This is my first ever yelp review, and I'm glad I've saved it for Moda! I've lived in Equity buildings in other states, but this has by far been my best experience. Here's why: 1). The apartment. While my studio may be cozy (under 400 sq. ft), it has an in-unit washer/dryer AND an in-unit dishwasher. Both are high quality and make my life so much easier. The kitchen is also perfectly sizable -- my boyfriend and I can cook together no problem. I'm also astounded at how quiet and peaceful it is. I've never once been bothered by loud neighbors, and even with my floor-to-ceiling windows wide open, the street sounds are minor. I love my little place, and have no plans to move anytime soon! 2). The amenities. Gorgeous, gorgeous rooftop. It's huge, and has beautiful water views. I don't have a pet, but there's also a cordoned-off dog park on the roof, which is very convenient for pet owners. And perhaps my favorite touch, there's a propane fire pit. You flip a switch, light it, and you have a beautiful fire going instantly. I'm going to spend so many nights up there this summer! There's also a large gym, and a multipurpose room that's great for parties or just watching the game on a big screen. 3). The staff. Last, but most certainly not least, the staff here are incredible. I worked with Jordan from the get-go: she helped me find an apartment while I was still living across the country. She was incredibly warm, welcoming, and communicative throughout the entire process. Since moving in, she and the rest of the staff have been so wonderful; customer-service pros who also make you feel like they truly care (I got a hand-written birthday note last week - such a nice touch!). Shout out to Andy who not only helps answer my annoying questions, but helped find my brother an apartment in another Equity building (!!) and to Fanny for being so helpful and kind. Couldn't ask for a better MGMT team! I've also had a breeze of a time submitting and resolving service requests. They're dealt with promptly and professionally, always. All and all, I can't say enough good things about this building. The only thing that might deter people is the location, because 3rd ave is historically a little dicey. That said, I've never had an issue (I have common sense and am not walking around alone at 2am, etc.) and love how central this neighborhood is. Incredibly easy access to public transportation, and just a short walk to the waterfront. Plus, can you beat being across the street from Biscuit Bitch? I think not! read more

I have been living here for about 5-6 months and now management has changed.... all went for the worse. It took them 2 weeks to fix a common door and carpets in the common area started to get stains all over and didn't bother to have them cleaned. WORST of all, I got a new bill from management (which I never received before) saying that I have to pay for water, water heater, service fee and sewer in the amount of 40 USD for the range of 2 WEEKS... in summer time. That means it could go up easily to 100-120 in winter on top of my rent. This is day light robbery, this is just a way the new management try to increase our rent without having to sign a new lease. BYE BYE MODA as soon as my lease is up. Edit: They have since cleaned up the carpet, lobby and hallways look clean now. I am paying about 35-40 USD per person for conservice on average. The corner pub on bell st. has since been torn down and a new business is about to open up, hopefully this will reduce the unnecessary loitering and drug dealings. I have lived here for almost a year and so far, I have zero complaints. The best part is the rooftop dog park, it makes having a dog In the dirty super convenient. Management is very friendly and are prompt to answer all the questions I have. They have provided recommendations for this to do and where to go, super useful for somebody who just moved to the state. I would recommend this complex!!! read more

An Apartment Community built for the Young Professional that wants convince over space. Moda is smack dab in the Middle of Belltown. This means it officers a great location when it comes to going to local bars and restaurants but also close to maybe some unsavory characters in the neighborhood. I've lived in my Studio for about a year now and I really like living in Belltown. You're close to a lot of the amenities that Seattle has: Space Needle, Belltown and Lower Queen Anne, The Waterfront, Downtown and Pike Place market are no less than a 20 minute walk away. There is key controlled Parking in the building and ample Buses that pick up in the front of the building or the Bus Tunnel is only a 10 minute walk away. The Unit's themselves are on the small side, you'll be paying around 2 dollars a square foot, but you get Washer/Dryer in the Apartment, Dishwasher and Garbage Disposal. The main area of most of the apartments will be laminate that looks like hardwood and the bedrooms will have carpet. The Bathrooms will have nice tiling in them. Also the building has been under new management for about a year now (Equity Apartments) and they're making some additions for the building that will make it more inviting. They're making an entertainment room, creating a bigger gym and community "party" area with in the year. Also the building will be implementing Elevator control Soon. Overall I think Moda is designed for the people who want to give up space for convince. It can be pricey but if you're a social butterfly who wants to live with other social butterflies (just wait until summer comes) then this apartment community is for you. read more

