Our loan was sold to Mr. Cooper. I was horrified after reading the reviews, and anticipated being tortured. We don't owe much and we took of the interest rates when they were down to 2%, so we would not be willing to refi to get another company. I was scared. The transfer process was a breeze. It was easy to create an online account and make payments. Our escrow went through the roof for 2025. I was thinking they are doing something not good due to the reviews I read. I spoke with a kind lady who checked on our escrow account to see what was going on for 2025. I knew it wasn't our taxes, as our assessor showed they actually were going down. She did some research. Because I was holding for a bit, I was disconnected automatically. I was thinking "Here begins the nightmare!" She called me back in seconds. She let me know our insurance was going up over $1300 this year. She went above and beyond getting the information, and was kind the entire time. So far so good. Mind you this was 5:30pm in the Arizona evening, and I was still able to speak with customer service. Very happy. They do try to resolve as many issues online or with the automated system. I made five payments towards my mortgage loan and requested it to be all applied to the principal not a However, they decided they didn't pay my loan off or even apply it to the principle because they knew that I was close the account soon. so now they are still holding onto my money as unapplied funds. They applied all four payments that were made the same day except the fifth one they have lied and lied and lied told me that they going to give me the money back and that I need to wire told me they would accept the wire previously to finish the payoff and that those money would be applied that they were just being delayed because of the other having five in one day, but they are absolutely ridiculous every time you you're talking to somebody overseas, you can't get anyone to be on the same page with you half of these people even understand what you're telling them. They are the absolute worst people by far to ever have a mortgage with and God forbid you try to pay off your loan! I am still trying to get $100,000 of my money back that they have sitting there floating around in the air right now. Because they don't give it back to me and now it's the end of the year. Our mortgage was transferred to them on 9/1 and I am seeing already that this is going to be a HUGE PROBLEM! First of all - their emails, letters and communication about the transfer contradicts itself. Secondly, you can NOT get ahold of a REAL, LIVE PERSON - their automated system completely fails to allow you to get to customer service. If you ask for a person, the system says it's having trouble (after 10 minutes of trying) and then just disconnects you! COMPLETELY RIDICULOUS... I have been a homeowner since 1974. This is the worst mortgage company I have ever delt with They bought my current mortgage shortly after I refinanced at 2.6%. Since then they keep trying to get more money from me. They say they need an increase in the escrow amount even though there has been no increase in my property tax or Home owners insurance. Absolutely do not finance with these people, If you are unfortunate enough to have your mortgage sold to them keep a close eye on your account. I'm having the same issues as everyone else. Customer Service is severely lacking, most people work from home & have no training or education regarding home mortgages. They require you to pay THEIR home inspector to determine if your home is eligible to remove the PMI. They don't go by the amount you financed they use the original sell price of the home & it must be paid down by 20% or have THEIR home inspector that you have to pay for determine if the value of the home reaches the 20% threshold. Also, there is a shortfall penalty I was unaware of. They determine escrow based upon taxes & insurance something that us homeowner's have no control over but if your escrow account falls below a minimum balance at all during the year then not only do you pay the new escrow amount you also have to pay the shortage for the last year even if there was enough money to cover everything! The state of Texas requires double the amount of the escrow payment in the account at all times. You literally have to babysit EVERYTHING because they do not contact you until they tell you how much you owe them when they do the annual escrow analysis. read more

Provided current requested documents June 2 turned over to loan processor Caitlin Mcnulty. 6/14 provide additional documents We started emailing documents directly to Caitlin because documents were sitting in the loan tracker for 14 days without anyone looking at them. 7/1 provided additional documents, email directly to Caitlin. Caitlin told us we might close on 7/16/21 7/13/21 Contacted Caitlin to confirm close date. Got automatic replay saying Caitlin was out of the office until 7/16/21. 7/13/21 Contacted Christina Roe to check status, she contacted Deborah Bautista and was told the loan was still in processing and not ready to close. 7/14/21 contacted by Macayla Mcnulty saying they needed a signed 1040. We already provided a 1040 (not signed). We had provided a federal IRS transcript showing what was filed. Printed out 1040 and signed it and scanned into computer and forwarded to Macayla. 7/16/21 got a request from Caitlin requesting a document from our IRA stating income for the next 36 months. I do not get a monthly distribution, I am required to take an RMD(required minimum distribution) every year or pay penalties. I take a distribution in the first part of the year. 7/19/21 I sent email to Caitlin, Christina Roe, Christopher McCormick requesting status because rate lock expires on 7/23/21. 7/19/21 Received email from Caitlin please allow a few more days. 7/20/21 conference call with United Wholesale mortgage verifying payment history. 7/20/21 had to provide current banking statements, because of the excessive time in processing/underwriting. 7/20/21 had to sign closing disclosures changing rate lock to 7/30/21 7/25/21 no change, waiting. 7/29/21 notified that appraisal waver expired and they wanted to add $900 to closing costs and have to do an appraisal. 7/29/21 called and emailed Christina Roe and Christopher McCormick with no response. 7/31/21 Christina Roe returned call. We cancelled the REFI because they have delayed the process too long and were unwilling to put the appraisal waver back in. This was the worst experience I have ever had doing a REFI or purchase of a property. There is no customer service. read more

Hands down, worse company to ever work for OR ever have a mortgage through. First off, the company is ran by people that started in the front end collections. No experience managing anywhere else besides here, so management and upper lever supervisors are horrible. They don't know which way is left or right. EVERYTHING is done backwards here, I mean everything. They also partner with USAA. One of my biggest issues was when we first started servicing those loans, we were boarding them without escrow. So they kept people's payments super low then a year later when an analysis was ran, it increased customers payments significantly. This was in 2018... and yes, USAA is associated with them. It's so sad! If you have a mortgage, get out of there ASAP. Refinance and call your investor and complain like crazy. Also, if you work there, RUN. No place for career growth at all. Mr. Cooper mortgage is a company that preys upon its customers. Never, ever, ever refinance with this company! They will rip you off with fees!! Don't even get a mortgage with them. I have great credit, steady income and was told on the phone that I was going to get a low rate. Before I had them run my credit, I asked for the fees to be written down. Lo and behold, I was going to pay 3.75 points in order to get the refinance loan down to the going rate of 2.75. That means I would have paid $8,000 to get my rate from 6.50 down to 2.75. Ridiculous!! They are a rip off. Don't use them. Any other mortgage would have given me at least a 3.0 rate at no extra cost. Don't use them and if you don't believe me, ask for a breakdown of the fees snd call any other mortgage company and compare. read more
