Linda is a lovely host who is super accommodating and so fantastic! She even helped us get our bags to our car! Everything is super clear, check-in instructions and parking instructions were unmistakeable. Her space is so cute and cozy, the perfect size and space for our weekend getaway and it smelled so fantastic the entire time! This spot is literally so central to the convention center, restaurants, bars, without being in the thick of things. I cannot recommend this spot enough! Will definitely see you again! There's a full kitchen with a gas stove and full sized fridge, so having all the leftovers from the great restaurants over the weekend was no issue! We were able to snack in the mornings and when we got in after events in the evening! Literally two blocks away from Starbucks in the morning if that's your thing! Had a great 3-week stay at Mudville Flats. It's located in a great neighborhood with lots to do in walking distance, yet once inside it is quiet and peaceful. The apartment is large yet cozy with a very comfortable bed and full kitchen. My apartment also had access to a private outside deck and well appointed backyard/patio - great for taking my meals and catching a few rays. Linda is a lovely host. I highly recommend and will definitely stay at Mudville flats again. read more

We stayed here this past weekend and we loved it. The hotel is very comfortable and has a full kitchen and a full sized fridge. It is located in the Gaslamp district a stones throw from the ballpark. It's basically surrounded by restaurants and bars but far enough that you don't hear all the noise from the Gaslamp. We loved how cold the air conditioner was in the room because this had to be one of the hottest weekends in San Diego. The hotel had a retro baseball theme that was perfect. Linda was wonderful, she showed us where everything was and was very pleasant. The beds were really comfortable as well as the pillows. I don't know if I'll ever be able to stay in a standard chain hotel ever again. Mudville Flats completely changed the traditional hotel experience for me. My husband and I spent a few days in San Diego for his birthday and found out about Mudville on a travel review site. It's a 1905 California Craftsman house that has been renovated and turned into a 3-room "hotel". When we arrived, the owner Linda came out to greet us and help us with our bags then gave us a tour of the house before taking us to our room (Suite D.) She left us with a list of area restaurants, attractions, general info and her and her husband's phone numbers, in case we needed to reach either of them. It felt like we were guests in someone's home...I loved it. Our room was incredible - spacious, charming and warmly decorated. There was a sitting area with a large couch in front of a huge window, table and standing lamps and a huge, king-sized sleigh bed with rich bedding and lots of fluffy pillows. The kitchen had a gas stove/oven, full-sized fridge and was fully-equipped with dishes, glasses and utensils. The bathroom was adorable and impeccably clean. It had a claw-foot tub, was stocked with "green" toiletries and plenty of clean towels. I even made a few mental notes for when I decide to redo the bathroom at home... Our suite also had an outdoor sitting area on the deck, which was great for coffee, reading, a glass of wine, etc. On the bottom level, there's a yard surrounded with palm trees and plants and patio furniture to chill on. There's even a gas grill for you to use, if you'd rather make dinner at "home". On the second night of our trip, we decided to order pizza from a local restaurant. Unfortunately, I ended up getting severe food poisoning and was bed-ridden for pretty much the remainder of the trip. The silver lining? If I was going to get sick anywhere while on vacation, there was no better place for it to happen at than Mudville. I don't know what I would've done if I had to spend my time in some crappy hotel room with zero character or warmth to keep me comfy. HD Satellite cable was a great amenity to have while I was out of commission. I think I must've watched 5-6 movies in a row... One of the best things about Mudville Flats was its convenience. Its downtown location makes it easy to walk to Petco Park, the gaslamp districts and our personal favorite, Neighborhood (cool bar with a GREAT draft list, if you're craft beer nerds like us.) To top it all off, the room rates are extremely reasonable for downtown accomodations. We're planning a make-up trip for early next year and we'll definitely be staying at Mudville Flats when we make it back. I would've stayed all month if we didn't have two needy cats waiting for us back home. read more

