I understand as a property management company, we are not the only customers or tenants they deal with, but their lack of communication and follow-up was less than stellar when we lived in our apartment for a year. We had numerous issues with some appliances in our apartment (AC unit, dishwasher, and stove). The dishwasher took almost four (4) months to fix -- submitted a work order on August 18 and replaced by December 4. However, when the dishwasher came, the wrong part was delivered, they left a mess of cleaning supplies, debris and a note that said, "sorry for the mess," with no explanation except that the contractor tried to reach us to tell us the situation. They were apologetic after the case, but I have a feeling if we had not emailed them, we wouldn't have gotten a response or explanation. Nest was always responsive with the initial repair request, and then there'd be radio silence for about two weeks, unless we emailed them to ask what was going on. Even if there was no update, it would have been nice to know that a maintenance person at least came out to the apartment to make the assessment instead of letting us wait around 2+ weeks, wondering what was going on. Not sure if this is common practice for Nest, but it's been frustrating, in my experience, to say the least. When we shared our frustrations from the dishwasher incident, we got a canned answer back from them about being "thoughtful and kind," even though we were more upset about their LACK of communication than demeanor. They said they were waiting on the owner, but it still doesn't excuse no updates or communication. It made us believe that we were pushed aside, and after we asked about our issues, they scrambled to get everything together. It's nice that they are friendly, but friendliness is lost in translation when we aren't even getting emails from them about updates. I wish I could rate this boutique property management company higher, especially since I had higher hopes when we first signed a lease, but given the frustration, lack of communication and my expectations for better customer service, I can't. read more

Terrible. The house was in disrepair and filthy on move in day. Owners' belongings in several drawers and cabinets. Dust and dead bugs on windowsills, mold/dirt under appliances, debris on the floors, food caked up on the sink drain. Leak in the bathroom sink. 80% of the windows had broken locks. Driveway was covered in mounds of old slimy leaves. Missing outlet covers. Tyler was non responsive to inquiries about the move, forcing me to email/call several times for answers. Multiple Nest employees told me that no one at Nest has a supervisor/manager. Nest moved the owner's furniture out the day before move in and left it on the sidewalk in front of the house. 10 days later, it still hasn't been picked up. I had to stay home to supervise and let contractors and techs in for 3 days, (bc we have a dog) and Grace (Nest VP) refused to give a rent concession for the ordeal. Does the owner know they operate like this?? Awful property management company. UPDATE: The "owner" of Nest has replied to my review below. Ironically this is the first time I have heard anything from her. But her comment is inaccurate and false. Contractors and techs from Nest spent 4 days coming in and out of the house after we moved in working on the broken windows, changing the locks, fixing a leaking sink, replacing outlet covers and removing all the debris and leaves from our driveway. And to date the windows are still broken, the dryer has to go through 2 to 3 cycles to dry clothes, and we still have no key for the basement gate. And now they are trying to force us to pay $175 pet rent, which was never discussed and is no where in our lease. read more

I contracted them to find tenants and manage my condo in Petworth. After 2 months I began to get worried about how few rental offers I had been getting. So I went to see what they had up on Zillow, Trulia, Craigslist etc. and found to my horror they hadn't advertised the property in any of these places like they had promised. The only place where they were getting any traffic was though their website. After I called to them about this, they finally started advertising and found tenants. I had specifically mentioned that any dogs/ cats would involve a pet fee. The agent goes on to sign a contract without telling me about three pets, nor charging any fee. I dropped them as my agents after wasting several months of my condo sitting in the market vacant. read more

HOWEVER, I felt the need to create this review after a very unprofessional email exchange my daughter had with Jennifer. She starts conversations with "I'm the new VP or Starling" which is refreshing at first but she is unresponsive, and her emails come off as rude. My daughter has only had great experiences with Nest and their emails translate as happy however this isn't the case with her. One time she never responded at all and my daughter had to reach out to finance for a response About a maintenance issue. Well anyway I just thought since she is leading a team her tone should be better. read more

