You'll pay out the nose for utilities the rent is comparable to what you'll find at better places on the island and to top it off you'll pay for extra parking and the spots are nowhere to be found. The only good thing about this place is that nobody really cares about the place is that they have a pretty office be warned. This place is after your dollar and they can care less about you once that lease is signed. Check out our most recent repair they did as a result of a rat chewing through the wall. Don't fall for it. Great pictures, great demo room they might walk to show you. I lost $200 from being pressured into a hold on an apartment we were lied to about for multiple aspects. Camile was our leasing agent and it couldn't have gone more crooked. She seems like a nice lady, although works for a horrible location. There's hidden fees they will not tell you about, they won't offer any information about taking over someone else's old lease, they demand you create a brand new one year lease, they will try to say anything they can to get you to put a hold on a unit. """""Don't believe anything they say unless it's on paper.""""" My girlfriend and I found an apartment "twice" the size for literally "half" the price, just by searching Craigslist. I know half a dozen people who have lived there and hated it and a few who are still stuck in their leases there and hate it. Save yourself time and money and do some research on your own finding an apartment that best fits your needs. If money is no problem, if surprises don't bother you, if the truth doesn't matter, this place might be decent for you. But if you value saving money living in Hawaii, having 100% communication, and not having any surprises. Stay away. I got to as far as reading the fine print before signing it, and once I read everything about their financial surprises that they have complete control over, immediately realized I just threw away my 200$ holding fee. Which is nothing compared to the amount I would have wasted and thrown away If I would have signed a lease here. First, the women that work in the office are extremely rude on the phone. Second, the laundry is extremely inconvenient with some antiquated pay card system instead of allowing you to pay with credit or debit at the laundry machines. Third, the security guards allow anyone to drive in. It's the same as not having any security at all. Fourth, people's laundry gets stolen very often. I lived at this complex for almost a year and there was so many things we disliked about living here. 1.The units look NOTHING like they do in the pictures. the floor material is old and impossible to clean.If you get one of the renovated units you'd be fine I suppose but if you don't you're out of luck.The walls and ceilings have holes EVERYWHERE and I had to put socks in the walls to keep the bugs out. The units are poorly maintained and you're constantly dealing with roaches, geckos, all kinds of bugs coming inside. Obviously living in Hawaii there will always be bugs but holes in the ceilings? can't even upkeep the units to prevent them from getting inside. The sliding door closest always breaks. We had to get it fixed at least every 3-4 months for some reason. Honestly these units need a serious remodel. 2.Maintenance/ Leasing Office: When you really need maintenance they are non existent. I had several of my requests ignored and when I didn't call them they would show up unannounced. I had packages misplaced, "lost", when I was gone for a trip and I specifically called the leasing office to have them hold them for me while I was gone so they wouldn't get stolen. When I came back from my trip and asked for my packages they "didn't have them". I had to let them know that I had a ring camera and I will show them the footage of the maintenance person picking up my packages, left to get my phone just to come back and all of the sudden my packages were there. When I first moved in I had a T.V. delivered to my apartment and also had maintenance bring it to the office, when I arrived to my apartment nobody knew who it was. a 50 inch T.V. missing?! There is maybe a few people in the leasing office who know what they're doing but most of them don't.. they can't even answer simple questions about if the grills are electric, or where can I pay with cash to load my laundry card. There is also no noise control at any time especially at night and even if we have security driving around there is no one to tell neighbors not to play loud music or make lots of noise at all. It doesn't seem like anyone cares about any of the rules that are put in place at this complex. Overall it was the worst living experience I've had since I moved to Oahu, I would highly suggest not living here. It was a nightmare I couldn't even stay the whole year read more

I love love this community.I was a little bit hesitant at first because of all the reviews but I took the chance to give this place a try and I am truly impress about everything. I work for the military and pretty much what I observed is that , most people that lived here is military, retired, and lots of families from different cultures. Its a gated community and theres always a guard working at the gate and no one can just come in without a card access. The washer room is well kept. The over all of environment such as sidewalks, elevators, mailbox area are all well maintained. The gym & the new pool is a plus . What you see online is what actually it is. So thank you for all the staff and management of Moanalua Hillside apartment. I will definitely recommend you guys to my colleagues. Mahalo read more

