    abatements and remediations told unit is habitable for a 4th time since failed remediation, conditions I cannot live in due to disibility

    Robin, each statement in your response is contradicted by documentation. Let me address them directly. "3 city inspectors came out and none were able to substantiate your claims." The City of San Diego drafted a Civil Penalty Notice CE-0538220 citing three code violations -- an official enforcement action, not a finding of compliance. Additionally, a smoke detector was not installed in my unit until June 1, 2026, more than seven months after I first reported its absence in writing in October 2025. I have also filed complaints that are active with 12+ state and federal agencies including HUD, the EPA, the California Attorney General, the CFPB, APCD, and the California Civil Rights Department. "We are sorry you chose to not live in the unit." I did not choose. On November 5, 2025, a sewage flood caused by the building's unaddressed plumbing infrastructure failure displaced me from the unit. The flood involved Category 3 black water, classified as a biohazard, along with mold, asbestos, and possible lead contamination. I have been refused relocation assistance despite medical statements advising me not to return until the unit was properly remediated. Displacement caused by uninhabitable conditions is not a choice. "We addressed the concerns" and "done all we can." The remediation performed was incomplete and improper. The shared plumbing wall between the bathroom and kitchen was partially addressed on the bathroom side -- the kitchen side was left untouched behind the cabinet. Mold regrew as a result. The March 2026 abatement was performed without proper containment, directly causing total loss of my personal property. The contractors used were unlicensed. "You were still obligated to pay rent." California Civil Code §1942.4 prohibits a landlord from collecting rent when a Civil Penalty Notice has been issued and violations remain unresolved. Beyond that, your own rent ledger shows $0 owed. In fact, I am owed approximately $1,542 in unpaid rent credits, plus reimbursement for utilities I continue paying on an uninhabitable unit. "We were even willing to release you from the lease." I have been a continuous tenant since September 2021 -- over four years. The lease you reference was a 100+ page document imposed on me October 30th, seven days before the sewage flood, replacing a two-page agreement, yet somehow my tenancy start date is listed as October 1, 2025. Despite documented continuous occupancy since September 2021. Offering to release a long-term tenant mid-displacement from a lease of questionable validity is not goodwill. "There is no city inspector or dept that can find a reason your unit is not safe to reside in." Civil Penalty Notice CE-0538220 and 12+ open agency complaints say otherwise. So does my physician's written statement. So do the environmental findings from the inspection of the unit. On the window -- and the characterization of our relationship. You fulfilled a basic maintenance obligation. Invoking that on a public platform while a tenant has been displaced for seven-plus months, had all of their personal property destroyed, and incurred significant medical harm does not reflect well. I have full documentation of every item above and have provided it to the relevant agencies and legal counsel. What I have zero documentation of is any clearance certificate, proof of licensed vendors, scope of work, or post-remediation clearance from any period. -- Courtney Heuter

And this week while moving out I found bed bugs crawling out of electrical socket. It took managment company THREE days to get back to me and you know what they said."Oh well" we're not reimbursing your for all of the items thrown away or the treatment! Not one follow up question about the situation. Not one! Run from any listing from Urban Coast Properties. They weill sweet talk you in to signing a lease and then leave you hanging! Bed bugs! They have no intention at all for even telling other residents at my location. RUN!