The nest folks have been fabulous in managing my condo when I decided to rent it this year. From the very first conversation we had where they explained their process and some info about the rental market to figuring out quickly what to do when the fridge in my unit started to break to renewing my tenant's lease, they've been fabulous. I also am so grateful to support a local business committed to supported dc homeowners and preserving smaller buildings (our building isn't 3 units but it's not huge either)! They are quick to respond, reasonably priced, helpful in thinking about complex questions and just in general very helpful. Couldn't recommend them more! read more

I am a recent tenant with Nest and am enjoying the process of renting through them thus far. The apartment is recently renovated with great appliances and a beautifully tiled bathroom - little details that make a difference. There were a few tweaks that needed to be made after move in, and after a quick message to maintenance a contractor was sent within a day. As well, Steph has been an amazing help with our unique move-in process as one of us was abroad at the time, and dealt with all of our questions promptly and professionally. Moving across country can be one of the biggest stressors in anyone's life, and last fall as I prepared to move from Washington DC to San Francisco I knew finding the right property managers to take care of our home in DC would be critical. I am big on first impressions, and most of the companies didn't even give me a chance to make one because they didn't call me back, respond to emails, or keep appointments. Who does that? On the other hand, Nest DC was immediately responsive via email, and able to accomodate my crazy working-while-trying-to-pack-up-a-house-full-of-stuff-by-myself schedule. From the first time I met Lisa I really felt at ease. My house was a mess thanks to the packing, and she completely understood and was nonjudgemental. In the end I used her team's services to help me get the house ready for renters, as well as finding someone to move in and taking care of things after I moved. It was SUCH a stress reliever to know I didn't need to worry about taking my crap to the dump, patching and painting the walls, etc. Lisa, Jim and the team really read my mind in many ways and took care of what needed to be done. Moving is already stressful enough, and it felt wonderful to know that my house was in the hands of a team that is actually excited about my house and me as a client. I'm sure there are other property managers that are less expensive, but in this case I am absolutely getting what I'm paying for in terms of service and support, and general awesomeness :) read more

I am totally disturbed by the negative reviews on here on Nest DC. I have worked with them on two separate occasions - as a former resident in a condo building managed by Nest, and as a home owner on a renovation project - and recommend them highly to friends and on my various listservs on a regular basis. Now I will recommend them to you, Yelp community! I previously lived in the condo building discussed below by another commenter. The previous company the building worked with was shady and unresponsive. Nest is the complete opposite. You can visibly see the changes that Nest has made to the building since taking over last year. It gets more beautiful every time I'm back over there. Moreover, any time I had any problems, I was always able to quickly get a Nest staff member on the phone, and the problem handled in a quick and timely manner. The staff was always genuinely kind and regularly over-delivered on my expectations. Again, as compared to the previous company with whom my former building worked, and as compared to most of the other property management companies I dealt with in the decade I lived in DC before buying, Nest is the most honest honest, fastest responding, and nicest company I've worked with. I also appreciated the fact that they were the only company I've worked with that is locally owned small business. I liked Nest so much from that building that when I bought a fixer upper recently, I turned to Nest to help with rethinking my backyard area. They put together several awesome ideas for fencing, my deck problem and landscaping, taking into consideration my budget, needs, and preferences. Additionally, because of their expertise in property management (duh), they were able to offer advice about the changes taking into account my desire to rent out my house in a few years. Finally, they introduced me to an awesome contractor who they will manage for me! I'm so psyched to begin the project! In sum: Nest has been the best property management company/jack of all trades living company I've ever worked with and I hope to work with them again and again. And I hope you do too. Latest update: the property we rented was recently condemned. The events leading up to the OTA's judgement of the house were, admittedly, not fully under Nest's control. For example, the owner of the home was aware that he was losing money on his investment and was, perhaps understandably, hesitant to throw more cash at the problem. He's since switched to a different property management company. The fact remains that a lot of the problems we experienced in the home could have been prevented if anyone sought to have the house inspected by a professional before renting it out. I'm quite honestly happy to be off the lease for this house - god knows what could have happened had my housemates and I tried to tough it out through the winter. But still, the place looked great on paper, and I hesitate to think of what could have happened if some other tenant had rented the place out and been less vocal about their rights. I understand that Nest put in a reasonable effort to redeem themselves in this situation. However, even the lease we signed was illegal, since it did not include any information about D.C. rent control laws. That seems like a very basic error. And, at the end of the day, we still have fleas in the basement. An overview of the staff that were good to us: Ashley at Nest was very responsive to our initial confusion regarding utilities. She got every account set up in our names and even recovered costs for a bill I had paid accidentally. Patrick, the director of field operations, was exceptionally responsive to the flea issue once we were put in contact with him. Nest also communicated with the property owner and arranged for a partial rent rebate for the time that the house was uninhabitable. read more

