I had the best experience with Xila Property Management, I would have stayed in their building if we didn't need more space. Having had subpar experiences with several different management companies in San Diego, Xila was extremely refreshing. Roxanne was very responsive and the maintenance team is unmatched. If I made a service call early in the morning it was likely someone would swing by that day or at the very least the next afternoon. Everyone on the Xila team was personable and professional--always treated me like family. It is also worth mentioning most of the tenants I met had been with Xila for years and had no plans on leaving. I recommend Xila highly and miss having them as our property management! read more

Xila Property Management = slum lord. The only thing they do quickly is cash your rent check. They consistently ignore maintenance calls. For example, it took 6 months to repair a leaking shower, 2 years to repair the drywall after fixing the shower, 3 days to have a phone call returned with water spraying under the house, and 2 days with a pipe leaking under the bathroom sink (there is still a hole in the wall in the cabinet under the sink). When the blinds in our front room broke, Xila sent a company to measure the window and give an estimate. Then, they said it was too expensive and we were responsible for replacing them. There was a similar story with the chimney (that we were told was a hazard by the inspector). All this is by no means a complete list of the problems we experienced with Xila. Their move out to do list states not to spackle the holes in walls, then tried to charged us to spackle the walls. When we first moved in, the bathroom and kitchen were filthy. After living there for 8 years (paying rent on time and leaving it sparkling clean), we have to pay for the carpet to be cleaned. I do not know how they sleep at night. Shame on them. I rented an apartment from XILA for over 2 years. For the most part, it was a very pleasant experience! The maintenance people were great and helped with SO much when I first moved in. The first week I lived there, I pointed out some problems. They immediately replaced a couple faucets, fixed a couple lights, and painted some spots in the house. When I had to take a tenant off the lease, they were very accommodating and quick to help. They didn't question me if I could still pay the rent by myself, and little do they realize how much I appreciated that. I obviously afforded the rent just fine, but I was grateful for not being hassled by the abrupt changeup. They are ON TOP OF their rent. So if it is past 3 days, they will give you a notice. They are also strict about their rental property policies -- don't try to hide anything! I was ready to fight XILA to get my full deposit back. Because of my move-out meeting, I was sure they would try to get some money out of me due to damage to the carpet and scuffs on the walls. It was all wear and tear over the two years, but regardless, I thought they would try to take advantage of me. They gave me my full deposit back! My company Taylor & Pond Corp Comm leased our property at 2970 5th avenue for 14 years from Xila -- Don & Jan. Maybe our exceptional relationship with Xila was as one reviewer stated just pay your rent on time but we also started out in business not too far apart in years! We did pay our rent on time and more importantly there was a level of care put forth by Xila that is exceptional for any property management company. Yes we had issues over the 14 years .. water leaking, a/c etc... but they were all indicative of the years there and were quickly and professionally responded to. The day to day maintenance of our building was great and we really miss interacting with the Xila team. If it wasn't for the need for more space and a different configuration we would still be there. So in reviewing several of these it seems the theme is pay your rent on time and expect exceptional service from the Xila team You get what you give. Okay. I would add a star and say "I've experienced better" rather than "I don't think so ever again" if it hadn't been for Ernie, whom they (thankfully) got rid of at their office. They said they are going through "restructuring" in the company, which is reassuring. It's worth my time enough to give an honest review. I lived at a property for six months, on a month-to-month basis. The rent was cheap and for good reason. I didn't realise how crap the apartment itself was, having had not much frame of reference. There was some other girls' long hair in the shower drain, the fly screens on the windows all had holes or gaps in them to let in hoards of pests in, mainly fruit flies. I actually enjoyed catching the grasshopper though, must have snuck in through the front door somehow. When I moved in, I bleached every, and I mean every inch, of every surface in that place, except for the disgusting and useless and aesthetically silly crown molding which seemed to have at least a years' worth of dust on it. Not dust, but grime. I replaced the toilet seat, and a bunch of other things, out of my own pocket, because I was told by Ernie that it would never be covered by the owners. I don't want to go in to detail about which of the many properties they manage this was, but the noise was unbearable, ear plugs didn't suffice, and double-pained