This is a horrific company. I was going to apply to one of their houses in San Antonio and I would have easily qualified. After going through the application process and reading these reviews - hahahaha. The previous reviewers are spot on - there are several excessive charges covering every imaginable situation. They also have an "F" from the Better Business Bureau. First off, this is an illegal lease and application process. They demand that you submit service animals through the pet approval process, demanding pictures, etc. This violates the ADA. You are not legally required to disclose service or emotional support animals upfront, and can demand accommodation post-lease signing. Further, their lease terms include a clause that forbids ANY review about them on ANY review site or the internet and laughingly threatens you with $250 per day until you take it down. Listen, MHN - you have clowns running this circus, because that violates Federal Consumer Review Fairness Act and Texas Anti-Slapp laws. PLEASE PLEASE I dare these morons to take someone to court and see what happens to this ridiculous "company". They would be on the hook for all attorney fees and be subject to federal and state investigations for both the service animal requirement and for an illegal lease. For the illegal lease, I have already reported them to the FHA and Texas Attorney General's Civil Division. Tomorrow, I will contact the Texas Workforce Commission's Civil Rights Division for the service animal violations. Stay away from this unprofessional company. read more

Do not use this company!! Terrible customer service, no accountability and only after your money. MAKE SURE YOU GET EVERYTHING THEY SAY TO YOU IN WRITING OR RECORD IT!! We were just blindsided with a bill we were told by a customer service representative that WE DID NOT OWE! Good luck getting a hold of anyone, they will avoid your phone calls if you have an issue they don't want to deal with! And when you finally do get someone and ask to speak to escalate your issue they tell you that there is no one higher to speak with! From the very beginning, MHN tried to make me store a washer/drier that wasn't mine even though they claimed they had no problem removing before signing paperwork, but then changed their mind. I threatened to walk away from the lease if they didn't removed the units, which they finally agreed. Should have walked at that point.   About 7 months in our lease, we get a dog and I filled out the MHN online application process. I submitted it and never heard anything more about it. Months later MHN emails me that I am either going to be paying a hefty fine or I will be getting rid of my dog since I haven't notified them properly. Once again, I call up and speak with someone about their online application process where I clearly did it LONG ago and they said "oh, I see. Yea I guess we don't check this at all." They then waive the hefty fee and only had me pay the pet deposit amount and add on a pet fee for each month following.   After living in the rental for 3 years, we bought a home and went through the move out process. We got our final bill where they cleaned the house and got it ready for its next tenants and the amount is much higher than I was anticipating so I call to dispute it. The person on the phone tells me that I don't need to worry about the fee amount right now because they will be filing a claim under my name with the deposit insurance company I have been paying towards for the past 3 years and that that was the whole point of that recurring charge. Come the following January, I receive a notice in the mail that I am now going into collections with the deposit insurance company for non-payment of almost $2k. I then send off my verification of debt letter so they can stop the collections process for the time being while I sort this whole thing out. Then early February, I contact the representative who told me that I didn't need to worry about the 2K and find out he no longer works for MHN but reassured me it was their policy that I shouldn't have to pay it and that I should reach out to MHN.   So, ONCE AGAIN, I call MHN to speak with someone about this issue and the representative then informs me the employee who originally instructed me not to pay was actually fired for this type of false information. They also tell me that they cannot help me further and I'd have wait for a call back from the person who handles these claims.....no one called me. I call on Monday, 6 TIMES!! still get no answer. I leave a voicemail then submit a "Contact Us" message from their own website telling them to call me. Instead they sent an email. It was obvious they were ignoring my calls. I respond back that someone needs to reach out and only then did someone call me back. I was told this was all my responsibility and completely ignored and refused to acknowledge their own employee's mistake putting us into collections and negatively affecting my PERFECT CREDIT! The manager's response to this is "if you didn't get any of it in writing we can't help you." They also stated that this person who gave me the bad information was never actually fired, he left on his own. How convenient is that?   No accountability and refusal to do the right moral thing purely because I do not have what was claimed in writing. No care for their clients! Pure greed and mismanagement!! I made an appointment to view a rental listing by MHN, no one showed up to show the property. I called a left multiple messages which were ignored. Someone finally got back with me five days later with some excuse that the original person who was to show the property no longer worked there. Thank goodness I read the reviews which are horrible! I will find a reputable company to deal with, certainly not this one! read more

