Alec's tour was full of lies and misleading answers. Manager (Gabe) is never on site. Laundry is very expensive and never properly washes/dries. Never saw anyone use the rooftop pool because it was always filthy or broken. Mail room gets broken into and packages get stolen. There are monthly hidden fees ($150+) through "common area utilities" with zero transparency. The apartment itself is extremely cheap and paint will scuff as soon as you touch it, and they will use this to try to steal as much of your security deposit as they can. There were cockroaches in my apartment seemingly every night I bothered to look carefully. They will tell you they treat your apartment but after 3 treatments nothing changed. Building is infested. The entire stay, I felt like a cash cow that Silton Group needed to milk as much as possible during my stay. Do not rent from these people. Living here was miserable from start to finish. Pro tip if you do decide to rent for whatever reason: whenever Josh is involved, read the law carefully. It felt like every time I gave him any wiggle room or benefit of the doubt, he took advantage of me to the maximum. read more

As evidenced by the attached photos, this building is and has been in a state of severe dilapidation for nearly all of 2015. Midvale Court boasts a list of admittedly nice sounding amenities that will only serve to anger and frustrate as you come to realize they will almost never be available for use. Issues facing the property: - Regular cockroach infestations (our neighbor was reluctantly moved to a new unit only after a month of deliberations/legal threats.) When the cockroaches are at bay, expect ants and flying termites year-round. - The "state of the art" fitness center is lifted straight from 1980. The cable machines feature frayed wires, sheared supports, and broken carabiners. If you are bold enough to use the gym equipment, take care as the glass mirrors tend to crack and detach from the walls. - The pool situation is in constant flux. Other than being so frigid as to be non-usable, it constantly leaks into the subjacent units. Maintenance crews have also been know to leave hoses in the pool only to be forgotten overnight, causing tenant displacement for months to follow. Moreover, the spa is typically hues of microbial green and yellow. I tried to contact the pool cleaner to inquire of the sanitation levels, but have never heard back or even seen him on the property. - Get used to the police/firefighters greeting you as you return home. The fire alarm has gone off no less than 8 times in the past year due to faulty equipment. The inconvenience of a blaring alarm at 2am pales in comparison to your furry friends in a constant state of stress. - Never have any packages sent to your unit. Prior disgruntled tenants and even vagrants from the nearby park (which is touted as a feature) WILL thieve your items. This is a well known fact, documented by the signage posted by management repeatedly reminding you of THEIR lack of liability. - If you are thinking of renting here and biking to UCLA, think again. Not a month goes by without a tenant complaining of their bike being stolen from the "secure" garage. You will see security cameras located throughout the property, but this does nothing to deter people from simply walking in, cutting your lock, and walking out with your bike. Take the time to speak with current residents and you will most likely run into someone whose bike was stolen. Prior Yelpers repeatedly speak to this fact. - Zuma Housing, a third party rental agency, owns contracts to multiple units at Midvale Court. Many of these "Zuma residents" either become your best friends OR a ridiculous pestilence. Some Zuma residents tend to treat MVC as a frat house, leaving cigarettes and broken alcohol bottles everywhere. It is my understanding that current MVC management is unaware of how to deal with the contractual issues they have created for themselves. - Laundry machines ($2 wash/$1.50 dry) consistently break. When they are not broken, be aware that sewer water tends to pool in the machines on the bottom two floors. Be aware that you can request reimbursement from management when they fail, a fact most tenants seem to be conspicuously unaware of. Nonetheless, monetary reimbursement will not mitigate your time/frustration. As a potential resident, please consider the above stated. The list is by no means exhaustive, but does serve to illustrate the nearly constant issues with MVC. Yes, there is a pool on the roof. Yes there is a small room with outdated and liability-threatening equipment they call a "gym." You will be reassured by current management (which changes on a bi-annual basis) that these issues are currently being dealt with, however, a short time in you will begin to understand that this is life at MVC. All promise, no performance. Lastly, be aware that many of the positive reviews you see on Yelp have been the product of solicitation by the prior manager in an attempt to keep her job. She was extremely nice, but ultimately ineffective. In any case the only positive reviews are for her and she no longer works here. When I moved in, I was impressed by Randy, the previous manager, and the high vaulted ceilings on the top floor. BUT things have changed drastically. It has become the most horrible management and poorly kept building on the planet. I wouldn't deal with Jeff McMullen at all. He's the biggest a**hole on the planet. The entire management is very unresponsive to the residents needs. They charge a hefty rent, and the amenities are very poorly kept: 1. the gym, none of the cardio equipment work. It is just there to entice the prospective renters. Do NOT be fooled. 2. people throw loud parties all the time and at numerous instances, you will find yourself in front of pucks in hallways and staircases, and outside stairs in public view in front of the building and it took a week to be cleaned up. 3. The elevators are constantly out of order and people take the stairs all the time. 4. The management rents out the units with small children and you hear babies crying in the hallways and through the thin walls in your apartment. 5. there has been numerous thefts in the building, and none of the security cameras work to be able to trace the incident. I once had a $2000 road bike stolen from me. Also deliveries of various packages have been reported stolen. 5. Somehow homeless people have access to the building and sneak in at night and it is really unsafe for women. 6. My apartment was on the 4th floor and it leaked in my bedroom causing the alarm system to go off in the middle of the night, and the management was very unresponsive to an immediate fix. 7. The building has a lot of spiders and flying ants that come out during the summer. WATCH OUT. I would AVOID this building at all costs. Upon leaving, you will have a list of deductions from your security deposit, which are technically their responsibility to clean and take care of. DON'T MOVE IN THIS BUILDING, and save yourself a lot of trouble. read more

