This place has completely gotten worse. Now management is retaliating over me complaining about the urine infested hallways. Maria the building manager made fun of a handicapped woman when she was simply trying to get her medication. She was stranded because they shut down the electricity giving patrons only 5 minutes warning. If a person can't even have empathy on the disable and elderly what makes you think that SHE will care one bit about the residents I got an email about my cat who happens to be my emotional support animal. We register her and NOW she says she has no record of it? Mind you there are dogs barking all day and pussing all over the place. He was incredibly helpful, detailed, and patient every step of the way. This was a very stressful time for me since I was also in the middle of wedding planning, but Chris made everything so much easier. He handled everything efficiently and kept me informed until our new home was completely ready for us. His customer service is truly excellent. The leasing office requires you to sign a release where they collect and store your biometrics in order to get a tour. It is acceptable to hold on to a prospective resident's driver license for safety. It is totally out of line to expect a prospect to sign over the right to store their biometrics. Remember, the biggest credit card companies, credit agencies and the US government itself has had a hard time securing your private information. They've all been hacked. That's why you regularly get a notice explaining your data has been leaked. You expect a real estate company to have better security? Be warned from a Yelper who happens to work in information security at a $1T+ tech company, signing this sort of agreement for this level of engagement is risky. Honestly, California should outlaw this sort of behavior. I passed on consider this location based solely on this totally intrusive policy. read more

We were looking for a waterfront view as we currently rent on Ocean and love our view but are tired of the excessive homeless. Apparently Holland Residential does not read their reviews and ignores feedback from potential residents. Yesterday was the second time I was turned away and treated unprofessionally by the woman responsible for showing apartments. It happened last weekend too but I chopped it up to this same person (I recognized her voice from a conversation we had the prior weekend) having a bad day. I made another appointment online. Yesterday comes, 9/7/24- I had a confirmed appointment yet we were turned away yet again. She never greeted us when we walked in, never asked our names, she barely looked up at us, no smile, and acted bothered and annoyed that we interrupted her from her desk. She directed me to stand at a certain spot at the desk which was rude. "You can stand right here" and pointed. I proceeded to tell her we were interested in seeing a unit, were early, but didn't mind waiting. She told us she was busy and booked for the rest of the day (along with the other agent) although she was sitting there and there was no potential tenant in sight, she was simply staring at her computer. I've never been treated this way when apartment viewing. Not sure how they rent and keep full when they have somebody this rude, lazy, and unprofessional sitting at the front representing their organization. I couldn't imagine actually renting there and having a problem with my unit or needing something having to ask this woman. We decided we would not come back as this turned us off so much. As a couple who currently rents at a luxury high rise, there are certain standards we require- one of those is professionalism. We won't be coming back. They lost a potential resident. I will also be following up with corporate so they are aware of what is happening at their property. When I asked this woman her name, she rudely replied " Simpson " and then snapped back " What's your name" after me already being in her presence for 10 minutes, it was simply a snarky rebuttal. She does not need a job in hospitality, she is not a people person. Please reconsider renting here. Take your business elsewhere where you will be welcomed and respected. read more

Since this apartment building was brand new when I moved here in 2020, I haven't really needed much maintenance work in my unit. I mentioned in passing to Jason H. (maintenance guy) that I had a slow moving drain in my kitchen, and he was there in a flash! Jason not only cleared the kichen drain but went above and beyond with both bathrooms as well as the Hvac system too. Jason was amazing and so professional and polite. If I could give 0 stars I would. These apartments have high expectations for rent but yet return the bare minimum. I was beat up at the pool by 3 women on July 4th 2021, who didn't even live in the apartments. This incident occurred the first year I moved in and nothing was done, instead I was traumatized to even go back to the pool area alone. I feel like I constantly need to watch my back now. There was even camera evidence. The security guard is either asleep or not there. I've have random homeless men knocking on my door, so it's clear that safety is not a concern to the holland group. Now fast forward to another major incident ( not including the noise disturbance EVERY weekend with the huge parties at the pool ) On August 31st, my car was broken into. Nothing was done, the garage on 5th street is always broken and wide open for the homeless and tweakers who live in roam the area to freely just come in. Almost a month later and they just sent a noticed out about the vandalism. Poor management. The Holland group can care less about the residents. Don't even get me started on elevators always always out of order or the dog poop throughout the building. We are eager to move out but with moving cost being so expensive, plus the raising of our rent every month & adding new fees, they have made it so difficult to get out. On top of having to pay for the recent vandalism, it's been a huge hit without any sympathy. Seeking legal advice. read more

