonable and fair. Ultimately, I would have stayed at Marquis and with CWS longer, but it all boiled down to location. If this area of Charlotte is a good fit for you, I highly recommend The Marquis at Carmel Commons. read more

Initially I gave them 5 stars but I've since had to change my ratings. Unfortunately, I am having to move due to being placed on active duty military orders. I gave them less than a 30 day notice and they are charging me for a full 30 days. I shouldn't be penalized because of the military but this complex and their corporate do not care about, that nor support military personnel. Additionally, they do not have a military clause in the rental agreement. If you are military I wouldn't suggest living here especially if you get orders and its less than 30 days to your report date. Also the walls are very thin here. If you CHOOSE to live here (which I don't recommend), get a corner apartment. If I happen to come back to NC, I WILL NOT LIVE HERE. read more

Too many problems to list. Avoid at all costs! The photos speak for themselves: 1. Refrigerator and Freezer infested with fruit flies upon move in. 2. Fruit flies continue to be a problem despite me keeping the apartment impeccably clean. 3. Lines and runs in the carpet. The carpet picks. 4. A month after moving in a horrible smelling stench began seeping through the washer room area. Took weeks to resolve and management told me they couldn't fix it; that the problem, "Was a sewage issue and I should try taping the area off and airing out the apartment." 5. Air condition broke down three times over the summer in the afternoon and apartment temperatures soared over 90 degrees. 6. Violated fire code by running a wire from my blown AC unit to the adjustment panel inside my apartment. The brown wire connected to the air conditioner outside is literally stapled alongside the inner wall of my apartment and runs down the neighbor's balcony. 7. Sulfur comes out of faucets every time they are turned on. 8. SilverFish bugs run all over the walls day and night. 9. Rarely any hot water which means cold showers 10. Mailboxes are too small for NetFlix drop-offs 11. Door to apartment is SPAM-BOMBED once a week with Chinese Restaurant Ads. 12. Nasty stained walkways outside the doors of apartments. 13. Garbage is never taken out and stays filled for weeks on end. 14. Charlotte-Mecklenburg Police always making arrests and stops on the property. Often times they block the entrance way (see photo). 15. Rude apartment manager -Charlotte Eaker (See Photo). 16. I've lived here for over two year and I could not love it more! I would recommend living here to anyone. I also love that a dog park was added! My dog loves to run around and it is a great way for her to burn off that extra energy she seems to always have. read more

I am on my 4th year living here and must say the location is great. The property is well maintained. I do however have some issues now with the development. A new property manager came on site about a month or so ago and things are not necessarily changing all positively. Some of my complaints have to do not just with the property manager but decions being made. We needed more chairs at the tables by the pool and it took almost two months to get them. The firepit has been down for months now. The hot tub is often shut down. The recycle area is often overflowing. It needs to be picked up more often by outside vendor. There seems to be a problem with the water main and this is not a new issue. The development goes without water often. Maintenance is great! When I first got here they always responded within 24 hrs. Due to a constant shortage of maintenance workers, too many issues taking priority response can be anywhere from days, and even weeks with my reminding the office. Again, it is not the maintenance staff but the nonhiring of enough staff. There is a great deal of poop around. We pay to have our dogs DNA tested but they don't seem to be doing anything with this info. The poop is just left there. There are lots of dogs here including mine but feel that many are not being registered with the office. Overall the community is very nice, people friendly, location great. They need to put less focus on the esthetics like little lanterns around the pool and colored coordinated chocolates and more listening to residents and follow thru. read more

