    My particular unit had knocking pipes so any time my upstairs neighbor used his water (ex showering at 4am on a Sunday) we had a chorus of loud knocking in our walls. The maintenance team tried 3 times over 6 months to fix it and still wasn't able to remedy the problem, if anything made it worse. They told us "the building will settle" and that we should buy a white noise machine. They would not move us to another unit. I hadn't gotten a full nights sleep since I moved in so I paid the exorbitant amount to break my lease. There was no sympathy or helpfulness from the leasing office staff and I was not the only unit having this issue. I am hoping this is a unique case so I have some overall pro/cons for the property listed below: Pros: -Convenient location in Cedar Park -Edison bulbs in the appliances look nice Cons: -There is zero insulation in the walls to dampen the sound of your neighbors. This is not an exaggeration, the maintenance team told us. You can hear every step the people above you take and the conversations of the people in the apartments next to you. You can hear dogs barking in their apartments all the time. -The office staff says each time they will call before someone enters your apartment. They never call and maintenance people just open your doors and barge in unannounced. Even worse the office denies knowing that these people have access or are on site. -Hallway doors slam loudly -People don't clean up after their dogs so there is always dog poop everywhere inside and outside -There isn't enough parking, essentially forcing you to pay for a reserved spot or park uncovered on the top -The key fobs are unresponsive so you can get locked out and have to wait for someone to let you in. This also leads to people propping open doors (security issue) -Maintenance requests take weeks, even with polite prompting -Hallways smell like marajuana and trash all the time -Things were broken (blinds) and dirty when we moved in (cabinets, backsplash, bathroom) -Tiny dog park that has ton of dog poop and always smells. There is no where else to let your dog off leash so people let their dogs loose in the field next to the property even if they aren't trained so dogs run up to you. -No trash pickup friday or Saturday so people just leave their trash in the hallways. Sometimes it doesn't get picked up on Sunday either randomly -Constant heavy police presence -Clubhouse hours are leasing office hours which if you work a regular 9-5 you can access the clubhouse only on Saturday from 10-5 -Have to use Fetch package delivery service which is unreliable and frequently loses or damages your deliveries -Grills run on Propane tanks which frequently are missing or are out of gas making the grills unusable. The last 3 months I lived there we could not use the grills because they never replaced the propane tanks -When they evict people (and there are a lot of evictions) they dump their stuff on the side of the property Overall this is a cheaply made, profit property and I recommend you avoid it.

