UPDATE: The owner has now reached out and threatened me with legal action if I don't remove my reviews of my personal opinions BEWARE!!!! PLEASE look this company up on the Better Business Bureau before using them! They are not accredited, have an F rating, and have MULTIPLE complaints of being a scam business who refuse to refund deposits. When we first contacted them we were told the original apartment was no longer available (typical bait and switch scheme as outlined by multiple other people on this page) and were then sent other listings that in hindsight seemed too good to be true. After doing more research on the company and finding out that across Reddit, BBB, yelp, and Google reviews people have been scammed we decided to end communications and not see the apartment. They list old listings of apartments not even on the market for this year yet, are pushy about scheduling a tour day of or next day, make you fill out a long form, then cancel the showing day of or even just hours before saying something like current tenants decided to stay. I've filled out their stupid form atleast 6 times now with the exact same copy/paste text about how we have to see it today or it'll go off the market. This business felt like a bunch of high school kids got together and decided to be real estate brokers once they realized they are paid a month's rent for every deal they close, regardless of what happens to their customers. The most unprofessional firm you will ever deal with. If you have any questions about the lease, they will not assist you at all. Then they threaten you to sign that day or they are keeping your first month's rent deposit, and their brokerage fee (which they say they will go after you legally if not paid prior) so in other words they make you sign a form saying that if you don't sign the lease that is not seen until after you have been accepted, they are still due there money. BE AWARE- you are getting trapped into a crappy lease with no negotiation that you will see after the landlord accepts you and you will be out thousands of dollars if you don't take it. read more

He kept trying to suggest multiple other apartments through their portal (which required registration with personal info). All of them lacked important details such as addresses, size, appliances, what's included in the rent, and photos. I explained my apprehension to Garrett, who could not provide more info about the apartments and insisted I show up to the viewing and we'll take it from there. 1 hour and 10 minutes before the viewing he says the apartment has been taken off the market but that we can go view other places. We cancelled the appointment and he never followed up. This listing was still up on Zillow as of January 15th and shown as available (but has since been reported and delisted). After this incident, I remembered that back in 2015 this very company charged me and my roommate $200 each for application fees (WHICH IS ILLEGAL IN BOSTON). We didn't hear back for weeks after we applied and paid first & security. We had to withdraw our application as it was already 9 days before move in. Barely clawed our money back. read more

I was beyond pleasantly surprised with my experience at New Wave. Let's be real here people, realtors can be mad sketchy all around. At least in my previous experiences in Boston, they have been. I mean just take a look at some of my other reviews. Some places shouldn't even be in business that's how awful they are (I'm looking at you, Boston Union Realty). Anyway, I found New Wave through a craigslist ad when I was feverishly searching for a studio or 1 bedroom in Boston at the beginning of the year. Not only was I searching for a place at a very weird time of year, but I also was in kind of a hurry. I am no stranger to the shit holes of Boston that try to pass off as "apartments". So, I honestly didn't have high expectations when Joel from New Wave emailed me back after I inquired about a studio in the Fenway area. He offered to meet with me and show me a handful of places. * Their office is on Newbury St, just a stone's throw from the Copley T stop. So very convenient! This is a plus. Joel was very friendly and listened to everything I was looking for, and told me right away that he had a bunch of places to show me. That he did! He showed me 3 places, and all 3 were.... wait for it... NOT COMPLETE SHIT HOLES! I was blown away. But in all seriousness, all three places he showed me fit my criteria more or less, and Joel was able to answer all of my questions about each place. The last place he showed me he warned me that it was in a building with a lot of college students, but I was open to seeing it anyway. It ended up being my favorite place, and where I currently live. The nice thing is, he was able to very quickly negotiate the rent for me (i.e. who really wants to pay a broker's fee?) and the entire process was easy and painless. After I moved in, about a week or so later Joel sent me a handwritten card thanking me for my business. I would totally recommend him and New Wave to anyone looking for an apartment in the Fenway/Back Bay/Northeastern area! read more