I'm forced to revise what was previously a 5-star review based on how MHN treated us at the end of our tenancy. We rented at 1311 Swan Court for over three years. Throughout that time, MHN conducted multiple property inspections and even complimented us several times on how well we maintained the home, including sending gift cards as a thank-you. We prepaid for move-out cleaning because they indicated that was their preferred approach, but in hindsight, I should have handled cleaning services myself rather than relying on their process. Beginning in mid-2024, we reported what appeared to be mold or organic growth on multiple occasions. Those reports were ignored or dismissed as condensation, even though my pregnant wife, our small children, and I began experiencing repeated respiratory issues that required medical care. All of us are now off our prescription medication after just a few weeks in our new house. Coincidence? I think not. The underlying cause was never properly investigated or repaired. MHN later painted over the suspected mold spots rather than addressing the root issue. At move-out, MHN then charged us for repairs related to these same ignored issues, along with excessive cleaning and repainting, despite their own documentation praising the home's condition. They pushed these charges to their bond company without making any attempt to resolve them directly, disregarding the evidence we had already provided about the mold, the move-in damage reports, and our consistent maintenance requests. After years of being cooperative, responsible tenants, this was a deeply disappointing outcome. I'm sharing this so that future tenants know to document everything carefully, especially health-related concerns, because MHN's move-out process can leave you responsible for repairs stemming from their own deferred maintenance. MHN Properties initially started out as heaven sent! .. we were in constant communication with Courtney Rosen. She answered any and all questions, was quick to reply and was extremely helpful during the process of entrusting this company with our property. Not sure the reasoning, but this year Angelea Salazar became the new person of contact. Communication is now very poor and inconsistent, messages often go unanswered, and issues get pushed to the back burner. Since the management switch, things have only gone downhill. Promised work hasn't been followed through on. Overall quality and attention to detail have become sloppy. Our tenants had similar feedback. They complained of communication issues, unexplained balances and the constant need to reach out and follow up because emails/phone calls were ignored. Fortunately, we were able to assist our tenants with any issues that were ignored by MHN since we didnt want MHNs shortcomings to impact our tenants experience. Since there is no way to guarantee knowing our next tenant, my family and i have decided to entrust our home with a different company. I highly recommend if you are considering this company, to reconsider. It is not worth it. We wanted a property management company for peace of mind and only ended up with a headache. I would like to add that towards the end of our time with MHN we did speak to someone named Cody. He was very nice and tried hard to assist. Unfortunately, we were already beyond frustrated with the lack of communication/excuses from Ms. Salazar and it felt as if he was just thrown into responsibility of our home. I understand things happen, i understand being oversaturated with work, but when timely updates, proper maintenance and professionalism are no longer a priority a serious problem is occurring. The staff are quick to respond to tenant issues and quick to answer my questions and provide follow up if I need more explanation. Invoices and Photos are included with monthly statements. I recently found a lease house through mhn and had a lot of trouble using the site they use for the self viewing service. Eventually we were finally able to view the home. After viewing we began the application process. In the middle of the application mhn request you pay the 75 dollar charge for the application fee. Afterwards I learned they needed a few more forms in order for me to complete my application. While retrieving these forms the home was leased by someone else before my application was submitted for review. I have attempted to contact this company through phone and email and the company continues to dodge me to return the 75 fee that was charged to my account even though the application was never finished or submitted. This company seems really shady and I would not recommend them to anyone. I was finally contacted by tye and he stated he would not be returning my money even though the application was never submitted. After researching I also found they have a D- rating with BBB. read more