So don't believe all the reviews for 5 stars******* Before we start this long article, I'd like to tell you a few facts for those who are thinking about moving into this apartment. 1. This is not a luxury apartment. It's totally overpriced. 2. There aren't many units under the 4th floor, so you'll choose between the 5th and 8th floors. Please be aware of the noise between floors because you can hear it very well. 3. Manager Carla doesn't work for the residents and has no consideration. She only cares about renting an empty unit with her company. She doesn't put the residents first at all. The apartment is made of concrete from the first to fourth floors and wood from the fifth to eighth floors. We live on the upper floor, and immediately after we moved, we asked the management several times to solve the noise problem just above us. Upstairs, there's a child at home all day, running around, screaming and throwing something heavy to the ground. Especially when the child runs or throws something, I get surprised and my heart beats fast. Stress is indescribable from the loud noise EVERY DAY. We sent an e-mail to the apartment, talked to them in person, and made a phone call to make a request. But four months later, nothing has been resolved or improved. After much consideration, we said we would break the contract and leave because this apartment doesn't give us any solution. Because we're a couple who work in the home office, so we really shouldn't be disturbed by the noise upstairs during the time we're at home. Also, for health reasons, I needed a quiet rest, which I couldn't keep at all. One thing you must know is that there is no indoor space in this apartment for meetings or work. After that, the manager said she spoke to our upstairs immediately when we complained. So I asked when and how you guys delivered it, and they said they couldn't share it. We didn't ask about the private things of the people upstairs, but we wanted to know if it was really delivered to the upper floor or if it was true. And the most important point is that there is noise as before, as if the notice were not delivered on the upper floor. Carla suggested we move to the top eight floors instead of going out of contract. Because the 8th floor will no longer cause noise problems upstairs. But on the 8th floor the unit is smaller than where we live now and we don't see harbor at all and the layout wasn't what we preferred. And I didn't like the noise problem because the pool, barbecue, and club room were close, but we wanted to move because we wanted to live a quiet residential life as soon as possible. However, we asked for a credit for compensation for moving expenses and mental and physical damage. The noise upstairs was so bad that I had insomnia and consulted a psychiatrist. Not only that, but the noise problem upstairs made our couple nervous and greatly disturbed our daily lives. Manager Carla said she would discuss it with the regional office if you email her the details. But after a few days, there was no reply. The manager didn't follow up properly when communicating with e-mail, so it was inconvenient to follow up from our side every time. The manager finally said that there was a credit we received as a promotion when we moved. Now we've encountered a new problem living here and we're asking for compensation for it and we couldn't understand why she's mentioning the credit we got at first. The manager was lying when she told us that she would discuss with regional. She didn't discuss our compensation with her superiors at all and was just trying to keep us from leaving this apartment. They're asking us to pay about $7000 to leave here. We are not doing unit transfers now for our fault or for any of our personal reasons. We want to move this unit or leave this apartment because we don't have a basic residential environment. That is why it is ridiculous to spend money out of our pockets. In the end, Carla said she could give us $500 credit. The amount is clearly not even covered by moving expenses and is clearly not enough compensation for us who have suffered for four months. We are currently in this unit with a stifling and distressed mind and are forced to do the same. They told us to do as we please whether we legally do it or pay to go out. We are really angry and disappointed in their irresponsible behavior. It does not resolve residents' complaints and does not compensate them, and they only interested in attracting new residents because there are so many empty units. I've lived in many luxury apartments in downtown, but I've never met such incompetent and irresponsible managers. Like a fish trapped in a fishbowl, I sincerely hope that new residents in the future will not be treated like we already live in this apartment. ** I'll update what happen after this** read more

