I have lived at the Marquis on Lakeline for many years. I absolutely love my apartment and patio. The staff is extremely helpful and kind. Today Francisco came from maintenance to clean up water in our entry way from the very heavy rains. He explained exactly what he was going to do and got it all taken care of. He left an industrial fan to continue the clean up making sure the water does not get under the baseboards and cause damage. This place is thee most horrible apartment complex I have encountered. My mom moved in March and as I walked in to expect for my mom the day of move in I noticed tons of issues with the apartment. I instantly reached out to the Assistant Manager Cody to inform him the carpet had not been cleaned or even vacuumed. As you can see in the pictures. The toilet had tons of mold and built up poo. The cabinets has tons of scratches and marks, which I asked if they could be painted. That didn't happen. The amount of money they are asking for these units and they are not move in ready or even up to par. They advertise granite and stainless steel when almost all of their units do not have it. Go elsewhere if you are looking for quality. THEY DO NOT CARE HERE. $1,500 for a one bedroom and this is what you get... TRASH!!! DO NOT, DO NOT RENT HERE!! read more

RE: it is the property, I find it extremely comical that you decided to discredit me over Lisa C. Who in fact is working at the time of me writing this. Are you going to tell her she's been fired? You'd think a place would send you emails about freezes, but instead we get emails about picking up after dogs. They blame you for crime in emails too, that's fun. They raise my rent yet cannot make repairs of upgrades ever. They force you to pay for trash pickup when the pick up rarely ever happens in my building. We've all complained. Though I'm sure this will totally be blamed on the pandemic even though that's only in 2020 so far. The former property manager used to come in my apartment all the time. I told my neighbor and she said it was normal? I'd just find her in my refrigerator getting a drink?? They also push you to leave reviews, especially Lisa. She can't really read emails thoroughly and is so rude on a regular basis too. Honestly, avoid the properties in this area. read more

Thursday 12/29/22 at around 9am, I called into the office requesting service to reset my toilet (it's not fully tighten down to the ground), and I reported that ants are coming from under the toilet. I agreed to have pest control come in to treat the area on a later appointment. I was told that someone from maintenance will be able to fix the toilet before noon, but that did not happen until 12:15pm 12/30/22 (not a big issue to me, I understand they're busy). Management notified me that they needed to come in also to expect for leaks from broken pipes; to that request, I agreed. Around 10am-12pm 12/29/22, Management (Lisa and Rosalyn) knocked on my door, wanting to come in to check for leaking pipes from the recent freeze. I let them in under the pretext that they were there to check for leaks, but Rosalyn had out her phone and started taking pictures of my belongings in the kitchen, living room, bedroom, and bathroom. I did not immediately request this to stop as I was still processing why the pictures of my belonging were necessary to the original pretext of the visit. Then she proceeded to call my things trash and say that I must take the trash out because it could attract roaches. I only have two trash bins, and both my trash bins were full at the time because I had been cleaning and throwing out clutter. My bathroom floor was partially wet because I had just mopped the floor. My bathroom's trash bin was emptied at the time of their visit. At no point did Rosalyn ever ask me if she used her camera to take pictures of my dwelling. I told her it was my day off and that I was already spending the rest of my day cleaning. She told me, "well, once you're done, give us a call." This may not be my own house, but it is my private living space while I'm still living here. I have never permitted anyone to come in to take pictures of anything outside the scope pretext of the visit request: checking for leaking pipes. I do not have any illegal drugs, weapons, roaches, or rats. But to tell me how tidy I need to be inside my apartment just because it may attract pests is a bit of a stretch beyond the scope of her job duty, if not a power trip. Besides, why else would I be required to pay a monthly fee for pest control in the first place? Also, the fact that she took pictures of my private living space without asking me raises many concerning questions. 1) Where on my lease does it say I must be tidy inside my apartment behind closed doors? 2) Why am I required to report to management how tidy (or otherwise) the inside of my apartment looks? 3) Is it appropriate for management to take pictures of my living space behind closed doors using a personal electronic device? 4) Did she use a corporate-issued or unsecured personal phone to take pictures? 5) If it that was a private phone, who else has access to the content of that phone? When would they have access to the content of the phone? Have they had access to the content of the phone? 6) To what extent is IT security set in place on that phone to protect the tenant's privacy? 7) What exactly is she planning to do with those pictures? Where will those images be transferred to, and what level of IT security is in place at the destination? 8) How do I know that these images are safe from someone who might plan an inside job break-in while I am at work? Another tenant told me they had their garage broken. The tenant told me they felt Rosalyn only blamed them for what happened to them. I called the office after they left to voice my frustrations. On this call, I was frustrated, but I kept my tone of voice at medium. I did not curse, I did not yell, and I did not make a harmful threat to anyone. I am trying my best to be reasonable. I am still frustrated because there appears to be a lack of respect for my privacy, which is the whole point of renting an apartment to live alone. I requested a phone call from corporate within 48 hours of this phone call. I am exploring any civil means necessary to get the corporate's attention and direct response. I have deep concerns and a lot of unanswered questions. If you are reading this as a potential future tenant, take away from my experience what you will and decide if you want to live here. Ask yourself: How high a value do you place on your privacy? Are you entirely on board with people telling you how to live in your dwelling behind closed doors? read more