The WORST apartment complex one can live in. Throughout our time here, we've been paying just so much for what wasn't promised most the time. Now, when we want to leave, some things start happening. 1) we were doing month to month. The leasing office calls and tells us that if we want to leave we would have to pay off the rest of the year lease. I had to tell them that we were on month to month serveral times and showed them proof before they let it go. 2) Parking is terrible. We have 2 vehicles: reserved and unreserved. When you get home late, it is next to impossible to find an unreserved stall. They told us right at the beginning that with the reserved sticker, it's okay to park in unreserved stalls so that's what we've been doing this entire time. My partner works later than me so he would usually take the reserved stall and I take any unreserved stall. Then I let them know we're moving out in 2 weeks. My car gets towed last night without anyone saying anything. The reason is I'm supposed to be in the reserved stall. If I didn't check, I wouldn't have a car to go to work to Monday and the management office didn't feel like it was important to say anything. Just last month I had to go to the mainland for an emergency and parked in a stall right across the street from the management office and nothing happened. I come home, tell them we're moving out, and all of a sudden my car gets towed. It's easy math on what's going on here. 3) New rules keep coming and going as they please. Sometimes it's not even announced. 4) People do not clean up after themselves. It is dirty constantly with anything from dog poop to a throw up stain that never gets cleaned up. There are no consequences at all for this as well. 5) The only star this place earned is for their maintenance crew. Everybody I've met on the maintenance crew are the only ones that really care about making you at least feel somewhat comfortable for staying here. They always answers the tickets on time and they're really kind-hearted individuals who do everything in their power to fix whatever is wrong with your apartment even if it takes hours. Overall, do NOT live here. The prices for each unit is outrageous. The "remodeled" homes are a ripoff. Basically just given newer (cheaper) things so they can charge you outrageous. While the location is ideal and the maintenance team is amazing, it is not worth letting this place dry your bank account each and every month for half-butt things. read more

A lot of people live here. So, there's gonna be loud neighbors and all. Most people are nice. A lot of military folks. Parking is tough. There's always a cockroach somewhere. The landscaping is nice. Two pools. Solid gym. I always see a maintenance guy zooming around. Pay laundry, typically busy. I don't like the tow trucks just lay in wait. They scour the parking lots looking for victims. Seems kinda scum-baggery. Easy location to get on and off the H1. No A/C. Can't even install one yourself. Most of the stuff is in the lease, I didn't know parking was so bad tho. They made it seem like parking wouldn't be an issue at lease signing. Parking tickets add up! They should get rid of the feral cats and offer recycling. Electric & all is an extra $250 a month. They need to get solar panels! It's a 3 star place sold a 5 star. Ok, update: they added additional reserved parking, which makes parking even more difficult. Just received the monthly utility bill... $305! That's quite a bit for a single bedroom apt with no a/c! read more

It's a pretty decent place to live in, maintenance comes out to fix whatever you need in a timely manner. Staff is pretty friendly. One of my greatest complaints is how lazy and sorry these pet owners are. They let their pets poops all over the grass, right next to the doggy stand. If you live in buildings 1177, please pick up behind yourselves because you're getting pretty disgusting. If you can't pick up after your pets, you don't need one. I feel like notices should go to pet owners and hold people responsible for leaving that crap all over the place, and having our area smelling pretty funky... SMH do better!! read more