Me and my bf stayed in Unit B (1st floor ) for 3 nights in Mudville from Feb 20th-Feb23rd. It was very nice place I just say . Very well maintained and very classic beauty. It was 200 dollars per night and so worth it . Mike and Linda were so nice and helpful . They stacked lots of towels for us in case we need them . Also you can enjoy the beautiful back yard and use their BBQ grille whilst your stay . The location was so great ,literally walking distance to everywhere ,with so many lovely restaurants and bars around by walking ,we kinda wasted our pretty pricey rental car in those days since we don't need to drive much . They will give you quite some handy advices about where to go shopping and eating in a list , took their advice ! We wish we could spend a week in their apartment in San deign yet we didn't have more time to continue this holiday . They also have Monopoly games that you can play with. Quite fun . The bed was really comfy with sooo many pillows ! So was the sofa and the beautiful plates they got . If you stay in San Diego and look for something so uniquely nice and downtown,look no further . If I must say some cons , the wifi was not so stable ,we had to call Mike twice to get it working again yet he was so efficient! There were quite many homeless around the area( like everywhere in California), to see that made me feel very very sad . But the apartment was very safe ! Good job Mike and Linda! Sure, I'll add another 5 stars to the Yelply lauded Mudville Flats. Not a bed and breakfast, as the category suggests. Instead, it's essentially a one room apartment that you can rent by the night for near or better than the prices at nearby hotels. Location: perfect - near Gaslamp, Petco park, etc. We didn't have a car and were perfectly happy exploring the neighborhood on foot. The Flat: we booked "D", which is an upstairs unit with a great patio for sipping morning wine and evening coffee (or the reverse of course, if you want to be pedestrian). Very clean inside with beautiful lamps, a giant, comfy bed, free Wi-fi, a fully equipped kitchen and small but serviceable bathroom. The Owners: super welcoming but unobtrusive. Linda gave us an insanely detailed spiel about the local places to eat/shop/explore upon our arrival. When we woke up to rain, we were grateful to find an umbrella hanging on our door handle. When we said we were celebrating our anniversary, Linda literally jumped up and down, clapped her hands and said she'd be right back. Little did we know, she is a vodka genie. Upon her return, she had us pick from three full liter bottles of flavored Svedka vodka to enjoy over the weekend! (We went with vanilla and nearly polished the whole thing off in our extended weekend here.) We have friends and family in San Diego, and I think we just discovered our go-to digs for when we are in town. What, you think you can find a hotel with a vodka genie? I doubt it. First impressions were overwhelmingly positive. From the owners meeting us at the street to let us into the hotel and escorting us to the room and showing us around. It definitely had that "we live nearby and we're renting our home to you" sort of feeling. The room had a very "apartment" type appeal. The bedroom area was comfortable and with a big television (for those of you who like that sort of thing) a nice sized desk area and a massive kitchen. When I accidentally left a few things in the room they contacted me immediately and arranged for a pickup. Great service in that regard! The decor was definitely designed by a male. Hardwoods and dark colors everywhere. Probably not the most ideal for people who aren't big baseball fans, as the baseball memorabilia was everywhere. In saying that, however, the classic appeal of the older building more than makes up for the slightly eclectic design. The only two things that took this from a 5 star rating to a 3 star are this: 1. Deceptive pricing. When I went onto the website to reserve a room, the website was fairly clear that I wasn't reserving a room, I was prepaying for it. Since San Diego is a busy place I understood this. I paid $200 for one night via the website. It was a bit more than some of the chain places but I wanted to stay somewhere unique. However, not until after I was well on my way to the location did I get uphold. The owner said, "Well since you're only staying for one night it's actually going to be 229.00." I wasn't a fan of this. If the website charges you one rate, shouldn't start changing that price. Once I arrived I was already checked in, credit card already processed. No discounts offered and no apology for the upsell. Bad form. 2. Bathroom. The room we stayed in had a very small bathroom in ratio to the price, size of the room, and the kitchen. I mean, the room was seemingly designed for an extended stay, but the bathroom had a small mirror, almost no counter space for one person, let alone two. No woman with a makeup routine would ever find herself wanting to use a bathroom where there's little to no space to do her thing. I could barely fit my hair dryer and products on the counter that was wedged too close to the toilet. The worst part was the shower. It was a small claw foot bathtub that wasn't large enough for a 6'2" occupant, and with a small series of double shower curtains wrapped around it. Once I turned on the shower the curtains all billowed into the shower, making my shower a constant struggle agains the shower curtains. Very frustrating. I would probably knock at least $50 bucks off the room rate if I were the owners if I had sent someone into such a room, and I certainly wouldn't go about upselling someone like that. I understand the value of being close to the gaslamp quarter is nice, but comparing how other places have more comfortable quarters, I'd probably look elsewhere in the future. read more

