BEWARE: This place only gets the 4-5 stars from people who are currently moving in or living there. They will take bend over backwards to get you in. BUT once you are in they are slow to respond to any repair requests. They get them done, but you are not a priority. Then when it is time to move out the real fun begins. Their only care is how much money they can squeeze out of you. To move out early, you have to pay out your lease 3 months in one lump sum. Meaning that they POCKET that money even if someone else moves in within a week..which they will because they suck people by being reasonably priced and rent is ridiculous elsewhere. From reading previous move-out reports, I knew that getting a chunk taken out of my deposit for a cleaning fee was inevitable, so I did not kill myself cleaning the place to what is clearly impossible standards. But I did leave the place clean and would not have been embarrassed to have anyone walk through it with me. We were clean tenants and never had any complaints from the scheduled walk-throughs about the condition of the unit while living there. NOTHING that would end up with the bill I was charged on move out. Once that bill arrived I was told that I would not get my any of the deposit back AND that I owed close to 3,000 dollars for repairs. So basically it's my word against theirs. I was sure that a pack of wild raccoons broke into the unit and tore it apart from the charges that were racked up. So as any responsible adult would do, I questioned the charges. The robot that works that part of the company sent over 100+ comb through. The pictures revealed the most nit-picky things that you can think of. They legit took time out of their day to take a picture of a singular piece of dog food that was left in the corner of the garage-which then clearly warranted a garage cleaning fee. From normal wear and tear scuff marks on baseboards, marks on the door, a singular fingerprint on the mirror the list went on and on. They charged for anything to new carpet, new fixtures, painting, baseboards, blinds. None of which was anything other than normal wear and tear. I have been a renter a number of different times in my life and have always received the FULL deposit back along with a pat on the back for being a great renter... the standards this place holds are absolutely insane. When I asked why I was paying to replace the carpet in the unit, the reply was because I had a pet on the premises. I paid a flat fee of 50$ a month for that pet. And asked why that money was put towards that. Robot lady informed me that the fee is just for the ability to have a pet, that is it. They charge it because they can. Replacing the carpet wasn't even necessary other than the fact it was cheap carpet, to begin with, zero stains or tears Pretty sure they replaced it simply because they do after any tenant lives there and then make the poor unsuspecting fool foot the bill. Trying to talk through the charges on the phone with said robot at the desk proved pointless because all she could say was " I'm sorry you feel this way, but you signed the lease showing you understood the terms of the agreement." No heart, no soul. She did pretend to comfort me by saying they take off 15% for any imperfections when moving in.. and that they don't pocket ANY of the money coming in.... if that is the case they need to look into who they have hired to clean and repair the units because there is a clear overcharge happening somewhere. The bomb of a bill does come with a friendly notification that if it is not paid up within a week you will be sent to collections for a 40% legal fee. Giving you practically zero time to investigate or try and find another solution. This is just another somber example of how a big company can flex their muscles and screw the little guy. To start off with I haven't even lived here three months when I first moved in there was no electricity all of the outlets in our bathroom and the tubs did not work. It took them three weeks to fix that Utah law 10 days I've had issues almost daily because of electricity, I've had birds in my wall and I reported the birds in my wall probably about a month ago and it was just dealt with yesterday because I called the city and state and a lawyer and a home inspector. I recently had my fridge break and it was because the outlet was short-circuiting. We put that in there and that was ignored so they just gave us a new fridge. We had to request a temporary fridge because we were quite literally living out of a cooler, and we have a little girl with medical needs who needs her medicine, which by the way had to be thrown away along with $400 with her groceries, the temporary kept circuiting and they got us a new one yesterday and it's short circuit twice one of the times it did it actually caused a fire and I had to call the fire department. My landlord Melissa couldn't care less. Right before the fire happened. I called them trying to figure out what was going on with my house that I pay almost 2 grand a month for and I got yelled at by Melissa now half of our outlets don't work again and I'm being told that all of this is not management problem it's maintenance and I was told that by Melissa it got to the point so bad yesterday that I actually miscarried because how they were treating me my families out a grand because of their incompetence to do their job I have to sell something very important to me and my family to just make rent at this shit hole because of their incompetence, I wouldn't have to if I would've had to buy groceries again this month i've never ever experienced this in my life. It's like a bunch of highschoolers not the nice ones don't treat people like human beings they make you feel stupid because they think they know electricity but they turn around. Tell you that it's not their problem. This place is such a joke and it wouldn't be if management would just get off their asses and do their job. I was very nice and I was very professional with these people to start with up until they told me it was going to be three weeks till they could get someone out here to fix my outlets and my tubs they tried telling me today that if they have to send an electrician out that we will be billed if nothings wrong with the place mind you we've complained about the outlets since the day we moved in and they just keep fixing it outlet instead of just figuring out the actual problem let's slap a Band-Aid on it and call it a day if you wanna live somewhere the overcharges if you want to put up a fight every time with simple maintenance done hell if you just wanna feel Belittled and you want someone to make you feel dumb and if you wanna live somewhere, you're up all night because you're terrified your family is gonna die in a fire. This is the place to my worst enemy. Nobody deserves to live in this type of environment. also, another thing if you wanna get a hold of anyone you better have their personal number because if you call the number they have you won't get a hold of anyone. You'll have to request a call back to even get someone to call you back or press that you're looking to rent and then they'll answer. read more

*****BEWARE OF MAXPM LLC********* Absolutely horrible experience upon move out, they charge an insane amount of money in "cleaning/repair".Upon move out we requested the proper paint codes for touch up spots of normal wear and tear around the house from Gail Kastleman, after she had sent us the code we went and purchased the paint and touched up the walls. The paint didn't end up exactly matching so they charged us over $500 dollars in time and labor for the touch up jobs even though we have proof of the receipt that showed we had bought and used the exact paint that we were instructed to buy. I could go on and on about the other expenses that we were charged but specifically Gail Kastleman has been absolutely horrible to work with, very unprofessional, short and unreasonable. I wish I could go lower than 1 star. Anyone who is rating above 2 stars has got to be lying to you, or related to someone who works here. I have lived here for only two months, and I already regret every minute of it. I cannot get into contact with anyone from this company for the life of me. It is a good thing that nothing has been urgent, because if we had a leak we would have filled the Great Salt Lake back up by now. This is ridiculous. The good news is, lake Bonneville might be in our future again if Maxx PM really keeps expanding like they are. I really do not understand how on earth it could be so hard to contact a tenant.