I currently live in a 2b2b unit of this apartment. Here are what I can say for this building. Pros: 1. Quick maintenance service. Nice maintenance workers. When I need them to fix some issues, they come next business day right after sending email. The workers are very polite. 2. Clean building. They clean the hallway, elevators and stairs every week. 3. Large size of bedroom compared to the apartment "Mission" which near "Midvale Court" 4. Convenient location. If you were a UCLA student, you could take bruin bus which is three blocks away. Cons: 1. Elevator works slowly. You would like to take stairs when you are in hurry. 2. My rent is $277*, but I have to pay around $ 28** every month. I already paid the gas, water, electricity and cable separately. The bill you got for every month still included "Hot water energy," "Water service," and "waste water service" which they didn't mention it when you sign the lease. 3. Security. The reason I chose this building is security. I saw a lots of cameras in this building when I visited this building. I thought it's a security building. However, it really let me down. Many bicycles got stolen in this building. One of my friend lost one bicycle on the upper garage. When he asked the manager to check out the camera, the manager was not willing to do so and asked him just report to the police. Besides that, lots of packages got stolen. I HAD FIVE TIMES EXPERIENCE OF THAT!!!!!!! My friends who live in the same building got packages stolen three times. Now, I barely let packages ship to this address. 4. Noise. I live in third floor and my room is near Westwood blvd. It means you will hear lots of cars and bus passing by. The recycle truck comes almost every day in the morning. My bed was shaking when they were collecting garbage. I really couldn't have a good sleep in this year. Overall, i think these cons often happen on most of buildings in this area. I just think there are lots of improvement that they can do since they charge administration fee. If you can accept all the cons, it's a good building for you. read more

First let's distinguish "Midvale Court" with "Midvale Tower". They are on the same block and belong to the same property company so it is easy to confuse the two. My review is about Midvalue Court at 1400 Midvale Ave, 90024. The previous G.R.'s review is probably about Midvale tower because I never met a manager named Randy or Jeff at Midvale Court. The manager at Midvale Court is Jill, who is a nice lady and is very helpful. Whenever I sent in a maintenance request, she always made sure it got done on the next maintenance day. She even came to my apartment to fix urgent issues, e.g., she fixed my garbage disposer and stove when they stopped working. In general, the building is nice, clean, and has a modern look. Two spacious elevators make it easy to move furniture in/out. The water pressure is very good (I lived at 3rd floor) and taking shower is very enjoyable. However, the inside of the apartments could use some remodeling since the faucets and shower heads are kinda old. There is also not much space in the kitchen. It's not cheap to live here, but the rent in Westwood has always been expensive since it's such a nice area. Midvale court is within walking distance of gyms, bristal farms, and many local restaurants. The UCLA school shuttle stop is about 2 blocks away. I moved out because I was relocating to a different place but if I ever come back to LA again, I would definitely check out Midvalue Court. read more