This was truly such an awful experience I have had renting from a property management company. Having to deal with the disgusting and absolutely vile people that pride themselves as realtors that "do the right thing." What a sick joke. Notice how every high review is from someone WITH a property, and every ACTUAL review with a low score is from someone actually renting from these dirty scammers. I remember I used to see every single negative review get a snarky, passive aggressive response from the goblin-looking founder Danyel Brooks. I never had the displeasure of speaking to this epitome of a spray-tan Karen, but based on the conduct of the rest of her employees and her unwavering attempts to push all issues and liability off of her, I'm glad I never had to. It seems now that these snarky responses have turned into non-apologies copy pasted directly from ChatGPT directing issues to their email, which they will certainly never bother looking into. Ever. I recall once putting in a work order to simply fix the water pressure of the sink in our bathroom. There was a missing part that was not there upon move-in. A quick and easy fix that all but required a $3 aerator from a parts store. The plumber that came to fulfill the order ASSURED us this would not be at our own expense. Instead, we found an extra $129 bill tacked onto our rent at month's end. I made sure to ask that EXACT question of any expenses incurred going through the management company beforehand, because I knew the aerator was missing BEFORE we ever moved in. A few months later, they made us wait 3 WEEKS to come to fix a leaky kitchen sink. In the same visit, they then proceeded to DEMOLISH our ENTIRE kitchen flooring. They left that floor untouched for the ENTIRE WINTER. We had to walk around on the sticky underfloor for TWO ENTIRE MONTHS!! They also forced us to leave a bunch of loud construction fans running 24/7, and threatened to stop coming if they were turned off. When we called asking WHY this was done and for a speedy resolution, we were met with EXTREMELY rude and unprofessional behavior from a nasty person named Sandra Johnson. They offered us a couple months rent refund as restitution, but conveniently "forgot" to apply it until we had to specifically DEMAND it back. Towards the end of the lease, I had a question to ask the senior manager Ana Alarcon-Morris the difference between ending the lease and continuing the lease after removing and adding new tenants. We had wanted to avoid paying an extra $700 as it made no sense that we put in all the work in finding new replacements only to also have to pay an extra fee just to remove and add tenants. Not only did I not EVER get this actual question answered after an ungodly amount of attempts at making contact - the single response I got from Ana ignored that. Instead, she retroactively added even MORE expenses to our monthly rent citing a "system glitch" that failed to update. Never did it cross my mind this person would take my question of reducing our fees and turn right around to force ANOTHER thousand dollars out of our pocket. The amount that was stated on the portal was still at $3100. Overnight, it jumped to upwards of $4100. The fact that Beyond's "automated system" failed to apply a new change in terms should NOT have been our problem. It's quite simply INFURIATING, even 3 YEARS LATER the ABSOLUTE AUDACITY of those dirty money-grubbing scammers and how Beyond both ignored our issues and found every single way to scam us out of our rent money any way they could. Because of this and many other renters' terrible experiences with Beyond Property Management, I make sure to avoid any other rental management companies when looking for housing. After every attempt to contest these attempts to swindle and fleece us out of our rent money, we had no choice but to pay these slumlords. NEVER AGAIN. You have been warned.

When under contract, she was in constant communication, always advocating for us. She is great at communicating, meeting the needs of tenants, and proactively resolves any issues. Over those 15 years, I have also owned and rented homes in LA and in the desert, and worked with different property managers in those areas. Lara set a high bar, and I have not found another company that is comparable. I have a few horror stories from renting those other properties, which only makes me more grateful for the outstanding experience I've had over the years with Lara. She deserves 10 stars and I would recommend her to anyone needing a property manager in San Diego. I am moving back this year and am so grateful for how she cared for my condo while I was away. I can confidently say Lara is the BEST and my condo is in better condition today than the day I gave her the keys.

I've never even met her until she walked into our office today) and being rude to other staff in the office, after she was advised that the key is after has not been delivered to our office yet. The keys she wants are Medeco keys and any property manager would know that those are specially coded and must be ordered directly from the locksmith with the code. She has been advised numerous times by our phone staff of this, yet still chose to come in and try to INTIMIDATE our staff with aggression and lies. We do not tolerate that kind of behavior toward any staff in our office, she is not welcome back into our office and will be escorted out if she returns.

I was so impressed with Craig and Jesse from the start. The initial call was SO organized, thorough, and personal. Not only did they give us a incredibly detailed step-by-step guide of the buyer's process, but also spent the time to learn more about us as people and what we were looking for in a home. I was surprised my how much time and energy was invested before even signing any contracts with them. After meeting with a few different teams, we chose the GreenHouse Group and 100% stand by our decision! Communication was consistently strong and we were always in contact with someone/the entire team along the way. We worked with Lori & Alexa who also helped us navigate documents and important deadlines. The GreenHouse Group has a well-designed platform to track the home buying process--making it easy to see deadlines and to-dos. We worked with Craig for our Kick-Off Tour. The GHG evaluation system for homes captured everything important to consider when purchasing a home and we learned so much about what to look for when checking out a home. Craig was straight-up, incredibly knowledgable, and clearly looking out for our best interest. He took us to see quite a number of homes that day and even had snacks and waters to keep us going! Unexpectedly, and uncommonly, we found a home from that weekend's trip we wanted to put an offer on. Craig jumped right in and guided us through the 'make-an-offer' process. He worked incredibly hard to negotiate on our behalf and was able to coordinate inspections and video walk-throughs for us when we couldn't be physically present. We were always promptly and transparently well-informed and advised. We never felt pressured or persuaded to make any decisions. Craig and the GHG team presented the facts and gave recommendations based on 20+ years of company experience--always looking out for our best interest. They were 'real' and weren't out to "sell us" on anything. Even during the rent-back process, the team coordinated with the other realtor to work with the sellers on transitions and key dates. It was super fun when Jesse and Lori were already at the house when we arrived to pick up our keys--what a thoughtful surprise! To top it off, they came with a whole container of new home goodies and essentials for us to use while we settled in (and even had some for our dog!) The care box was super useful, especially when we didn't have any of our kitchen items yet! Even after the sale and getting our keys, the GHG team is still there to answer your questions and help you out--including a list of recommended contractors and other services you might need when moving into a new home. I'm sure I am forgetting something here, but needless to say, we 10/10 recommend the GreenHouse Group to anyone looking to buy (or sell!) a home.