I live at Harborfront for nearly 3 years when it first opened. Everything was great when I first moved in. Prices were amazing, amenities great, staff pleasant, neighbors respectful. Unfortunately, after about 6 months that all changed. Here's what I've experienced living at Harborfront. First off, my neighbor was physically abusing his significant other to the point many neighbors kept calling the cops. This happened about a dozen times. Next off, the pool and hot tubs were almost always closed off. In 3 years, I've seen the hot tub working twice. This apartment had a bad spout of local youths vandalizing the premises and harassing residents. At one point, they activated all the fire extinguishers and sprayed them throughout the 4th floor hallway. Often times these same youths harassed myself and my partner on and around the premise. The apartment staff didn't care, despite my repeated warnings about this group in the weeks prior. Let's talk about the dirty. One day I was walking down the hallway staircase only to stumble upon a lady urinating on in the staircase. She was never held accountable. Now for the management team. I will star by saying most the staff are amazing individuals. Cathy and Josh were spectacular. Unfortunately, the new manager Carla is straight up rude. She disrespected me multiple times and never took my complaints to heart (and hence why the vandalism happened). My first year I signed a year and a half lease when they were struggling to fill units. The price was amazing (but appropriate for the area). Come time to renew, they would only offer me an 8 month lease at 15% more than I was paying before. Upon inquiring about how the price increase was calculated, I was met with attitude from Carla. That was probably my last straw at living here. I've since moved from my 1 bed , 1 bath apartment at Harborfront to a modern 3 bed, 2 bath home for less than the subsequent rent increase. Needless to say, I've never looked back. I would not recommend living here! read more

I love living at the San Pedro harbor! We have lived in the area for a few years and love walking the promenade, visiting the local coffee shops, and watching the cruise ships pass by. The proximity to LAX is perfect for business trips as well. We recently made the decision to move to 550 Harborfront and are so glad we did. Delise was our leasing agent, and she was so helpful. She also helped us get some great promotions! We had a family emergency during our move in date and she was able to move back the date for us. During a very stressful time, this meant so much to us. I would absolutely recommend working with her. The move in process was easy and quick. Before we knew it we had the keys to our brand new home. I fell in love with the modern design and all brand new appliances. The full size washer and dryer and gas range especially. Our balcony overlooks the harbor so I can have coffee in the morning or a glass of wine in the evening while watching the cruise ships come in and leave the harbor. The amenities were another reason we fell in love with the property. The pool and spa are so inviting, and there are numerous relaxation and BBQ grills. The sky view lounge is amazing, it has great views of the harbor, two large big screen TVs and lots of cozy tables for hanging out. This is also the only apartment complex in the area with a fenced dog area. Our dogs are our babies and this was very important for us. We couldn't be happier with our decision to call 550 home. read more

Horrible experience. I bailed before it got worse and never moved in. As you can see, it's my first review I've ever written in my many years of looking at Yelp. It was that bad of an experience that I finally had to write about it to show how underhanded things are, and how they completely violate the contract agreement on their end. I looked at the property and the unit was beautiful with a gorgeous view; and figured I could overlook the reeking smell of pot all throughout the building during my tour. I decided that night to put a $500 deposit on a unit. The contract clearly says you lock in your price at the time of deposit and the contract says when Holland/agents are required to have the unit ready by. The next morning the sales rep called and said "thanks for all your documents and credit check authorization etc. however, it'll take another 3-5 days on our end to process your pay stubs so I sent you a price chart of how much it will go up over the next few days. If we can process it in 3 days, it'll only go up by $30 per month, but it may be $45-$50 if it takes 5 days." What? How is this my problem? The contract I signed on May 14 says you need to have the unit ready for me to move in on May 15. "Well, no it doesn't work that way..." No. I don't do business that way. I'm out per the contract and have 72 hours to leave and get my deposit back. (Minus the $55 application fee.) So here it is...May 30 and I haven't received my $500 deposit back after dealing with 2 sales reps and the Corporate Office. Avoid this place like the plague. Please. Believe you me...if I get a copy & paste response of "please call to discuss this further..." I absolutely have been calling to resolve this and get my $500 back to wash my hands of this place. I'm waiting for my call to resolve this. read more

