That's right, 100+ gallons of feces (not even our own!) & debris dumped under our dream home. Apropos of the overall experience, but that's not even the start. (All caps for the TLDR crowd) If you're searching for a contractor, RUN AWAY from these clowns. If you've had recent work completed by NL Remodeling I am begging you to hire an independent inspection for your safety. They hire unlicensed workers to work on major systems, including plumbing & electrical, and are also unlicensed to do this work. They will not acknowledge the use of unlicensed workers because THEY STILL EMPLOY THESE GUYS! They are not victims, and this wasn't a one-off mistake. They know exactly what they're doing. We signed a contract with NL Development & Remodeling, Inc, LICENSE # 1109527, for whole-home remodeling services on 02/16/2025. We signed with OSHER ELUL, AKA MIKE, who is CEO / President of NL Development & Remodeling, Inc. His brother, GOVANNI ELUL, AKA BEN, acted as our project manager for the entirety of the job. They both presented themselves as licensed contractors. In fact, they are not. We've since learned the license holders associated with this company are ROMEO P LACUESTA - B (General Building), and PROSPER A KDOSHIM - C39 (Roofing). We never spoke with or saw either of them on our job at any time. We believe they're nothing more than an ostensible partnership. Our job site was never kept clean. There was never a dumpster, just a mountain of construction trash in our back yard blowing onto our neighbor's property. Communication was horrible, and we were constantly stood up for meetings. Their subcontractors never seemed to know what was going on or have clear direction. Mike and Ben were provided a set of detailed plans. After multiple small errors occurred that needed correction, Mike and Ben both separately admitted THEY DON'T KNOW HOW TO READ CONSTRUCTION DOCUMENTS! There was a total lack of oversight on our job. The UNLICENSED PLUMBER, VICTOR, that NL employed caused extensive damage we only discovered at the end of the project. He never completed the plumbing lines run under the house. Both showers, one sink, and the tub all drained straight to the ground below. One toilet and one sink were connected to the main line, but it terminated short also dumping to the ground under the house. This toilet was being used by the entire crew for 4 months, and all of that waste just piled under the house until it started to back up and compact into the pipe. The back up spilled out of the primary bathroom damaging our newly refinished hardwood floors. P-traps buried in the dirt, tub and washing machine drain lines were too small / not to code. We had to open the wall behind the washer to replace the drain line. We had unstrapped gas lines, and DOCUMENTED GAS LEAKS at appliance connections. Mike called us liars, refusing to even acknowledge these problems. We had to hire professional plumbers to repair and remediate. Check the pic of all the bags of feces & debris before they were hauled away! THE PLUMBERS WE HIRED SAID IN THEIR 20 YEARS OF EXPERIENCE THEY'D NEVER SEEN ANYTHING AS NEGLIGENT AS WHAT NL & VICTOR HAD DONE. The UNLICENSED ELECTRICIAN NL employed, MARCOS FELICE of GODFATHER ELECTRIC (check my other reviews), left wire and cable feeds laying directly on our roof causing a FIRE HAZARD, wires in attic missing junction covers, and left all wiring under the house loose and laying on the ground. We're missing GFCI outlets near sinks, we have loose and non-functioning outlets and overall shoddy workmanship. They DO NOT PAY THEIR SUBS & VENDORS even though NL was paid in full for the goods/services. I have multiple texts from various subcontractors stating they weren't paid. When confronted Mike would threaten to leave the job, call us liars, demand more money, promise to pay his subs, write checks to those subs then immediately withdraw funds so the checks would bounce (I have his admission in a text), and then tell the subcontractors to put liens on our property to collect. Hilariously, Marcos was one of those subs. Apparently, he's now been paid in full. Likely because Mike wants to use him on your job next! They LEFT OPEN HOLES IN OUR NEW ROOF. Our new gutters are angled improperly so they don't drain. Just great with the recent rains! Save yourselves the financial devastation and emotional stress. As of the date of this review, we are still remediating and repairing Mike & Ben's work.