    PLEASE READ BEFORE SIGNING Disclaimer summary: if you are looking for a clean, peaceful residence, this is not the place for you. The complex itself is very poorly built. No exaggeration, you can hear every little footstep your neighbors make. The walls and flooring are too thin, and with no carpeting except for the bedrooms and closet, every footstep reverberates through the room and floor. Please see attached video for proof. The parking garage gate hasn't closed for months, and other residents have reported break ins (However, I have no personal proof of this). The management cannot and will not do anything to remedy the situation. We cannot break the lease or move apartments without paying a substantial amount out of pocket. Background: My partner and I moved into The Alden early December of 2021. On the surface, The Alden was appealing: spacious layouts, laminate flooring, generous amenities, and a signing discount for a 15 month lease. It seemed like an oasis within the hellscape that the greater Austin housing market has become. That's about where the pros stop. The day we moved in, I noticed the inordinate amount of noise coming from upstairs neighbors, so much so that my grandmother even commented to me about it- and she's deaf in one ear! Of course, living in an apartment setting, you should expect to hear neighbors from time to time. But this was no ordinary amount of noise. Footsteps that sounded like boots stomping above us day and night, keeping us awake even over the sound of our fan, noise machine and air purifier going full blast. Because of their odd schedule, the stomping could often be heard late into the night and early before sunrise, sometimes waking us up between 1-2 am. Nothing but earplugs tightly jammed in our ears could remedy the situation. So we reached out to management, multiple times. We also wrote a cordial note to the upstairs neighbors explaining the situation, giving them the benefit of the doubt that they don't know how thin the floors are given that they live on the top floor. No matter. We even tried speaking to the neighbors about it in person and were met with hostility. Nothing we did helped the situation in any permanent way, and management met us with cold indifference. They simply said because the neighbors weren't partying or being vindictive, they had no authority to handle the situation. We get it. People need to be able to walk freely in their apartment. But we also deserve to sleep. Finally, after a couple nights of interrupted sleep, we went to the office again, requesting any other options- to either move us to a 4th floor apartment or let us break our lease without incurring the penalty. The options they presented to us simply weren't viable, given that we would need to cough up at least $1,100 in fees to terminate or sign a brand new lease at an increase of 7% of what we originally signed for. Given some unexpected expenses that came up recently, both options simply weren't viable. Furthermore, under the new management in recent months, the cleanliness of the property has been in steep decline. The communal areas and offices are kept tidy, but the hallways and floors are often disgusting. They are not cleaned on a regular basis, and dog piss and dark stains can regularly be found on the floor. Management will bombard your inbox with emails nearly every day, but will rarely respond to your email complaints unless you follow up in person. If you like taking a bath, you are SOL here. The bathrooms only have showers, and you must have a squeegee on hand lest you develop shower mold. All this to say, I am deeply disappointed with The Alden and management. I would not sign here again even if they gave us a discount. Please understand that every response from management under the poor reviews in the last few months have been poor attempts to save face publicly. No real change has occurred here. Let it be known, The Alden and Avenue5 Management do not care about customer service, only their bottom line.

    Saturday May 20, 2022. Avoid this place at all costs. I won't even mention the office screw up and hostility when moving in. Let's just say I forced into a more expensive apt. Building is poor quality. I have a good relationship with my upstairs neighbor because you cannot avoid the noise. Seriously have to kind of schedule things when you work from home. I can hear every step, chairs being pulled out, neighbors having sex, vacuuming.... These aren't loud neighbors, it's bad quality in construction. Snarky, rude office staff who couldn't care less about issues or the thousands of dollars you give them every month. Obviously they're a business and care about collecting money but I've never seen a business so blatantly honest about it. They're so unprofessional.. you can see in one of my attached photos that they will frequently close down for the day leaving unlocked computers full of private resident information in front of an OPEN WINDOW for every person walking their dog, going to the gym, parking to see The issues you'll facing moving in here are the landscaping issues with sand and mud everywhere, poor office communication, poor problem solving resolution, poor policies such as parking/trash. Broken/unusable key fobs. Expensive and not worth the money. The grounds and landscapes areas are only in front of the office, everywhere else is muddy, Sandy, dead plants, trash, and so so so so much dog feces. My patio is constantly flooded from the exposed irrigation hoses. After about a week of moving in my bottom floor apartment flooded. I was still in the process of unpacking so all of my stuff was ruined. The master closet flooded, the kitchen/entryway/laundry room flooded. Like an inch of water. I had baseboards removed and holes cut into my ceilings and dehumidifiers and dryers for weeks. When I contacted the front office to inquire about an insurance claim, I was told to basically kick rocks and it wasn't their problem or responsibility to help in any way. That was the week after thanksgiving 2022, here it is almost June and I still don't have baseboards or an answer to what even happened (needed for insurance). Not to mention very visible damage and patchwork jobs that I know they are going to try and charge me for. I pay close to $50 a month for valet trash that I HAVE to pay. Trash that picks up sun-thur at 7pm sharp. You must collect your trash cans by 9am the next morning. This is the only way to throw your trash away. We used to have 1 trash chute but it's now locked and you have to show photo ID and request a key to utilize it. My issue is, I work nights. 4pm - 2am. Therefore I am not able to throw my trash away. Definitely not conveniently. Additionally, I was provided a key fob to park in our garage, but the fob doesn't work to open the garage so I have limited parking choices. Recently the office employed a third party wrecked service to tow cars not registered. I complied and on 5/19 parked in one of the spaces I was told many times for weeks that was allowed (future resident spot -after hours) at 9:30 pm. Come to find out these money hungry sorry excuses for management, decided to change the rules the day before on 5/18 to only those who pay for reserved parking spots can park after hours. So at about 9:40pm my car was towed. Are you serious? I get notices on my door regarding patio furniture and valet trash but they couldn't slip something in to notify of the parking change? No grace period? They've sent 20 emails regarding parking for an entire month and the day after they change the policy I'm towed and have to fork out $200 and miss work. I haven't even reached out to the office yet regarding this because I know they're gonna say it's not their problem and they don't care. I would bet my life any recent positive review you see is fake. No one jumps on Yelp to review how happy they are with the appliances or cabinet finish in the apt they selected based on exactly that. Just stay away from this place. People are constantly moving out for a reason. The only saving grace about this place is Ken the maintenance man but he can only do so much. At least do yourself a favor and really investigate. 15 month leases when you're paying thousands a month and you aren't happy is literal hell. It's a shame too because this place has the potential to be better. Office staff needs to go.

