The home we toured was advertised as having access to all three floors (including a finished basement) and a large two-car garage, but after viewing it in person and talking with management, we learned only the main and upper floors were included in the rent -- nearly 1,000 sq. ft. less than listed -- and the garage wasn't even accessible due to a curb blocking the entrance. When we asked for clarification, communication was slow and unclear. The rent price also wasn't adjusted to reflect the much smaller space and lack of garage access. On top of that, their pet/ESA approval process was overly complicated and handled through a confusing third-party site, which made the process frustrating and time-consuming. They have many good reviews, so we were surprised and disappointed by our experience. The property itself looked nice, but the inconsistencies between the listings and reality, along with poor communication and lack of transparency, made us decide not to move forward.

They locked the front and side doors and left the basement door with its original lock so I could still get in to remove our property from the basement. Then without notice, Danial our realtor, locked the basement door so I could not finish getting things out and finish a wall repair. II called to ask Danial to let me in and to return things that had been taken. He said call your brother and hung up on me. He blocked all my phone calls. I had to go to another relator to get into our home. By then many more things had been taken. The realtor who let me into my home asked if I could open the garage door. Her client wanted to see how well the garage door opened, but she could not do it. Before I could look she said, "oh, the wires have been cut." I said, "that would be Danial. He will do anything to keep me out." Danial's write up on the house had many untruths, but he would not change it. He listed it as having double pain windows when there was not one in the whole house. He said there was a built in microwave oven, when there was not even a dedicated place for one. Then he would not list the things we wanted to list the most, like a washer and dryer. My brother asked Danial if he would turn on the gas meeter for tests to be done the next day. Danial said he would do it and that he has done it many times. I thought great, maybe Danial is not so bad after all. However, In the morning I found a text from our homes back yard neighbor. These are the exact words she texted me: "I smelled gas quite strongly outside before going to bed and so I called the Enbridge emergency line. After a lot of searching, they discovered that the gas meter at your mom's house was partially taken apart and was blowing natural gas everywhere. He is fixing it right now (at 2:45 am) and expects all to be well after he has reassembled the meeter. If we continue to smell gas we should call the emergency line again. I'll call you in the morning once I'm awake. It's has been an exceptionally long night!") It is difficult for me to believe someone would do this on purpose. I choose to believe his intentions were good but that he clearly does not know how to turn on a gas meeter. Because of all the theft, I reported Danial to the Utah Division of Realtors. Danial called my brother and told him if I did not cancel my complaint with him that he would take us to court and it could cost us tens of thousands of dollars and may take many years. My brother went ballistic. I have never heard him so afraid. I had not told my siblings I had filed a complaint. They don't live close and I had taken care of my mom and her house for many years. I had to resend my complaint for fear of our safety, both mentally and physically. * Dan never returned a single thing that was taken from the house. * PMI said they would return money left in my mom's account, but they never did.

There is no way they ran our application within that time frame. I also checked with them several times prior to submitting to make sure we wouldn't submit the application just to be immediately told the property wasnt available (which is exactly what happened) and was told they would refund the fee if the application was not run for any reason. Prior to this, it took me months to get a response regarding my last issue with landscaping neglect that was ignored for years. We pay such high dues. ON TIME! I would expect a timely response. I am shocked that they haven't been reported. And it is a shame that my builder Keystone chose them to manage our HOA.

We're a two-teacher, military household doing our best to stay on top of things. When the HOA switched management companies, our autopay was turned off, which led to two months of missed payments. We only found out there was an issue when we received a notice--not from the HOA--but from a debt collection attorney. We tried multiple times to call and speak with someone to sort it out, but every call went straight to voicemail, and no one ever followed up. There were no letters, no phone calls--no real attempt to reach out--before the matter was handed off to a law firm. Communication was limited to an old email address and the HOA portal. When we reached out to the general HOA help email, the replies we received were vague, poorly written, unsigned, and simply told us to contact the law firm to settle our account, with no explanation or guidance. Unfortunately, poor communication seems to be a pattern with this company. What makes this even more frustrating is that according to our CC&Rs, accounts aren't supposed to be referred to legal counsel until 120 days of nonpayment. We were barely at 60 days. Now, we're facing over $1,400 in legal and lien fees for what began as a $330 balance. It's hard not to feel like there's some kind of financial relationship with the law firm, given how quickly it was escalated without any attempt to work with us or offer support. We still haven't been given a clear explanation as to why it was handled this way. All of this could've been resolved with a simple phone call or a letter in the mail. We just want to pay what we owe and move forward. Instead, we've been left with a massive and unnecessary financial burden. If you live here, be cautious--and if you're with the HOA, please remember that your community members are neighbors, not just account numbers.

So I told her, "but you just said to me that the desk needed to be removed before she moved in which is tomorrow?" -That is a sign that they are trying to get two rents out of two different people at the same time for one room!! -They complained saying that we were never home to do maintenance check, so they constantly left flyers on our door. They only called one out of the three roommates to confirm a date and if that one didnt answer the phone, they would later send an email to all of us saying we never answer the phone. -When we finally did make a confirmed appointment, twice they were hours late to their appointment. Basically I wish I could freaking egg their office and leave flaming bags of dog poop on their porches. If only there was a way for enough people to know about this to BOYCOTT this property management!!!
