I made an appointment with her to see two apartments. I was coming from the upper west side of Manhattan and it would take me more than an hour to get to Brooklyn and meet her. As I was going to the subway, she called and cancelled the appointment, asking to reschedule for an hour later. I agreed, then an hour later, she postponed for the following day. The following day, she cancelled the appointment all together. My last conversation went like this: The first apartment that I wanted to see, she told me that she was mistaken about the rent and that it was actually $100 more than what she had originally told me. She also told me that she was "unauthorized" to show me any photos of the second apartment I was interested in, because it was "company policy". After this odd interaction, I thanked her for her assistance and ended communication with her.

It took me almost 2 months and an email from my lawyer to receive my move- in deposit. It took 2 months for them to apply the check I wrote at closing for the first month's maintenance, and to remove both the maintenance fee from the previous owner as well as the multiple recurrent late fees they were applying to my account, which had been paid in full in advance. Their "Management Executive" Melissa Pabon ignores emails and repeated voicemails for WEEKS, does not follow up when promised and readily admits she "forgot to call you back" "I was supposed to send the information the engineer requested and forgot" Then weeks later, after hours (9pm and lated) she will call you more than once and text you from a personal number expecting access to your apartment at 10 am the next day. Inists she cannot provide even 24 hours notice due to "the urgent nature" of the issue you reported 6 months prior. MONTHS. Melissa Pabon also provides contradictory information- see attached screenshots for one example regarding smoke detectors. Additionally AKAM ignores both building bylaws and city and state law regarding permitting, licensing of professionals (e.g unlicensed plumbers, unpermitted major construction, failure to address infestations) Spare yourself, if you see AKAM, keep looking!!

Someone referred me to RPPM and I called them kind of skeptical bc I've had bad experiences before with management companies that just take your money and don't really do much. But these guys are different. John was straight with me from the jump, explained everything they do, didn't oversell it. They handled some violation issues I had pending and I didn't have to stress about it. Communications with my tenants have been way more professional than when I was doing it myself lol. I used to just text my tenants which I know is not the right way to do it. Only thing I'd say is sometimes I wish they responded a little faster but honestly when they do get back to me everything is thorough and correct so I think its just they are busy and doing things right rather then rushing. Not really a complaint just something I noticed. Overall very happy. Would def recommend to other landlords in NJ especially if your portfolio is growing and you cant manage everything yourself anymore. 5 stars from me

She also asked me to sign a preliminary form before reviewing the apartment, saying it was "required"; however, when I went on the NY State Licensing website, there was nothing that stated that it was required....made me reconsider how honest she was.... She also informed me that the broker's fee must be paid in order to apply for the apartment. When I viewed the application for the apartment, while she stated that the broker's fee is refundable in the event the management company denied my application, there was nothing in writing to prove this would actually happen. Also made me grow somewhat suspicious. All in all, the apartments she showed me were good, but I don't know how they justified the 12% brokers fee that she claimed was the company's policy. All she did was show me the apartment. In the end, I took my business elsewhere.

Since then, Alvic have done a great job managing our building. They're staff is always attentive when responding to emails and when we need something taken care of they have a contractors and vendors ready to assist us when we need services done immediately. Their online portal is also very convenient and easy to use from approving invoices, sending internal messages to our building, financials for our building and notices of upcoming events in the building. I highly recommend Alvic as a management company.