I had to move from Washington, DC to San Francisco in November of 2011 on very short notice. I was panicked about what I was going to do with my two bedroom condo in DC. A friend suggested I speak with Nest about managing my home, and boy am I glad I did. Lisa and Jim came over and talked me through their business and all of the great things that Nest offers as a management company (video walk-throughs, sophisticated advertising to get tenants in the door and all of the usual day-to-day management necessities); but what really struck me was that they were wonderful, genuine people running a small business they were passionate about. Within a few short weeks, they found great tenants to move into the property. Throughout their lease term, Nest proved to be responsive, communicative and pleasant to work with. Fast-forward a year, and I decided to put my condo on the market. The Nest team was awesome, acting as a point of contact between my Realtor and the tenants to coordinate showings with minimal disruption and great communication. In short, Nest has been fabulous. As a homeowner, I had peace-of-mind knowing that they were on top of taking care of my space. I would highly recommend them to anyone who is seeking a great property management company. read more

Nest has been a WONDERFUL property management company. I would give more stars if available. I moved into my condo building in March of 2011 with a different property managment company at the helm. Our building was a newly renovated old building with some lingering structural problems the developer did not address. Our requests for help had fallen on deaf ears. We switched over to Nest in early 2013 and they have been nothing short of exceptional. Now we have partners rather than a phantom entity helping us bring everything up to par. Nest immediately helped patch up some wall/floor/ceiling holes left by the previous company. The holes had been created in search of a leak and they left LARGE holes for 6 months + with no attempt at fixing them. Nest fixed them almost immediately even though they were in units and not in common areas. On 3 separate occasions I had my kitchen sink fill up with food from someone else's drain. Orange peels, potato peels, meat fat/oil. I don't cook and I NEVER put anything down my drain so I knew it wasn't mine. They immediately sent people out to fix it. And they sent notices to every person detailing what can and what cannot be put down drains. No problems since and it's been over a year. They (at least 3) always attend our condo meetings and come prepared with needs, budget sheets, recommendations on how to solve building problems.... They are actively involved in the process of keeping our building up to speed across the board. They helped us with water/mold problems, Subpump problems, flooding, drain issues - problems we'd been BEGGING for help before and NEST immediately addressed these issues, came up with a plan and instantly began the process of fixing the immediate needs. Almost overnight we noticed a huge improvement! Being that the building was newly occupied after a few years of just sitting and then renovations, Nest had answers that we just couldn't get until they came on board. And because it was a newly inhabited building, we didn't have any rules or regulations. They worked with an attorney to create building wide rules to keep our building compliant with DC codes and respectful of our neighbors. Now the personal component. They all are immediately responsive and they CARE. They aren't in this business because it's a job, they are in this business because they love the community and truly strive to make each property a better place. Case in point, they send out a handfull of emails over the year regarding various food drives/community involvement opportunities (Cheerfully written, I might add!), they send out tips on how you can improve your home such as keeping an eye on outside drains, they notify you of incoming storms and what precautions we all can take. I've seen a few of them at a local jazz in the park event - demonstrating this community is their community. And they always follow up with you after something was taken care of to make sure you're good-to-go. They don't assume - they confirm. Icing on the cake... at our first meeting with them, they gave everyone a little care package of a nest shopping bag with some organic cleaning spray. Just a nice touch that they certainly do not have to do. Random acts of kindness seem to be the norm for Nest! read more