Basically the room I had was an apartment. Not really keen on having to pay for spa access, as items as such are free in chain hotels in this price range. The boyfriend and I stayed at Mudville Flats for two nights. Since it's not a hotel there is more coordination that has to happen as far as check-in and check-out but otherwise it's a nice alternative to your typical hotel. When we arrived we called Linda and she came to the door right away. She took us to our flat (we stayed in the back, lower level) and gave us the run down. The was very thorough, telling us where to find everything - light switches, dishes, extra blankets, TV remote, you name it. She also told us about several restaurants nearby. We've been to San Diego many times so we knew the area but for a newcomer that would be good info. The flat was comfy and cozy. I loved the woodwork and the built-in bookshelves and buffet. The bathroom was a little cramped but not a big deal. The bed was super comfy and the living room was comfy as well. Since it was June they had a window air conditioner going, which was nice during the day. We didn't need it at night. We also enjoyed the backyard patio area which has several chairs and a table. They even have a barbeque if you want to grill out and bikes you can borrow. My only complaint was that on Saturday night the neighbors in the back were partying outside and playing music pretty loud. It didn't last all night, luckily, but if you need quiet just know that weekends might get loud. No fault of Mudville but it can be a factor in that part of town. Overall we enjoyed the change of pace. If you need a place to stay for several days with a kitchen this is a great option. read more

I flat-out love this place. I've stayed here twice, and both times it truly felt like home. The kitchens and baths aren't huge, but they certainly get the job done, and are well-stocked with utensils, blankets, towels, etc. The rooms are quite spacious and comfy, and hung with a charming variety of art and baseball memorabilia. (Believe me, I'm ALWAYS happy to walk into a room and see autographed photos of 70s Padres Dave Winfield and Willie McCovey on the wall!) There are also a very cool array of baseball books and old board games on the shelves -- and if you want some more, your hosts Mike and Linda will be happy to hook you up! The beds are, hands down, the MOST comfortable beds my wife and I have ever slept in, at home or on the road; we thought maybe we were just imagining it the first time we stayed there -- but nope, the beds are amazing! The location is killer, too; it's an easy walk to PetCo Park, and it's even closer to a wide array of excellent restaurants. Mike and Linda know the area like the proverbial back of their hand, so if you have any questions about where to eat, drink, shop or what have you, they'll be more than happy to assist. Frankly, though, the rooms at Mudville Flats (and their lovely and peaceful back garden, which actually contains the same ivy they grow on the walls at Wrigley Field) are so comfortable that my wife and I are always sorely tempted to just stay in and relax rather than go out and do the town. Whether you're a baseball fan in town to catch a ballgame, or you're visiting San Diego on business or as a tourist, I highly recommend Mudville Flats as an excellent place to stay. read more