Gym built on a residential floor, open 24 hours, zero respect for neighbors & ZERO help from management. Cool to wake up to some a-hole dropping weights at 2am. And, not to mention the incredible hatchet job they tried when I moved out - charges for normal wear & tear. Pet rent & a deposit. Let that slide. And no pet related damage. After much back & forth, receipts/invoices for the "work" they claim was done were provided. Called the maintenance company to verify the work, phone went immediately to a voicemail box and got no response. Ended up getting a refund.....really because I know the rental laws in LA County, made that known and created a stink. Had I been a new renter to the area, probably would've been screwed. We set up an appointment in the middle of the day, and from the arrogance of Cathy, we assumed we would be seeing an excellent property. We were greeted to a slip-shod, thrown-together foyer area with extremely low sitting chairs and a woman working at what appeared to be a long-colored box with no office. We have never seen something so unprofessional; had she not spoken after a couple of minutes of us standing there, we would had mistaken her for a useless person selling cheap cell phones. Cathy speaks only to who she wants to (including not the maintenance people trying to tell her about air filters, for some reason) and it appears the front office area suffers due to it. The place is cheaply made, to say the least. I have stayed in 6 different apartments since getting to LA and toured hundreds; this is one of the more noisy ones I've seen. I knocked on the walls and stamped on the floors and could tell it would be annoying to live there due to talking and foorsteps, whenever it got anywhere near to full capacity. The living room is big for the apartment, which is a benefit for those who want that amenity - at the sacrifice of the space in the bedrooms. The doors in the unit we toured are thin, non-standard and didn't close correctly - especially the storage door when you first walk in. The closets are standard affairs with the cheap racking that goes around the top like apartments from 30 years ago. The bathrooms have a lot of unused space; garden style tubs or larger sink areas would have went a long way in making these bathrooms look modern, yet it appears they went cheap when trying to throw this place together. We were shown a view of the harbor that is evocative of the name, yet that view was full of trash on the grounds of the neighboring building and appeared that you would have light and noise pollution every night. This summed up to be a pretty garbage view of the harbor - a view nonetheless. The outside is sparse and has no restaurants or stores around it so you will drive to everything you need or have it delivered; therefore, if you like being isolated from society this may be nice. Some people must agree with me because they are offering rent specials on a place that is, supposedly, a year old and has harbor views; the location we are moving to has harbor views, hundreds more apartments, and almost no vacancies by comparison. The weird sense of entitlement that Cathy has for a cash grab locale that seems to be a one-trick pony with no real appeal is laughable at best and absurd for the prices they are trying to charge in San Pedro. This is most likely just a stopping point for most people who come in from out-of-town or retirees and pensioners who want to live their last days seeing the ships go by. read more

She was so knowledgeable about the community, events, amenities, units, etc. My boyfriend and I have toured about 6 places before this one in DTLB because we were set on living in the city, but after our tour with her, our minds completely changed. This area is a lot more secluded, but still gives that ocean view we wanted. We are so excited to all this our home for the next year and a half! read more

I never lived here but it was on my list of apartments I toured and had considered moving to. I think a younger active professional person would probably choose to live here. It kinda reminded me of that show The Circle without the players. lol Overall, the building was far too big for me with several floors and the apartments were too small for my budget. The hallways were like mazes and easy to get lost in. Also, this is a heavy shifting ground landslide zone so I don't advise anyone living in a tall apartment complex in this area. Part of San Pedro already slid off into the ocean. Google The Sunken City! There's not a whole lot happening IMO in that part of San Pedro. The area is being regentrified but it's still a bit sketchy. Nice amenities and staff seems friendly. read more

