What concerns me most is that photos were taken to document the property's condition before my lease ended, while I was still cleaning and moving out. I finished cleaning and returned the home, including the garage door remotes, on the final day of my lease, yet I was later told the remotes were missing. I was also charged around 400 dollars for carpet cleaning, despite the lease stating the carpets are cleaned between tenants. Combined with the loss of a significant portion of my security deposit 2,695 for walls that were cleaned and patched, these charges did not feel fair, based on the condition in which I returned the home. I'd encourage future renters to document everything, in detail. And, maybe think twice about renting through this company." I'm reviewing twice (trying to update mine and not do two...oh well). After waiting 28 days after moving out, we finally received EXACTLY 50% of our deposit back. They hired a cleaner to reclean the house after finding any and every dust ball or smudge. They had to hire maintenance to weed (unrealistic level of weeding that no human can sustain). And charged us $375 for 6 holes in the wall that we puddied but couldn't paint due to their maintenance person not being available to get us matching paints. They didn't give us our utility bill so we incurred a late fee that they will not take ownership of or adjust. They also told us we wouldn't be charged for a light bulb that was out, charged us for it anyways, then half admitted to the issue and finally issued a refund of $110 for one burnt light!!! We work really hard and save our pennies. We can also barely afford to live in Kirkland. We've rented for over 13 years from multiple people and have NEVER had a penny withheld. Here's what a recommend to any future renters of Gregory Property Management: 1. Pay your rent but don't you dare live in the home. If you do, wear booties, and don't scuff the baseboards. 2. Don't use the lights...but still check them ALL before moving out or you'll be charged. 3. Just go ahead and let your small children be crushed by bookshelves as securing them to the wall will leave a hole, which you can't fix yourself and they have to charge you to paint the ENTIRE WALL again. 4. Just spray toxic pesticides everywhere you can...but keep the grass and bushes in perfect condition. 5. And they offer you so many options to hire "their people" to do yard care and cleaning for you. Get it in writing and amounts...but just take them up on their offer...They're going to charge you for them in the end anyways. These are facts and not an opinion (except for the last part...that's just my therapy so I don't cry). Companies should be held accountable, but I will definitely be checking if they manage a property I am looking to live in moving forward. I hope you do to.

Meaning, we didn't need to go and make a bunch of calls and interview a bunch of people in person at the house (we already have jobs). The company kept us in the loop and took pictures, answered our questions and basically took care of everything the house needed for it to be rented. The day I arrived in my new city, our other agent, Kristi, picked us up and gave us a six-hour tour of the places we had selected. Additionally, she was an advocate for us throughout the process. She asked the tough questions of the leasing agents on our behalf to help ensure we got the apartment we wanted. She asked questions we hadn't even thought of, so it truly felt like she was on our side rather than pressuring us to choose a place. She was amazing. Even before I signed my lease, I had additional questions, and Kristi was there to answer those as well. Both Bree and Kristi were fantastic. Yulia in the office is very nice. BUT, nice isnt enough in this business. They are TERRIBLE with any accounting follow thru. My tenant moved out at the end of August. Its almost Christmas and I havent been settled out financially despite numerous emails and promises. There was also a missing distribution last year that didnt get resolved for 6 months at least despite numerous emails. They are responsive at first and then they ghost. They did however take care of my tenant as far as I know and they were reasonably responsive to other requests.

She was able to guide me from start to finish of listing the unit and getting a great rental market rate for my place. She would provide me a list of items to complete and would give me plenty of time to look over documents and ask questions. I wouldn't hesitate recommending her! She's great.