Ok so if I could give it more than 5 stars I would. This places isn't just a hotel or an inn this is a second home for anyone who stays here. Trust me if u rent a room here u will not regret it, u will instantly feel at home with the gorgeous wood floors and pillars, the huge comfy tempurpedic bed, the awesome crawfoot tub, and the fully stocked kitchenette. My boyfriend and I felt so at home here and Linda and Mike (the owners) made us feel so welcomed. Honestly this is the one place I know for sure that we'll be hitting back up for years to come. I decided to go to San Diego Comic Con 2010 and after the rather horrendous time I had trying to find a hotel, I decided to type in bed and breakfast into Google and lo and behold: Mudville Flats was ten blocks away and available. For six days I stayed in a great place. The room was large and spacious. The second floor patio was lovely. The kitchen was perfect. Bathroom was great. Wi-fi and Satellite Dish was great. After settling in we decided to take a walk downtown,and to our surprise Mike offered us a guided walking tour through the gas-lamp District, and pointed out many of his and his wife's favorite restaurants and bars. At Mudville Flats you get much more than a hotel room, it is a small apartment with a warm cozy feel along with full kitchen and living room, flatscreen TV, large closet that originally housed a Murphy bed back in the early 1900s. The bathroom has a claw foot antique bathtub and was immaculately clean , with a cupboard full of clean fluffy towels. My favorite feature of the flat was it's huge California king size bed with six or seven fluffy down pillows! The flat also comes with an outside porch with hightop table and two stools ,perfect for sipping a cold craft beer or glass of wine . Also there is a Gas grill that can be used if dining out is not your preference . Staying here was much more relaxing than a crowded busy hotel , Another plus was free parking which is not offered by chain hotels in the downtown area of San Diego. Most parking fees at chain hotels are at least $50 in the Downtown area . Which is a important thing to figure in when comparing prices for hotels .Parking was in a parking garage just across the street from the hotel. However a car is not really needed if staying in the downtown area. Most everything is walking distance from the hotel. Getting to the hotel by car couldn't be easier, just take 163 South to just before G street. My hubby brought me here for my birthday, and we enjoyed a great, relaxing weekend at Mudville Flats. Honestly, it was the most relaxing weekend we'd had in quite some time. We live in L.A., so it's just far enough away to "get away" without having to drive a ton. As everyone mentioned, Linda is sweet and super accommodating. She and her husband make every effort to ensure you're comfortable. The house itself is awesome! It was built in the early 1900's, and they've done a wonderful job renovating the entire place. Lots of the original house still remains, including old-timey door handles, revolving pull down beds, and wooden paneling and columns. I love that kind of stuff, so I really enjoyed learning about the building itself. There's also Direct TV included with the flat screen TV that pulls out from the wall, and makes watching from the huge bed very easy. Extra points for the ability to be super lazy and watch TV from the bed! There's also wireless internet, if you should so desire. It's an easy walk to all of downtown San Diego, and there's lots of great places to eat. Linda knew them all, and can make great recommendations based on your food preferences. (We ate a lot that weekend!) There's also lots to see within walking distance, as well as a zoo, an air & space museum, and park within ten mins. driving. Prices are comparable, if not cheaper than hotels in the area, especially because they provide free parking. I highly recommend Mudville Flats if you're looking for a nice relaxing stay. It's definitely closer to home than staying in a hotel, and more romantic! :) Note: I think there's a minimum 2 night stay, at least on the weekends. Not sure if that's all week long, or just during the weekend because it tends to get pretty busy. read more