I read a lot of the reviews and was scared to even respond when New Wave contacted me, but I am relocating from NYC to Boston for work and I was having a lot of trouble getting brokers to even schedule showings so I decided I might as well take a chance. Stephanie not only replied to my inquires about apartments, but she composed a list of dozens of units that matched what I was looking for. She also was able to show me the ones I wanted to see on a holiday weekend. I went to their office that day and signed for an apartment. The fee for the credit check and the deposit for the apartment are completely normal and to be expected. I was approved for the apartment within the week. I think a lot of negative reviews are based on not being aware that a deposit takes a unit off the market, and if you decide you don't want it after you apply, you lose that deposit. This is normal for all big cities in the northeast. There is no application fee, it is for the credit check, which is also normal. Be aware of your rights, but also know what is realistic and what is not when looking for apartments. read more

During the frantic weeks of August searching for an apartment my roommate and I were using various Real Estate companies to find apartments. These apartments would be listed by these companies through sites such as Zillow.com or Apartments.com. Two companies had requested 1st months rent in order to take an apartment off market and get our application looked at first. One of them being Boston Proper Real Estate had done this but refunded us promptly after our application hadn't been accepted. New Wave however, had done the same thing but have had "issues" getting our refund in the same busy time Boston Proper Real Estate was able to refund quickly. After some research we had found out New Wave is notoriously known for withholding deposits and claiming that there had been difficulties with refunds through review websites such as Yelp and Reddit. Garrett the agent we dealt with personally was mentioned by name on a review in Yelp. My roommate and I have been very patient with them working with them for weeks but seeing as how these reviews have described the exact same issues we've been having this seems to be a recurring tactic for this company. We had looked on Mass.gov to see if the company was legit and looked up Garrett Campion's realtor license to see if he was certified and they both were. This company needs to be investigated for bait and switch tactics as these bad experiences have been happening for years according to the reviews left on these websites. read more

CAUTION!!! Know your rights and how the market works here in boston and you'll be fine. Mirlanda who was the realtor that helped me find a great apartment was great. She was very responsive to text and email and found me apartments that fit my budget and criteria just as quickly. She was friendly and informative and seemed to do her best to be informative, honest and helpful. Unfortunately I cant say the same for the managerial staff. The managers, whose names i have long since forgotten were salesman through and through. Fast talkers, tries to build rapport with feigned interest in your life and small talk. I got very untrustworthy feelings just talking to them. They tried to charge us a $300 application fee, luckily a roommate of mine looked it up and I brought up. They will never admit to it being illegal, they will tell u half truths that only landlords cant charge an application fee in Boston. They said " we don't want you to lose a great apartment over some application fee, so we'll waive it for you". In the comments there have also been responses from representatives of the company reinforcing the LIE that realtors CAN charge application fees. I am truly shocked with how inept all of the employees are at New Wave. I found them through reaching out to listings on both Zillow and Spot Easy, and had multiple agents reach out as they were each attached to different listings, so I originally stuck with Andy. After showing me one unit over FaceTime (to accommodate my schedule, which was kind), he ghosted me for over a week. I know it is an off time for real estate in Boston right now but he disappeared without a trace. I then got in touch with Stanley, who is more senior, so I assumed he would be more professional, but he has now proceeded to do the same thing. I truly don't understand how New Wave has helped anyone find an apartment as they have been nothing but a waste of time for me. Had an amazing experience working with Stanley. My two roommates and I have no experience with Boston, and he did FaceTime tours of all the properties he thought fit our needs. We ended up loving one of the apartments and he got us an amazing deal that fit our budget. He answered all of our questions on time, and was 100% honest with us throughout the process. We were skeptical going into it since we were first time renters, and the negative reviews here are definitely very far from what we experienced! I tried to use New Wave to rent my apartment. Shant, the office leader, repeatedly tried to get me to give his office the exclusive, which I didn't want to do. In the end, another realtor was able to get a tenant for me. When I asked Shant for the keys back via 3 separate emails, I didn't receive any response and I didn't get my keys back. Sad b/c New Wave has been very effective in the past getting the unit rented. But based on this experience, I won't be trying to rent the apartment through New Wave anymore. read more

