~ Recomiendo Zòcalo, hablan español! ~…read more As a highly organized and intentional person, I managed a spreadsheet of 29 apartments and used 3 different apartment finders because I wanted to find the closest to perfect home for the next 8 months. After reviewing all of the webpages, speaking with dozens of representatives, and touring a couple of complexes, I felt confident about moving into Zòcalo for two main reasons: 1. For the price of $1126, an 8th month lease for a 2 bedroom, 876 square feet, newly renovated - never lived in, top floor apartment, was unbeatable and the main selling point for me. I was also drawn to the fact that 1A. everything from the bathtub to the laundry machines in the unit were new, 1B. the community is well cared for and still up and coming, and 1C. the amenities of the filtered water station, lounge workspace, weights room and the additional yoga/dance studio make the complex a wholistic space. 2. Desiré - the Assistant General Manager, was one of the most helpful and patient leasing representatives I engaged with. After asking over 50 questions, reading the lease word by word, and maintaining a high need for communication, Desiré consistently responded and additionally went above and beyond to address matters I didn't directly bring up, but she knew I'd care about. The cherry on top was when she respected my partner's pronouns and didn't assume their gender - which is rare here in Texas, but important and affirming as queer people. Pro tips: 1. Check-in and write a review on Yelp if you'd like to take advantage of the $30 application credit. 2. If you're an educator, veteran, first responder, or medical practitioner, ask if you're eligible for a waived deposit! 3. Ask about the available units and if you have a particular preference of placement, ask if you can view a specific one. Because of COVID they're tryna limit the number of folks in the space. 4. If you aren't using an apartment locator, check out @fancyapartments_htx on instagram - as they offer a move in credit for including them in your search and referral process. All in all, I am beyond excited to be moving in in a couple of days and am grateful for having found such a gem. I lived at Zocalo for almost 3 years, and this is my honest review of both pros and cons…read more Pros: - It's a diamond in the rough. (And it is pretty rough.) The neighborhood itself is awful. But for Spring Branch, it's probably one of the better complexes you're going to get. Best bet: Just don't move to SB lol. It's kind of a s*** hole. - Maintenance is okay and selectively responsive. Many problems that came up with maintenance, I believe, stem from lazy office management and their refusal to communicate. The property is maintained well. - Pet friendly, and other pet owners are courteous and cool. The people compensate for the nasty management. - No major issues with pests, as long as you stay on top of having pest control every couple of months. (Note: They only spot treat) - A pro and a con: They leave you alone for the most part and are not intrusive. But when you actually need something, they still ignore you. Cons: - Management: The biggest reason I can't give this place 4 stars. It started off much better here when I moved in. Only one manager has stayed (Ericka), but she doesn't respond and does not care about getting to know you. Neighbors have expressed the same sentiment. Just overall nasty staff to deal with who seem oblivious to how awful they are. They recycle staff almost daily, which is a sign of a complex going downhill. The best managers have not lasted more than a few weeks, and it's such frequent changes that they have no clue what's going on, and make it clear they don't care to. Calling the front office, you will be greeted rudely and talked down to like you're stupid, and don't expect an email response despite the importance of putting things in writing. You'll be ignored. - Safety: While it's safe-ish, management seems to work hard to make it as unsafe as possible. My car was stolen out of the lot. Cars and trucks always have windows smashed, trucks up on cinder blocks, gunshots aren't uncommon, and there is always a non-working gate that they ignore for months. 9/10 chance your car will get jacked, smashed, or something similar, and management will begrudgingly (if at all) send out a text that it's YOU who should be more diligent. God forbid they do anything about it. - Plumbing: There is a serious plumbing issue with this place. My apartment flooded with what smelled and looked like sewer water at least a dozen times. They ignored it the vast majority of the time and told me to have my insurance deal with it. That is their answer to everything, so they don't have to do anything. I've spent hundreds of my own money on repairs and lost so many belongings as a result of the flooding that happened weekly for a while; it's unreal. When I moved out, it was evident that I had been living with black mold hiding in places all over the place. The building is literally sinking into itself, and the floors are all warped by plumbing issues. My upstairs neighbor had a literal cardboard box placed on his ceiling to stop a leak that had been coming into my apartment as well. Unsurprisingly, the leasing office ignored his emails, calls, etc., and as I heard, he still had that cardboard box covering a hole in the ceiling. -Move out: Since nobody knows what's going on there, the leasing office came pounding on my door days before my move-out, and when I called the office after waking up, one of the fly-by-night leasing agent ladies was as rude as ever, acting like it's my fault she didn't know when my move-out was. And then they charged me extra for the days that they miscalculated. Sorry, but how's that my fault? Not my problem that they f*ed up. - especially after a year of neglecting a mold-infested apartment, refusing to replace a fob after my car got stolen off their un-gated, unsecured lot, and not replacing it for 4.5 months, but still charging me monthly for it and -surprise- ignoring all emails and phone calls about it. Unfortunately, this place had a lot of potential a few years ago. But they stopped caring, and so the place just went downhill. Wish I could recommend but honestly glad to be gone.

