But our rule of thumb is to do our due diligence anytime we are buying or selling, regardless of age or condition of the property. We decided to go with Beyond Home Inspection. And we are so glad we did! Their prices were very reasonable and they offered a discount as the home was a new build. Our Inspector, Ken, showed up early and was extremely kind, professional and knowledgeable. He explained his inspection process, answered all questions and addressed the handful of concerns we had. Ken began the inspection on the exterior then moved to the interior. Ken diligently and throughly inspected every inch of our home. I was onsite during the inspection and as items surfaced, Ken explained in detail and in words I could understand potential issues and items that required attention. He provided us with a detailed analysis of our property the same day the inspection was completed with at included detailed information and multiple images, electronically. Ken is even drone trained and if he was unable to throughly inspect the roof, would have used a drone. Luckily, he was able to access all points thus it was not needed. Ken is extremely insightful and I could tell that he truly cared about our interests! I cannot say enough great things. We 100% recommend Ken of Beyond Home Inspection! Can't speak to any other inspectors but I definitely vouch for Ken! Money well spent!

Before he left he did point out the important items so we had a chance to ask questions, which he answered professionally and thoroughly. The report is delivered via email (a link to his website) is of excellent quality, with detailed information of what the issues found were and why they are an issue plus he also states how to resolve them. The items are color coded and easy to read so you know what needs to be addressed immediately and what can be done at a later time This is a superior inspection service that sets a high mark for quality work, what Tyler did not know is that I am a recently retired operations engineer and so I have experience with plant equipment (heating, cooling, water, etc.) so I knew what to watch out for and I am impressed that Tyler caught everything that I saw plus he found things that I missed, I am thrilled at the quality of his work and feel that he did a great job making sure that the place we are purchasing is safe and secure for my family. Tyler at MRT is now in my contacts file so he will be the one person that I recommend to everyone in the future.

I can't say enough good things about how easy they made the process. Having your home undergoe teardown and reconstruction is never pleasant but the employees did all they could to make it as easy as possible for me. The employees were all professional, friendly and listened to my concerns. That is something that is important to me. They keep the other areas of my home clean, moved my furniture and put it back and even offered to put my pictures back up! Communications were clear from start to finish and they helped me with my homeowner's claim and follow up with the insurer to get maximum amount covered. I wouldn't hesitate to call them again if I have another project and I have already told friends that this company really does it right!

If you are considering using American Restoration, do yourself a favor and stop right now. I went…read morethrough an experience with this company that was not just frustrating--it was genuinely unacceptable from start to finish. Communication was inconsistent at best and nonexistent when it actually mattered. Timelines were either ignored or constantly pushed back with little to no accountability. What was promised upfront did not align with what was delivered, and trying to get clear answers or resolution felt like chasing something intentionally out of reach. More concerning than delays was the lack of professionalism and ownership. Instead of addressing issues directly, there was a pattern of deflection and minimal effort to correct problems. When you're already dealing with a stressful situation that requires restoration services, the last thing you need is a company that adds to that stress rather than alleviating it. Additionally, there were serious concerns regarding billing practices. American Restoration billed insurance for work and materials that, to my knowledge and direct observation, were never completed or provided. When these discrepancies were raised, they were not meaningfully addressed. To conclude, every subcontractor used was incompetent and required multiple redo attempts. In several instances, I was left to either correct the work myself or accept substandard results just to move forward and avoid further delays and complications. Even more troubling, the project left lasting issues for my family and home that remain unresolved. When these concerns were brought forward, they were dismissed and attributed to "scope of work," rather than being properly evaluated and corrected. This is not a minor inconvenience type of review--this is a warning. If you value your time, your money, and your peace of mind, you should strongly consider going with literally anyone else. There are plenty of companies that will treat your situation with the urgency, transparency, and professionalism it deserves. This was not one of them. I would not recommend American Restoration under any circumstances.

The report was exceptional with some reference photos, except for what I am about to point out. I paid for the inspection and had the seller notify the tenants (Starbucks) about the inspection but apparently Starbucks wasn't aware of the electrical panel being blocked and that the inspector would need access to that. So when I finally get my report, the entire electrical portion didn't get completed due to some boxes stacked in front of the panel. It could have been avoided if the inspector could have simply opened his mouth to ask the tenants to push the boxes of cups aside. Instead, he took a picture of them and put "Cannot Determine" along each section of the inspection report. It was a shame that the inspector did not communicate with the the manager on duty or tenant while he was there. He could have simply ask the tenant to clear the electric panel area so that he could inspect. All the electrical system points are inconclusive and were not inspected. As a buyer, it is critical that the inspector be diligent, take the initiative and be thorough and due to that, I can't recommend this company as they clearly cannot communicate.

Within a few weeks we had a water leak from the A/C unit in the garage. Had the unit fixed and was advised that the unit has been leaking for well over several months and that this should have been caught during the home inspection. Had the damaged area inspected and guess what?... we got mold. 6,500 dollars/1 week with out hot water, furnace during the winter getting the water damage and mold fixed. Also found that we have water and mold damage under the kitchen sink that's been there a long time. Got a rough estimate on that and it's going to be even more to fix. All of this should have been found during the home inspection which has been stated by several different contractors I'm using to fix the problems. If I would have known about all of this we would have not purchased this home. Not happy with this service. Please look elsewhere for your home inspection needs. Attached photos are just a small sample of the damage that should have been found.
