We hired Morrison Plus Property Inspections to inspect a house before we purchase it. After we bought the house, we started uncovering issues that were "out of scope" of the inspection, such as: - Presence of active rodents in the attic - Asbestos Ducting throughout - Kitchen and Laundry drain pipes completely blocked - Drain pipes that are not up to code In the debrief at the end of inspection, one of these topics were brought up unfortunately, which are "Critical" for a homebuyer. This company is amazing! The owner David and his team Ali and Jasmine are very professional and customer oriented. We are first time home buyers so we definitely had a lot of questions. Jasmine walked me through the inspection process over the phone and set clear expectations. They are very reasonably priced and my appointment was scheduled immediately for the same week. Ali was thorough, patient and personable. He inspected every inch of our new home and when he was done, showed us everything we needed to be aware of and explained why he was pointing it out. We received our report the same day! I couldn't believe that after a 3 hour late afternoon inspection and about a 30 to 45 minute question and answer session, he still completed and sent his very detailed report to us the same day. The report had pictures and clear descriptions that aligned with everything pointed out to us after the inspection. To be clear, we were advised when we set up the appointment that we did not have to stay for the inspection but we were welcome to do so if we wanted to ask questions. We chose to do so and Ali answered all our questions and more BUT the report was so well done we truly did not have to stay. I would refer this company to anyone looking for a quality inspection from a team that sees you as a person, not just a payment. We feel Morrison Plus Property Inspections have a conflict of interest in that they partner with a construction company called THEQWIKFIX Inc. which is advertised in the inspection report when an inspection is done. We contacted the CREIA to report the ethics violation. They were hired by the buyers and the paperwork was filed in the selling of our home. It is not right for the contractor to be connected to the inspectors. This report was then used during Objections and Repairs and to try to lower the price of our house unless we gave in. read more

Morrison inspected our house for buyers. They found a million picky things which scared off our buyers. But that's not really my issue with them. The inspectors broke our garbage disposal and we had to call a plumber to fix it. Amazing that they claimed it was non-functional when in fact THEY disconnected the hose from the disposal to its connection box, which made the on/off button not work. We use the disposal every single day and never had an issue, so we knew they caused the problem. To their credit, they are reimbursing us for the cost of the plumber. In addition to this careless mistake, the condition they left the house in was so upsetting to us. Every door that was closed was left open. A drop cloth was left on the floor of my closet. Exterior doors were left unlocked. Screen doors which were latched and closed were left open. The shower control has two levers - one is on/off and one is temperature control. We never adjust the temperature control, we leave it where we like it. They turned it to scalding hot and left it like that. Thankfully we noticed before we showered or we would have been burned. The electric blinds controls were not left where we keep them on the nightstands. They turned the dishwasher off mid-cycle without letting it drain, which caused an error message that took 24 hours to clear, after manually draining it, which was a disgusting job. Anyone who comes in our house sees that we have everything the way we want it and it is pristine. It is not too much to ask for the inspectors to leave it exactly like they found it. They were so sloppy, thoughtless, disrespectful, and unprofessional. read more

We had a great home inspection performed by Morrison Plus Property Inspections earlier this week (we were actually referred to them by a friend who was also happy with their work). All of the operators and receptionists we worked with were very friendly, receptive, and easy to work with, making the scheduling quick and easy (along with answering any questions/details about the inspection, costs, etc.) We had the general home inspection done by Taylor and the sewer/plumbing inspection done by Peter. Both were great! They both arrived even earlier than we did (we arrived about 15 minutes prior to the scheduled start time), and because the Seller still occupied the home we ended up talking a bit before starting, and from the get-go they were very friendly, professional, and happy to answer our questions (even before we started). They came well-equipped with masks and sanitizing cleaners for their equipment. Both inspections were detailed and well-done. Peter performed the sewer/plumbing inspection via a cable with wire, recording the whole process while performing commentary for the video, and answered all of our questions and was very knowledgeable (whether it was the materials of different pipes, the ownership/responsibility of which section/location of pipes from the home to the main street, or care for pipes). Taylor spent two hours+ going through the general home inspection, provided a 40 page detailed report, and went through his concerns with us. When we raised concerns about potentially not getting enough roof coverage (the roof is quite high for the home), he and the Morrison team went above and beyond to make sure to find a way to get things done for us! Both Peter and Taylor did an excellent job, they took their time and we never felt like they were rushing or eager to leave. Really appreciate their work and happy we chose Morrison Plus Property Inspections, and will definitely recommend them to others in the future! read more