windows would have been so nice. Thank goodness for the heating, though it wasn't much, it helped during the cold months. Thanks to I don't-know-whom in the office, probably Brad, I did get my full deposit refund. I worked tirelessly on cleaning the place to get that done. I left it in better condition than I found it. When I moved in I was told that someone had professionally cleaned it, only to find a zip lock bag with old dog food and a load of maggots squiggling happily inside, which I immediately took to the dumpster, disgusted. Maybe the company can redeem itself, but communication with various staff members was cumbersome, trying, and difficult to say the least. Brad isn't an easy person to deal with, personality-wise and otherwise. The other two ladies in the office are great, especially Barbara, who I believe handles payments and accounting and such. Bravo for the ladies, who redeemed the company in my view. I wouldn't, however, rent from Xila again. I did love that they got a new online payment system so that I could pay from my bank directly via ACH online through their system. Maintenance request follow-ups were poor and untimely, and most of my requests went either unnoticed, ignored, or shunned, as I felt. That's all I have for now. I moved out several months ago and am so grateful of my decision. As one of their staff members said, I'm moving on to better things in my life. read more

I rented from Xila for nearly 2 years and loved their service! I paid my rent early or on time each month and they treated me like a top priority whenever I called. Their maintenance staff even came out at 11 pm the day after Thanksgiving to save a fridge full of food and a house full of guests when our home was without electricity due to a blown fuse in our box. read more

My company rented office space from Xila for roughly 10 years, and we had a terrific relationship. When we had any maintenance issues, they had them repaired as soon as possible. The owners, Don & Jan, were friendly, patient, and understanding--rare qualities in landlords! Don would stop by occasionally to check in and chat. When the economy took a downturn and my business began to struggle, they also proved themselves incredibly supportive. I was (and am) simply amazed at their level of compassion and generosity. To those that had bad experiences: I hold Xila in such high regard, I feel like you're talking about a totally different company. Well, that's my two cents. I get anxious going to see my therapist because I worry about being towed. There were never any parking issues until Xila took over management. I would not rent from Xila! This is the worst property management company. They only only care about making a profit with no regard for their tenants. Do not hire or rent from this company to manage your property. An entire building has been crippled by parking issues after the city removed street parking for a bike lane. Instead of assisting in coming up with a viable solution they have been cold and callous. They have been towing visitors, some of whom are seeking mental health services including veterans (even on Veteran's Day) WITHOUT ANY WARNING!! A serious issue for especially when some of these individuals rely heavily on their vehicles for more than just transportation and can't afford a towing fee. Found a condo through XILA in May of 2015, and everything seemed well. The property was not clean, the roof leaked when it rained, the upstairs floors sagged and depressed in certain areas when we moved in, but my girlfriend and I were so excited to move down to San Diego, it was quickly overlooked as possibly something that was common in older properties. A few months down the road there was a falling out between my girlfriend and I and our room mate. So, after getting the situation sorted out and personally paying all the fees and giving the room mate their share of the deposit out of our own pockets, we were able to remove them from the lease free and clear and move on with our lives. Not even a month later, even though both my girlfriend and I gave XILA documents proving that our income was high enough to qualify for the place, just the two of us, they call us and tell us that we have a month to vacate the premises, and that they were "uncomfortable" with the situation of us living here. Never late on a rent payment, never had any complaints from the neighbors, and now they are just kicking out two people, for no real reason at all, other than they may not like us personally. Now I, a veteran, and my girlfriend must both, while going to school, find a new place to live. Even though we did nothing wrong and always provided any information XILA asked for, while paying our rent on time every month. Now we, because they feel "uncomfortable," must look for a new place to live, fork out thousands of dollars to put a deposit down on another property, all while working and going to school. I thought we were going to get to spend time with our families over the holidays, but now we have to spend it trying to figure out where we are going to live. tl;dr Avoid this company like the plague, or you might end up moving out before you've settled into a new city if the employees at XILA don't like you. Stay away from this property management. From a first hand experience, I would never rent from them again. A