Mel Wilson will literally scam you out of your deposit. They try to charge whatever they can to prep the property for the next person even after the tenant has rented the property for 5+ years. Stay away from anything that has to do with these people. read more

Security deposit scammers. They use all the usual tricks to try and take your money to pay for upkeep of the place, like claiming "maintaining the bathroom caulk" means replacing it. But they'll also charge you for items after they accept the keys and claim it's still your responsibility. Even worse, they run a scam where they give huge surcharges to individual contractors who they have a relationship with, presumably to get lower rates on the work they have to pay for. The owner literally laughed about getting away with a $75 charge for changing a light bulb. If you think they're a good choice to manage your property, ask yourself whether you think you can trust them, given those kinds of sleazy business practices. read more

Proceed with great caution. I rented a townhouse with Mo Wilson serving as the landlord's agent. Maintenance requests were usually ignored by Mo Wilson, so much so that the landlord's brother gave me his cell phone number so we could bypass Mo Wilson. When it was time to move out, Mo Wilson told me for the very first time that they have an office policy of denying tenants the right to be present at the move-out inspection even the law requires them to let the tenant be present. Mo Wilson claimed they were obeying that law by allowing me to stand on the public sidewalk that runs along the street in front of the townhouse. Our next door neighbors on either side of us were a lot closer to the Mo Wilson rep than they wanted us to be!!! Plus, the one and only complaint from the Mo Wilson rep was regarding a room that was so bad at move-in that we included it in the move-in inspection. I had personally scrubbed, scrubbed, and scrubbed some more and cleaned out the bathtub drain and sink drain at move in. That room was in significantly better condition than when I moved in. I will never ever rent from anyone who uses Mo Wilson again. If and when I decide to buy or sell a home, Mo Wilson will not be involved in the process. read more

If you are looking for a home to rent and mo Wilson is managing that property..do not rent that property. If you are already renting a property that mo Wilson manages, do not pay or spend your time cleaning the residence. we recently rented a home which is managed by Mo Wilson. The home was beautiful,we had no complaints about the home at all. However the property management company we had issues with. During our time there, they were impatient, lacked proper communication, and would forget maintenance requests every now and again. The emergency line is a JOKE!!! We actually had a major water leak in our home late at night and it could have interfered with the electrical system within the home. We called the emergency line and we were told that we were calling too late, we should send the email. She literally asked us "why are you calling so late?? I work a full day! What would you like for me to do right now???". ABSOLUTELY UNPROFESSIONAL!!!! We were completely brushed off and yelled at for calling this company to let them know about a major damage that could occur in a home which they were managing. I actually felt bad for the owner because they were trusting these people with their home. We recently moved out we recently moved out and received move out instructions which told us that we had to shampoo the carpets, clean the entire house. The move out instructions do not say that if you shampoo the carpets and there is one stain left on a carpet in one room, the tenant will be responsible for paying for the ENTIRE house to be shampooed again! Not only did we pay hundreds of dollars to get the the carpet cleaned, but we were then deducted hundreds for them to re clean the carpet because they found one stain. We were told that they would communicate via email how much we would be charged AND From our security deposit. this did not happen they instead mailed us a letter with a check. We did not have the opportunity to speak with them about what was being deducted and charged. I'm sure if Mo Wilson is reading this they know the tenant that is leaving this review. I feel that the company has terrible customer service. instead of communicating properly to ensure everyone is happy upon moving out they cut corners and they will nickel and dime you to death. I've never been involved with a property management company until this in this will be my last one. We've had better experiences at apartment complexes. if you can avoid mold Wilson please do so you'll save yourself a lot of money. If at all possible AVOIIIIDDDD THIS COMPANY!!!! As a homeowner and a veteran, I will not recommend this company or its staff to anyone. You are better off managing your own property. They have deals with different businesses that will leave you completely broke. They did not find tenants for my property. My property was empty for months. I also sent potential tenants to them and they didn't reach out to them and did not meet them for a viewing of the property. Even if you live out of state, you can manage your property better. I just want to warn other potential renters. Don't work with this company. They will not fix any of the issues with the rental, they will try to take your deposit, and when you're moving out, they will expect you to show the home you're moving out of. They refused to show the home, and then got upset when we only let people see the home when we were off work. Their proposed solution was to let anyone come by anytime. Wanted to update my review. Now that several years have passed from my last review, I am NOT afraid of their disgusting retaliation. When I complained to the owner's wife about being charged expenses that were not accurate (long story, but they let someone rent the house and get away with not paying a HUGE bill). When I expressed my displeasure very professionally and provided documentation detailing their error they denied any error. My experience with this company was awful. I hired them on the recommendation of a friend. My initial meeting was with Mo. Do not be fooled. He is charismatic, but his company will not fulfill his promises. They were my property managers for 6 years. I was a slum lord and didn't know it. I fired them after contacting my tenants directly to check in with them about their future plans. (The same family had been in the unit for the entire time.) It was through this contact that I learned of how poorly they were being treated. Not only did they not care about the tenants, they did not care about my unit. They hadn't stepped in my unit for 5 years. There was zero maintenance, not even a walk through. There was at leaky sink that was never repaired (for years) causing extensive damage. They never repaired the stove. They never repaired the garbage disposal. There had been a small fire in one of the bedrooms. Finding that damage was disturbing. The entire upstairs smelled of dog urine. They never looked at my HVAC unit or provided even the most minor upkeep. This led to the unit needing to be replaced after only 7 years. (The build-up caused shortages and sparking which eventually burnt out the motor.) This level of damage took years of neglect. When I contacted them about this, their response was essentially that they did not care and it was not their responsibility. Did I mention that the one repair that they did was left unfinished? There had been a plumbing leak. They fixed the plumbing but left the ceiling repair unfinished and the damaged laminate flooring completely untouched. And everything single one of the bottom kitchen cabinets floors are broken because of a combination of over filling and the sink leak that had never been fixed. They did not care for my property or my tenants. read more

