Traumatic BED BUG Experience & Disgraceful Management Response I am writing this to warn others about the nightmare I experienced at this hotel. I chose this boutique hotel, paying nearly $600 per night, specifically expecting high standards of cleanliness and professional service. Instead, I left with bed bug bites and significant financial and emotional distress. I stayed for one night on 5/2/26 and checked out the next morning. While driving away, I noticed bites on my neck, and by the time I got home, I discovered more bites across my chest. When I contacted the hotel on Monday, they waited until Wednesday to perform an inspection, three days after my departure. They then had the audacity to claim they found nothing and denied all responsibility. An inspection done days later, after the room could have been cleaned or altered, is completely meaningless. The most insulting part was the management's response. The manager offered me a mere $200 "as a gesture of goodwill" while still refusing to admit fault. My losses far exceed that. On top of the $600 I paid for this hotel, I had to discard my suitcase, pajamas, and all the clothes I brought with me to prevent an infestation in my own home. Most importantly, for over a week, the itching and pain were so intense that I couldn't function normally. Even ten days later, the marks haven't faded, leaving me stressed about permanent scarring. This hotel lacks basic hygiene standards and, more importantly, lacks the integrity to take responsibility for guest safety. Do not let the "boutique" label fool you. Their management is a disaster. Modernhaus is located in the heart of SOHO in NY. The hotel is modern minimalist. We have stayed here twice and the panoramic views are so beautiful from the room. Front desk and bellman are always phenomenal here. Along with the staff at Jimmys is pretty top notch. The room service was always very punctual and did a great job cleaning and refilling toiletries daily. The only ding is the elevators here. They only have two and it can take some time to get one. Especially at night time when Jimmys is going the elevators seem to be especially backlogged. We were also disappointed the restaurant closed on site as it was delicious the first time we stayed here. Hopefully they get another restaurant soon! read more

Meh. For the price, I really expected more. It was nice to have the welcome sparkling wine, but after that, it all kind of went downhill. First off, Room 308 looks over what, in 2025, was a vacant lot. Not appealing at all. Our room was SOLOUD. We could totally hear our neighbors: their conversations, when they opened and closed their closet doors, and especially when anybody knocked or opened the neighboring door, it sounded like they were knocking on or opening our door! We were always on guard. First day, they didn't clean room until after 1:15pm. The next day, they came up to make us check when we still had the room for another day. The air conditioning made a "tap-tap-tap" noise, almost the same as the "Hey, we need to come into your room tap-tap-tap" noise when the cleaner comes by. All these wouldn't have been so bad if it didn't cost so much! It was so crazy expensive for this kind of experience. This did not feel "luxury" at all to me. We will not be going back. read more

Avoid ModernHaus SoHo if you rely on service I travel frequently for business and am willing to pay premium hotel rates because I value reliable service, internet, comfort and facilities. Unfortunately, ModernHaus SoHo failed badly on all but the room itself. I booked one of the hotel's eight suites. It was large and attractive, the bed was comfortable. Beyond that, the problems were extraordinary. The Wi-Fi never worked in my room. I reported it in the morning and was told someone would investigate. Someone finally arrived around 8:30 PM and told me to call the hotel internet provider's technical support line myself. I spent the stay using my cellular data instead which was problematic for what I had to do for my work. One electric blackout shade did not work, making it difficult to sleep. The shower had no door or curtain and sprayed water across the bathroom. Someone inspected it around 9:30 PM, said they had never seen that before, and did not fix it. The room was also very dusty. The air conditioning was extremely loud and difficult to regulate--either too cold or too hot and humid--and the living-room AC in the suite did not work properly. The gym was so hot that I could not use it. Afterward, I found other reviews suggesting this has been an ongoing issue for months, which makes it especially disappointing for a hotel at this price point. To the hotel's credit, they offered to move me to another suite, which I appreciated. Unfortunately, things got worse. My new room was never serviced. When I returned around 9:30 PM, my breakfast dishes were still there, towels were still on the floor, the bed had not been made and nothing had been cleaned. The room was only serviced after I complained that evening. I then discovered that my laundry had also not been completed, despite specifically requesting express service. This is now a huge problem as I have no clean cloths for the rest of my travel. Good lord That is the core problem with this hotel: it looks premium, but the service is not premium. The rooms are also tired and worn down. As a business traveler, I depend on Wi-Fi, housekeeping, laundry, climate control and basic responsiveness. I should not have to spend my time troubleshooting hotel internet, chasing housekeeping, changing rooms or discovering at night that express laundry was never done (which has been a disaster for the rest of the trip). I also tip very generously--often 50% to 100%--and made repeated efforts to work constructively with the staff. The individual employees were generally pleasant (tho not all), but the hotel's operational execution was unacceptable. ModernHaus has a good location, attractive design and comfortable beds, but old facility and hardware. But if you are a business traveler who depends on reliable service and consistency, I strongly recommend staying elsewhere. I will not return. read more