I put a lot of thought into this review. I have been at this complex for over 5 years, because I like the area and just convenience. Here is my assessment: Location: This complex is in a great area. It's quiet. Low crime (I did my research). Very close to the greenway (short bike ride or 1.5 mile run) if you like that sort of thing. It's close to shops, restaurants, the movies and easy access to the interstate. Location is amazing. If it wasn't for the location, I'd have probably moved by now. Look of Complex: The complex is kept clean, minus issues with the dumpster this past year. The buildings look nice. Landscaping always looks good. Junk cars are quickly towed from the parking lots. Noise: This is an apartment, so you will occasionally hear your neighbors. But hardly ever have any major issues with neighbor noise. People in my building area always relatively courteous. One year I had some issues with a nieghbor above me...sounded like a herd of elephants all day every day, they'd throw their Xmas tree and garabage off the balcony then walk down to the main level to drag it to the dumpster...but they were quick to move out. My apartment is in a building near the pool (opposite side though) and I don't get much noise from the community events there. The major issue with noise comes from the landscaping....be ready to hear these guys 7 hours a day like 3-4 days a week, just blowing leaves. Ive never seen a place that goes so overboard with landscaping. Whether 8am or 7pm, I've heard these guys, up and down the parking lot, up and down the breezeways, blowing up your doormats, blowing dirt under the flap of your front door. Maintenance: These guys are super nice and quick. For most things, they are right on point. Super helpful. Never had an issue with response to a maintenance issue. Office Staff: These guys & gals are courteous but not always super attentive and polite. They are courteous because they have to be. I've seen many of the staff come and go since I've been here. Some have been really nice, helpful and police. Others are stuck up and have an attitude doing anything. Manager Charlotte is courteous and always says hello, but don't expect a quick response from her if you contact her directly. Apartment Look: My apartment was one of the fancier ones when I first moved here but now its sort of "behind the times" because they've upgraded other apartments. I know the apartments that are upgraded have to look amazing but I cannot speak on them. Although outdated, I still love how my apartment looks. Layouts are great. Built in bookcases I love! Wood plank style linoleum floors are great and easy to keep clean. Apartment Quality: Here is my MAJOR complaint. Some things I'm sure is just from age, but there are other issues that have been issues from day 1. The apartments have their own water heaters. Don't be fooled by this. That giant tub they advertise will fill up with scalding water in the summertime but forget about ever taking a hot bath in the winter (when you really WANT hot water). The second you step in, it'll be cold. Every year. I've had maintenance look at mine several times, "adjusting" stuff and still ZERO hot baths in the winter. My toilet "burps" from air in the line randomly every day. It's beyond embarrassing when you have friends over. Again, I've had maintenance come out many times, adjusting stuff, resealing stuff, but still the "burps" continue and have done so since I moved in. I do not blame maintenance. They do what they can & I always appreciate their effort. They have to be able to do a little of everything. I've had a fridge go out, ruining all my food. My dishwasher has been replaced twice and still gives me issues. I have to run the garbage disposal for several minutes before the water will start running in the dishwasher. This is every time i use the dishwasher. I've had a light replaced three times but shorts out after one or two switches after being replaced, so I've been at least two years without a usable dinning room light. Now lets talk about water supply. Don't plan on having water 365 days a year. This place has cut the water supply I'd estimate 10 times in just the past two years. They have water main breaks all the time (once just days before a hurricane was supposed to pummel the city) and you can go days without water. Then the sprinkler system... I've had my supply closet busted open for a repair because someone's sprinkler leaked in the apartment above mine. For some reason that also required them tear open my living room wall as well and neglect to keep me informed of that until afterwards. Then the following year, they decided to "insulate" all sprinkler pipes so they ripped open my supply closet again. I would have moved earlier but the location worked so well for me. But I've reached my tolerance limit and this will be my last year here. read more

Was not a pleasant leasing experience. Prior to moving in i really thought the leasing team actually cared and took pride in their leasing complex. As soon as moved in, I heard tons of complaints from my neighbors about the managment as well as some of the details on why the tenant before me moved out...Let's just say none of it was positive. During my short time there, there was a bunch of turnover with leasing agents and maintenance crew and it was for a reason. I encourage you to speak with the tenants prior to moving in. read more