Don't waste your time here, lived here for a year. There are bigger, cheaper flats, with way more amenities, across the street in Belltown... Like someone else had stated previously on here, "the staff are super nice and helpful while you're moving in, but once you're in, they don't care about you", that pretty much sums it up perfectly. The building itself is okay, not worth the price of rent, but it has a decent look inside. As for the sound proofing of the apartment, forget about it. You hear neighbors at all hours of the night, in every direction. And don't live by the alley, it's a war zone back there. Dump trucks come at 2 or 3 in the morning and bang the dumpster empty for a good 15 minutes each night. Parking in the building is up to about $175 a month on top of rent, through good ole' Republic Parking. You know those guys are honey badgers. And while moving in and out, you're required to pay for a $12 parking pass just to move your shit in/out, no day pass from Moda of course. And last but not least, moving out. Inspection was done to my flat, I had to ask to see the results, they just wanted to charge for shit and slide it right through, hoping you won't ask to see it. And get ready for your utility bill, you'll get a 2 month layover bill once you leave. And take note, you're not charged for your own personal water usage, it's an average of how much the building uses and the size of your flat. Expect at least a $50 bill each month, even if you don't use a drop of water... Overall, this place is a college dorm at best and the rates keep rising. Keep looking, you'll find something better for sure. Peace Moda, it's been real...shitty. read more

I apparently made the fatal mistake of trying to (gasp) rent an apartment! We went in to the leasing office and were told to wait in the lobby with an incredibly disdainful look . Apparently their one-on-one staff meeting was more important. 10 minutes later and we're allowed to come back in (no apology... not so much as a freaking "hello".) I tested the lady by smiling and saying hi, thanking her for her time (I do typically find it's rather difficult for people to be so rude if you're being nice). Nope... I was met with a "Sit there and I'll be there in a minute". Um... is there a hidden camera? Typical questions were met with unhelpful answers. When we dared to ask to actually see units that were available (photos on craigslist etc.) The disdain continued. "Why don't you rent out your condo first and then come back." Seriously? I'm not moving unless I have a place lined up lady. I get you hate your job. And me as an extension. But if this is a taste of what's to come, I'd much rather rent elsewhere. Note to leasing agent: It would be fantastic if you could even attempt to not scowl at customers. I know this is a reach, but try use the word "hello" in a sentence. Perhaps show apartments to people wanting to rent apartments. I'm pretty sure you're paid on commission... you might make more money that way. Maybe the charming leasing agent got fired; or maybe you're persistent than I and will actually get to see an apartment. Good luck with that :) read more

Lived 2013-2014 Bed bugs came in from an apartment boarding mine - or so said the exterminator. I still had to pay for everything, including some incredibly worthless and expensive "surveys." I'm sure that's standard policy, but I sure felt like I was getting screwed over. No one ever told me what chemicals / poisons were used on my apartment - other than they were "probably organic." I get that this happens more often now, but acting like you care about the residents would be a plus. I think the office head has since moved on, but I can't imagine ever wanting to deal with them again. Rude, disorganized, poor communication techniques were the norm. Loved the location, even loved my scorching hot apartment, but between the bugs coming through the walls, and the office team, I'll never set foot in another Equity building. One star for Equity, would give four for the building otherwise. No issues with billing. read more

I've had a very good experience with Moda. The building is very dog friendly, with a dog park on the roof. The front office, especially Aida, will take care of you- they genuinely want you to be happy living here. It's a corporate managing office so you have to pay your rent on time or you get late fees (normal). The apartment is in the downtown of a major city, so it will be noisy at times (normal) but the quiet hours were respected and you can use a fan to block out any noise if you want to keep the window open. Carpet in hallways needs to be redone, but the actual inside of the apartment has great finishes and getting things fixed is easy. I recommend living here, based on my experience with management, the location and affordable pricing. read more

Moda aparments was wonderful until Equity Residential took over. All of the reviews on here that discuss the unpleasant demeanor of Rick are spot-on. He is combative, argumentative, and refuses to accept reponsibility for problems. After being trapped in one of the elevators he attempted to bill me for the charges. I had to have my brother Jake Karczewski (an attorney in WA state) step in and let him know they would be countersued for my injuries sustained in the elevator failure. It took the threat of a lawsuit to get them to stop the threats but finally they relented. The management will try to get away with billing you for anything humanly possible for the sake of making a buck, and they were very close to being taken to court for their constant egregious acts. Someone else mentioned a bill for a floor repair-sounds about right. If you like high crime, fire alarms, rent increases, drugs, prostitution, a dirty rooftop infested with fecal matter and urine, unsafe elevators,aggressive panandlers, unbearably hot summers, cold winters, constant bus/traffic/fight noise, insecure parking lots, a gym with equipment from the 1990s, the worst property management known to man and repeated attempts to take money from you, this is the place for you! read more