the most dishonest horrible experience I have had renting. they will charge you for everything, even normal wear and tear. If you don't pay they will add hundreds of dollars of fines and threaten to evict you. An old mini blind string broke. It was 20 years old. They replaced with a fancy wooden blind and charged me $100. When I explained it was normal wear and tear and a very old blind they added $265 more dollars and threatened to evict me. At move out it will cost you $600 for cleaning, $150 move out inspection and they will find other fictitious repairs that weren't your fault and add hundreds more onto your bill. You will end up in court with this company or pay thousands in fees and repairs. Run! Run! read more

If I could give less than one star, I would. Absolutely stay away from MHN Properties unless you want to be scammed out of your money. To begin, they make you get Rhino "insurance" as opposed to a security deposit. It's not insurance. It is just a company that ensures the property gets paid if something happens to the properties (like cosmetic damages upon move out), and then that company makes you reimburse them. Waste of time. Second, the amount of communication or lack thereof is astounding. Our walk through individual came in very unprofessional, seemingly inebriated, and told us that we could make any changes to the property because the owner enjoyed seeing the individual spin of different renters. Upon move out, we were charged almost $1,000 because of some of those changes we made, and points out on our 98 page lease that were so minor, you would think they would have been covered upon initial move in. We were accused of having a pet, despite NOT having pets and never owning pets based on speculation and assumption. Pictures that "prove" there was pet feces in the backyard of a neighborhood with strays, without a time/date stamp, nor a verification that the yard pictured was actually the yard in question. I cannot tell you how much feces we picked up not knowing how it got there. Finally, the inability of a rental company to communicate blows my mind. I understand that everything right now and when we initially moved in was crazy because of the pandemic, but we didn't even have a video chat to discuss the lease, or even a phone call. Upon trying to find a sublet due to my job moving me, they took an extra month to list the property for $250 MORE PER MONTH than what we paid. We paid $1600 per month and the property was relisted at $1850; they wouldn't let me try to get my own subletters and ensured they were doing everything they could to help us find someone to take over the lease. All that being said, that didn't happen. We moved into a sub-par property, tried to fix it the best that we could, and then got charged for trying to make the property better. Absolute scammers. I wish I could give them ZERO stars. This is the worst property manager in San Antonio, easily. They treat their tenants like actual garbage. They tried to scam us out of appox. $5,000 in property damages when it never stated in our lease it cost $75 dollars to re-install a door handle that was BROKEN when we moved in. They never responded to any maintenance requests. Upon moving in there was black mold in the toilets. To move out we hired a professional cleaning service that was over $300 and then they told us their job was 'insufficient' and charged us an additional cleaning fee for their own crew. It was utterly ridiculous. The house that we rented out was in disrepair upon move-in and then after the lease term was up they tried to pin all of the damage on us. These managers are absolute slum lords and I would NEVER recommend renting from one of their properties. read more

It appears MHN treats real estate agents and home owners exceptionally well but residents are treated absolutely horrible. That was my experience. The home I rented for one year had many issues when I moved in. Not a single door handle or faucet handle worked correctly. I had to document a lot of things that were damaged. Three months prior to move out a maintenance inspection was done and the contractor told me I had taken excellent care of the home and only documented the scratches on the front door from my dog as damage done by me. I agreed. However, upon move out I was given a bill for $2700 for damages including hauling away trash?? I paid for an extra trash bin and had friends fill it on the day the bin arrived (day after I left). There was nothing to haul away. I was told a curtain rod was missing. It wasn't. The list was ridiculous. I have requested receipts of all repairs and my messages are being ignored. HORRIBLE. Don't rent from these people. Sterling is MUCH better. read more