My wife and I stayed here for a couple of nights and thoroughly enjoyed ourselves. If you're looking for a run-of-the-mill hotel experience, look elsewhere. This place is unique. It's much more homey and personal than the typical chain. For instance, the owners live on the second floor. We got a little acquainted with them, as you will if you stay at the Mudville Flats. They are both friendly and attentive--far better than the concierges at even the luxury hotels where I've stayed. The Mudville Flats is centrally located; it's within easy walking distance of many popular downtown destinations. The rooms are spacious and beautifully furnished. My fiancé and I had an amazing time at Mudville Flats. Linda was a great host! She helped us coordinate a late check-in and met us in front of the building when we arrived! We were looking for a place from which to explore the Gas Lamp District and this place was perfect! We parked the car when we arrived and didn't drive again until we left! With the full kitchen, breakfasts were a nice finish to lazy mornings sleeping in. For two days we walked through Old Town, visiting the ocean and dining in the local restaurants. I'm giving Mudville Flats five stars - BUT with a serious caveat. But first the good stuff. The rooms are really suites, with a bedroom, living room with TV and chairs, small kitchen and very small bathroom. If a 4 foot by 2 foot clawfoot tub freaks you out, or you can't climb into one, you can't come here (unless you want to go unwashed). This is a hundred year old house, so remodeling it to be as comfortable and functional as it is was a miracle - it's almost worth the trip just to see what Mike and Alice have accomplished. In any case, Mudville Flats is impeccably clean and very well maintained - you can't ask for better. Parking is free and the price is a great value for being just a few blocks from the Gaslamp Quarter with its restaurants, clubs, and people watching. Convenient to major freeways too. So what's the problem? You have to be prepared for an urban experience; in fact, you have to relish it. Mudville Flats is situated between a hostel and an inexpensive apartment building, and the neighborhood is mixed middle class and "struggling to get by". But it is kept clean, and the homeless are kept on the side streets for the most part. You are in no danger, except to your sympathies. My wife would not go back because it made her too sad to see people sleeping on the sidewalk, but I feel that I have grown from the experience and have no regrets at all for staying here. We cannot abandon people who simply have no money, and San Diego is doing a great job for them. Mudville Flats, perhaps unintentionally, is contributing to preventing an area from becoming a slum and instead making it a livable and interesting neighborhood. I think it is worth living here for at least a few days. read more

Stayed there last weekend cause we needed a place downtown and wanted something with a kitchen. So glad we chose this place. It was walking distance to Horton Plaza, the gas lamp district, some epic bars and restaurants. It's also very close to the convention center and Petco park, but sadly nothing was going on there. The hotel room was more like a large studio apartment with a full beyond well equipped kitchen. The furniture was classy and modern and very comfortable. The outdoor space (terraces) were private and really cool. The owners were very nice and helpful with restaurant and bar ideas. I highly recommend this place and would definitely stay there again. So much more cozy and welcoming than a corporate hotel. read more

I booked a room for my parents for a week on the recommendation of a friend and the place was amazing. The hotel is very small, but the room was huge. It had a living room, bedroom and kitchen which my mom loved so they didn't have to eat out for every meal for a week, or worse come to my place! The day my parents left I had to work and couldn't take them to the airport and Linda offered to drive them instead of letting them take a cab. My parents both felt like they had a little home while they were in town rather than just a hotel room, and it was cheap compared to the other downtown hotels. I will recommend Mudville Flats to anyone looking for a cool downtown hotel. read more

I surprised my boyfriend with a weekend away and we stayed here at Mudville, and let me say, we have no complaints. Prior to arrival, Linda was very attentive and maintained communication about check ins and was very gracious when traffic resulted us in arriving an hour and a half later than I had said we would be there to check in. Upon arrival a full tour of your room is given, making sure you have zero questions. She even stocked our fridge with a 6 pack of beer! She gave us ideas of where we should go, as well as access to bikes, and other beach equipment. Our room was beautiful, spacious and the perfect place for a weekend getaway. Our room had a porch where we were able to sit outside and enjoy dinner. The flats are located walking distance from all the restaurants and bars in Gaslamp, as well as Petco Park. Overall, our stay was everything I had hoped it to be. Linda was extremely gracious and informative, and the asthetics were exactly what you would want. I would definitely reccommend this for the couples looking to get away and have a more homey atmosphere than your typical hotel. read more