They also keep me informed about maintenance and other issues in the condo building. My lease was just renewed, and Nest handled that too. I am a new Nest DC customer, so this review pertains entirely to my sterling impression of Nest after vetting them this summer to manage my condo unit. Having found Nest in an initial web search, I thought that their website and general identity were very fresh, appealing, and customer-focused. To me, these seem like relatively unique characteristics in the property management industry, so I was intrigued. Then, after reading their dozens of rave -- yet mysteriously hidden -- Yelp reviews, I decided to contact Lisa, the owner of Nest, to learn more. Within a few hours, Lisa had sent me a thorough, thoughtful response that addressed all of my questions in appropriate detail. She also offered to meet in person to talk further, and to come to me if preferred. (Yes please!) The next day, I hosted Lisa and her associate, Grace, at my condo for over an hour. I was utterly impressed with their professionalism, warmth, and honesty in answering my questions and offering up information for me to consider. Lisa is clearly a proud business owner, and I appreciated that she made a personal effort to win my business in such an appealing and authentic way throughout our interactions. After that meeting, I gleefully called my mom to tell her how excited I was to hire Nest. I also made my boyfriend listen to me natter about Nest over dinner. :) Before getting to know Nest, I had resigned myself to the idea that I'd have to go with the "least bad" option I could find for property management. I am now actually feeling very positive about the prospect of renting my place successfully over the long term and increasing the value of the property, and I believe that my lovely tenants and I will both be treated as important customers in the process. I will update my review once some additional miles are put on my relationship with Nest, but for now, all I can say is that I am grateful to have found such a great group of people to work with. read more

I liked their rent pay online system with automatic withdraw, which I know is very common, but now that I have an old-school landlord who asks a check every month I feel that pain. I have lived in DC for about 5 years now and have rented since living here. I have worked with apartment leasing offices as well as individual landlords. So far, Nest has been my most positive experience when working with renting a unit. They are extremely professional and were always timely for appointments. They have an excellent selection of apartments that are continuously updated on their website. The application process is more extensive than any other leasing office I've dealt with, however I'm fine with it as they are clearly very thorough and try to find a good fit for owners of the units. During our initial walkthrough, they took a video which was then emailed over with all of the details of the unit. Very helpful for future reference. The online site for payments and maintenance requests are simple and easy to use as well. Overall, I'm very happy with my initial Nest experience! read more

Online rent payment is great as is the ability to log service requests. However the ability to turn around service requests is terrible. Had bugs coming into the apartment and a broken toilet flusher, after 4 days we were told it wasn't an emergency and so needed to wait. Now have had water sitting in my dishwasher for over a week and have had a technician come in once with no resolution or ETA. Honestly my apartment management company before this was infinitely better about responding to things timely. read more

This is coming from the tenant side. I live in an apartment that I love on H street NE. Despite loving the place, the management has been a nightmare. Landlord #1 got foreclosed upon, and was a scheming fraud on top of it. Landlord #2 was a bank in TN, needless to say: less than attentive and caring. Finally, at the end of two years of this, a gift bag showed up on my doorstep introducing Nest as my new project manager. If the bottle of wine (and christmas presents!) weren't enough to win me over (it was), they quickly proved to be the best managers imaginable. Not only are they quick to respond, always available, and willing to assist in whatever problem might arise, but they also have upgraded so many things in our building (including free high efficiency washer/dryer, landscaping, bug treatments, painting, etc). They even replaced my termite damaged hardwood floor! Moral of the story, they deserve 10 stars. If you are looking for a property manager, look no further. And if you are lucky enough to live in a place they manage, don't ever move! read more