lack of professionalism, poor understanding of a timely service & have a lack of understanding of their renters health & well being. I've rented from numerous property management companies & this is the 1st time I've ever had an issue with anyone. The owner of the apartments is a really cool guy & will do his best at all times to help. A recent incident to share with you all. Last Thursday night I put in a maintenance request for a pest control issue. On Friday morning it was acknowledge with an ETA of the following Wednesday as the soonest someone could be out (5 days). The pest that I need handled were mice in my apartment. When asking & demanding for an expedited service I was turned down & told to just set traps while I wait for the following Wednesday. I even turned down, when I made shopped around myself for pest control who were all able to be out the following day! Since then I've caught one mouse in the kitchen & one in my 3 year old son's bedroom. It's now Sunday & I still have 3 more days to go...how many more will I come across? How many more will potentially run across my sons room, bed or even pee or poop in his bed or where he plays? Another incident was when I reported roach & termite issues. There was a temporary fix on the roaches, but they started coming back. As for the termites...you guessed it, they are still around as I wait for the solution that was set in place 2 months ago & are only partially complete. To be clear, I've never rented a place that's been managed by Xila. This review is based solely on communication from them, or more accurately, the lack thereof. I found a place that I wanted to see in person on Zillow.com, so I called Xila's main line during their stated working hours, mind you. It went to voicemail, so I left a message and included all the necessary info that was needed to call me back, my name, number, the place I was interested in, where I'd seen it, etc. A day goes by. Nothing. Next I decided to contact them through the Zillow website. A few hours later I get a call- unfortunately it was in the middle of my work day, so I was unable to take it. At my next break I saw that they left a voicemail. The lady wanted to show the apartment in 40 minutes from the time that she called! 40 minutes! Like most people, I don't have the luxury of dropping what I'm doing in the middle of a working day. I called her back and of course it went to voicemail (still during working hours). I explained the reason for missing her call and I let her know that I'd be happy to set up another time to see the apartment with a little bit more notice. It's been 2 WEEKS and I still haven't been called back. My guess is that I was only fortunate enough to get a call once because I requested to be contacted through the Zillow website. I recently got a follow up email from Zillow asking how timely Xila got back to me. At least to SOME extent they are making an effort. I really don't know how they are in business. If this is how Xila treats those that are interested in renting a property that's managed by them, I'd hate to think how they treat those that already are renting from them! We have been using them for over a year to maintain our condo in Golden Hill and are very pleased. I have to say, even as a skeptic I'm very surprised at all the bad reviews for Xila. And maybe things were different from 8+ years ago, but after learning a horrible lesson to never rent directly from owners since they don't usually understand or abide by California's rental agreements (4 court appointments, 1 year later, and countless amounts of stress I got my money back from serious slum lords...) Xila was a breath of fresh air. Brad worked with me when I found my perfect place on their website before it was available, answering all my calls, setting up meetings for me to come in and even showing me the place. Move in was quick and easy, I had next day service for two small maintenance requests in a year, and a serious pro is auto-payment that other rental services don't have. I would have stayed in my little place of heaven but had to move to Hawaii, and my move out was just as personal and supportive. Barbara set up a pre-walk through to give me all tips to receive my whole deposit back, which definitely helped with the final walk through. They offered extra time to help me which is uncanny really. For the hundreds of rentals they do in a year, of course some bad seeds can pop up. As cheesy as it sounds, go with professionals, go with Xila. read more

I all my years of renting I have never had a more professional renting company. They're run exactly how you would want a renting company to run - personable, fair, and efficient. They were always there when I needed them, and when I really needed them, they went well beyond what was required. Excellent communication, too! Should anything break, they are right on it. Good property management company. They fixed maintenance requests pretty quickly and were nice and easy to deal with. When I moved out, I got my entire deposit back minus a ~50 dollar I think fee for cleaning (which was fair enough in my opinion since I cleaned the apartment but not like a professional level deep cleaning) and the cost for replacement mini blinds in one window which I had damaged/removed (and they charged only for the replacement parts not