She is very professional, attentive to one's needs and very punctual! If she says she will do something- it gets done. I had applied and was in the process of signing a lease at another apartment when I toured Bexley and met Kensie. I was so impressed with both her professionalism and her timeliness on things (tour, application, approval, move-in) that I switched to Bexley and moved in. The staff in office is a complete reflection of Kensie, too! K. is amazing and has helped me with everything from a-z and all the other front office employees are great. I recommend this property based on how it is run, location, price to value, and amenities. The amenities at Bexley from gym, to computer room, to activity room, to hot tub and pool are top notch!

I can point to at least three apartments where people smoke marijuana in a non-smoking building. So if you're a person with a dog, a love of loud music, and the smell of marijuana, this is the place for you. If you just want some peace and quiet during your few hours away from work, I'd recommend avoiding this place. I don't even mention the dog excrement people clean off their patios once a month.

I want to give a shout out to Larissa Pierce for the great customer service she continues to display throughout the last several months. Every time I come in the office she smiles, greets me with kindness. Larissa has impeccable follow-through no matter how small or large the concern is. When I voice a concern I feel like I am being listened to and from past experience with Lorissa I know that it will be attended to. I will either receive an email of the result, or physically see it. As a resident at Cypress Gardens for the past year I have had many encounters with all of the staff and management. In each and every conversation and request the service has been top notch! It goes without saying, that Lorissa is highly professional in her position, and takes great pride in doing a great job providing excellent service to the residents of Cypress Gardens. If she hasn't already received a raise for her excellent work then Lorissa deserves one. Have an amazing day, and thank you Lorissa for being awesome!

    I searched for a artificial grass company and found this one on Yelp. With 5 stars and many…read morereviews it fit my bill. I filled out a web form and then was soon contacted by Lindy. She arranged a time to come by and survey the small patch of my front yard that has had dying grass since the trees overhead have gotten older and fuller. She came promptly on time, took measurements and made recommendations on the type of turf based on my plans for the surface (nothing). Later in the day, I got a bid from her and I signed the online paperwork, sent in a deposit and they scheduled a day to come out and install. They showed up on time, did the installation. They also cleaned up the site with a power blower and left me the remainder of the turf for me to use however I saw fit. There was a slight miss where they didn't cap one sprinkler head out of 10 and so the sprinkler was pushing up against the turf on my test run. They came later in the week and fixed it to my satisfaction. Lindy was on top of all this including the scheduling, the visit to go over the completion checklist, as well has handling the crew to get them back out to fix the lone sprinkler. Additionally, during the day of the installation, another Southern Turf staff member came out to survey the work just to check on the progress. I would recommend them for future work, if I had any.