At first, I had an absolutely horrible experience with Nest DC. I was promised over and over that things would get done. My shower did not work for months and the lack of communication was infuriating. I had to follow up over and over to get anything done. Thankfully, that is when Grace and Amy stepped in and completely changed my mind about Nest DC. Amy has been such a relief in every sense of the word. Every single time I have had a problem, she has been quick to respond, helpful, and transparent. After any incident I have had, she has followed up afterwards to make sure that the problem was taken care of and that we were happy with the result. With every encounter I have had with Amy, she has been such a pleasure to work with, and has gone above and beyond. I am not exaggerating when I say that I was looking for new apartments until Amy arrived to Nest DC. I finally feel like my concerns are being listened to, and my experience could not be more positive at this point. If you are having problems with Nest DC, I highly recommend contacting Amy, as she is as professional as it gets. I would also like to add that Grace is a CEO that clearly cares about her company. After I had experienced too many empty promises, missed appointments, and contractors entering my apartment without making appointments, I asked to speak with Grace directly. She was so understanding of my concerns, and wanted to do anything possible to make us happy, even though I had made it clear that I would not be renewing my lease. I had initially started the conversation with a lot of anger, and left the call feeling like we could make things work. Grace connected me with Amy, and since that point, everything has been great. I have a great deal of respect for both Grace and Amy with the way they have handled our tenancy, and recommend working with Nest DC after my experience with them both. read more

First of all, the platform is amazing (the images of the staff are charming). The design and photographs of the spaces are exciting and allow for dreaming of your nest. Second, I called on the weekend, and wrote and called and eventually, Steph called me back. If you call on the weekend, they are not working. Don't lose hope! Leave a message with the after-hours receptionist and they will call. My advice is to fill out the application as soon as you can so that you are in line. I flew from Austin, Texas to help my son find a place. My sister's family and ours trudged over miles looking at homes to rent. We sent emails to leasing agents. Finally, I called the Nest and left a message. Steph returned my call and I explained what we were looking for in a home. She told us the facts about the place we were sure was the one we needed and where we were on the list. She asked Emily to meet us that afternoon to show us two rentals. I followed her directions completely. At the end of the month, they will move into the place Steph told me they would choose. I am a grateful and relieved mom, back in Texas. When I first became a client Nest was great but after they quickly expanded, their services declined. First off, there was no property manager appointed to a property. I was told everyone handles every property so I was told to email everyone. So when I needed something fixed or had to communicate with someone at the office I emailed everyone I knew at the office. I thought that was weird. Then they became disorganized. I started dealing with inexperienced people handling my property, so I started doing the work myself. But things at work started getting busy and I had no time to replace my kitchen counter so I had Nest replace it. It was done poorly. After complaining and showing them why it was done poorly, they agreed to fix it. Then I get a call later asking what material I used. I said, "I dunno, you replaced it! Check your records!" After a few months of one disappointment after another (and me complaining), Nest said it would be best to part ways because I was doing all the work anyway and there was no use for their services. I was fine with that. What ultimately prompted me to write this review was this: My then-tenant contacted them and said they want to let the owner (me) know that their friend would potentially be interested in the unit after their lease was up. Nest told the tenant they are no longer managing the property but encouraged the potential tenant to fill out a Nest application, but that they would forward the info of this potential tenant to me. I never got the info. How do I know this? I had the tenant forward me the email correspondence. I never got an email from Nest. I wanted to give them the benefit of the doubt and waited for weeks for them to contact me with the info. Never got an email from them. I can handle slow replies. I can handle disorganization. I can even handle laziness. But what I won't accept are lies and deception. I would not recommend this property management company to anyone. read more

We rented a property manager by Nest. It seems clear to me that they tend to think of profit over renter. The some of the windows in our house on Quincy Street didn't stay open, and others wouldn't start closed. At one point the top casement of a window in my bedroom slammed open and wouldn't close. The Nest repairman just nailed it shut. In another instance the kitchen sinked stopped draining about three weeks into our stay. The Nest repairman tried to blame us for it, even though it was clearly because the garbage disposal was broken. We also had a significant roach problem and we had to negotiate for several weeks before any action was taken. read more

Would give 0 stars if I could. Landlord brought them on as we had a lot of repairs that needed to be done on the house. It took 2+ months for those repairs to be completed. They did multiple walk throughs in the house to assess what needed to be done. They made several return trips in which they did not address any of the issues we had brought up (including sagging ceiling due to water damage, broken shower head, etc) but instead prioritized putting in more smoke detectors (which we already had) and adding more hand rails on our stairs (which we already had). They showed up multiple times with no warning and knocked incessantly which is a huge problem for us who are working from home. Beyond that, they are totally unresponsive about your concerns as a tenant but are QUICK to follow up on all payments. I am now in the process of moving out and yet again they have dropped the ball on the paperwork with the new tenant and I am being charged for it. Do not use them unless you enjoy being in a constant state of distress!!! read more