Where to begin. As of late someone has taken the liberty of making copies of the parcel locker keys(that's where the mail man leaves your bigger packages). They have stolen 3 different packages from me personally and several others from other people. I asked them to put up a security camera, which is perfectly legal and pretty much the only solution, and nothing has been done. None of the parcel lockers have even been rekeyed. Nothing is being done. I called USPS and they don't even have a record of them requesting the parcel lockers to be rekeyed. So they basically just told the mail guy not to put packages in certain lockers and that was apparently good enough. Blows my mind. There is a MASSIVE homeless camp about 200 yards away in the wooded area. No fence to keep them out over there and I would take a guess that's where the spike in crime is coming from. There was a request for a security officer to walk the property in the evenings. They could pay for that security officer with the $5000+ profit they make every month from the MANDATORY valet trash they implemented this year. That valet trash, by the way, sometimes happens, sometimes doesn't, but you are still required to pay for it every month. As if they aren't making enough money. We got a security officer that stays in his/her apartment and you call if you have an issue. Essentially solving none of the problems that are occurring with the spike crime rate. But I'm sure it was the cheapest option. I personally walked out to my truck one morning and as I remote started the truck a man walked quickly away from the driver side. Had a very homeless looking vibe to him. Also had a 7 inch fixed blade knife on his hip so I chose not to confront him. When I reported it to the management office I was told to tell the police. The management didn't want any of the pictures I took to maybe show residents and raise awareness. "Nothing they can do." Everything you complain about just seems to be brushed under the rug. We've lived here for going on 6 years(this will be our last) now so we've personally seen the downhill progression. The apartments are nice. But the higher crime rate and the poor management is hard to look past when you have so many other options for apartments around here. read more

I have been at the Marquis for almost 8 months, and I'm very happy with the management of this large property. This is the first time I have lived in an apt. complex and had no idea what to expect. First, the grounds are well kept and they are very responsive to any maintenance issues. I did not understand the billing at first, and Cody (prop mgr) was nice enough to explain the details. If I have any maintenance issues, I try to figure out if I can handle myself and if I cannot, I call them and they are out in a reasonable time frame. My neighbors are incredibly cool. The people are quiet (no partiers) and the dogs are super behaved (no aggression or compulsive barking). I pay less for the house I own out in Lago, but after renting out the house and then moving out of my boyfriend's in the City, I had no choice due to cost to try out an apt. Glad I did! As opposed to Lago, the Marquis location is great - close to yoga, massage, groceries, gas station, great restaurants, a park to walk my dog...everything. There are a number of large luxury apartment complexes in this area, but I have no reason to consider any other option as the Marquis community is really a great community due to the management and neighbors. I have lived here since 2020. I live in phase 2 of the property (2850 S Lakeline) and it's great. Grounds are beautiful, always kept clean. Neighbors are friendly, most of us all know each other and have been here for years. Maintenance is the best I have experienced since living in apartments. They respond usually within 24-hours (normally quicker) and will fix what you've reported, if they cannot fix it right then they are very polite and informative about explaining when it will be fixed. Never seen a roach! Office staff is always polite and is always available to answer any questions I have. And the parking situation is pretty nice, myself and my guests can always find parking in front of my building. Didn't give 5 stars because valet is pretty unreliable and for the required monthly fee you pay, that's not cool. Also the gates to the entrance of the property are broken pretty often and there have been quite a few break-ins to peoples cars that I think are related to that. Overall a really great place to live, I would recommend it to anyone who asks. read more

