Because the roof is going to need to be replaced within the next 5 years. My advice we are very experienced buyers and sellers, don't let them in your house.

When we arrived at the house Daniel was already there inspecting the exterior. Once inside he discovered a serious foundation issue. He explained to us how bad the problem was and said it would be very costly to repair. He even offered to only charge us for half the inspection if we didn't want to continue. We opted for the full inspection. We got a full report with photos and explanations as to what was a safety concern or a real deal breaker like the foundation issue. We did not get that house, but we'll definitely go with DJW again for our next inspection.

We hired him, and he basically just collected a check for us for nothing. Scott, who was our inspector, who I wouldn't even recommend to my worst enemy didn't do anything. He said the hot water heater was old, but still functional. My plumber came through after we bought the house and said the valve was too rusted to even turn it on, so there was no way to even know if the water heater was functional (lie #1). In the report he said all the windows were inaccessible to test functionality (paper across the bottom half held by painter's tape so people couldn't look in while it was under renovation. Laziness/lie #2). Didn't catch that the gas line to the stove in the kitchen wasn't up to code. Mentioned that a couple outlets weren't GFCI but were labeled as such, but didn't say anything about how 14 outlets were wired incorrectly and a fire hazard (caught by my plumber lol, and affirmed and fixed my by electrician). Didn't mention that the dryer outlet was out of date and a fire hazard. He basically showed up, hung out for an hour, and collected $700. I understand all inspectors make sure to tell you that they aren't liable for anything, but he literally missed over a dozen issues that cost me $10,000 in repairs once I moved into a house that I thought was updated and in great shape.

Unfortunately, he missed a hole in our ceiling that was covered by a vent and cardboard. He should have wondered why a vent was there in the first place. It was put there to cover up the wet drywall and insulation coming through. Also, I have tried to get a copy of my report, unsuccessfully. It's been over a week since our closing.

Unfortunately, i can't. We had our inspection done in the first week of May and as i sit here now on July 5th i still have not received my inspection report. My husband and i currently rent the house we're buying and we decided to have our own inspection done. Based on the google reviews and it's five star status i decided to go with Lakepointe Inspections. Jason came to do the inspection and like i said, he was great. At the end of May i started to call to find out where my inspection report was because i still hadn't received it. I was told that it was unusual that i had not received my report and asked to check my spam because sometimes reports will go into the spam box instead of people's inbox. Did that and there was nothing. I was told that they would send a message over to Jason and let him know what's going on and they were very confident that he would either get back to me or just send over the report once he received the message that i hadn't gotten it. He did call me back, once on May 28th, in the last 2 two months ive been calling and left me a voicemail saying that it's unusual i haven't received it and that he would see what's going on and get back to me by the end of the day. He never got back to me. I kept calling and im basically being given the run around and told the same thing every time i call ... "This is unusual', 'Ill make sure to send this message over as urgent', 'Oh im sorry'. Im never offered to leave a voicemail directly for Jason so i have to rely on these people to make sure he gets my message that they say is being sent as urgent. Ive even said that if someone could print my report out i will come to wherever i need to and pick it up. I just want my report. About 2 weeks ago i finally just had my husband call to see if he can get anywhere because im so frustrated with this i could cry. His first time calling they let him leave Jason a voicemail. An option i was NEVER given. Jason called my husband back last Wednesday saying there was something that happened within the family and that he is so sorry that we never received the report and that he will refund our money and send over the report within the next few days. Im sitting here a week and a half later with still no report and definitely no refund. Not that im surprised. We've been sitting on our purchase agreement because i want to see what the report says and thankfully our landlord is patient but even the most patient person in the world has a breaking point and i certainly don't want my landlord to get to that point waiting on us to sign because we're waiting on this company. My inspection was done 3 months ago THIS IS RIDICULOUS. You're welcome Lakepointe inspections for being patient as long as i have but my patients has officially run out. There is absolutely NO excuse in the world that could possibly be given at this point as to why i have not received my inspection report.
