The tour was great, the woman who helped me was lovely (5-stars to her), units dedicated for viewing were very clean. However, I wished I could have seen the actual unit I would be applying for, including what, if any, view I would have. I was turned off by needing to put up a $500 deposit in addition to the application fee, both of which were nonrefundable. Yes, the $500 would go towards your security deposit, (and would be returned if you were declined a unit) but I don't like moving into a place without actually seeing it or being able to test water pressure (water was turned off in the viewable sample units). Very costly to break a lease as well. Also, as I was waiting for my tour, a current tenant came in to the office complaining that her kitchen counter is rotting away, and it has been almost 6 months since they first assessed the problem. Nothing has been fixed despite he continued requests. This is concerning, especially considering all of the incredibly negative reviews. Granted, you don't know reviewers individual experiences, but when you hear it firsthand... gives you doubts. Ultimately, I decided to look elsewhere, not worth the risk.

Very disappointed just got our keys Friday, and the apartment was still dirty. I informed them and they said they'd send someone to clean it the day after. Which is kinda crazy for a brand new move in ready apartment!

    * Update* we tried to fight these unfair false charges best we could with proper documentation and emails, but it didn't matter. The extra charges were sent to collections immediately. We did speak to other folks that rent for Douglas Emmett in other states and it does seem like they add charges and create policies so that they trap you for financial gain and take advantage of the fact that Hawaii is a place many people wanna live and many military families move there... the rent is over priced and in many ways this place feels like it's military housing with no rules that are enforced. It's really too bad because it could be a very beautiful- a wonderful place to live.

Telling us to park in the fire lane, smh. When there are plenty of empty spots that we are no lo my er allowed to park in.

-10000000 STARS!!!! If you're looking for an honest review here it is. Overall, we haven't had the worst experience living here. The renovated apartments are nice. When we first moved here we were told 3 things. Yes you can have a pet, yes there is enough parking for your two cars, and yes you can have an a/c unit in your window. 6 months later we realize we were heavily lied to. We ended up getting a golden retriever puppy and he's great. 2 months after we registered him with housing they are harassing us for $250 for a pet deposit. Now, if they had told us about a pet deposit when we first asked instead of lying, maybe I wouldn't be so angry. But they didn't tell us about it until 2 months after we got the dog and they harassed us for MONTHS even after we paid it to them. We had to go into the office to show them our bank statements to show them that we had paid it. Next, we pay $80 per month to do laundry in the disgusting shared laundry units. Next, turns out you can't have an A/C unit. So our $400 unit we bought just sits in our closet now. The apartments do have fans, but it is so god damn hot in this place we literally have to sleep with ice packs. There is barely ever a breeze. Next, we were told that there was enough parking for us to have 2 cars. Honestly, this was probably the number one thing that cause us to move here. Ever since they implemented their new parking system, we no longer have a place to park our second car. Mind you, we paid $250 to register our cars for each vehicle. We PAID A LOT OF MONEY TO BE ABLE TO PARK HERE. We are now being told that we need to park off property or in the FIRE LANE(which is illegal btw) even though both cars have paid permits to park here. We were told that we can park in the fire lane during non- emergency hours (7pm-7am). EXCUSE ME? What the actual shit is a non emergency hour? So you're telling me when the fire truck is trying to park so it can prevent the building from burning out at 2am my car is not going to be damaged and/or ticketed? And don't you dare tell me to park off property if I pay to park here. I spent over an hour after work looking for a spot. My other half got home around 2pm and he couldn't even find a spot. I spent an hour talking to them in the office (because they don't answer the phone or email btw) and after being told 100000x that there was nothing they could do to help me except park off property, I refused and the manager let me park in her spot overnight. Just so everyone reading this is aware. There are enough spots for everyone, but now that they have designated an assigned stall to every unit, there are many people who don't have cars that have a parking stall assigned to them... there are also people who had previously been paying for reserved stalls, who now get allotted their original reserved stall and another reserved stall for their second car. All in all, these people are horrible and have gone about this in the worst possible way. If you have two cars, DO NOT MOVE HERE. Below, I have attached an excerpt from an email they sent us recently.

we lived in 1286. Save yourselves the hassle of modernized living. this place is a bunch of crap, literally! from day one the bottom of our building smelled like sewage and the management was willing to move us to a different property they manage. our whole family came down with an airborne illness and the. unfortunately suffered a job loss that affected the transfer. they claim that they "jumped through hoops" to accommodate the transfer. they just didn't want to admit that their failure to maintain plumbing frequently was the cause for a job loss that then caused non-payment of rent. then we were dealt with so much headache after that. difficulty paying the rent on one income, so we started promoting our auto detailing and cleaning business, until maintenance decides they are going to steal our equipment from the bottom of the steps and act like they thought it was belongings to toss into the dumpster bin. we gave a vacate notice and they took us to civil court for the non-payment. the court case supersedes our notice to vacate. learn from our experience. it looks nice from the freeway and moanalua road but this place is not all that the web hypes it up to be. make sure you read the 45-page lease agreement!