MHN has not been so pleasant lately but because you have to select a star before posting this is why one was selected but not deserved. We are renting the home that has a dishwasher. Just because the dishwasher runs, doesn't mean it's working properly. It's not cleaning the dishes as it should and it's leaving rust on the cups and silverware. It has been reported on several occasions but because the dishwasher runs, MHN is charging tenant for vendor going out. Again the machine does run but it's NOT cleaning the dishes. All instructions from the vendor have been followed to include washing with a full load and NOT rinsing before putting dishes in. We have tried rinsing and not rinsing and still get the same result. But tenants are being charged for the vendor going out. How is that a tenant charge? read more

I would not recommend, refer, or encourage anyone to rent from MHN Properties. I have to say that this is one of the worst and dishonest companies that we have rented from AND the owner is very condescending. We had a similar experience as the previous tenants and agree that they do very little to maintain or fix any problems. It took months for someone to come and look at the dry rotted fence falling apart around the entire backyard, only for a small section on one side to eventually be replaced/fixed. Also, prior to moving out we paid for a professional cleaning service and had the carpets cleaned (by one they recommended) and deodorized and they still deducted those same services from our deposit. We were also charged for "burnt out" lightbulbs after we put brand new ones in throughout the whole house before we left, and for a shower curtain rod that WE bought because there was NOT one provided when we moved in. Seriously? They will nickel and dime your deposit regardless to how much time and money you put into getting the house to their "standards" as long as they can get away with it. The worst company ever period. They constantly try to find ways to fee and fine you for every little thing. They schedule inspections and are always trying to get in the house to look for things they can pick apart or harass you over. You pay a security deposit which should cover most damages if any but they don't look at it like that they come and inspect and if something isn't perfect they fine you. Then they steal your security deposit. They aren't happy with your monthly rent they want at least 300-400 extra per month in lease violations that they will dig to find something for you to have to pay. They swing by the house without you knowing they will snap pictures of the property and look for things. I honestly think they would try to fine you if your dumpster was not parked correctly next to the house. They send random people to the house with no identification to look at things on the property seems really sketchy. I'd give less if I could. This management company is actually the worst. They are rude, unresponsive, and could care less about their tenants and what their tenants deem important to them. Our rental property required extensive pest management so they sent several pest companies to estimate costs. One of the men who came was incredibly strange and made us extremely uncomfortable based on the comments he made and the fact that he wouldn't leave our house even after several requests for him to leave. We informed MHN of our concerns multiple times and received a range of responses from "get over it" to "there's nothing I can do it's the owners decision". I offered to write an email to deliver to the owner expressing our concern or talking to them myself. I requested they send a separate company for another estimate. Both requests were denied and MHN was entirely unwilling to compromise or work with us, or even attempt to make us, it's tenants and customers, feel safe. And yep, you guessed it, this pest company was chosen to complete our work. We were promised he would "never come when you are home and never will need to come inside". For the past 2 months this man, who still makes uncomfortable comments and refuses to leave when asked, has been contacting us repeatedly to make sure we'll be there when he comes and is in our house once a week. When I informed them that they had blatantly lied to my face, they shrugged it off as if I was being over dramatic. Never have I been so blatantly disrespected in my life. The worst property management team in Texas! I have been with MHN for 11 years and was happy in the beginning under Keith Miller. 2017 his daughter Courtney took over as manager. 2018. I requested that all work on my 3 houses have hours work recorded by the company working on my house. Courtney said that MHN does not record, So I asked of there is software out there what could record hours worked on my houses. Her answer coldly (2018) was no. MY CPA say there are advantages of hours recorded but Courtney said it would be too hard to do??? excuse me? I asked again in 2019 and Courtney she looked around for a property management co. who recorded hours worked. No one in all of Texas (her words) no-one recording hours work on any houses. Earlier this year I needed to replace my fence and MHN would not record the hours to fix the fence. I call the owner up Keith Miller (Courtney's dad) and explain to Keith that I have found another property management team the agreed (we laugh so hard of MHN not being able to ask the repair co. for hours worked) Keith was bitter about releasing my 3 house , one which I signed under false pretense in early 2020 ( I found a property management team that will record all hours worked on my 3 house) and told Keith that I was