I stayed at Mudville Flats for a month. They offer first class amenities - the rooms are really beautifully decorated with a tasteful old-time baseball theme (but it's not overdone.) There is a nice outdoor BBQ and washer and dryer available on site, included in the price. We also had a covered parking spot across the street which is essential downtown! The location, the East Village, was perfect - you are within walking distance of some great bars and restaurants, and it's a short walk to the Gaslamp District, too. So happy that we found Mudville Flats! This is a boutique hotel that is conveniently located in East Village. You can walk to restaurants, bars, shops, Petco Park, etc. The place is beautiful with dark wood floors, wood pillars, oriented rugs and the most comfortable bed! The windows are double paned making it very quiet and even though you are in downtown we had a secluded feeling. We stayed on the top floor near the back and we had a deck that viewed the lush plant area. Linda and Mike are very hospitable and welcoming. We will be coming back! read more

This was a fantastic place to stay! I researched places in San Diego and ended up choosing this one after reading reviews and I'm glad I did. Linda was so accommodating for our visit and the room was incredible! We stayed in room D for 5 days and Linda was nice enough to let us check in early and told us about the music festival taking place outside the hotel in time for us to get tickets. We had a blast and we walked everywhere the whole stay. We didn't have to take the car anywhere since there were so many places to go within walking distance. We will definitely stay here again in the future! It was in a convenient location with tons of room, cute decor, free wifi, and free parking. So glad I found this place! My sister & I stayed at Mudville Flats and we absolutely LOVED it! The room is beautiful, charming, inviting, cozy and serene. It feels like you're at home but it's so much nicer than your own! The bed is HUGE and so cozy, we slept so peacefully. We also felt very safe staying here! We were amazed because everything we needed was in this room. You have a kitchen with pots & pans, stove, microwave, a fridge, utensils and more! We loved having this kitchen because it saved us so much money on food! We loved the closet space and it had a beautiful mirror so you can see your outfit. They had extra blankets, plenty of towels and a makeup mirror. There was not one thing missing from this room! We picked up dinner from this yummy place called Kebabs. We brought it back to our room and ate it at the dining room table. It was so fun!!! They have an outside area that is charming! We loved having our wine out there! You can eat out there anytime you want and there's a grill there too. We LOVED the location because you are so close to everything and you can walk everywhere. There was a grocery store a couple blocks down along with coffee shops, restaurants and shopping! It was such a pleasure meeting Mike & Linda! Wow! Great place. Loved the clean, charming, eclectic decor. Big room with all the amenities of home. Just off the gas lamp district for easy access to great restaurants, just far enough away so you can get a good night sleep. I'll be back. Great value! read more

My husband found Mudville Flats online and, since we love craftsman homes and do not love huge hotels, we booked a weekend there to celebrate our anniversary and I am so glad we did. Everything was fantastic. The owners are helpful and gracious and know the area really well and can recommend great restaurants etc., but they are not in your face all the time like some experiences we have had at B&B's. With your room comes a parking spot in a parking garage at the end of the block, which is important in that very busy area. The location is stellar, walking distance to places too numerous to mention and great driving distance from Coronado and the beaches. We had room D which is a gorgeous room, all that wood is so much warmer than a crummy chain hotel. Free wi-fi, a very clean and updated kitchenette with a fridge and stove and dishes etc. DirectTV if you don't feel like leaving the room once you get back to it after a long day out and about. I recommend it and we will be staying there again next time we go back to SD for a mini-vacation. read more

Try to stay at Mudville Flats whenever we can. Mike and Linda have always been gracious hosts. The rooms are very comfortable and relaxing. the location is hard to beat. You are in the middle of downtown San Diego so don't expect the solitude of the country. A little noise goes with the territory so tolerate it. Great place to stay if you are a baseball fan and want to see a game at Petco Park. Within walking distance to terrific restaurants. Take the bus or drive to Coronado beach. read more

Spent 3 glorious nights here for our anniversary. We had coffee on the private porch every morning before we'd head out to explore the area and and we were always so happy to come back to our quiet little haven at the end of the day.