Lived here for about four years and loved it. The staff here cates about your needs and really listens to what's up. Fanny has been a great at everything from chatting about life to feedback about the community. The apts have everything you need and the common areas are well kept. I have no complaints. Dog park on the roof....generally friendly tenants, clean inside, friendly employees, good location. If you are looking for a green living space in Belltown, you should check them out. Major pluses for renters: Great, friendly management! Quick to repair any maintenance requests, common areas are clean, onsite dry cleaning pick up, resident card that doubles as a perks card is some places. Love it here! read more

I think the moda has come a long way since several of the negative reviews were posted. The management is professional and courteous, and I've found the maintenance personnel very helpful. They even helped me move in some of my furniture. I guess I'm just used to high rent from Hawaii cause it seemed ok to me. While the parking spaces could be bigger, at least it's covered and secure. I like the fact that I'm so close to everything in town. Its just a block or two to most of the bars in belltown, It's also close to myrtle edwards park which is great for running. All in all it's a decent place to live. My only real gripe is that they don't have a pullup bar in the gym area, but that's small potatoes. read more

I'd describe my experience at Moda as acceptable. The staff are friendly. It seems they are as helpful as corporate will allow them to be. I'm not sure how to put it but I've found other places to be more personable? They are a business but I found the cookie cutter responses to be a bit too frequent. I lived here for a year - I would not recommend this place to anyone. The leasing team is WONDERFUL and caring, but the property itself is just not able to accommodate the amount of people living there. All the units are super small without any closet space and unless you own a smart car, good luck parking it in the garage. I got tired of all the drug deals at Kelly's next door and people smoking outside the front of Moda. For the same price you can rent a large one bedroom around the corner. Its great if you own a dog, but sometimes you have to put other priorities first. read more

Please avoid Moda! The worst thing about the apartments is the management. They employ underhand, unprofessional business tactics that will take from you far more than what you signed on for. For starters, they fail to inform you about the extra fees on advertisements: (bogus community fees, a non-refundable $300 "move-in" fee (on top of a deposit fee), an application fee, dog deposits and dog rent, insurance, water and sewage, etc.) - that is, until you actually get to the leasing office. The apartments seem nice in photos but, in terms of livability, are below par. Don't let the posh aesthetic fool you - the apartments are extremely small, cramped, and come in very awkward floor plans - a scam for younger adults wanting to find an affordable yet "cool" place to live in Belltown. For the size of a 1-bedroom at Moda, you are better off looking for a studio apartment somewhere else, that is run by a more caring management team. The wood flooring is cheap - it scratches very easily - so, I'd be extremely careful if you ever want to get your deposit back (especially if you have pets). Moda reminds me of Pleasure Island in Pinocchio. It's a trap for renters that might not know any better. If you don't want to change into a donkey, it's best to just stay clear. read more

I've lived at MODA for two years and love the central location to downtown and Belltown. The community is open and friendly and I've made some great friends here. It's downtown living at it's finest and the rooftop deck alone is worth the price in rent :) Great management with quick response and friendly too! read more

My friend told me about a shooting that happened just yesterday. Fortunately I was not at home but my friend showed me the Komo new article at http://komonews.com/news/local/belltown-shooting-impacts-local-dance-studio-local-businesses-concerned-about-crime. This is honestly the last straw for me and I will be moving out and not renewing my lease ASAP. The area is not safe anymore. People defecate in the back alley, and it constantly smells like urine, even though it is washed with soap frequently. Additionally, people are sleeping in the back alley all the time. At the front and on the way home, you will hear people yelling threats and swearing loudly. There is a bus stop right in front of Moda that is constantly littered with trash, people loitering and asking you for something. There were many times I had to detour and quickly enter through the back entrance as I did not feel safe at the front. However, once at the back entrance a person follow my friend and I and asked for something. We quickly went inside and locked the door behind us. I have also seen people digging through the garbage bins at the back and creating a mess. There have been problems with the elevators and no hot water. The roof top dog park often smelled and hence did not appear to be cleaned regularly. The monthly $10 Belltown improvement fee does not appear to be improving anything and at this point, I would rather live somewhere farther away for the same or cheaper rent, or somewhere safer for a bit more. It's not worth it if you can't feel safe and relaxed in your home and neighborhood. read more