The property manager Evelyne Tarjanto, who joined as the manager just a year ago, has ruined this place. Extremely unhelpful, doesn't respond to requests for repairs. She completely ruined our experience. It was great under the previous manager. The building is fine. It's convenient. But it is expensive with zero service (due to the manager). I moved out only because of an idiot manager. Plus they will take out your entire security deposit - ask around before renting this place. read more

My partner and I really loved living here. We lived here for a little over 2 years and 6 months of that was during COVID-19. The management team and maintenance staff were always very responsive and nice. Especially during COVID-19 they were considerate about enforcing safety protocols around the building. The amenities were really nice and we loved the pool. The grill wasn't always working and the gym could use some updated equipment but overall it's a great place to live. Would recommend. read more

I agree with the latest two reviewers that this is overall a great place to live. I'm not sure why the first two reviewers had such a bad experience. I also suspect that maybe G.R.'s review is miscategorized as I've never heard of Randy or Jeff. This review is for Midvale Court. I've lived here since summer of 2011 and have had a very positive experience. The neighborhood is peaceful and the building is very nice, clean and quiet. The small gym and rooftop pool are excellent. Very nice courtyard area. Ideal location within walking distance to UCLA. Water pressure is excellent. There has never been an issue in my apartment with bugs. I've only had one maintenance request and it was fulfilled promptly (within 24 hours) and wasn't even urgent. Just a bathroom sink that wasn't draining as quickly as one would like. I will say that yes, it is often difficult to reach Jill (manager) by phone. However, she is very responsive to emails. She's very sweet and hard working. I've never had any negative experience with her. Being close to UCLA you will undoubtably have many students as neighbors. Despite that, this is one of the quietest buildings I've ever lived in. I've lived here for almost three years and there have been 2 times over 3 years where I've had to ask people to be more quiet in the middle of the night. They were polite and turned down the music. To me, that's a low frequency. I've never heard a crying baby, but even if I did, that could happen in any apartment. Everything in the gym has always worked fine for me. I've never had a package stolen. And often, many packages have been left outside my door all day long until I return from work. The elevators work fine 95% of the time. There has been a few times where one was out of order for a few days, but to say they "are constantly out of order" is an unjustified hyperbole. Overall, it's a very nice place to live. My only complaint is that the rent goes up about 70-100 dollars per month per year. That's a little steep. Though if I had to do it over again, I'd still live here. read more