THE PROS: - Lydia LaMotta. She gets five stars. Great to work with; great person, period. She took my constant communication and inquiries like a champ throughout the entire year and a half that I lived in the apartment. That is not to say I had a lot of issues; I just had a lot of questions. She was a great go-between with the landlord and negotiated my rent down when I renewed the lease. She also negotiated with him on the pet front and I was able to adopt my cat. She offered to help me find another place to live when the landlord decided to put the unit up for sale. I think Lydia really advocated for me as a tenant which I strongly believe should be the norm but, in my experience, is not. - The property: I took over the remainder of a lease with the option to renew a few months down the line. The process was pretty seamless and I did renew. The rent was very, very reasonable for the size and location, the property well-maintained, and oh-so charming as a building built in 1929. (Charming being more important to yours truly than new-fangled, fancy updates.) - Tenant portal: Going online to pay my rent and put in service requests is a huge boon. I signed up for rental reminders and had no issues with the site: super user-friendly. I also like that the general Nest DC website has photos and bios of their entire team. - Moving out: also pretty seamless. Hanna did a quick job of going through the apartment and sent me the video of the walk-through afterwards for me to review. She explained the process with the security deposit and showed me everything she was noting. (I don't expect to have my security deposit for a couple of weeks yet but will update the review if anything of note happens in the meantime on that score). The only thing I wish had been done was a walk-through with the person whose lease I initially took over. I don't know if some of the wear and tear I inherited will be considered as mine now. THE (one and only) CON: - Service requests: I had some service requests while I lived there, the resolutions of which were a little hit or miss. When my bathtub faucet started leaking it was addressed quickly but turned out that the whole system inside the wall needed to be replaced. This involved getting to the pipes through the crawl space in my bedroom. I came home the first day they started the work to large opening in the bathroom and bedroom walls, covered by cardboard held in place by shiny tape. Ok, so stuff like that happens, especially when they find more to fix than anticipated. By the time the job was finished, however, there was a thin layer of plaster dust on EVERYTHING in the bedroom. In case you don't know, plaster dust is the devil. It took me four rounds of PineSol, using a sponge on my hands and knees just to get the floor clean. I was never able to remove it completely from my great-grandmother's antique vanity. I repeat: plaster dust is the devil. If I had known that this was going to happen I could have covered things up at the very least. Post-fix there were footprints all over the house, including places I'm not sure why the workers would have been entering. There was some rogue grout on the sink and the tile floor that wasn't wiped up when it was still wet and therefore dried rock hard. One morning, during the ongoing job, Dane, from Nest, called me to say the workers would be there that morning at a certain time - by the time I received the call I was already at work, the plumbers having shown up about an hour and a half earlier while I was getting ready for work. Though Dane offered apologies and offered to ease the inconvenience of the whole thing (which I really appreciated), I never received a response from him or anyone else at Nest to my rather lengthy emails regarding the attending issues with the whole scenario, nor my inquiries on the progress. That being said, the other maintenance issues like a clogged sink and a smoke detector that needed replacing were handled lickety-split without incident. So four pros to one con = I would work with them again and I would recommend Nest. read more

Nest DC was very helpful! Unfortunately, the property my roommates and I applied to was unable to accommodate our needs. Stephanie was very helpful and provided alternative properties that could fit our requirements. Let me start by saying I have never--literally NEVER--written a bad review for ANY company in ANY industry on the internet until today. In my life I have never experienced a more unprofessional company, not to mention a property management company. I worked for a property manager in DC for a full year and the amount of issues I have dealt with with Nest is actually horrifying. Their repair and maintenance team is sketchy and unreliable. The number of unsatisfactory responses I have had to maintenance issues (which were a problem PRIOR to my move in that I attempted to address the months following my move in) is ASTOUNDING. Not to mention their finance department, which created a duplicate account with Pepco for my service address, sent to their company address, which they neglected to inform me of--a fraudulent activity, no less--and then on top of that, neglected to pay or bill me for it for SEVEN months until the account was past due hundreds of dollars and my electricity service was disconnected without warning!!! When I called to figure out the issue, they redirected me to three or four different people, all of whom hung up on me or would redirect me to another person. This is after I have been a perfectly easygoing tenant for a year and a half... paying all of my bills on time and without complaints. I am so SO disappointed in the lack of professionalism. This incident is one among many but it is the most blaring display of negligence on behalf of a property management company that I have ever come across in my seven plus years as a renter.... I have never been so disappointed with a company in my life. More importantly, two employees who I attempted to work with numerous times on various issues, Lydia and Grace, are absolutely no help, trying to blame me, their unsuspecting and innocent tenant, for an issue that their company's disorganization and blatant unprofessionalism had caused. read more

