    We are homeowners in a Lombardo Homes subdivision in Macomb, MI, and want to share our experience…read moreregarding significant concrete issues affecting our neighborhood. This is not an isolated concern. There are at least 19 homes within the same subdivision experiencing similar problems, including scaling, chipping, crumbling, and spalling of driveways and sidewalks. Most homes were built between 2021 and 2023, and the damage began appearing within 0-2 years, which is far earlier than expected for new construction. Many homeowners, including ourselves, did not use salt during the first winter, eliminating improper maintenance as the cause. The consistency of the damage across multiple properties suggests a broader issue related to materials or installation rather than normal wear and tear. We have documented this issue collectively and filed complaints with the Better Business Bureau (Case #24702623) and other agencies. At this time, there has not been a clear or consistent resolution provided. We encourage prospective buyers to thoroughly research and ask detailed questions regarding construction practices and warranty handling before moving forward

The market was saturated with colonials in the area we wanted to live. We found ourselves in quite a dilemma. Despite our apprehension, we came to the conclusion that it was desirable to build. During an internet search, we came across one of your homes located in Boulder Pointe. While the subdivision and model was very appealing, the construction including the lot size was too large. Then we identified Wolverine Estates as a potential location. We visited your Laura model at Partridge Creek and immediately knew this was exactly the one we desired. We loved the openness and convenience of each section. We met Margie to begin the process. She was very helpful and patient throughout the process. We are sure that we didn't make it very easy for Margie at times, but she always smiled and was very friendly and accommodating. As Margie transitioned into another opportunity with your company, Erin was always eager to help us as we visited the model frequently, whether to take measurements or consider interior decorating and design ideas. She was also extremely knowledgeable, professional and offered constructive suggestions. As construction began, we visited the house regularly to see its progress. During our visits, we met many of the contractors. MJC's selection of contractors is commendable. We found them to be experienced, professional and courteous while completing their job in a quality manner. While living in our house for about two years, we only found insignificant items that needed our attention and were not builder's negligence. Also during our visits we had the opportunity to meet John and Dewey. They managed the work orders sequence effectively and efficiently and worked with the contractors to ensure quality standards were being met. While Dewey was at the house frequently, on several occasions, John met us at the house to ensure we were pleased with the work that was about to occur. They took care of the smallest details. Based on our observations, it seemed like there were minimal issues with the Township inspectors, again a sign of MJC's quality building practices. They consistently took a personal interest to address our concerns, so much so that when it came time for our walk through, we had very minor modifications. John and Dewey were so attentive; it almost seemed that they were building our home for themselves. We could not say enough about how accommodating and good natured they were. We have received many compliments from our friends and acquaintances who have visited us and some of them have even considered building an MJC house. We would like to thank MJC and all of your staff and contractors for building our "dream" house.

They use very low quality builder grade material even if you pay for 'upgraded' choices. I can't actually think of one single neighbor who hasn't had big $ issues with their homes. Drive through the newer phases and look for yourself at how bad the roads and driveways look for brand new homes. And good luck with getting anything fixed through your one-year warranty because any time one of MJC's contractors comes out to 'fix' something, they somehow make the problem even worse. Take your money and run to another builder. I would never recommend MJC to anyone ever. We had been warned ourselves and wished we had listened.

    Great Homes and quality but Very frustrating once the Purchase Agreement gets signed. Would have…read moregiven 5 STARS if rating just on the home they built and not the process of building. Communication is terrible on job progress and when things will be done. Our home was framed when we signed the Purchase Agreement in May of 2019 and we were given a September Move-in date. During the build there were many times where a week or even two would pass without any trades working on the home. We had sold our current house on Sept 30th with 60 days of occupancy since we were now told the home would be done by mid to late October. Christmas had passed and we still were not moved in. Finally moved in while some work still needed to be completed on Jan 3rd. Final grade was to wait until spring since it was winter. Our driveway and patio were poured on the coldest day in December so it froze in many spots and the concrete company left the exposed aggregate solution on the concrete for too long and as I write this 5.27.20 they still have not come back to replace our patio or given us final grade. I understand this year has dealt us some rare cards, but when the contractors that should be working on our house (concrete & grading) are working on unoccupied homes in the SAME neighborhood, you can feel my frustration having 2 children under 7 and a dog with dirt and mud everywhere. I will close in saying that Sando and his group are great at their profession of building homes and he works with you on changes to floor plans and such very well. We chose them after meeting with and seeing many different builders final work over the course of 18mths and Newmark seemed to be the most complete of all the builders we saw. If there were a few things I would tell perspective buyers, 1. Don't take any time lines as being close to when they will be completed. 2. Don't plan on having a great method of contact for getting answers if you have questions, be very patient, you'll have an email for Sandro and thats about it, especially after closing He will get back to you within 2days and never. 3. Visit your home during construction as often as you can, some things you may have wanted changed may not have made it to the contractor doing the work. Building a house was extremely stressful, mainly because we had no idea what to expect and with the very limited updates on progress it didn't help the stress levels. If we would have known what to expect with Newmark it would have been a different story. In then end, the final product was everything we had hoped for in building our home for our family to grow up in. I would recommend Newmark to build your home, just keep these things in mind. UPDATE 6.12.20 Patio was replaced but at the expense of broken bricks around the patio, missing mortar between the bricks they broke and a ripped screen to the because they power washed the debris off the screen. Final grade still is not complete with the final inspections still not being done. I've lost my concrete guy who was scheduled to start about 4 times to after the 4th of July now. Thanks Newmark! UPDATE 6.9.21 Brick work around patio is still terrible and cement spray and stains on covered patio still not taken care of. We also have a slope issue with our garage floor, there is none! At the end of the garage floor that meets the driveway, the floor is level and almost slightly back pitched so the water when it rains comes into the garage. After Newmarks own Foreman, the home warranty inspector and their own cement contractor said it was not right and will need to be addressed, as of today "The builder denied the garage as warrantable". I'm a big believer in doing what Is right and you will be rewarded, there are not rewards coming his way. Talk to actual Newmark Clients, not these fake 5-stars that work for them and are his real estate agents and you will get the real story.