MondernHaus SoHo -I had a suite (they only have 8) -internet didnt work in my room, forcing me to blow through my wireless data plan. I reported this in the morning, was promised someone would come to my room (or floor) to investigate. Someone showed up at 830 PM, and told me to call the tech support line of the hotels internet provider(!) -One of the electric shades didnt work, leaving my room in bright sunlight (preventing very important sleep) -Shower had no door and no curtain, spraying water all over the entire bathroom. Someone came at 930 PM and stated this was the first time they've ever seen this. (Really?) and didnt fix it. -room was big, and nice, but incredibly dusty, and wet due to the complete lack of shower door or shower curtains (prior comment) -They did offer to change my suite to another suite, I appreciate that but that just takes more time away from me (which I have very little of) -bed was comfortable -Gym had no air-conditioning, its a hot box, and based on the reviews online I ended up looking up, this has been the case for months, so I couldn't use the gym (its very hot); a multi month fail -airconditioning in my room works, but is extraordinarily loud and despite my best efforts is binary: either far too cold (and noisy) or far too hot and humid. Its a system from the 1980s it seems -well, my room was changed and I greatly appreciated that... however.. -now things get worse: may new room was never serviced. I came back after 11 am and no one serviced my room. my breakfast (room service) was still here, my towels on the floor etc. -I got home around 930 PM, no room service, nothing. I was even informed that my laundry service was not completed (despite me checking the 'express service') was not done -F this hotel. never again. now I'm mad. I'm paying a premium for comfort (yes) and service (complete fail) high prices, great presentation, horrific service, if you care about that (which as a business executive I do) is non existent. -avoid this hotel, or, rather, avoid premium prices because you wont get any service nor clean room service to accommodate your accommodation. I tried working with the staff, I paid a lot for my suite, I tip between 50% and 100% and I got nothing. Forget this place. -avoid this hotel if you care for premium service or accommodations. -no servicing -no laundry service (despite asking for express service) I'm so upset over this -do not stay at this hotel if you need service, quality, and consistency. I understand that not everyone does, but if you're an executive that relies on these services (as I do) then avoid this place they simply cannot deliver -avoid avoid avoid (if you're a business customer) -by the way, the ONLY reason my room was made up (and breakfast was removed, towels replaced, bedsheets replaced, etc) was because I came home around 930 PM and noticed no one had addressed anything. Only then did I find that my laundry also was never addressed. I stayed here for a few days while I was in New York and absolutely loved this hotel. I would 100% stay here next time I'm back in New York. Great views, great service and it's spacious and modern. It has a prime location right in SoHo which is where I hung out for a big portion of my trip due to the shops and some well known bars and restaurants. They also had Le Labo shampoo and bodywash and I looked forward to taking a shower every night just because of that alone! read more