Terrible customer service and professionalism. We rented a Mo Wilson managed home last year and it was the worst experience I have ever had with a company. The women there are extremely rude and never follow up with what is being requested. I had to call many times to ensure a home request was being fulfilled. The day of our final walk through we were told to be at the home at 8am and the lady was late by and hour. They sent our deposit check to the home we were renting. The lack of awareness and customer service is so poor I will never rent or recommend this company to anyone. read more

I was very disappointed in this company. We put in an application for a house managed by M.O. Wilson 2 weeks ago. The house has been sitting empty for nearly 3 months, but we loved it and wanted to rent it. Our financial history isn't stellar as we were caught in the Bank of America mortgage modification fraud of 2010 and lost our house. When I submitted our application I wrote a forthright letter to the property management company and the homeowner explaining our history. I also included that we had a great rental history, and included references. I was told that they would get back to me in 3-5 business days. On the fifth business day at 4pm, we still had not heard anything from the property manager. I called in and spoke to a female who informed me that we were denied. So, I asked her what their reasons were. I was told there were multiple reasons. She went on to say the first was our financial history. I asked if they had read my letter explaining that, her response made it obvious they did not read the letter, let alone show it to the homeowner. The second reason was that we had no rental history. I was very puzzled and corrected her. Not only did we have over 3 years of rental history, our references loved us! We paid on the 1st every month, never late or any missed payments for over 3 years! When I told the manager this she actually had the audacity to ask me if I wanted her to call the homeowner to inform them of this. Yes! Of course I did! This company took our $100 to "process" our application and didn't even do their job!! They didn't read our letter, they didn't call any of our references, nothing. The only good thing was one employee there named Lisa. As soon as I got off the phone, she called and confirmed my references and tried to convince the homeowner that we were a good fit. Unfortunately the damage had been done. They had already told the homeowners that we were not recommended and would be a bad idea. So there was no fixing their mistake at that point. This company didn't just take our money and screw us over, they screwed over their clients to. The house is still sitting there empty, no pending applications, and now their clients (the homeowners) will have to pay a second mortgage for another month. They wasted our time and our money and should be avoided until they can get their crap together. read more