As a tenant of a nest dc managed property, I am mostly dissatisfied with how they manage rentals. Repairs take a long time to complete. Technicians enter my apartment without my permission and I am not notified when they arrive. One technician locked me out by locking the deadbolt and I had left the deadbolt key in the lock inside. They don't seem to know who has been in my apartment and when. They respond really only by email, getting through by phone is not generally possible. And some of the repairs only occurred when my lease was up and the owner wanted to sell. The apartment was not professionally cleaned before I moved in. I have been a renter most of my life. I have had worse experiences but they dont manage things nearly as well as the direct owner or a professionally managed apartment building. read more

If you are looking for a property manager in DC, look elsewhere. The entire office is run like a bunch of high school students working on an assignment of what it would be like to run a business. I am an owner and used them to rent out my place and it soured me permanently on small business. They are fine with collecting the money each month but when something goes wrong, you can expect these millennials to complete fall apart and then google the most expensive way to fix whatever is broken. They charged me for services not rendered, put little to no effort into finding a good tenant for my apartment, and responded to messages when they got around to it. Happy New Year. read more

Terrible company! Do not hire them as your property manager. You will have to deal with new people with each issue, overpay Nest's vendors and their uncharged parts and labor, etc. You aren't getting the high end service but you are paying top of the market in monthly fees. Expect to pay an arm and a leg for everything Nest does. Monthly distributions aren't paid for weeks after rent is due. Mistakes in accounting always in Nest's favor. Avoid, avoid, avoid! read more

it's been about 6 months since we made the move from San Francisco to Washington DC. my husband and i knew that we were making the trek about 3 months in advance and when we were thinking about trying to get a rental, we decided to invest in an agency to help us with the move. we wanted to get a better "local" feel of the city and we wanted someone to steer us in the right direction. of course--this would be difficult to do 3,000 mies away--but, we we decided to pay someone $800 to help us--so, we'd "have one up". we spent a good amount of time researching our options of who could help us and picked Nest DC. after initial contact--we were set up with Lisa (b/c she had lived or experienced some of the west coast (i guess?)). our first conversations and emails went OK. mostly, we were getting craigslist ads sent to us (some times not in the neighborhoods we were interested in living and many times outside the budget that we had discussed or with complete disregard to what we said we were looking for in a home). to our surprise and delight, we happend to make a trip to DC during our "apartment hunting" time and Lisa generously offered to check out some rentals with us, drive us around and show us the 'hood. we said it wasn't necessary, but she offered--so, we accepted. on our way back west, we felt like we had a better understanding of the city and decided that we knew where we wanted to rent. the next day, we found an awesome apartment on craigslist and Lisa had a co-worker (Jim--who was very pleasant to work with!) check out the unit for us. after this viewing, we decided to pass on the rental b/c we thought it was too small...and then, we were told that we were "out of apartment visits". Nest DC said that they would look at 8 units for us--and unknown to us--the day that we were *IN TOWN* counted against our allocation--which makes *NO* sense at all. the whole reason we were paying this agency was to be our eyes while we were living out west. i explained that i didn't understand that that was the case (and that no one had said that) and that i didn't want to pay the remainder of our balance. i was told firmly that i needed to pay--so, pay i did. then, we were mostly dropped. basically--Lisa emailed me a bunch of craigslist ads that weren't relevant to our search, drove us around for about 2 hours on a weekend (then sent us off in a cab) and looked at 2 or 3 apartment rentals for us (really--one of her colleagues did one) and we paid $800. i'd say she made about $100/hour for the amount of time she gave us. to follow up--we ended up renting a cute apartment in U St ..and when we were looking then--i even texted Lisa to ask if she thought it was a good neighborhood--she said "it's a good area" and never even followed up to ask if we rented, how things were going in DC, if we were happy with their business, etc. our experience: poor customer care/service/not friendly and i felt like it was a waste of money. perhaps if you were paired with someone else, you'd have a better experience--but i wouldn't take the gamble. read more