Came here for a much needed staycation/weekend getaway with my hubby and we had the most amazing stay and experience. From the moment you walk in to the incredible sleep to the 10 star rooftop views to the complimentary espresso in the mornings, everything about our stay was amazing. My hubby surprised me for a weekend in NYC and we had a great stay at this super cutesy, demure and chic hotel in SoHo. Location was everything and you can walk to so many places and literally get anywhere from there. When you walk into the hotel it's so artsy, laid back but also gives you a sense of what NYC is all about. We were obsessed with the views from the rooftop pool, the views from the gym and loved our room view. Anywhere you go this place has incredible views and a sense of coziness. We loved the secret-ish garden rooftop area located past the restaurant. It was so cozy and private and we had it all to ourselves to enjoy our complimentary Prosecco. The only bad thing during our stay is that only one elevator was working and that elevator goes from the rooftop to the lobby to all the floors so sometimes the wait got a little lengthy. Wish they would give complimentary water bottles rather than their filtered glass bottles. Other than that we absolutely loved our stay, walking around, enjoying everything NY has to offer and returning "home" to our cozy room and relaxing in our robes. Front desk and door man on point. Had a corner room on 17th floor. Not large but modern clean and amazing view. Good shower robes and slippers. Quiet in mornings. Location is a 9 out of 10. Roof top pool was great for a plunge in NYC July heat and although nice, the rooftop is not 5 star. The bar outside is used as a life guard station and just looks kind of sloppy. You have to walk into the bar jimmy but it's closed and only has a bar tender to service the hotel guests. The whole thing seems awkward. Also, the pool closes at 3pm as they transfer over to the bar opening which is annoying if you want to take a dip later. My wife's dress was stolen from her lounge chair when she went to the bathroom from the pool. The roof top bar jimmy and pool needs a renovation. There was only about 8 chairs on the pool and they fill up by 9am. Couldn't use the gym because the AC was broken in there and in the hallway to it. Also the mediterranean restaurant Selene connected to the hotel The air-conditioning was broken and it was like 85° plus management there seemed unorganized. I will start with positive comments - for us the location was good, everything worked and was functional, and the staff were pleasant. However this hotel was promoted as a 5 star hotel and it is not, also it was expensive for what we got - with taxes we paid over $1250 per night for a king room with a view. Hotel the fridge had not been cleaned and there was old food there, there was a large hairball in the shower drain and our trash was never emptied during our stay. This hotel is NOT 5 star. I had the worst experience I have EVER HAD TRAVELING and I am a travel agent & Amex Platinum travel frequently. I checked in late on 10/7/25 around 1030pm for a reservation I booked 6 weeks in advanc. I had a long travel day from Los Angeles to visit my daughter in college. The hotel lost my reservation. It still showed active on my app. They were completely full. Do not help me at all. They didn't offer me water. I was there till 1:30 AM trying to find an alternative. It was horrifying. I had to spend my 4 day visit in busy October where rates are quadruple normal rates switching between three different hotels with my 80-year-old mother who recently had knee surgery. It was horrendous and I've never had such bad customer service. Literally, they did not even offer us water I had to ask we were so tired so uncomfortable and I've been a good customer there before. Never again! It is gone completely downhill. It is horrible. read more

I'm so glad I introduced my wife to The Jimmy. (That's not a euphemism, that's what they call the rooftop pool at The James). I don't know if this summer has been particularly hot and sweaty, or if it's just that my wife is pregnant and uncomfortable. Either way, she needed a pool. We needed a pool. And the Jimmy is a pool. On a rooftop in SoHo. And the views are correspondingly spectacular. On the downside, the pool is quite small, and they do make hotel guests leave right in the middle of a gorgeous day so they can revamp the joint into a pool party that would be amazing if I was ten years younger and single and didn't have a pregnant wife. But the mornings are calm and relaxing and exactly what the doctor ordered.* The Hotel itself is quite stylish. The rooms aren't huge, but they have every modern comfort you'd want (and some you might not**), another beautiful view, and a wonderful bed that is an excellent alternative for relaxation when the Jimmy party is happening. And the prices are correspondingly high. I don't like to use the word "staycation," but I suppose that's what people would call what we did here. And I regret nothing. _____________ *The doctor actually just ordered hydration and rest. I decided a rooftop pool was a good idea because I wanted to drink Aperol spritzes all day. **I don't know that I need an electric shade that reveals whatever is going on in the bathroom. Beautiful NYC hotel!!! When I checked in, I missed the free happy hour which offered light snacks and refreshments, which was disappointing. When the staff found out he gave me my own bottle of Pinot Grigio to take up to my room!!!! Such good service!!! The room is standard, and expected for NYC lodging. Bed was comfy, shower was cool, and we had a nice view from the 6th floor. The hotel has a rooftop pool which allowed for incredible scenery while lounging and swimming! I would love to stay at this place in the future to be able to take advantage of the pool! They also served light refreshments (coffee and scones) in the morning for breakfast. What a find! Out of all the bars I called, this spot was the most friendly and accommodating to my group of 13. We went to Jumpin Jacks lounge which has lots of couch seating, great views, friendly service, grand tall ceilings, and great drinks!! Shoutout to Odimar for her help by phone before our arrival. Our stay at the James in Soho was quite disappointing. The people working here are wonderful. They were always ready to help and had a smile on their faces. But the facility itself feels run down and cheap. We paid about $300/night to stay in a very cramped and musty room that we found silverfish in on two separate instances. If you're not familiar with silverfish, google it. The name makes them sound a lot less gross than they are. They're probably my least favorite insect. So creepy! Anyway, the water pressure in the shower was very good, so that garnered a star. The beds weren't terrible, but they weren't great either. The view from our room was spectacular, so that helped make it bearable. I can honestly say I would not stay at this hotel again. Maybe if there was a huge renovation done and they added some suites to their room line-up. read more