I lived in this building for 6 years, and contrary to some of the reviews, never had a single problem with bugs, plumbing or leaks. (And please believe me when I tell you that there's no way I would have lasted one year, let alone 6, if bugs had ever been an issue.) The building's management improved considerably after Doug took over abut 2 years ago. He was always incredibly responsive and previous issues with package theft and loud parties dissipated quickly after he took over. If I had a maintenance issue, I could report it in the morning and the problem was usually fixed before I'd come home from work that same day. When it ultimately came time for me to move out, the management was very reasonable and helpful. And I got my full security deposit back (less standard cleaning fees), without any haggling. I've lived in other buildings where the property management company tried to take advantage of me by attempting to deduct everything from the 7 year old carpet (which they were going to replace anyway), to light bulbs that needed replacing. This was not the case at Midvale Court. Like any apartment building, not everything is perfect. The elevators could be faster, the washer and dryers breakdown every once in a while, etc. But all things considered, Midvale Court is very pleasant place to live in a wonderful area. `I loved, love, will always love Midvale Court~!! I've had sooo many good experiences there! It was the first apartment that I had ever lived in after dorming, and I loved every moment that I lived there. Let's start with the place itself: Pros: - It has a great gym, kind of small, but LOTS of mirrors. What girl DOESN'T love mirrors?!?! And the workers keep it top notch! It's always clean, and there aren't any smudges on the mirrors. -They clean the carpets a lot in the hallways, so it's always nice to come home to. -Maintenance is always super quick, which I LOVEEEE! They always get things done really quickly AND well done too. I have no idea what these other people are saying, how things get done super slowly. I've never had a problem with them like that. When I say "never", I MEAN never. If anything, it was totally not in their (Jill [the manager], Ron, Gordo, Rene, or the worker's) hands. Jill, Maintenance, and the wonderful ladies who help keep 1400 Midvale Court clean, are the best! I would have definitely stayed there for more than a year if it weren't the boss' decision to raise the rent. If the rent was the same, I would most def stay there for years and years until I graduate from UCLA. Cons: - I reallyyyy didn't like how the washers/dryers were so expensive, but totally not management's fault. I know Jill, Ron, and the rest wouldn't have made the lives of such hard working college students pay that much every time to wash their clothes. Especially I'm a girl. I have lots of clothes to wash. I just wish the boss of the company who owned the place lowered the pricing. - The people upstairs were loud. Who vacuums on random days - weekdays/weekends- at 7 o'clock in the morning?! And they walked heavily so we'd wake up to that annoyingness. Now about everyone who worked there: I have absolutely no cons, just pros for these people. Jill, LaMawr, Ron, Rene, and Gordo, and the rest of the people who work there made living there such a wonderful experience. They are good people. Everyday I saw them they were super happy and I wished that I could make them as happy as they made me. I personally didn't have many issues while living here. I'm not exactly sure who all these managers are that are posted in reviews before mine, but our manager was Evelyne. We lived in the apartment from July 2013 to July 2014 and I did not run into too many issues. The only real issue we had was that our shower drain clogged, but that was repaired immediately when we sent in a maintanence request. The gym is not the best gym, I will say that. It's very small and the equipment is not fantastic, but everything still worked fine. I personally really liked the gym because not too many people used it, especially at the odd hours that I'd use the gym so it was like my own personal fitness room. As for packages, my roommates and I have not had our packages stolen while we lived here (thank goodness) so it wasn't bad at all. It was just not cheap living here but Westwood is not a cheap place to live so it was up to par. It is a bit far from the UCLA campus but that's what the bruin bus and the evening campus van is for! This place seems like a great place to live from the ads but they are incredibly misleading. I agree with some of the other yelpers that this place is terribly managed and not at all worth the price. I dealt with an ant and insect infestation for months at a time which was never really dealt with by management, I just had to live with them! Additionally, the presence of Zuma and some of its residents is not only annoying but terrifying. One Zuma worker demanded to enter my apartment at 7am even though I told her I wasn't a Zuma resident. She insisted she come in anyway to take pictures and she forced her way through my door only to finally realize that this was not a Zuma controlled apartment, as I had repeatedly told her. Additionally, I spent an entire night up dealing with the police and firefighters after an actual Zuma resident was violently threatening to kill another resident. I couldn't get a hold of the manager or any other MVC employee via their direct line, the emergency line, or any other phone number they provided, so I dealt with the police myself with other scared neighbors. My roommates and I had several hundreds of dollars' worth of packages stolen by intruders... Every week, a few days before garbage pick-up, the trash shoot would overflow, and there would be, at minimum, a dozen smelly garbage bags lining the hallway and stairwell near the shoot...The first floor laundry room would flood at least once a week, and at least one of the two machines was always broken. As mentioned by other reviews, the fire alarm would constantly go off at incredibly inconvenient times, and when the fire department arrived, the manager was unreachable and unresponsive to all calls, even though she lived in the building. One month, the manager lost my rent check. After refusing to check the security cameras that would show me turning in my check, I was forced to pay a late fee. I could go on and on forever. I absolutely do not recommend this place. read more