I have been living here since August 2016 and overall, I am very satisfied. The office staff is great and very attentive to my needs. Maintenance is awesome as well and usually complete and needed work within 24 hours. The complex is fairly quiet and VERY convenient to everything you need. The only reason I didn't give 5 stars is two design issues that I know can't be changed. The first is the boiler system which causes water to take longer to initially get hot. The positive is that there is always plenty of hot water, even if you washing clothes, running the dishwasher, and two people taking a shower all at the same time. The second is some of the parking spaces are way too small. Luckily I have a covered spot so I don't have to worry about it. My guests complain sometime though. So if you're thinking about this complex just know it's a great choice! read more

We love this apartment complex. We have been living in our unit for almost 4 years now (right when the complex was first opening). It was a great, 1 bed 1 bath unit, and we had very few maintenance issues throughout the lease. The issues we did have were all fixed promptly, and did not cause any issues. We finally decided on wanting more space, so talked to the office about transferring. They went above and beyond helping us. They showed us all options, helped get everything set up, and all very quickly. The unit we really liked was available, and we were able to claim it within a day of looking at it before it went away. The staff is very friendly. They know me by name and unit, let me know when I have packages, and always answer the phone or emails. They even send out an email if a package has arrived and wasn't picked up in a normal time frame. If I ever put in a maintenance request, it is answered within 1-2 days almost all of the time. For the location, and price, these are very good apartments, that are nice floor plans with plenty of great amenities. It is true that parking can be an issue near some buildings, but that was an issue that the builder of the apartments (previous management company) should have addressed when building. So happy with where we live near the freeway, a big HEB, a mall, and so much shopping and food. With the great staff that apartment complex has, it's a great place to live. read more

This property was previously managed by Greystar and has recently been acquired by CWS. The new management has made a WORLD of difference in this property. PROS (and there are a lot): - Location: This complex is right across the street from a thriving shopping center: HEB, Starbucks, Alamodrafthouse, Smashburger, Snow Pea (just to name a few) and is very close to Lakeline mall and all of the shops there. - Amenities: As far as apartment amenities go, Marquis on Lakeline has top notch facilities. They on-property gym is better than most apartment gyms and could easily supplement a gym membership. The pool is huge. The complex also offers a large courtyard space on the other end of the property (2850 S. Lakeline) complete with outdoor fireplaces and grills. I overlooked this courtyard area (for lack of a better word) and LOVED it. I can't brag enough on how beautiful the grounds are. My door was opened most of the time. - Apartments: The apartments have black appliances that are very functional for cooking, even gourmet cooking. Since these are newer apartments, the features in the apartments themselves are also very new. Dark wood cabinets make the place look more modern. - Management: The office staff is CRAZY friendly. Seriously, they will go above and beyond to make you feel at home. CWS is an amazing management company. When I moved in, this complex was owned by a different company. CWS turned it around. They have resident events, will respond within 24 hours (if not sooner) to messages/concerns with extreme friendliness, and are incredibly good at what they do. The office staff is so friendly and they are truly interested in getting to know each resident. Keep in mind that any previous reviews on office staff were for a DIFFERENT management company. I can't rave enough about how good this new management is. CONS (there are few) - Parking: There are some spaces on the complex that, I swear, were painted for clown cars. These spaces will NEVER be full because people park over the line due to how tiny they are. That's a small con, but when the rest of the spaces in front of your building are occupied, it can be annoying. - Kitchen: This is small, but the kitchen sink does not have a sprayer. Not really a con, but I didn't realize that when I moved in. - Lighting Issues?: I wasn't sure what to call this one. Some of the layouts (2nd floor in particular) have a floodlight RIGHT above the window to the bedroom. This was a major inconvenience until I bought blackout curtains, then it was a nonissue. Just be sure to check which unit you are renting first because they don't all have this particular issue. Overall, this is a great complex. I don't love the location (I would like to be closer to downtown), so I will not be renewing my lease, but, if this is the area in which you want to live, you should DEFINITELY live here! Most of the residents renew because it's such a phenomenal location/complex. read more