On 10-10-2019 between 745-8pm I was working out at the gym. Security Gaurd Dennis approaches me and said I could not play my music without ear phones. My volume was from my phone , right next to me and it was not blasting to the point you could hear 10-20 far away. When he told me it is the rules that I needed a ear phone to listen to music I have said ok, I'll turn it off but I was still finishing my set which was only 4 more and he was hovering over me with a strong stare like he was going to do something. I did not give no attitude or responded in a way to the point he needed to hover me like I did something wrong. Felt really uncomfortable like he was pin pointing me out and just watching my every move. I looked at the sign on gym where the rules are and there IS NOTHING SAYING YOU NEED EAR PHONES TO LISTEN TO MUSIC. I already do had the consideration to the point to have it where only I could hear it. I've been living here for about 4 months and only now I have encountered this . You have a very rude worker and someone that's does not have any people skills or probably taking his "position" to a whole different level of power which is wrong. This guy is unreal!!!!!!!!!! IF YOU ARE LOOKING TO MOVE HERE READ THIS: I've never written a review for anything on Yelp but because we experienced such bad service for the amount of money we spent here I figured I'd let everyone know so they can save the time and their money in case they are wondering what this place is like. My husband and I moved in to the Moanalua Hillside Apartments on December 2018. At first, everyone was nice and accommodating UNTIL we finally moved in. We put in a lot of maintenance but none came on time. I either had to call to place it again or it won't come. They also have bugs and signed up to schedule since their big services only comes on Friday or something like that, but the whole year we were there they never came. Also, I found it kinda weird that we were paying $200 for utilities every month when were NEVER home. My husbands in the navy so he worked all day, and I worked 6 times a week 8 hours a day. We never got cable either so we weren't watching a lot TV or anything and I made sure the lights and fans were off... In the beginning, we only had one car and eventually my husband bought another one to service him going to work. Parking here sucks!! They don't have enough stalls for everybody and for the amount of money you pay I think you should have assigned stalls but no you have to hunt for parking if you come late then good luck climbing that hill. Anyways, when my husband got his car we were told that he couldn't get a parking sticker because they don't allow a second car when they told us in the beginning that if we decide to get another car we can just go to their office and buy another one. So there was this whole drama about it and my husband wanted to leave and break the lease because at that point we realize the place sucked and we were getting ripped off!! But they decided to "wave" it and give us a sticker as a special exception. So when move out day comes we had to pay a few fees to cover cleaning and painting even though they forgot to mention that on the day we signed the lease. We paid it and moved on because we were just so over it and just wanted to just get away from that shit hole. THEN FOUR MONTHS LATER... we got a letter saying we are in collection for the unpaid fee of our move out. LIKE WTF, being in collection is so serious it affects your credit, my husband is in the navy and any collection debts tied to his name could cause him his security clearance for work. Like come on now, this place is sheisty as fuck, DO NOT MOVE HERE. NOT ONLY WILL THEY RIP YOU OFF WITH YOUR MONEY THEY WILL FUCK YOU OVER TOO. I had a problem with my insinkerator, the kitchen garage disposal, and I called to have it fixed. I didn't expect any maintenance personnel until Monday, with Thanksgiving being tomorrow. To my surprise, a maintenance man named Bond actually came. He was very helpful, very polite, & very quick in his work. He actually arrived within, less than 15 minutes of me calling and was done within less than two minutes. I highly appreciate the speed. read more

I'd give this place a zero, but unfortunately I can't in order to make this review. If it wasn't for the location, we wouldn't have moved here. Pay attention to all the negative reviews before moving here. 1) You have to pay annually for a parking permit, and have to make sure you renew it on time otherwise your car will be towed. I missed a day because I was so caught up with moving & had to pay 200 to get my car back. Which is ridiculous when I've seen a good amount of vehicles with no permit parked over night countless times with no consequences. 2) I have no clue what's going on with the buildings but they are infested with roaches and ants. It doesn't matter how clean your apartment is, you will always come across roaches and ants coming from the walls. Which I thought wouldn't have happened to us due to the fact that we chose the newly renovated apartments. 3) Upon move out they tell you that the place has to be in the same condition & throughly cleaned as it was on the move in date. Otherwise you will be charged. As directed, we cleaned it spotless. Then we get an invoice being charged for cleaning services and for broken/missing blinds... like really? So I emailed them ensuring that were no broken/missing blinds and that the whole place was cleaned spotless as directed when we turned in the keys. Their response is that ALL apartments are charged for cleaning services after vacating. Yeah that would've been nice to know that we had to pay $400 upon moving out for services that clearly wasn't needed in our situation. New Years Day emergency Maintenance Man 007 to the rescue: Our front door handle came off from the inside and we couldn't open our door. The front door had also swollen due to the heavy rain and also couldn't be open unless someone from the outside push the door inwards. So we were stuck in our apartment. Called for an emergency maintenance person to come out and fix the issue. Unfortunately, it was a holiday being New Years Day. We contacted the emergency number and was told they would contact someone from the maintenance team on their day off. SO VERY GRATEFUL FOR MR. J BOND!!! He is a total life saver and deserves a huge bonus to give up his day off in order to ensure the safety of Moanalua Hillside residents are taken care of. Mister Bond came out to our apartment and was able to open the door and change out the door lock to a brand new one. Thank you once again Mr.Bond for giving up precious time from your family to take care of us. read more