labor). The only complaint I have is that their online maintenance request system wasn't good. It either gave an error or the request would seem to go through but then I would never hear back so I would have to call anyway. If it's within your control, avoid this management company at all costs. Whether you're a renter or an owner looking for someone to manage your property...look elsewhere. As another reviewer accurately wrote, Brad is indeed an asshole. I'm going to refrain from putting in writing what I really think about him. Don't expect to have your issues or questions resolved swiftly. They generally take 3-4 weeks to respond to "emergencies". Although you're lucky if you get a response at all so maybe I shouldn't complain too much. For example, we found mice in our house and contacted Brad immediately. He said he'd send the maintenance person out asap. Five weeks later, still no resolution and mice are still enjoying our food pantry (and yes, we did follow up regularly but they continued to have excuse after excuse as to why they hadn't responded). I spent $130 to hire a cleaning service when we moved out, to ensure that we'd be getting our full security deposit back. During the exit inspection I mentioned this to the maintenance person (though why the maintenance guy was doing the exit walk-thru and not Brad is beyond me). We were told that everything looked perfect and we can expect our full deposit in a couple weeks. So why is it when we get the check, $90 is missing and the reason was "Cleaning"? They are very nice but very sneaky with charges and how they do business. We were very happy with them at first but after a couple of issues came up we saw their true colors. We moved out at the end of our lease, and will never move in to a property they manage again. I've had it with these people. They promised they'd have a gardener here once a month, and someone to clean up the laundry room, but that hasn't happened. They wanted me to sign new paperwork, and lied about the contents. My lease is up to date (I only signed it four months ago!), but they wanted me to sign all new paperwork. They tried to monkey with my deposit. I have a separate pet deposit, and they wanted to merge it with the rest of my deposit, and lied and told me the paperwork hadn't changed. I declined to sign and even told them I was thinking of moving when my lease was up, so they sent me a letter telling me they wouldn't renew my lease. No negotiation, not even a phone call. I lived at 3939 7th Avenue for a year, and I must say the building should be condemned. Unless you don't mind huge cockroaches that fly around your apartment, driving around for a half hour every day looking for parking, living in a sauna during summer and a freezer during winter, not being able to run the microwave without blowing a fuse, walls and floors that are like paper, and common areas that smell like urine, then YOU DO NOT WANT TO LIVE HERE! I made two complaints to Xila after seeing many cockroaches, crickets, spiders, termites (and hundreds of eggs), and even a centipede and all they did was put foggers in my unit. Xila never solved the problem. The only reason I did not make more complaints is because of Xila's failure to adequately address the problem the first two times. There is no parking, so most of the time you will drive around and drive around and drive around until you can finally find parking and usually you will have to pay a meter. The building absorbs moisture in such a way that in stays damp inside, making it as hot and humid as a sauna during summer (and there is no AC), and then its like a freezer during winter. It also makes it muggy and gross inside. My asthma significantly worsened while I lived here and I strongly suspect it was related to the dampness. The electrical system is so bad that you have to turn off all the lights when you run the microwave, otherwise you will blow a fuse. They also kept $45 of my security deposit for carpet cleaning despite Barbara telling me there was nothing wrong with the carpet. BEWARE OF XILA. In my year of dealing with them, I have found that they are incompetent, rude, and ignore problems. I recommend not renting from Xila, and I strongly urge you not to rent at 3939 7th Avenue. read more

I currently live in a studio apartment managed by Xila. After reading some negative reviews regarding management I figured I would leave a positive review, since my experience with management has been fine. I took over someones lease about 2.5 years ago on a small studio, the studio its self could use updating BUT for my rent price and the location it is very fair. Now, I have actually had to complain to management (Brad) about another tenants excessive,middle of the night,continuous noises/music. Brad handled my complaints very professionally and promptly, the tenant got a 3 day notice to cure, and I was instructed on what exactly to do if the noise continued for further action. I have had one maintenance request, I filled out the online request, after not hearing back for a day I emailed Brad about it, the next day maintenance fixed the issue. Other than one tenant in the building having been a nuisance, it is good overall, and I have been satisfied with how brad has handled issues. I still live here so I cannot comment on deposit refunds/move out procedures. read more