One thing that always stood out to me was the consistency of the management team. Even as staff changed over the years, the level of service never dropped. I especially want to recognize Gina, Kandice, and Zee--they each brought such positive, welcoming energy that made everyday interactions feel personal, not transactional. No matter the issue, they were always approachable, professional, and genuinely kind. The community itself always felt clean, well-maintained, and had a polished, upscale feel. The rooftop was one of my favorite spots, the kind of place where you can unwind after a long day or just take in the atmosphere and reset. Another major plus is the location. You're right in the middle of everything--shopping, great restaurants, nightlife, and entertainment are all just minutes away. It made life incredibly convenient and enjoyable. That said, because it's such a sought after and lively area, weekends can be a bit more active. A small trade off for being in such a prime location in my opinion but something to keep in mind. All in all, looking back, this wasn't just an apartment for me it truly felt like home. If you're considering moving here, know that it's more than just a place to live; you're choosing a community that truly delivers on comfort, service, and location. I lived here for about 15 months and enjoyed my experience here…read more The entire complex was very pretty and felt like a small oasis in the middle of a bustling city. During the warmer months (aka- 99.99% of the year), there are birds chirping/flying, ducks swimming, and lots of cats running around. I didn't really understand where the cats came from, but I didn't have a problem with them. The landladies Audria and Diane were very on top of their game. Whenever I had an issue, they made sure to fix it in a timely manner. I had a roach problem that persisted for weeks, and they both kept trying different solutions until the issue was resolved. (If you're curious, ultimately, Audria gave me a bottle of boric acid, which worked like a charm to ger rid of the roaches.) The complex hosted events throughout the year to all the residents of the complex. For example, there was free breakfast handed out some mornings, and I also attended a Thanksgiving dinner hosted by Audria and Diane in the leasing office. The price of my apartment was also very reasonable. With rent, water, and sewer combined, I ended up paying about $650/month (back in 2012). My apartment was also decently sized with a balcony (about 600 square feet). In terms of location, the apartment is close to Chinatown, not too far from the galleria area, and maybe "borderline far" from downtown Houston. People have different preferences on where they need to travel, so I won't use location to alter my star rating. I never had a problem with parking here, but that's because I lived in the back of the complex, which was full of available spots (and also officially where visitors park). I observed that the parking spots were always filled to capacity at night in the front of the complex, so I bet some overflow to the back was necessary. This may have been a little annoying to some residents, but to be fair, the walk from the back to the front was so short that it probably isn't too big of an issue (maybe a 200 feet walk at most). There are 3 reasons though, why I'm rating this complex as 4-star instead of 5-star: 1. The gate is connected to your cell phone, and guests can call your phone to open the gate. To this day, I still sometimes receive calls to open the gate since my phone is still in the computer system. 2. The landladies are really on their game, which sometimes could be an annoyance. One time Audria called me at 8am on a weekend morning because I threw away a cardboard box in the trash can next to the mailboxes. She woke me up to tell me to throw away those larger items in the dumpster instead. 3. After I moved out, I did not receive my itemized list of security deposit deductions within the legal Texas requirement of 30 days. When I did receive a letter, it said that I actually still owed the complex about $25 due to some weird timing of rent payments. This was a legitimate reason, but due to the delay in receiving the letter, I legally didn't have to pay it. (In fact, Texas law allows tenants to sue for 3 times the original security deposit if the letter is not written in 30 days). Because the landladies treated me so well during my stay at Crystal Falls, I didn't bother arguing about the $25 and just paid it. But if I hated their guts, there was probably a decent chance of a lawsuit. Overall if the location is suited to your needs, I recommend renting from Crystal Falls. The management here is superb and will really make you feel like your voice is heard!