thinking of taking MHN to the Texas Real Estate Board and you know what Keith Miller (owner of MHN) hung up on me! Why because HMN was caught in a lie about no property management teams in San Antonio record hours worked. Courtney sent me a email telling me to only contact her from that point on, Keith Mill is not to be called, the 2 people who were assigned to me for me not to contact them either. MHN is out sources its assigned work over sea. The philippines, you release good people of San Antonio and send work out of the country. Mr. America you are not. The jobs should be performed by the good people there in San Antonio. The =n I started with Keith Miller in 2009, Keith indicated that Rhonna would be taking over MHN once Keith was to retire, I still am thinking of reporting you Keith Miller for hanging up on me, 10 +years. Worst experience ever with a rental property. Always trying to fine you for stuff that's out of your control. If something is old and it breaks (with rust on it), you will be charged for the service call after it's all said and done. Even stuff that was documented on the move in checklist, they tried to charge for. If you reside in the home for more than a year, don't expect them to schedule someone to come out and service the a/c and heater. They just charge you when you move out. They will climb the fence to take pictures of your yard and break the fence and then charge you for the fence they broke. When you move out just be prepared to pay even after they take your entire deposit. They like to nickel and dime ever bit that they can. Don't forget to read the fine print on the lease about the move out procedures. They are a little cocky. Y'all have been warned. Lawyer has been retained, TREC has been notified, and TBR will be contacted as well. This family has property management experience and is real versed in real estate law. I saw the one star reviews when I goggled MHN properties and I was curious since they manage a property for me in San Antonio. I never thought to write a review for my property manager, but I wanted something to contrast the perspective of some upset tenants. My experience as an owner has been excellent. They've managed one of my properties for the past 18 months. When I first turned my property over to them there were a number of repairs needed to meet the rental codes: Adding additional deadbolts, blocking pin for the sliding glass door, etc. There were even a few minor repairs which needed to be addressed (dripping faucet, fence mending). MHN let me know what needed to be done and why. Since I wasn't going to be in town to address those items myself MHN took care of everything using various contractors. My property was rented a couple of weeks later and the tenant they found has been excellent. I don't have to be involved at all with the property and feel very comfortable with the level of support their providing my tenant on my behalf. I was in San Antonio over Thanksgiving weekend and went by my property while I was in town. I met my tenant for the first time and she told me her experience had been great. MHN has answered her calls, scheduled repairs, two different sinks had issues. With my approval they scheduled a tree trimming since they noticed during one of their routine inspections branches were hitting the house and damaging the shingles. In order to reduce the expense of the tree trimming they coordinated it with the neighborhood's brush pickup day so I wasn't charged to hail the large pile of branches away. They even text'd me photos of how the house looked once the work was performed. Every month I'm emailed a digital statement including any receipts for any work performed and my rental income is directly deposited into my bank account. Whenever I've called I've been greeted in a friendly manner and my questions have been addressed promptly. I thought I would take a moment to address M Renae H. concern about the fence. I've been called by MHN about my fence needing repairs. One section had started to fall down, the gate while still functional wasn't closing without effort some of the boards had warped or dry rotted, so in general the front fence needed work. MHN called me and asked me what I wanted to have done. They presented me with options, I could have a handyman go over and patch it ($50 plus materials) and I would probably need for that to happen again on a reoccurring basis since the fence was getting old. Or replace the fence with something that would look better improving my rental value and they would get me quotes and take care of it for me, but they guessed it would be $500+. Since I'm still paying off my mortgage I really didn't want to come out of pocket for the fence. I wanted to see the fence myself and decide. The next time I was going to be in town was a month or two later. My tenant had to wait until I inspected it myself. I really didn't want to spend the money to replace it even though that was what Keith recommend. The fence repair wasn't MHN's decision. They let me know what I was legally required to do, and what they recommended I do. Then it was upto me as the owner to choose. After I saw the fence up close I recognized I needed to have replaced it, but that delay wasn't MHN's fault. read more