They do not pick up their phone. I tried calling multiple times to the number listed on their website and it goes straight to voicemail with no option to speak to a representative. I additionally tried reaching out to a specific rep that helped me get a lease on a property and she hasn't responded for what has been 10 days now. When I call her it goes straight to voicemail too. Avoid at all costs!! Especially if you're a college student, someone new to Boston and doesn't know how the market works, etc!! Also refuse to pay the rental application fee of $100, ITS ILLEGAL IN MA TO CHARGE A RENTAL APPLICATION FEE, look it up if you don't believe me. New Wave Boston Real Estate is a rental chop shop. First, I inquired about an apartment on Beacon Hill, which was not available like everyone else has said it's a bait and switch maneuver. They did send me a list of apartments which was actually pretty decent, but none of these apartments were available on any other sites so they must be hoarding them -- whatever. Not a big deal. So then I go to their office to see the apartments. The first thing that happened was they make you sign a statement that if they show you an apartment through them, you can't use another service for the same apartment. NO reputable company does this, only the rental chop shops do. I signed it because I was put on the spot and I walked all the way from work. That was red flag number 2. Mirlanda was actually very good and if she's reading this, get out of this garbage company, you have excellent potential!! She showed me apartments and was very helpful and kind and even took me home. However, they told us it would be $100 per person just to apply. I immediately told them rental application fees are illegal than they immediately said $50 a person. I told them no, it's illegal and they let us apply for free. DONT PAY THIS FEE, ITS ILLEGAL. Next when we were ready to apply, they told us it would be 1 month rent to "hold" the apartment. THAT IS ALSO ILLEGAL TO CHARGE LOOK IT UP. So with pressure and telling them I'm not putting up ANY money until we have a legal contract in front of us and signed, we applied without any money down. They told us it would take 48 hours max. It ended up taking 5 whole days and at the end they told us we were rejected because they would not take 2 cats. Any competent person with an ounce of common sense would have asked first if 2 cats is allowed but not these people. Thankfully I did not put any money down and immediately went separate ways with New Wave and went with another company who wasn't scummy rental chop shops solely in business to ripoff college students, naive people new to Boston and the rental market, etc. read more

If I could give them no stars, I would. New Wave Realty sucks. We dealt with Ray and he was awful. He showed us 3 apartments and didn't know any of the details for the apartments themselves. We asked him questions and he didn't know the answers, which would be fine if that wasn't his only job. He also showed up late. We then dealt with Greg who was extremely pushy about making us pay and also was very unhelpful when we had questions. He would take weeks to respond and gave us the wrong information about our move-in date/time. Each real estate company has an application fee when you want to apply for an apartment, and New Wave had the highest price that we had heard of. They only showed us apartments that they had within their network and lied to us about other ones we were interested in. They were pushy about scheduling and about putting an application down. Overall, a terrible experience. Would not recommend them to my worst enemy. read more

These guys are lazy blood-suckers who are looking for a quick and easy buck, and have zero interest in actually finding you the right place and earning your dollar. Ken, in particular, was difficult to get a hold of, didn't return messages timely at all (would text, and then, when I'd text right back, wouldn't respond for over 24h). My review is for Mirlanda. I was a bit worried about working with New Wave after reading all the reviews posted on Yelp so naturally I worked with more than one realtor and Mirlanda happened to be one of them (to note: there is nothing wrong with working with as many realtors you see fit, you just can't end up signing for an apartment with a different agent than the one that showed you the unit). Mirlanda was courteous from the start and communicated with me really well. There obviously were times when I wished to hear back sooner but regardless of how tough my requests were she made sure to follow up with me within the day. I really appreciated that. Mirlanda took me around to see apartments the 3 times I was up in Boston from NYC and luckily I found one that fit my budget and was spacious, renovated, and close to public transportation. From the start Mirlanda was honest about showing me listings that were in my budget and didn't pressure me to deviate from that like other realtors did. I can't believe how much this place absolutely screwed me over. I met with Ken on Saturday who showed me a few apartments. I found an apartment I really liked on Beacon Street in Back Bay and he suggested that we immediately rush back to the office to put in an application. We did so, and I asked him if we should continue to look at more apartments considering I'm not from the area and my goal for the weekend was to find an apartment. He reassured me that we would hear back from the management office today and I'd get the apartment since his office was the only office who had the keys to that apartment that weekend & it just came on the market. I signed my papers, signed my check & decided to go on my way. When I left, warning flags came up in my head. I decided to go back to the office and question the assurance of me getting the apartment that day. I spoke to two managers at the office who continued to reassure me that I'd get the apartment and that I shouldn't look at any others (they said they had contact with the property manager via e-mail/phone calls/texts). I informed them that I wasn't from the area and I didn't want to come back up here with the money that I was trying to SAVE and my purpose of coming to Boston that weekend was to find an apartment. I still had this funny feeling that I should look at more properties and again, they didn't think I should. Ends up, my feelings were right. I e-mailed Ken on Sunday morning asking him if he heard anything and received an e-mail back around 2 or so & apparently someone had "beat us to it". Lost the apartment. I blew off other realtors this weekend because of their reassurance and "confidence" that I would get this apartment. I think this company is beyond ridiculous and I am beyond disappointed to be scammed from this place. Never again. read more