I'm an Executive Assistant and this is one place that's really inspired me to write a review from a business perspective. I hope it helps my fellow event managers! I'm managing a team offsite at their Studio meeting room. The space is clean, has high-resolution TVs, great natural light, an outdoor space, and small couches for taking a breather. It fits 10 of us with plenty of room, and I'd say it could fit about 18-20 people comfortably in a U shape. We're a picky bunch, and the staff has been super responsive and friendly about everything. We paid extra for a dedicated network because we were streaming an attendee in (worth it), and got two large whiteboards rented in. This is a cute, classy option for a group that likes classy but not ostentatious. Also worth mentioning: free food most places tends to be meh at best: their coffee and free scones were surprisingly good. Worth paying for at a gourmet bakery. The rooms are impeccably clean, with rainfall showers and adorable touches: HONY book, and some take-home novels and audiobook, quality minibar, and usual favorites of the correct brands. The view from the guest rooms: stunning. The food was fresh, delicious, expertly prepared and beautifully presented. The setup and breakdown were always on time, and the attention to detail was exceptional. Shout out to Mavis, Eric, Alex, Michael, and all the staff for making our stay memorable. read more

We stayed here last night and it's a very lively place Check In was easy after booking on the Hotel Tonight site. We had a view of the intersection of Broadway and Grand.. The bed is fairly comfortable but the air conditioning wasn't working in our room. The bathroom is pretty and there's a shade that is remote controlled. Tiny room but that's NYC. Beware!! They charged my account an extra $544 for a smoking fee and I am NOT a smoker/vaper. They never notified me or requested authorization, I only noticed when I was reviewing my CC statement. They have smoke sensors in the rooms and sent "verification" in the form of a graph/chart detecting smoke during a specific time. I'm not sure if the detectors are legit or if housekeeping decided to take a smoke break in my room. I'm disputing this and attempting to get the charges reversed. Very scary that they tried to sneak this by without any notification. read more

Stayed at the James Hotel recently at the suggestion of a friend who stays in NYC often, and recommended it over the Soho in the area, and I'm glad I did. At the James you get understated luxury and above average service, making it a great deal for the price. The bed was incredibly comfortable, the bathroom small, but I liked the devotion to eco friendliness, with the dual flush toilet, and large pump bottles of shampoo and conditioner (rather than smaller bottles getting thrown away every day). The bathroom had glass walls, covered by a movable screen with a nice artsy photo of a tree on it. Down for privacy, up for a fun shower show with a view of New York! The hotel has a comfortable lobby (one level up from the street) that served coffee in the mornings, cookies in the afternoon, and wine in the early evening. The doorman Christopher is the best- and he seems well-regarded by many guests. Location is great- close to Canal St. ACE and not far from 123 lines, plenty of shopping and restaurants in walking distance. I wouldn't hesitate to stay here again when visiting the City! read more