My family was out when the inspector, a Mr. Blake Sturkle, from this company came because it was the only day he insisted on coming.I was elbows deep in urine and fecal matter changing my elderly grandfather's diaper (he is paralyzed) so there was a two minute delay in me coming to the door to open it for him. When I opened the door, he stated, "I thought no one was ever coming to the door!" I apologized for the delay, saying I had forgotten to put a sign to knock very loudly since I would be providing care for my grandfather and likely to not hear him. He cut me off mid sentence, saying curtly, "I did knock. Multiple times!" I once again tried to appease him by offering him a bottle of water. He declined, and in a condescending tone, said, "No, but you can open the garage for me." Then when I stared at him in shock, not at what he said but at his rude tone, he stated, "I assume you know how this works." I, as a female was already uncomfortable having a strange man in my house when I was home alone with just my disabled grandfather, and he made me even more uncomfortable with his rudeness, his talking down to me, his scolding me like a child in my own house, his unprofessional behavior, and his curtness towards me. I don't have words to describe his tone and behavior other than unprofessional -and at the very least- snooty and rude. He gave me the impression that he had a God-complex, maybe due to the fact that he was all for making our lives hell and finding a list of anything wrong with our house that he possibly could, and he liked having a power position of authority. If you like having cocky, rude, unprofessional, frat-boy-types waltzing into your house, then look no further than this company. read more

We hired Morrison for our home inspection and it was very disappointing, the company was unresponsive and also provided us with partial information. Three months after moving into our home we had major sewage piping and roof problems and are currently living in a hotel for over two weeks now while repairs are being done to our bathroom because water came gushing out of our toilet bases and up into the bathtub and overflowed! Also, we showed the plumber the videos of pipe scoping Morrison took and the plumber noted that the video scope stopped right where our cast iron started which is completely cracked for about four feet and cost us an arm and leg to fix. Our roof shingles were not on correctly and we had rainwater coming out of the electrical sockets and had to repair it within the first week. A home purchase is a big thing, and we have not been able enjoy it and dealing with repairs under a pandemic. Avoid this company. read more

I am the seller of the property that David inspected. I think he did a thorough job which helps to protect not only the buyer, but also the seller. Overall, I believe David is competent and knowledgeable. I do note a couple of perplexities in the inspection:. 1) A non-invasive Protimeter type Moisture meter was believed to be used in the ceiling dry walls. Short of any visual or physical inspection, the resulting thermal mapping was cited as evidence of hidden leaks. These type of non-invasive meters are not as accurate compared to pin-type devices and they are best to be used for wood barriers, instead of thin dry walls. The report should alert the client of a potential problem instead of declaring a definite leak. It should be noted that the place was previously inspected by a licensed plumber and no such leak was found. 2) It requires installation of a GFCI outlet in a kitchen area that is more than 6 feet away from any water source. This is not necessary per the licensed electrician. As a buyer, I would not hesitate to hire David for my home inspection. As a seller, I would want the buyer to have all the necessary information to determine if he wants to go forward with escrow. We are just normal home owners who try to maintain our house to the best that we can but we are not aware of all the potential areas of concern. A good and thorough inspection report protects me and gives me, the seller, the peace of mind that the condition of the house is now fully disclosed. read more

We used Morrison Inspections to look at a house that we are under contract to purchase, and Jeremy was our inspector. We are so grateful and happy with the job he did. We didn't make it easy on him - for some complicated reasons there were a ton of people in the house at the same time as the appointment (husband and I, our agent, appraiser, and both sellers) but Jeremy was still able to do an attentive, patient job despite the chaos. He answered questions and concerns we had and explained to us the context of stuff that would be on the report. And this is more subjective but we also really appreciated how he treated us as just normal, reasonable people instead of trying to sell us stuff or talk down to us like we don't know anything (which has been a more common experience from people in this whole home buying process unfortunately). When we got the report later that evening, it was very thorough, informational, and gave us confidence in what sort of things were higher vs. lower priority to address. I particularly liked the thermal imaging and drone photos of the roof to give more detail on otherwise hidden potential problems. I highly recommend hiring Morrison. You do need to make sure to get additional inspectors for anything specific like a sewer scope or chimney scope (we elected to add sewer, so Angel came out too as our sewer guy) and they won't do a termite inspection because that requires specific expertise. But those parameters on what is and isn't included in this inspection were well communicated before and during the appointment. read more