Over-priced and undersized. There are crackheads and drug dealers hanging outside the building all the time. My "hardwood floor" is a cheep knock off that won't withstand a coffee table leg. The Apartment gets crazy hot (even in the winter) which makes me thankful for the cold summer we're currently having. Half of the machines in the fitness room never seem to work. The walls in the apartments are painted with a cheep paint that looks nice at first but will stain if even water touches it. The elevators are always slow. Last but certainly not least, there seems to be a problem with either people smoking in the building or a broken fire alarm system. It seems like a routine now to wake up to the sound of it going off at 3am. My advise, If you view an apartment here do yourself a favor and ask about this things. If you're told none of these things are a problem ask them to put it in a guarantee that non of these things are a problem and if they are then you are free to leave free of charge. read more

I've lived at Moda for one year and have had a great experience. Very helpful and accommodating staff. It is a very safe building in Belltown. The off leash dog area is excellent and the apartments are beautiful. Maintainence has always been prompt. They were really understanding and accomodating when I had to pay rent late a couple times. No problems with neighbors being loud. Most residents are young professionals who are respectful and easy going. It is a little pricey but you get what you pay for, and you'd expect that anyway moving into a nice building downtown. I'd recommend this place to anyone. read more

Back in the day when Amanda and Matthew were managing this complex it was a lively happy place to be and they made you feel like family. Now that Equity has taken over, the place has completely gone down hill. Rick and Natalie could use some tips on customer service or better yet attend a few classes. Don't expect any return phone calls from them either and expect to be greeted with a frown and I'm the only one here, blah, blah, blah......Really? Your staffing situation is not my problem. The units get extremely hot, they might be pretty to look at but thats it. All I can say is RUN! read more

I take back what i said and i agree with sarah. if there was a negative option i would choose it. They quated me at a price of a loft for market value of 1300 and we were supposed to pay 1100 for a special rate they had. i finally got a copy of my lease a month later and they uped the market value to 1600 after i gave my deposite and the apartment manager was rediculous. i braught it to her attention and had written proof she started yelling at me called me stupid and a liar. they also told me i was the first person to live in it and i found out other wise yesterday!!! do not live at moda!! read more

Moda is an excellent building, not too expensive (especially for a two bedroom), and conveniently located to everything. Management is friendly, maintenance requests are processed quickly, appliances are up to date, and I've never had any problems. Sure, the units are a bit cozy, the building caters to a younger crowd so it will get a little loud in the hallways sometimes, you'll smell some funky things in the hallways and hear lots of street noise, but all in all I'm pretty happy with the service. I will be relocating to get out of Belltown, but I wish I could find an apartment complex like Moda in another neighborhood. read more

I've stayed at Moda for more than a year, the management definitely changed, though I did appreciate having less random fire evacuation at 4am , it has recently got bad again not to mention the price bump! So I've decided to change and go to a BRE property nearby, after I've moved in, I've received a 1k+ bill for floor replacement! If you move in be sure to be looking at every tiny little detail and write everything on your inspection form, so at least they will not charge you without even a phone call or any explanation for $1000 but well I guess it's a common practice... I'm very exited to move to my new place and enjoy a better neighborhood (Moda neighborhood can be sketchy at nite). Some tip if you're moving to Moda, Avoid the last floor, it gets really hot in summer and people did drop BBQ stuff on my balcony + It happened to be woke up by people walking/running! around 3am on the rooftop ... If you don't like dogs avoid Moda too, it is indeed dog friendly and you can smell it... Hope this will help, overall I had a great experience at first, I must say I feel bitter at the end. read more

Really regret that I still gave this apartment a try even though I saw bad reviews about Moda, since it is close to where I work. I made a mistake and a bad choice. I don't suggest anyone to move in here and I am looking for other apartments to move in now. All this apartment care is to get money out of your pocket. I was charged over $100 late fee 10 days after I move in without any notice and it can not be removed. Yes, they don't tell you that you have a bill to pay in advance, instead, they wait until they can charge you and then tell you that you missed a payment and they charged a late fee which will never be removed. Guess what? They even sent me an email blaming me! Saying they found me logged into my account the second day I moved in and I should find that I have to pay my bill when I logged into my account! I told them there's no balance there and they didn't dare to reply my email! Haha! Go enjoy that $100 you robbed from me. I am out. Hope others don't make the same mistake. read more
