It seems like the inspector is more for the seller rather then the buyer who is hiring them for contingencies. I have done construction management and commissioning before so I dont know how in my case where a window latch on an exterior window thats UPSTAIRS is considered a low priority where there is a fall risk, wind/gust that goes through since it cannot fully latch and would need a potential replacement - which in hand did not help our case with settling on the deal to get this resolved. Literally handed us a paper and not even a follow up call to discuss the contingencies on the home. All I got told was that they only look visually and even when I looked you could see it is a bigger issue than what it was marked as. Waste of $475 that I could've done myself, oh and when I email the owner Hulbert, same half response of excusing the poor inspection that was done. I do not recommend this inspector company whatsoever. I forgot to mention - his wife when I told her the situation told me "This happens when you get a home" like what kind of response is that, don't know but this family business is beyond disappointing and a let down to put it nicely. This establishment lacks the actual foundation of what and who they're doing this for. Also the inspection was 30 minutes for a 3 bedroom and 3 bathroom house.... I've seen people thoroughly inspect homes smaller and take longer.

On July 13, 2013, one of the inspectors from Home Inspections Inc., Steve Messerschmidt, completed…read morean inspection which was to help my husband and I have a clear understanding of a property which we were considering to purchase and ultimately ended up closing on. We trusted Steve to do a good job with inspection and identify any major repairs before closing to minimize unpleasant surprises and difficulties after move-in. Within hours of being in the house (we closed on August 30, 2013) several major problems were identified that Steve completely missed. Our home has several structural issues that are apparent to an untrained eye to include: a warped wood floor, rotted and molded subfloor, door, door frame which all come from years of water leaking into our home, rotten wood on the two main pillars (and around the front of our home) on our front porch which hold up our widows walk, broken fans in the upstairs and ground level, and all windows are lacking caulk to prevent water leakage, etc. Steve was ill when arriving at the house and wouldn't even shake our hands--we don't know if this illness caused his negligence or if he is just a bad inspector. We are absolutely outraged by the errors on Steve's part. We have had another inspector, that is also a contractor, come to our house--he was completely appalled that the damage was missed. He provided us with an unofficial quote for the damages (approximately $3500). Instead of immediately filing complaints, we offered Home Inspections Inc. the opportunity to make it right. I sent an email to the owner of the company, Bob Rust, on September 3, 2013, whom didn't return my messages or calls for days. Later we learned that he forwarded my messages straight to Steve, his employee. After 9:00 pm a few days after emailing complaints and leaving voicemails, Steve called my husband's cellphone. It should be common sense that a call after 9:00 pm is unprofessional and inconsiderate. However, that is neither here nor there. The real issue is that we were expecting a call from the owner, not Steve, the employee we had the grievance with. Waiting days for a return phone call after a major complaint is unacceptable in virtually any profession, yet not surprising given our experience with Home Inspections Inc. In the return call and email messages, we were led to believe a contractor was coming to examine and fix the damages overlooked by Steve. We have several dated emails from Steve Messerschmidt explaining the details of the contractor. Nonetheless, the contractor (SURPRISE!?!) never showed and we were provided excuses multiple times to as why. A full month later and several cancelled appointments later, we were told by Steve that he was no longer handling the issue, but the owner of the company was going to take over and that he might have a contractor to refer to us for repair. The owner showed up at our home after cancelling two appointments to tell us that he could offer us our money back for the inspection. Why after a month of waiting for answers did it take that long to come to that decision? Why lead us to believe it was going to get fixed? DO NOT USE THIS COMPANY FOR YOUR HOME INSPECTION. I wish I could give them negative stars. :-/