This is literally the worst place I've ever lived at multiple maintenance request and it took legit months for a response. Just to make it worse paid for my carpet to be fixed that they already fixed they just didn't do it right like that makes any sense at all. I paid 1300 dollars a month for a one bed room just to have to always park across the whole complex because they never had any parking spots. The girls in the office are BEYOND amazing. My only reason for moving was to be more central. Other wise, location is just great. If you have pets that doesn't give you time to "make arrangements." 5. Unreliable & untrustworthy. Feel like nothing gets done here. Not a good feeling. Frankly I'm saddened & disappointed with this community. The pros is what helps me stay above water and it's close to work. So not moving anytime soon but I long to live in a home If you don't care about cons then move here otherwise save your time, effort, the convenience, be worry free and go elsewhere. Ugh! The most unhelpful people ever. I pay my rent on time for over 2 years now and for some reason something happens in their system and they charge me $242 in late fees...wtf! Not only did I pay on time they snail mail me the notice (instead of calling/e-mail/tape it to my effing door for chirst sake) which then causes me to pay late. And most places charge $75 for a late fee I had to pay over 3 times that amount! If they would take money orders like most places they would never have issues...but then miss out on practically robbing people. read more

Agreed, just moved in a few weeks ago and things have been great. They have on site washer and dryers that accept credit cards. Life saver for me when I realized my dryer was gas and they only have electric hook ups in my place. Josh was also the guy that got us in here and constantly running into him on occasions. Great guy and an asset to the establishment. The management is always thinking about your well being here. We're paying to have and extended yard attached to our 1st floor patio for the dogs but it hasn't been built yet due to the rain. The management is refunding us our yard payment without us even bringing it up. Everyone that lives here is extremely friendly. I think the whole dog walking thing forces everyone to mingle, as well as the apt hosted pool parties. Making good friends in a very stress free environment. read more

In most "Normal" cases you usually would have to put a higher deposit down, but not in this case. False hope and a loss of a $99 application fee. You would think paying your rent on time and never being evicted in the decades I've been renting in apartments would matter. Felt like I was purchasing a house. Be warned and don't waste your time trying. Instead there are better apartments with more reasonable expectations around jollyville, lake creek, and parmer. read more

My boyfriend and I have lived here for about a year and half, we were the first residents in building 1 and we love it! The dark wood floors, the dark wood cabinets , backsplash and granite counter tops are gorgeous and very modern! We have never had a noise complaint, very quiet here and peaceful. Location is awesome! Right by HEB and many other stores. The gym has everything you need to get in shape, over looks the pool! The pool is huge and always very clean, the coolest part is the complex provides towels which is very useful when you forget to bring one. The espresso machine in the leasing center is also wonderful! Beautiful places to lounge , built around trees. I give it 5 stars! read more

I moved in from out of town in April without seeing or being on the property in person. I chose this property based on the reviews from other users on Yelp and a CWS employee along with reasonable pricing. Surely the complaint regarding the parking spaces is true. My 2-door coupe fits in all marked spaces but I've seen other larger vehicles such as trucks that easily parked on or over the lines however majority of the residents do try to park with courtesy. The office staff always picked up my calls before my move in, unlike the other properties during my time of searching for a place when I was living six hours away. There is always someone in the office now I've moved in and they are always happy to assist me. They have a key-making machine on location so there is no need to worry about losing your keys and that is a bonus! The maintenance staff is friendly and can be seen or found daily other than Sundays. They respond to my requests quickly via email or phone call and I appreciate them calling me before entering my unit for any reason. I live in a studio on the first floor which happened to be a handicapped unit, unbeknownst to me until my move in. The appliances are up to date and I do wish my sink has a sprayer to make washing large pots easier. The microwave is not mounted due to being a handicapped unit therefore I put it on top of the fridge instead of the countertop. I also rented a spacious garage for storage of my car and extra belongings. This is when having a key-making machine on-site comes in handy: my studio and garage share the same door key since they simply change the lock when units/garages change hand and make keys for the new residents. The stacked washer and dryer unit is more than convenient for me although they also have on-site laundry room. The fitness room is bright and clean. It is also larger and nicer than you would expect. The clubhouse is fitted with computers, pool table, and shuffle board. There are always residents grilling and socializing at the pool area. The landscape is maintained weekly and trash is rarely found loose on the ground. Other than some residents don't pick up after their pets, the property has proven itself as a great place to live. read more