Our moving out experience was a nightmare. First, Suzanne never notified us about the time and day of our move-out inspection. My husband specifically told her that he wanted to be present for the inspection. Second, we were charged for house cleaning, however our house was cleaned by professional and reputable company. Suzanne did not want to take in account that prospects with their realtors were viewing the house after we moved out, because our floors were dirty according to her. Yet she complimented on our clean carpets, funny. Thirdly, we were charged for a broken closet door, however we made Mo Wilson aware of this when we first moved in, yet they did not take any action during our year in the house. Lastly, we were charged for debris and leaves on the yard. This really pissed me off because is a big tree is located on the yard and we moved out when there was still snow on the ground. Accumulation of the leaves on ground mostly likely occurred when we left. Overall, throughout the whole process Suzanne has been rude and was not responsive to our emails. Moral of the story, if you are a tenant of Mo Wilson, watch your back. read more

Lying, treacherous people to deal with. Do business with them at your own peril. Rented through them for over three years. At one point they left me go eleven days without functional air conditioning during the summer. At the periodic inspection I was told everything looked great. After I moved out I checked with the office and was told everything looked great. They told me since I was moving out early in the month with rent paid for the remainder of the month, they'd refund part of my rent if they rented it. They rented it and had it occupied with five days left under my rent. I got NOTHING returned from my rent. When my security deposit finally came they had deducted $1,000 for carpet stains, touch up painting and a sliding door off track. Really? Never deal with these people if you can avoid it. In general, MO Wilson Properties Inc. Woodbridge, VA is the most rude, inconsiderate and unprofessional realty in the Northern Virginia area. After renting with them for a few years, they do not acknowledge customer rental concerns or request upon notification. You have to constantly continue to call and email the office the get assistance for repairs on rental and/or general information pertaining your lease. Therefore, due to the lack of customer service or poor management, they have no urgency or interest in making sure the renter is satisfied. A Realtor colleague of mine is reporting their bad customer practices to Department of Professional Occupational Regulation (DPOR) as she continues to make sure they fulfill my leasing rights. read more

Worst property management company ever! They are rude, unresponsive to both tenant and landlord issues, and overcharge on maintenance costs! MO Wilson so far has been good as far as property management goes and renting from them. However, they don't seem to vet or control the owners of properties, or inform them of the law when it comes to renting properties in Virginia. We have been renting a house from them for around two months now and have only asked three things of the owners (who live next door [information withheld from us before renting]); one is to give us proper notice before coming onto the property (as they thought they would have the right to at any time come onto the property to access their sheds and continue use of them as if they lived here still), to stop going through the mailbox for the house we are renting (after giving them a solid month to do so and all of my mail going missing except for bills), and for keys to all the exterior doors (as we were only provided keys for one of three exterior door upon move-in). Since then, the owners have taken it upon themselves to walk around the perimeter of the yard whenever they feel like it and to make sure we see them looking in at us, they have been watching how we park in the driveway and complaining to MO Wilson about it, and to top that all off they have dogs that bark almost non-stop from 7:00am to 10:30pm but you have to sign in the lease that your pets won't "disturb neighboring properties." Not only that, but the house was disgusting when we moved in; the kitchen cabinets were so thick with old grease that it took me almost three days to scrape it off and clean them enough to feel comfortable putting my clean dishes and pans in. The ceiling in the bathroom is seeping nicotine even though property management has come and repainted it already (again, this is only two months), and the downstairs carpet has staining that reeks of dog urine whenever it's rainy or damp outside. The laundry room has mold, that MO Wilson had people come over to paint over top of but missed several places. There is trash behind all the sheds down the hills that the owners just threw back there instead of disposing properly. All of the windows in the basement are nailed shut (which is a fire hazard), one window isn't even glass, it's replaced with styrofoam, there was only one fire alarm when we moved in and I had to replace the batteries to make it work, and just a ton of other hazards that should never have passed any home inspection. The ONLY positive thing about this house is the fact it rents for $995.00/month, but at this point I miss apartment living because it was quieter, cleaner, and I somehow had more privacy with five other doors in one stairwell at a complex than with landlords who find it appropriate to walk the perimeter of the property whenever they please. Once our lease is up, or if we can legally get out of this lease without any penalties to us because of the constant spying by the owners, I will post the address on EVERY review site I can find so that NO ONE has to be subjected to living next to these people. read more