I have done no less than 20 inspections with him for different clients ranging from under 600 sq ft condo to 6,000 sq ft new home, from Alexandria to Hamilton and everything inbetween. If asked he will explain to you the workings of any in home appliance including all types of HVAC systems. He is a savant when it comes to all home things. He explained to me the proper way to adhere Hardiplank to the exterior of a home so as not to void the warranty. He found a structural issue in the sale of a Realtor / Contractor couple's house that was sold to my client. He found an improperly installed new Carrier system in a new home. His reports are more thorough than any I have seen. I once did a 6 hour inspection with him in a Great Falls home. I do not care for the company for which he works. This week my clients are opting for a $515 priced company which includes a structural engineer if an issue is found for free while Home Inspections Inc charges $700 for the same home. Additionally the report given by Steve is all text, there are photos attached in an email but one concise report is best for explaining issues to a listing agent. The remainder of the book beyond the 5 page report is a worthless pile of kindling.

I got a response from Mark on 05/11/24, and we talked on the phone for over 5 minutes to discuss the location of the house, the best time to do the inspection, and the prices. He was patient as I asked many questions, and I never felt rushed. We decided to the home inspection on 05/13/24. On 05/12/24, it rained very hard, and I was concerned about the new house since it is located next to a drainage system. Fortunately, Mark was doing another home inspection in the area and dropped by to take some pictures for me, mind you, I did not even ask him to do so. He just thought it was a good idea to do so since he was in the area. He sent pictures and confirmed that the basement was not affected. I appreciate this so much as it gives me a peace of mind. On 05/13/24 Mark, my realtor, and I went to the house for the home inspection. Mark is very thorough and meticulous with everything. He took his time to explain everything to me and answered all my questions. He even spent around 5 minutes on the roof to ensure there is no problem with it. He also did the radon test for me. I am extremely satisfied with the services provided by Mark. I highly recommend him.

It's been a year since I used Enlighten for my home inspection and after $30,000 worth of repairs…read morethat keep pilling up, I finally decided that I needed to warn people and write a public review. I trusted Enlighten as a first time home buyer and they missed extremely expensive and costly repairs. First, there was clear evidence of a mice infestation with poop and rat poison everywhere in places I know Enlighten checked and we quickly realized this after moving in and needing to call an exterminator. Our dryer was broken and didn't actually dry and our washing machine was so full of mold if you truly looked that we had to replace both in the first month. Our subfloor has very prominent soft spots and may have water damage but the only way to confirm is to rip up all our beautiful flooring and pay thousands. Our water heater's expansion tank is 12 years expired, 30 lbs full of sediment and in an extremely dangerous free hanging position on pvc pipe. Our dishwasher had been pouring steam into the wood cabinets and leaking through the wood floors for years that the wood is breaking apart and extremely water damaged in the kitchen. Light switches were sparking and plugs aren't secure to the wall. Our bathroom shower head is leaking behind the plate and into the wall - we noticed because if you turn on the shower you can see water pushing through the plate. This is just some of the items they've missed and the $30,000 doesn't even include all of the fixes for all of this! The items they did point out they grossly underestimated the going rate of repairs so items we were told could be a quick $50 fix from a handy man, no one would do for less than $250, IF THAT. I feel like I've officially bought into a massive money pit thanks to Enlighten. I negotiated hard with the sellers for inspection rights to ensure I didn't end up in this predicament given how expensive homes are in the DMV and here I am, where all my additional funds are going to fixing up this place. I knew being a homeowner would come with maintenance costs but these are costly repairs that could have been easily avoided if Enlighten cared to actually inspect. DO NOT USE THEM.

These folks were amazing…read more Enlighten did our home inspection for our first home in DC and they were not only professional and communicative but extremely gracious with explaining every detail to us. Zach was a standout guy who was patient and down-to-earth. He essentially showed us how to use our new appliances as he checked everything lol. He even gave us tips on some common issues to look out for and some ways to mitigate those issues ahead of time. Of course, sometimes the advice was to call a licensed professional within that specialty re: things like the chimney's working condition. All in all, we had a super smooth experience with them and would definitely recommend Enlighten to anyone who needs a fair and thorough home inspection.