This has to be the worst place to try to rent from. I have tried to call Ronnah at least 30 times and never received a call back. I live out of town(moving soon) and my mom went to the office and of course Ronnah said she didn't have time to call me back because she had to pick up her grandkids. I applied for a home but was denied due to "credit". Of course my credit is not bad. Ronnah had called my husband and told him everything was good just waiting on the background check. Then I get denied and another application is pending on the house. I call to find out what happened in the day and they let me know I should have never been charged because there was already a pending application on the house. Every time I call to get my $150 back they say Ronnah will call me back, yet she never does. This is the worst company and I will do everything in my power that no other military use this place because they take your money and run with it.... read more

I was extremely disappointed with MHN Properties. As a tenant, I know they don't work for me (they made this very clear), but work for the property owner. That being said, as the property owner's acting agent, they should really review how they treat their tenants. The realtors will only interact with you during a showing- if you call, the ladies at the front desk will do everything in their power to prevent you from talking directly to them, to include relaying messages word for word through them, like some sick game of telephone. I am in agreement that the work order process is a joke. I once had a problem for over a month, then called the office to let them know I would be out of town for five days. The handyman they use called me during that time and said he was coming the next day. I told him I wouldn't be there, but he claimed "not to remember" and called me the next day saying he was at my door. They tried to charge me a fee for his visit! Disgraceful. Do not bother leaving messages (or calling at all, for that matter). Your calls will not be returned, and if someone picks up the phone, they'll tell you to send an email (which, more than likely, will also be ignored). The property itself seemed fine at first glance, but the longer I lived there, the more miserable I became. It's evident that no one, from MHN to the owner, felt inclined to do more than the absolute minimum to maintain the property. My place had no insulation whatsoever, the floors were improperly finished (Ironically, I work in home improvement, and know that when stained concrete bubbles up, it's from prematurely applying a coating without letting it dry first), and the fence was in severe need of replacement. Instead of hiring reputable companies or contractors to complete work, they would send the same Joe Schmo handyman to come, wasting my time. In fact, the only time they ever sent a specialist was when they called an A/C repairman- and it still took two days for them to call one! Perhaps most disappointing is that they called me over a month after I moved out to tell me that my forwarding address was wrong (it wasn't) and that I hadn't received my deposit check because of it. I'm not dumb- I know that they only have one month to send the check, and they were past the deadline, so they had me come get it. The paper was brand new, and they couldn't provide any proof they had sent it. The best part? After hiring a professional cleaning crew, lawn care specialist, and movers, they still charged me 2/3 of my deposit for "Cleaning/Deodorizing/Repairs." First I must say, I completely disagree with the negative yelp reviews. I have been working with Keith, Ronnah and staff at MHN since 2009 as they manage my rental properties. Even though I live out of state, they do a fantastic job of managing any of the tenants concerns in a timely manner as well as renting out the properties in a timely and efficient manner. We, as tenants, are so often faced with unprofessional work when trying to get things fixed or someone to just pay attention to our concerns. MHN , I am happy to report, has always done their best to help us as soon as is possible with our maintenance requests, as well as any other issues we have had over the course of the last year and 1/2. We always find the employees to be courteous and concerned, and our problems are addressed as soon as is possible. This company is awful! We are relocating to San Antonio from Austin, and was approved for one of their rental properties. We should have known from the start that this was a mistake, as we had to jump through hoops just to have the property shown. They never answer the phone, nor do they call back! Needless to say, they quickly asked us to mail out the deposit, which we did and have not heard anything from anyone. I immediately stopped payment on my check, and left a message saying that I am no longer interested. We'll the agent finally calls back, asking when can we come sign the lease?!? Go figure! I politely said, no thanks! She did'nt allow me to finish talking before she said "I will put the house back on the market." Extremely rude! Unprofessional! I'm sure if the owner new about this, he would be livid! As I am a homeowner myself, and I would never trust these people to manager my property! read more