We JUST moved here and have never had a better experience with apartments in Austin. Desirae helped us lease our apartment. We were in a hurry to move because we had just been robbed at our last apartment (Vue apartments 183 & Cameron) and refused to stay there. She immediately showed us around and called with our approval same day! Since we've moved in, it's been a breeze. I've had to make one maintenance call and it was handled promptly and fixed before I even got home from work. Our apartment is huge and we have a great patio with a storage closet. Parking is great considering this is an apartment complex. Neighbors are quiet, the price is right, and we are just a block away from HEB and Lakeline Mall. We couldn't be happier with our decision! I cannot stress enough how much we love this place. The staff are on top of everything and are here to meet every accommodation and need. Beyond done with this place. New management and staff since they were bought out is horrible. No one knows anything that's going on. We have had a HUGE sinkhole in our parking lot for months and every time you check in with the staff to see when it will be fixed they say "Oh we have a timeline of a couple of weeks, just waiting on permits" That was 2 months ago. Since half the parking lot a sink hole, parking is beyond tight. I called to see if they had any solutions to help and they just said "You are welcome to purchase a car port" I am not purchasing extra expenses just because they can't provide parking. This is not what I signed up for when I signed my lease. Being that there is no parking, I just yesterday parked along side a UNMARKED curb that does NOT say you can't park there and got a sticker that said I would be towed if I didn't move it because there was spots across the complex. No on should have to carry groceries that far or walk in the rain. Got a notice today that my lease is up soon THANK GOD because I can't take dealing with these people any longer. They need the old staff back who actually knew what they were doing and what they were talking about. If you're going to spend what rent costs here I would keep looking in the area there are a ton of competitors that can actually offer service and amenities. read more

Exactly what Kristen said, my boyfriend was towed the other day (paid $200 to get it back) on the morning we were leaving out of town. We had to postpone our trip a day to get the car out because surprise surprise it was a holiday. The parking spaces are so small it's impossible not to hit the car next to you or be on the line. My new car has 5+ dings on it since moving here. (Been here exactly 2 months) And honestly I can't blame the tenants, I'm a small girl and I barely make it without hitting the car next to me to get in and out of my car. How do they expect grown men or people carrying kids and car seats to get in? They should get rid of 1-2 slots and make the lines bigger because other then that I love my apt. The layout and everything inside is beautiful as well as the clubhouse and amenities. My neighbors are super nice, and walking to the park is awesome for me and my son. One con though is that getting out of the apt (the lights on lakeline) take sooooo long and stay green for 2 cars to pass then you're back waiting again. read more

I've been living here almost 2 years.. I was one of the first tenants in their "second phase." While the apartment itself is nice: large doors, lots of storage, dark hardwood floors; the location is anything but ideal. The inside of the apartment is the only thing that made me give 3 stars instead of 2. If you decide to move here, ABSOLUTELY do no live in building 11 facing the street.... all you hear in the AM and PM are the cars driving down Lakeline Blvd. Big mistake on location within the complex on my part, and honestly cannot wait to move. Also, there is one section of the parking lot where the spaces are too small and you have to park extremely close to the car next to you; to where you are sure to hit it with your door. Super frustrating and makes it hard to get in and out of my own car. And also, watch out, because if you park over the line just a little (even if it is a chain reaction because some other car parked over the line first to fit in) you risk having your car towed.... even if you are a tenant here with your car on file in the office. True story. Thought that was why they asked for your license plate/make/model etc. when you moved in? Never made that mistake again. read more

The PAL staff is always friendly and ready to help. Thu complex is new so its nice. They are building a large dogpark on one side of the complex which is great, but if you are walking your dog anywhere else in the complex expect to mostly be walking him on the parking lot because all the sidewalks lead nowhere and there is only one pedestrian gate on one side of the main entrance. As a super dog friendly community, they need to complete additional sidewalks connecting areas where you can loop around safely on a sidewalk with your dog. read more