I moved to 550 Harborfront in October 2020 and I have recently renewed my lease for another year. I am so happy with my decision. The building is brand new and beautiful. I love the views of the harbor and Vincent Thomas Bridge. My unit is thoughtfully designed with much more space than other buildings I looked at in my price point. I was able to get a spacious one bedroom here, but would only have been able to get a studio in other buildings I checked out in Long Beach. There are ample cabinets in the kitchen for all my storage, and a large hall closet in addition to my bedroom closet, so I didn't have to rent additional storage. When I initially moved in, most of the amenities were closed due to COVID, but they are now fully open, including a large pool overlooking the harbor, hot tub, well-equipped gym, and golf simulator. The building has parcel lockers so your Amazon deliveries are secure. I love the community gas-powered grills throughout the property. I have hosted friends several times to cook steaks up on the Sky Lounge, which has a beautiful view at sunset and TVs so you can watch the game or a show. The staff is friendly and helpful. Re-negotiating my lease with Randy was a breeze. When I have had the occasional issue to troubleshoot, Delise, Josh, and Cathy in the leasing office have always been helpful. San Pedro is undergoing a lot of revitalization right now. I love the industrial feel of the port. The historic downtown is incredibly charming, with a lot of great restaurants that so far have survived COVID (shout out to Sebastian's and Kalavera's!). I see constant progress on the new waterfront development across the street. When that finally opens, I think Downtown San Pedro will really come alive. I have read the other reviews for this property left on Yelp, and they are NOTHING like the experience I have had in this building for the past year. To be fair, I work from home and I had concerns about noise if I chose a unit overlooking the pool, so I chose a unit that opened into one of the 3 other quiet courtyards. I have not had any noise issues with shared walls, and I do not have any issues with my unit being poorly constructed. I have had only 1 maintenance issue in an entire year (a cabinet hinge in the bathroom came unscrewed), and the building's maintenance supervisor Angel addressed it promptly and professionally. The water is immediately hot in the shower and never runs out, so I'm wondering if the building uses tankless water heaters? I didn't have an upstairs neighbor for several months after I first moved in, so I did initially get annoyed by heavy footsteps when my upstairs neighbor moved in, but I addressed things politely with the neighbor and it has not been an issue since. I have had to call after-hours security twice in a year for loud music and talking coming from a neighbor's apartment after quiet hours begin. Both times, security responded quickly and the issue was easily resolved. I have not seen a single tenant that I would consider "unfavorable", so I'm not sure where that complaint comes from? Everyone I've encountered in the halls or mailroom has been friendly and they all look like professionals. Most of the cars in our parking structure are nicer than mine, and I'm an M.D.! I can't speak to guests invited to the pool by tenants, but the times I've enjoyed our pool, I have had no issues. I certainly have never seen any fights in the building-- if that did occur, then I think it is unfair to judge an entire building by an isolated incident. I have never seen a homeless person enter our property. We have secure access at every door and garage entry point. We did have a homeless presence near our building due to a hotel behind the building being used to house the homeless, but that program ended several months ago. The hotel is now being cleared out of all furniture, I'm guessing in preparation for demolition and re-development. The one complaint I saw on Yelp that I consider valid is irresponsible pet owners. I do see pet messes in the stairwell occasionally, and pet owners sometimes do not pick up after their pets in the dog run area behind the building. This is very annoying, but seems more of an issue with the owners than the building. I'm guessing you see this in any large building that is pet-friendly! I feel like our housekeeping staff tries their best to stay on top of this, and if it is brought to their attention, they address it immediately. Despite the minor issues, 550 Harborfront has been a great place to call home this past year, and I had absolutely no reservations about signing on for another year.