I have to say the experience dealing with this company is extremely unpleasant! The realtor assigned for me, Mary Fusco, is definitely DIZZY, IRRESPONSIBLE and INCOMPETENT! Huge frustration over the entire process! I really regret that I was being considerate and tolerant along the way. People please definitely avoid!!!!! Many facts: 1. She is dizzy in the beginning, but I was being too nice. When she first contacted me, she called me twice to initiate the conversation and the calls were 2 only hours apart. In the first minute of the 2nd call, she realized she already talked to me and hung up. At that time I just interpreted she was eager to do this, but afterwards I realized it's just one sign of how dizzy she is! 2. Very unprofessional. When I said I don't want one of the apartments she showed because it's too old and too crappy, her face just turned really unhappy and saying all apartments in Boston are good and are in that kind of condition. Is that crazy? 3. Though eventually we found a decent one with a higher budget, the process continued to be unpleasant because she would be MIA!!!! When I was asking for lease or for critical questions like when I can get my keys. 4. Very bad upfront communication and would just blame me for not knowing THEIR rules. These situations happened for the day of me sending the surety deposit, and my moving in day. I asked for when I can get my keys, no replies for days and for rounds of emails, but suddenly told me (with an half hour notice), well, you have to be here by 5pm to send the deposit and get your keys. Also on the day of moving, I found some unexpected wastes left the previous tenants, she said it's JUST MY PROBLEM of moving on a Sunday that no maintenance group. Excuse me??? doesn't my lease start on a Sunday and you know this??? Even if the maintenance is not her responsibility, should you at least tell me what should I expect? As someone doing the people business, can you at least know the principle of upfront communication and managing expectations? 5. Being late. Made me and my furniture delivery people to wait for her to hand me the keys, despite I text her one day earlier to make sure to be there on time. 6. Would just fall back to her manager to respond to me, who would just give me a series of excuses and not taking real actions. some times would just question me "how would I know??" Sorry, you are in the business and you should know what to warn your client and want they should expect. That's part of the service!!! If you don't know, please question yourself if you are qualified for the business. period. read more