Only idiots with self entitled attitudes would comment on racism because they think everyone is racist towards them and don't see the fact that they themselves are assholes. 2. The pool being disgusting is one of the many reasons why they went through a lot of resident managers because the others weren't pulling their weight. I challenge anyone to look at the pool now. It's absolutely stunning! 3. It's a 60+ year old building so the fact that Frank and the board are taking the time to address issues for repair to bring this old building into the 21st century is remarkable, But of course an owner would appreciate and understand this more than a renter because the value of their property is going up. 4. They have vestibules on each end of the corridors with trash bins that people dump in. Every morning the maintenance guy comes and empties it. That's the equivalent of having a trash chute. The doors closed ensure the smell doesn't go into the units. Overall Sky Tower is an amazing complex with a diverse community. Sure it's not a luxury condo, but it's a step above your average multi dwelling unit. Frank may have his faults but so does everyone else, we're not perfect, and he CARES about the building and the people in it. I wholeheartedly recommend the building to anyone who is interested in buying/renting and its amazing staff to back it up!

You do get an amazing view, but you can't open any windows; so yes, you're stuck with the AC being on 24/7. ALSO, if the power goes out, you have no other source of ventilation/cooling. As others have said, the walls are stupidly thin. We were in a unit about a nightclub/bar, I think it was called Scarlet's? Anyways, despite being over 20 floors up, we could HEAR the music, people yelling, etc. Not just that, the unit next to me, had a domestic dispute, so I heard them arguing and then one of them kicking the front door in. Our unit was also missing some vanity fixtures, and despite being there for a year, we never received them. The fire alarms kept going off, so it was impossible to tell if it was a real emergency situation or just mechanical/electrical error. The parking is also small and expensive for you (as the tenant). It's also expensive for visitors as there is no visitor parking, so my family/friends wouldn't visit often despite us being in a prime, beautiful location. We also had an issue with management and an incident that happened on property. A tenant had gotten into a confrontation with my husband in the elevator, then proceeded to vandalize his car and threaten us. PS - my child was with my husband and in the car as this person punched and hit my husband's car with a parking cone. We even had police escort us home as we were afraid that this individual would actually come after our family. Anyways, management did little to ease our worries. The most we got was that the tenant had moved out of the building, we heard he moved to the 9th island.

PROS: I really like…read morethe apartment, it is roomy, well laid out - believe it or not, the complex was designed by a young Cezar Pelli. https://en.wikipedia.org/wiki/C%C3%A9sar_Pelli We got a three bedroom with a huge lanai which has been great for having friends over or just working and hanging out. I can live with the area, I work right downtown and it is super convenient. I love the maintenance guys, they are wonderful...big shout out to them they work hard and keep smiling. (Unfortunately I needed maintenance a lot, see cons). It's been a great spot for my dog and he has made many doggie friends. I love the chickens and baby chicks (feel free to move this to cons if that's not you). Most of my neighbors are very nice and I enjoy kids (kids see cons). The community is a mix of families, many I expect on section 8, students, and some professionals (like me). I really liked Jennifer who helped me with the leasing process and the folks that call when maintenance needs to come in are efficient, friendly, and I believe do their best to help. CONS: I had a plumbing issue for the first three or four months, it was disgusting, the tub would back up with gunk and hair and debris coming from the next door apartment. Finally after maintenance came about 25 times I complained loudly to management and they finally got an outside plumber to come in and fix it. Now there are small blips but mostly the plumbing is fine. If you don't like kids (or kid sounds) beware because the culture seems to be to allow kids to be up late, late, late into the night at least in the summer. I have 5 kids next door aged 2-9 and they literally kept me up until 2am many summer nights. To make it worse, kids need sleep and these kids were exhausted ALL THE TIME, so they screamed and cried...a lot. Sleep is a very important thing. Oh and yes, cockroaches! But note they will send an exterminator. I will say that worst experience so far (which may sound a bit silly) is how I have been treated by the leasing team as I decide if I will stay, go, or move to a smaller unit. I guess I had this crazy idea that they would want to keep a decent tenant paying market rate rent. But they REALLY do not seem to care. I went to the office to ask about moving to a smaller unit and was told that although I'd been living here a year and my circumstances hadn't changed, I'd still need to create a completely separate new application for the lower priced unit. Could I transfer some of my $2,575.00 security deposit to a smaller unit? Nope, AND in addition to the new application AND new deposit they also want a $500 deposit to secure a new place that I can't see. If there was any budge or anything done to make it any easier for me to stay here than go somewhere else, I'd probably have done it but there was absolutely NO effort made. But honestly, it wasn't even the policies making it just as difficult to re-rent here as to go elsewhere...but rather the attitude that made it clear to me that I didn't matter to them and that they were perfectly happy to see me go...if even one person in the office had said "we'd love to keep you" it would have made a difference. MP

They did not. We also have video of the walk through inspection. Not only did they keep our entire security deposit they attempted to charge us a cleaning fee, as well as charge us for replacing the entire apartments floor. When called out and even presented with a demand letter from an attorney the "management" will consistently be out of office, away, and not reply to any emails. And then when they reply again after enough time has passed they will say "it has been longer than a year" The goal is to take advantage of people who are busy, pcs, or do not know any better. The one thing they did right was spray for roaches but take a look under all the cabinets if you still decide you want to give this place your money. The security gates are never secured, the rfid keys never work, security is non existent so when you are stuck at the gate good luck. I would go on, but at the point they will steal your deposit there is no reason to consider living here, ever.