You Won't Be Disappointed! My wife, our dog and I have been living here for almost a year. We have found the office and maintenance staff to be very friendly and very accommodating to whatever we have a question about or having to getting something fixed in our apartment. We like that it is a gated community with security driving around all the time keeping an eye on things. The landscaping has been well thought out and kept up (it looks Great). There are two pools (one even has a kiddie area were the water shoots up from the ground). One of the pools is right next to a very nice Kids Park. They just opened an (awesome and huge) second pool and workout area that is state of the art. These amenities are a great money and time saver, meaning you don't have to join and drive to a gym somewhere else. The whole complex is very well kept (clean). We love that it is Dog Friendly with poop stations all over. we walk our dog all over the place inside and outside of the complex. They have a lot of different sizes of apartments. The older ones have no a/c but the newer ones do. For the money and amenities this place can't be beat anywhere on the island. My wife, our dog and I have been very happy living here. This is an update. I originally gave this place 4 stars. I would give it a 2.5 if I could. I moved here in January of 2019. After living here for a few months, here's what I think: Pros: *The pools, grills, and the fitness center are nice. *I'm in an old one-bedroom, and comparatively speaking the rent is comparable (but still ridiculous...Hawaii!) *Maintenance has been on time, professional, and very nice. I had a few issues, and only one was recurring (garbage disposal), and they replaced it after I called the second time about it. *The garbage is picked up daily, and the hours that they come are better. (the garbage truck used to come at 5 or 6 am) *The landscaping is maintained and I rarely see garbage anywhere. *I have always felt safe here. There are 24-hour security guards and gated entry. Cons: *UTILITIES are expensive. I live alone, and use very little electricity, since I work daily. There is no way that one person uses as much water, gas and electric as they claim. They have a strange way of determining how much you owe. You don't get your own meter. *The terms of breaking the lease are not in the lease that you sign. MAKE SURE YOU ASK ABOUT BREAKING THE LEASE AND MOVE OUT TERMS! I've been renting apartments for many years. Usually, if you break your lease, you lose your security deposit and that's it. Not here. YOU are still responsible for paying the rent until they re-rent it or until the end of your rental agreement. So for me, I will have to pay them 5 months of rent unless they get someone else in my apartment. ALSO, if they do rent the place to someone else for less than what you paid, YOU ARE RESPONSIBLE FOR PAYING THE DIFFERENCE UNTIL THE END OF YOUR AGREEMENT. So if they rent my place for $100 less, I will have to pay $500. As an alternative, you can buy out the lease and give a 28-day notice by paying a fee that is equal to the rent (on top of the rent for that month), Or you can pay a fee equal to two month's rent without the 28-day notice. *ROACHES. I would see a few here and there in the winter, but when summer came, they took over, and they just don't go away. I've requested for the exterminator, which comes on Wednesdays. He showed up once but didn't spray. He told me he would return the following week and to remove everything from my cabinets, and he didn't come. The following Wednesday rolls around, and he doesn't show. I put my own traps down and it helped. I really think they need to tent the building, but I'm not sure what they will do about that. *I wrote about how they PAINTED the stove and the eye grates of the stove in my last post review, well the first time I used the stove, the black paint from the grates came off on my pots and pans. Also, the heat discolored the white paint around the eyes, so it looks brown instead of white. Hopefully, I won't be held responsible for that. *The NEIGHBORS go from being mostly quiet to outrageous. It really depends. I have a neighbor who sometimes plays video games all night with his buddies and they scream and yell while they play. I have other neighbors who get into fights with a baby that screams and cries while they throw dishes and curse each other out, and sometimes other neighbors BLAST music and party in the middle of the night. but I can never tell where the noise is coming from so I could ask them to quiet down. The bottom line: If you need a safe place to stay, with pools and a fitness center, then this place will work but be prepared for high utilities, roaches, sometimes bad neighbors, and substandard appliances if you get an old apartment. read more