What made this project especially important to us was that we managed the entire job remotely from our home in Northern California. Danny made that process remarkably easy. He communicated consistently, answered every question thoroughly, sent frequent photos and videos, and kept us informed throughout the preparation and installation. We never felt out of the loop. The quality of the work was outstanding. Their team removed the existing decomposed granite, properly prepared and graded the area, installed and compacted a base, added the weed barrier, carefully laid and trimmed the turf around curved borders and existing stepping stones, secured the edges and seams, applied the upgraded zeolite infill, and power-broomed the finished surface. They clearly cared about the details--not just whether it looks good on installation day. Danny also stood out during the bidding process. We received several quotes, and he was transparent about the exact turf product, specifications, backing, base preparation, and infill options. He did not simply recommend the most expensive upgrade. Instead, he explained what he believed was the best balance of durability, appearance, and long-term value for a family rental property. That honesty gave us a great deal of confidence. The finished yard looks great. The turf has a lush, natural appearance, the curved edges and transitions were handled beautifully, and the existing pavers, mature landscaping, and black lava-rock planter areas were preserved and integrated very well. Most importantly, our tenants are thrilled with the result, and so are we. Danny and his crew were professional, responsive, easy to work with, and clearly took pride in doing a quality job. Managing a major landscaping project from several hundred miles away could have been stressful, but they made it straightforward and reassuring. We would absolutely recommend My Cali Builders to anyone considering artificial turf or outdoor improvements. They earned every one of these five stars.

After being treated badly by two previous contractors and wasting a significant amount of money on…read morework that added little value to our properties, we knew we couldn't afford another mistake. Ironically, both of those contractors had been recommended by people we knew. That experience taught us an important lesson: we needed to do our own research and find someone we could truly trust. Danny was actually my favorite candidate from the beginning when I started collecting bids in late 2023. His quote wasn't the cheapest, and at first I questioned the price. Later, Danny explained something he called the "salami tactic." Some contractors intentionally submit low bids by leaving out critical work that inexperienced homeowners don't know to ask for. Those missing items eventually become expensive change orders, and the surprises never seem to end. We experienced exactly that. One previous contractor knew our electrical system couldn't support the appliances we planned to install, yet he simply said, "Anything you want." The project looked good on the surface, but it wasn't done properly. We eventually had to open finished walls again just to upgrade the electrical system. What I appreciate most about Danny is his honesty. He never told us what we wanted to hear just to win the job. He explained what actually needed to be done, why it mattered, and what could happen if shortcuts were taken. Sometimes those conversations weren't easy, but looking back, he was protecting our investment, not trying to increase the bill. Throughout the project, Danny communicated clearly, answered every question patiently, and treated our renovation as if it were his own. When unexpected issues came up--as they often do in a 100-year-old building--he didn't disappear or make excuses. He solved them. Even after the project was substantially completed, he came back to address the remaining punch-list items. That level of responsibility is rare. Today we have a duplex we're truly proud of, and more importantly, we have confidence that it was built correctly and safely. If you're looking for the lowest bid, Danny may not always be your contractor. But if you're looking for honesty, integrity, craftsmanship, and someone who genuinely cares about your project, I can recommend Danny and the entire MY CALI BUILDERS team without hesitation. The first phase of work (roof, gutters, insulation) was completed about 20 months ago and the second phase (windows, patio cover with lights, exterior painting, custom iron gates, relocated electrical and plumbing, custom retaining wall, side garage door, etc) was completed about 15 months ago. The new construction "shine" has not dimmed with the elapsed time and we are very pleased with the work completed. Our house looks, functions and feels so much better! Right Image Builders really did an outstanding job on our home and we are very satisfied! The quality of the work was top-notch, and a lot of thought and attention to detail was given by Vladimir, the manager, and his entire crew. Vladimir was particularly fantastic to work with. He ensured everything was done