Hired Jake Wilson from Select Inspections to inspect a house that we made an offer on…read more He was able to inspect the house we were looking at purchasing the day after we called him. He was willing to move his schedule around to work with ours and was the only inspector of many we called that was willing to do so. He showed up on time for the inspection. Jake did a very thorough inspection of the house, inspecting things that we would not even have thought of. He looked at noticed things such as the Windows moving outwards when pushed, the island in the kitchen not being secured to the floor, the dishwasher making a funny noise, and even that the blinds on the kitchen window didn't close due to the tile backsplash! He was very pleasant to work with. He told stories of some of his inspection experiences and explained everything to us thoroughly that he was finding. The same day (just a few hours after the inspection) Jake sent a report of the inspection. This was extremely thorough and included pictures, descriptions, and even arrows pointing to the problem areas. Not only this, but he included what things would need to be looked at and by whom (someone with more experience in that area) and how to fix the problems that he noticed. He missed that there was no flashing between the roof shingles and the gutters. Water had wicked back into the roof deck rotting it. He misrepresented the age of the furnace said 25 years old when it was 40 years old. Said the insulation hanging in the furnace was no big deal, however the HVAC cleaners said the furnace was blowing insulation through the house. He hid the evidence of a water leak under the kitchen sink. Said nothing of the trusses gussets plates peeling off the trusses. He missed so much. I think he was too busy buddying up the real estate agent. His report was very thin when compared to other home inspectors' reports. Not a professional. I felt taken advantage of.

As before, he was very thorough, great at giving the breakdown of all the inspected details as well as providing a summary at the end. I received the detailed inspection by email in the evening and it had all the useful detail I recalled from when he inspected a previous home back in 2015. I have a big-picture idea on what needs to be addressed right away, and what projects/services I need to consider for the long-run so that I can maintain this (potential) new home well. That's a great peace of mind to have, especially these days! If I were ever to go through a home buying process again, I would hire Lee again without a doubt. I noticed some of the lower-rated comments because I was genuinely curious why Lee didn't have 5 stars. To follow up on one of the posts, I never received spam from being placed on a mailing list. Since the inspection, I've discovered some pretty obvious defects, which a "professional " would have noticed. That's probably why he didn't meet me at the appointed time and went early so I wouldn't be a witness to his incompetence. He obviously is just going through the motions and doesn't take any pride in his work. Hire at your own risk.