I have to give Nest DC props for a couple of things--the properties it finds are charming, and my husband and I were impressed with the professionalism of the agent we worked with. However, we would strongly caution any potential tenant to have an attorney review Nest's standard lease before signing. We were very surprised by the harshness of the terms, and the subtlety with which they seek to waive or undermine important tenant rights. We don't usually find ourselves having to nitpick our leases, but the terms we saw would place a tenant in an extremely vulnerable position should anything go other than smoothly. For those of you interested in inside baseball, this includes an attempt to contract around the implied warranty of habitability. And that's just the beginning. For those of you interested in Yelp, the lease includes a clause that would essentially forbid you from posting a negative review. This does not constitute legal advice or guidance--please seek out an attorney's counsel on the specific terms in the lease you might sign. But in all our years of renting, neither of us has seen anything like this. And again, the leasing agent himself was courteous, tactful and responsive, and the properties very tempting. Just moved in to a home managed by Nest and it has been an awful experience. The home, which is otherwise beautifully renovated, was no where near rental ready on move in day. Locks on the windows were broken, no keys were given to us for the back doors and the house was not clean. They sent a tech over who assured us all windows locked but several locks still don't work. Then 3 weeks into the lease they charge us a late fee because they said we didn't pay the pet fee. We were never given notice of a pet fee for our dog and there was no mention of a pet fee in the lease. Tyler, in particular, has been unprofessional and dishonest in his dealings with us regarding these issues. UPDATE: The Vice president of Nest has emailed us saying that if we agree to delete this review she will waive the pet fee. Effectively trying to bribe us, to fix her employees mistake. read more

They managed my apartment and unfortunately I did not have a good experience. Their move-in inspection is a short video shot from an iPhone rushing through the apartment and even skipping rooms. Should you need it in the future to prove damage the "inspection" is worthless. There is a lot of internal miscommunication. I gave them all the info about the apartment (mailbox, recycling, garage code...) in hardcopy and softcopy before the tenants moved in but I was still asked to provide the same information multiple times by different people. They undercharged the tenants for the first month and I had to contact them and ask to fix the amount. Their maintenance team is awful. They claim to have their own maintenance team and advertise it as an advantage of their company but they end up outsourcing most of the maintenance work to their preferred contractors so you just end up paying more by adding an intermediary. If you need to make repairs they will give you just one estimate and will strongly advise you to replace everything, regardless of costs. If you need to replace appliances they will also give you just one option. Finally their overall attitude is very pro-tenant, and they will tend to justify everything based on DC laws even though I later found out that some of the things they told me were not entirely accurate. This is reflected in the screening process for tenants, where they will basically try to force you to accept any application received. You are not allowed to know anything about the applicants. They don't even let you set the minimum credit score for the applications, because according to them the credit score is not a fair reflection of the person's trustworthiness. Needless to say I didn't have a good experience with my tenants. In short, if you are a landlord, I would recommend staying away from them, but if you are a tenant, they are pretty good. read more

I needed to move and I had little time to find a place. Since Nest specializes in finding great housing I called to inquire about available properties. I needed something very specific: 1 bedroom, not on first floor, no pets, near metro, and in the city. I was rudely told that they could not guarantee finding me a building or unit that was no- pet since in DC it was "the thing people want" (meaning pet friendly). As someone with allergies and no pets my experience is the opposite, landlords appreciate if you don't have pets. But hey more power to Nest for telling me like it is. A couple of days later I found a fantastic place on Craig's list where the landlord is delighted to rent to a pet free person. read more