professionally, on time, and to the highest standard. He also listened carefully and made a lot of great design suggestions. For example, he suggested the iron gates and patio cover design. The craftsmanship on the custom iron gates is especially impressive and they have added a beautiful and unique touch to our home. Solomon's commitment, professional insight, meticulous attention, and hands on approach during the planning and execution has been invaluable to us. While he will execute your vision, he would also provide his own insight to help us think through any considerations as to why or why we shouldn't do something. Whether it was just not worth the cost, add value to our home/lifestyle or a find potential alternative/balance. The statement of work he provides is fully laid out and he explains line by line to ensure we're on the same page. Payments were scheduled for specific milestones. This was our first major remodel endeavor, so quite an exciting and scary process considering the potential investment and living adjustment during the process. We initially reached out to Solomon regarding adding square footage to our home. A 4' bump forward, adding an additional bedroom, and bumping the back of our house for a new kitchen. He was very clear up front of the overall process, timeline and expectations to ensure we knew the order of sequence of how the project would roll out. He spent a good 6 months with us during the planning and design phase, from engineering, blueprinting and permitting. We also visited some of his previous customers and talked to his customers and they all shared the same sentiment of his approach and quality of work. While we did not end up moving forward with the remodel, as we decided to purchase a new home, we did however need to get our home rent ready. This included a new roof, new gutters, stucco, paint exterior, retaining planter wall, new porch and backyard deck. Without question we stuck with Solomon and he was more than happy to work with us, while a smaller scope of work it was still quite a lot of moving parts. All while also re-leveling and tiling my mother in law's balcony. It's important to understand that any significant project requires a partnership and open communication. Bumps are expected but the open communication we had was all it took to make sure both parties were on the same page. It's also important to note that it's also my responsibility as the customer to be available and respond in a timely manner to ensure his teams stayed the course as key decision points. The end result was exactly as we expected. While we continue to search for a new house, we are now leveraging Solomon's expertise and he's assisting us in vetting houses that we may be interested in to ensure it's a sound investment I without a doubt highly recommend Solomon for any project you may have in the pipeline.

This is my update to Nov 10, 2025 review and response to Stephanie A from Sunset Home Builders. She…read moreprovided the responses, however I was not communicating with her during the project nor she ever showed up to my locations. Alleged warning by Sunset Home Builders about a need to replace my old roof: The older roof /tile roof, to which the flat roof was attached, was completely redone and re-roofed in 2022, including all other roofs on my house. There was no leak after the roof was completed at any roof locations. The metal tile pan/U-shaped water channel along the vertical wall/tile roof at the subject location was not replaced since it was functioning. This tile pan was extending past the corner to direct water away from it and to flat roof. The flat roof was done in 2024. The leak immediately started with the first rain. Beacuse, under that white silicon, this is what I encountered: 1. The metal tile pan was destroyed by Sunset Home builders by cutting it, bending it, (that created a gap/hole in it) in a attemp to wrap it around the corner thus directing water under the waterproof membrane, and behind other incorrectly installed metal flashings along the other vertical wall. 2. These other metal flashings were cut short thus leaving a gap for water to enter. 3. The patchwork metal flashings was added on top of this gap and nailed with many nails, destroying waterproof membrane. 4. The metal flashings that roofer was using was not the real Z-flashing and L-base flashing. He was using the metal edge from the flat roof in lieu of the real flashings. Unfortunately I am realizing all that after the fact. CONCRETE SLOPE: The contract calls for 1%, and that is what I asked for. CODE: Sunset Home Builders were not asked to do anything that is not per code. During the project, Sunset Home Builders, Omri, was telling me that my electrical wires were not installed correctly trying to avoid fixing the wires that the roofer cut at two locations. I told him that is my problem and they need to fix what they broke. There are a lot of other items that were not properly installed and were part of contract such as replacing the top of rotten wood at the flat roof edges. The pictures tells more than words. I included a few with this update.