Booked this as a post-city hall wedding celebration -- we had both called ahead of time to prep surprises for one another and upon getting to the room saw that neither request had been fulfilled. We were disappointed here from the get go and also had to ruin any potential surprise for each other by explaining the situation to the staff to try and sort things out. Stayed in the room 2 hours post-explanation, and received neither of our requests. The next day, I called again to check in about the lack of support for a simple request and got a ton of apologies from the front desk and then was connected to the manager. He promised it'd be fulfilled but then we waited another 2 hours and had to follow up again. Major eye roll in terms of service here. As an apology they comped us two drinks to the rooftop bar but the amount of effort we had to go through for a simple request they promised to fulfill was really BLAH. I hate complaining about service but I wanted to love this hotel. Perks are that there is an outdoor pool where only hotel guests can go until 4 pm or so most days. read more

YOU'RE NOT ALLOWED TO LAY DOWN IN LOUNGE CHAIRS when pool reopens to public at 3pm or 5pm (weekends and weekdays, respectively) I paid about $400 a night here. In town to work and care for my ailing mother. I look forward to being able to recline in a lounge chair by the pool with a margarita after a stressful day of work and caretaking. I was very surprised when I was told that I was not allowed to lay down in the lounge chair at 3:30pm. Come again? I was very offended to be told what to do with my body, as a woman and a guest paying a lot of money to be here and enjoy the amenities . The security person was only doing his job and he was polite about enforsing this asinine rule. So was Maurice, the manager at front desk, offering me a discount for my experience. I wish I could say the same about the cold saccharine niceness that Tobias (head manager or something) handled me. He did not acknowledge the fact that nowhere online (or in my confirmation email or in my welcome text) mentioned that once the pool reopens to the public (see above hours), guests no longer have the right to recline in their own lounge chair. Tobias said that these chairs at this point should be able to "fit up to three people each"! He would not acknowledge how this is false advertising, and dug in his heels around making an exception for those people who were not given this information when they made their decision to book the hotel. I imagine this is the case for most of the guests here. I also found out some dirt about servers not getting their tips unless they meet a minimum. This is word of month from a server. This has got to be illegal. Otherwise great staff (Kristi and Maurice) and beautiful accommodations. Really a shame about the pinche pool and policy. read more

The building is gorgeous and well appointed. And a few of the staff are capable of providing great customer service. But that is where it ends. First off, our flight home was cancelled and we had to stay in NYC an extra day. 2 weeks out, I tried calling them to see if we could extend our stay by a day. I was told that there wasn't any availability, but that they'd have someone from the front desk call me in the next 24 hours to see if there was something they could do. I waited. No call back. Called again, got the exact same message from them. And the exact same result. No call back. I gave up and just booked the TWA Hotel for one night (which was so much fun...). Unlike this place. Rather than write an essay, I'll just summarize: - There is no place outside the room to just hang out that isn't a bar. You can't go anywhere near the great sculpture on the terrace or up to the roof top unless it is open for business. The only way I was able to take my teenage kids up to see the view was to sneak them up there and then get in trouble. - We said we had 4 people staying (my wife, myself, and our 2 kids). Yet they were surprised when I asked why there wasn't bedding for the pull out couch. - WiFi is HORRIBLE. Ended up getting constantly kicked off and when it worked it was slower than a 3G connection. Complained multiple times with standard "try again" with no changes what so ever. - In room lighting is task lighting only. So, if you're trying to get ready to go out, good luck locating items in your bags or checking how you look in the mirror. - HVAC in the room inconsistent. Constantly freezing or boiling no matter what we did. - Flooring is incredibly slippery. Getting up at night to tend to something always led to me slipping and falling on my ass. Obsessed! We loved Modernhaus SoHo. We stayed for almost a week and although we were in New York for a business trip, being in the hotel made us feel like we were on a relaxing vacation. The rooms are very generously sized compared to other hotels in the city. The bathrooms are so luxurious with Le Labo amenities and a really great rainfall shower. The views were also amazing, and the bathroom was all glass (with shades that could be closed for privacy) so you could literally look out into the city from the shower. I knocked off one star because the check in process was a bit of a disaster. Check in starts at 3:00 but our room was not ready until 5:00 which messed up our plans for the first day (not to mention we were straight off a flight and hour long cab ride and were exhausted). read more