The apartments themselves definitely have pros and cons. Pros: It's probably the most affordable place you're gonna find on island, and it has an amazing gym and great pools. Cons: the place itself is tiny (as are most places on island that you rent), paint has been peeling off the walls since we moved in a year and a half ago and still hasn't been fixed, multiple neighbors are VERY noisy EVERY WEEKEND, especially a couple girls in a building by ours... and nothing is ever done. Yes I'm being a Karen but we have 3 kids that they keep awake every weekend and they are listening to them SCREAMING and cussing nonstop. I can't imagine what the people in THEIR building think because it's already crazy loud across the parking lot and coming inside our apartment. Other neighbors never keep their dogs on a leash and nothing is ever done, even though everyone else is constantly having to try to rip their dogs away from them. We spent 6 months trying to get them to remove a rooster that was ALWAYS in the tree outside our window and woke up our kids at the crack of dawn... it even hollered during the day. It was ridiculous that it took so long to have them get rid of it. The front office always seems like they care and will fix problems, but they never do. One of the maintenance guys in particular, mr Bond, is very helpful though. He always goes above and beyond and even cleans up after himself. I'm definitely glad he's the one that's come the last couple times something went wrong. He gets here quick and is very friendly and always looking out for you when he shows up. FOR MILITARY: Be very cautious when you sign a lease here! Majority of the Yelp reviews are accurate in regards to the lease & moving out. The "salesman" is going to say just about anything to get you into an apartment and then say they did not when it is time to vacate. Listen carefully but READ everything and check the Yelp reviews for any situation that may be like yours. Provide orders and written notice of intent to vacate at least 60 days out! I attached a picture of the actual paper from their office so you can read the specific rule they follow. They will F**k you out of money if you do not! I moved here for 5 months ahead of my retirement and it looks like I will be paying 3 weeks of rent after I leave the island. Should have moved to one of the many Salt Lake complexes with better reviews. Good: Location. Security entry. Reserved parking. New buildings have very nice apartments. Bad: Salesman snowjob. Price is higher than similar complexes. Electricity bill is highly questionable. Maintenance "fixes" but issues tend to re-occur. Guest parking is a joke as stalls are not near some of the buildings and full of resident cars. Guests will have a hard time finding parking inside of the property but will have to leave by 0100 regardless. Look elsewhere first if you are military. read more

I worked personally with Julie and she was great! She was very personable, informative and made my whole experience stress free, quick and simple. If this rating was strictly for her it would be 5-stars. For the most part, the cleaners, maintenance and security that I came into contact with were friendly. If you are DESPERATE for a place to live that ALLOWS DOGS, then this is it. This is the MOST DOG-FRIENDLY COMMUNITY I've ever seen, which is great! I love that there is a wide variety of dogs and dog lovers. There are doggie poop bag stations located throughout the area for easy pickup, unfortunately a lot of people don't take advantage of this amenity so watch your step. Expect the construction situation to be a pretty permanent thing. It was around during the entire year that we lived there, even though we were told it would end a few months into our stay. The new fitness & pool amenities are also currently advertised even though they aren't available yet, but once construction finishes I'm sure it'll be great. The old pool was redone, but we didn't use it--it was closed for some time while we were there. It is a very popular attraction in the community so expect it to be crowded, it is a huge community with currently only 1 pool. The construction also means hardly any parking during the day since the workers regularly park in the only open stalls. And parking in general is crazy! We were told that they were getting rid of the private stalls, but more and more kept appearing. For a while one of the back parking lots were open most of the time, but right before we left it was full again. There was no parking & I had to wait in the car with my baby crying for security to escort me to a private stall where I could park for the night. The lack of parking has to be dealt with, especially since more buildings are being put up. There are various laundry areas located through out the community which was nice. However, the machines need a laundry card to operate & they don't take money directly which sucks when the credit card & cash machines are down, especially since sometimes it takes a while to be repaired. If something malfunctions it usually takes maintenance a couple days to respond, we had a leaky sink and the stove stopped working. All was eventually fixed. Speaking of repairs, our elevator malfunctioned more than a few times. I felt really bad for the elderly who live upstairs and ended up having to take the stairs on numerous occasions. My mom-in-law is also handicapped & that was definitely an inconvenience during her visits. We lived in a 1-bedroom & the living area was reasonably sized & in ok condition. The utilities were pretty cray, we paid the same amount for electricity, gas & water as we did living in our previous house. Basically they take the amount of people living in your apartment, add everyone up in the building & divide into the total usage, no matter how much utilities you actually use. Our bill was about $260/month for my husband and I plus our 1 yr old. If you have a bunch of kids, watch out they charge per child. I did have a horrible encounter with one of the male office workers. He misread the number of a vacant apartment that he was showing & he tried to open my door. He would have succeeded if I hadn't been in the kitchen located right next to the door & I freaked out because I was practically naked trying to hold the door shut. He tried multiple times to get in when I told him "some one lived here" through the door. In the end I called the office very upset & a bit shaken thinking, can anyone could just come into your apartment & show it? What happens when we aren't home you know? Julie ended up emailing me an apology and said he didn't apologize directly because he was embarrassed & now they knock before showing apartments. Idk I felt like he should've apologized when it happened through the door at least because it was obviously his mistake. Anyways that incident made me very uncomfortable in my own "home" while living there. It's nice that they have a gym there, but the hours weren't great for me--it would've been nice to have it open later than 10pm. As far as the moving out part, be very aware of the move in condition of your apartment. They make it very difficult to get your deposit back. You also can't clean the floors yourself, you have to pay to have it professionally cleaned and provide a receipt. If not they will charge you via your deposit to have their own cleaners come in and clean and it is expensive! read more