I have been living here for about ,2 months and love my place! I moved from upstate new York and the process of moving was a bit stressful especially having no idea where I was moving to. The staff here has been outstanding from the beginning. I went through a bunch of apartments and by far this has exceeded my expectations. Kendra has been wonderful helping me feel comfortable. They have community gatherings about 4 times a year so we can meet our neighbors and enjoy all they have to offer. I highly recommend this place. read more

We are very pleased living here. The staff are all so amazing and personable. The apartment and grounds are gorgeous. The grounds-keepers are diligent and the area is well-manicured and cared for. The maintenance staff is quick to respond and professional. It is so quiet here and peaceful. They have such great facilities to use such as computer center with, fax and printer. My kids love the pool!They have a well-maintained gym with a/c and large screen TV. They also have a nice play-scape area for the kids that is maintained and up to date. The other really awesome part is they have a Cares Team which is a sweet couple that goes out of their way to make sure new tenants are settled in and adjusting well. They offer get-togethers about twice a month. We have been here for 6 weeks and they have had an adult Sangria party, BBQ pool party with a live DJ on the 4th of July, a pool and Popsicle party, Krispy Kreme party and this weekend will be a Carnival! The actual location of the apartments is perfect. Being in Charlotte, the largest city in NC, you can end up anywhere. Living off 51, which is Pineville-Matthews Road, is really convenient. It is close to all the bus routes, grocery stores, malls, highways, hospitals, doctors, many shopping centers, libraries, schools, churches, daycares, banks, and restaurants. Yet our complex is surrounded by lovely trees and set back that you would not know how much was around us! And this is a nice part of Charlotte-- being such a large city, you can end up in some sketchy areas. This is a very dog-friendly apartment complex. They have poop-stations with biodegradable bags and garbages. They have something here called "Poo-Prints" and upon move-in, they actually take a DNA swab of your dog's saliva and keep it on record. If they find dog-poo on the property, I was told they can match the sample of poop to the dog's DNA on file and fine the owner! We thought that was pretty odd at first, but then we realized if they were that serious about NOT having dog poop on their property, one can only imagine how else they will meticulously care for their property- and we were right. read more

Christine made it an awesome and easy transition for us. The complex has great facilities including a gym, pool, recreation area, and that was just for our side of the apartments. There is another section of apartments, that is owned by Marquis, where you can enjoy another pool and facilities. This is a great place to live! read more

I recently moved out of this apartment complex to a location closer to uptown. I would have loved to stay at The Marquis, as I had a wonderful experience living here for the last two years. If I ever move back to South Charlotte I will definitely move back here! The location is great, the amenities are really nice, and the grounds well kept. Maintenance always took care of any problems within a day or two, and all of the maintenance guys were super nice. Leasing office staff knew us by name and were always very personable and polite. Very nice apartments; stainless steel appliances, and although I did not have them, they just put in granite counter tops and upgraded lighting/fans/etc. Many great things very close by, including The 4-Mile Greenway, the new Amelies in Carmel Commons Shopping Center, Southpark Mall and Carolina Place Mall, and much more. I would highly recommend this community to anyone looking for a great place to live in South Charlotte. read more

I am a current resident. While I do enjoy the peace and quiet here, there are many things that I dislike. 1st, if there is one thing that you can count on from this Establishment, it is that the Leasing Office will NEVER be OPEN ON TIME. The hours for the office change everyday. Even if it is presumed to be normal office hours, the staff comes in well after the listed hours. ALSO the staff will not NEVER answer the office phone until at least an hour after the listed office hours. You could literally walk into the clubhouse and see management in the office, call the office phone 5 feet away and still you have to wait an hour for a response! 2nd, Maintenance requests take forever. If you do not know the maintenance team personally, you will have to wait at their leisure for them to come fix whatever the request is for. 3rd, the PARKING is horrible. If you do not purchase a garage or overhead shelter for your car, you will be stuck fighting EVERY OTHER TENANT and THEIR COMPANY for a parking spot. Especially on Sundays! read more