They should change their name to DUMP CITY! This place is the biggest dump hole I have ever stayed at. There were literally nail clippings on the floor and shower scum in the shower. I urge anyone to stay away from this massive dirt dump hole. The lobby also is gross. Their cleaning crew should be fired- actually, I'm not even sure anyone cleans the rooms or anything else for that matter. So be careful what you touch, folks. Also, check in was at 3pm and my room still wasn't ready. At $400 a night I better be able to feel like the king of the castle in 400 square ft or whatever it was. I best not be able to see dirt on the light switches- that's fo sho! Lastly, I paid for a king bed and I am almost certain it was a queen. They are on one at this dump hole. read more

Very pretty from the outside. Rooms are run down, dirty and dusty. Nespresso machine wasn't cleaned and still had water from the guests before. Toilet seat was broken and stained yellow and was chipped. Absolutely disgusting! We did our research prior to booking we even called and spoke with the manager Crystal and was told Hotel was recently renovated. She was super nice and this wasn't her fault. We had a corner room on a high floor With beautiful city views. Staff was great but unfortunately there was nothing they could do at that point... we checked out after 2 hours. Another update- these beds are not comfy. I honestly get better quality and comfort at a Hilton so I'm not sure wtf I'm paying for at the James Update after trying to order room service. The lady said he was on a delivery and would call me back to take my order. He never did..... so I ordered doordash instead. Update-- the engineer fixed the AC. He's a god send. I'll update after I order room service now. The worst hotel of my entire life. It took them 1.5 hours to get our bags to our room. When I didn't even ask for bell service; I could have brought my bags up my self but they insisted that he would be up in 2 minutes which is their famous line. I called them over 5x to ask for status and they kept saying he's on his way, 2 mins. Then it took so long we missed our lunch reservation. When he finally came the manager came with him. It was not the bell desk guys fault because the poor guy was sweating bullets, it's management who doesn't have enough staff. So we went to the pool party. Most bougie place ever. So we left. We get back to our room which is 80 degrees... I dunno about you but if I'm paying 350-400 a night I expect a nice ass hotel with excellent service. read more

Save your money. Horrible customer service. Bad staff. Terrible roof/pool. Me and my wife decided to take a little staycation in the city and chose Modernhaus. That was a very bad decision. We were really looking forward to using their rooftop and pool (which they described as one of their best features). When we arrived at the roof/pool at 11am it was very disappointing. First the roof and pool are way smaller than the pictures. And far dirtier. Almost to the point of filthy. There were no chairs available, the roof bar was closed because the bartender forgot he was supposed to be working (this is the real answer they gave us). And on top of everything there were no towels to use. The staff on the roof was inept and unhelpful. Even going so far as to question why we would need towels. Then at 2pm that day Saturday, without warning us, or giving us any prior heads up, the hotel kicked us and all the other guests out of the pool and roof, telling us the pool was now closed, so that non-guests could now come up to the roof and party. They treated the people staying at the hotel far worse than random people who were coming off the street to drink at the rooftop bar. Also who has their pool open to guests from only 10-2pm on a weekend day? When we asked for some kind of compensation for essentially ruining our plans for lounging at the hotel pool of the hotel we booked for the weekend the rude staff refused. Again, seemingly far more concerned with the people who weren't even staying at the hotel. My wife and I went back to the room and changed and decided to check out why we were kicked off the roof. When we went back it was packed with non-guests, rude young 20-somethings, loud music, and no AC. Save your money. Do NOT stay here. I promise there are a million better hotels than this one. And hotels that actually care about their guests and where they actually treat them like guests. read more

Very clean with very nice staff. Room and bathroom were larger than I expected. There is a rooftop pool that is nice but small so get there early if you want a chair in the sun. Rooftop bar too that gets packer and sticky - lol. Great location in soho - i highly recommend Felix restaurant (French) which is 1 block away and little Italy only a few blocks too. Don't be afraid to take the subway if you have a Broadway show or want to go to central park or the museums. I would definitely stay here again. read more