06Aug2019@1135: I used to lived here back a few years ago. We went back to California for a good 3 weeks. When we came back our electric bill is shockingly high/ expensive. I went to the leasing office and I found out that we shared a meter to "X" number of units. They didn't tell us that. I parked my bicycle at the bicycle racks provided by them. One day it's gone. They cut the lock. They didn't even notified us. I found that they collected all of it and placed it on a storage. The one in "ForRent" website pictures looks great compare to the reality. Omg I don't know where to start. Thank God my lease was only one year ending May 31, 2021. I had the worst experience and headache at this place. Security let someone into my apartment while I was away for the weekend. No documentation was made and no explanation was given to me on why this person was allowed to enter my apartment along with security. So they violated my privacy and finally apologize for there action. On top of all this, they stole my security deposit and with all the bogus charges. Attention all military personnel... beware of this place. I strongly advise against living here because you never know if your privacy will be violated. Beware... for you have been worn!!! I lived there for a year. Too bad I can't put 0 stars. Only pros are the freeway is close for both east and west bound and that it is pet friendly apartments. CONS: RENT IS WAY TOO HIGH FOR THE CONDITION IT IS IN. The apartments are super tiny. The paint chips super easily, there's always roaches and ants around, the blinds for the windows DON'T work. The building is so outdated that you can't run certain appliances at the same time or the outlets pop. Having hot water for a shower is rare. Paying utilities is divided between the tentants in the entire building so you pay more than what you use. The renovation for the elevator took 10 weeks so if you live on the upper floors, you're SOL. The elevator area smells like urine. Want to slip and slide? You'll end up doing just that on the sidewalks after a lot of rain. They don't power wash the moss off regularly. The parking situation SUCKS. One car on the property and most of the stalls are reserved. If you have another vehicle there's a small side street that anything after 2pm you won't have anywhere legal to park unless you want tickets. Guest can't park on property after 5pm or they get towed. People speed down the hill. People blast their stereos, rev their vehicles and honk their horns at all times of the day and night. There are feral cats that will scratch your car because they jump on it. The cats crap everywhere. Some of the cats are aggressive and will hiss and chase you and your pet. There's also dog crap all in the grass. The grounds are severely unkept. Tree debris everywhere. The grass gets super overgrown and when it finally gets cut it's all brown. The office 99.9% of the time doesn't answer their phone. Glad to finally be out of there!! read more

I appreciate all the helpful and friendly staff members that work here. I moved in February 2021 and I couldn't be happier I chose this place. The building is always clean and smells nice. Melina is by far my favorite employee that works in my building. She is always excellent and pleasant to be around. I'm very fortunate to live in this community.