Our experience with New Wave Realty could not have been more disappointing and frustrating. My two friends and I were looking for a place to live, starting in Fall 2020, and found New Wave Realty pretty quickly. One of their agents, Josh, started working with us. Everything went smoothly at first, we found multiple decent places and Josh strongly encouraged us to move as quickly as possible, telling us that places were going fast. We chose an apartment we thought was the best fit and decided to move forward with the process. Josh laid out what we need to pay: a "$200 application fee" and first month's rent. If we weren't approved for the apartment, this would be refunded. Then, if we were approved, we would pay the security deposit and broker fee. We submitted our applications and found out that we were approved soon after. After being approved, Josh told us that the property manager needed the broker fee, security deposit, and last month's rent. Though we knew this was fairly common, Josh had not explicitly told us that they would need this upfront, despite him spelling out everything we would owe repeatedly. We decided to move forward with the apartment even though Josh communicated little to no care for our concerns and reservations. Josh sent us the lease on a Friday, and never gave a deadline for when it would need to be signed, or when we would need to pay the remaining fees. We clearly communicated with him that we would need to take some time to read through the lease extensively before signing. The lease did not include certain agreed details that we had mentioned repeatedly to Josh and needed to be edited before we signed it. Because of our previous experience regarding the last month's rent, we didn't want any more surprises. That Monday (three days after receiving the lease), at 1 pm, Josh sent us a text that informed us the landlord "would like" the lease signed by 5 pm that day. The lease had not been edited, and there had been no additional communication from Josh about our concerns. For these reasons (and additional work conflicts), we were not able to get the lease signed at 5 pm sharp. Less than half an hour after 5 pm, we received emails telling us that our lease had been voided. We followed up with the landlord, who informed us that the apartment had gone to the next applicants. We had lost the apartment. We had already paid the first month's rent (and a questionable $200 "application fee") and had been told that the apartment was secured for us. Not only was there no communication from Josh about updating the lease, but he never told us that failure to get the lease signed by 5 pm would result in us losing the apartment. We obviously didn't want to work with Josh anymore and waited for our refund. The refund didn't come after a couple of weeks. Only after texting Josh and speaking to his superior was the money returned. Throughout the process, Josh was unprofessional, uncommunicative, and unhelpful. We were three college kids looking for a place to stay in the midst of a pandemic, and he felt like he tried to capitalize off of our inexperience with the Boston real estate market. We highly recommend anyone looking to rent in Boston to avoid New Wave Realty. read more

New Wave Realty was really helpful even though I had a really short time frame to work with and was viewing numerous apartments that day. I ended up choosing an apartment with them and really ended up liking it. By the end of the day I had the apartment reserved and they were very responsive and helpful with any questions I had. My agent Mirlanda and her manager Ken were in particular really helpful and friendly answering any questions I had. When I moved in they helped facilitate my move in even though I'd already put the money down on the unit and paid their brokerage fee. Please avoid!!! They might be really responsive at first during the tours and showings but right after you started sending them money, they would not be clear about the deadlines of submitting the remaining amounts to the landlord. We were getting emails from them saying that the remaining amounts would be due in 4 weeks time but 2 weeks before the "posted" deadline, they would abruptly text us telling that the landlord will only give us 2 more days to submit all the remaining funds, or else the landlord will give it to another tenant. We were mad but still submitted the funds through their portal on time. However, when we were confirmed by Garett that the amounts came through, 3 weeks later, he told us that during that time, the landlord had rented it out to another person already. They delayed the notice so we were struggling to find another place and they delayed the refunds 3 MONTHS after we were rejected, even after they told us that the refunds would arrive in only 3-4 weeks max. New Wave Boston Real Estate is an incredibly incompetent company. While they may seem professional and intelligent on the outside, they are true idiots. After calling and emailing and texting multiple agents and leaving voicemails with them and the company itself, nobody got back to me. When someone finally did, it took TWO AND A HALF HOURS for him to show me ONE apartment. The apartment was NOTHING like it was advertised, it was a DUMP. However, being desperate for a new apartment, I applied to rent it. My agent took FOREVER to get me through the process, wasting my time when I had taken time out of MY job to meet with him. I woke up the next day and regretted my choice to apply and asked him at 6 AM to withdraw my application. He told me I would be able to pick up my refund that day. When I went to pick up the refund he did not have it and told me I would have to wait a day for my check to clear so that it went into their account and only then he would be able to refund me. Feel free to work with this company only if you have the patience of a saint and infinite free time. read more

Jeff Grand-Pierre is the man you want to see here. He is incredibly down to earth, dedicated, punctual, and overall the best real estate agent I have ever worked with. What is most admirable about him is that he is not pushy at all, he didn't force myself or my roommate to "land" a place or sign a lease like many other pushy real estate agents can be, which is *incredibly* off-putting. He was also honest about the listings we saw and didn't fail to point out the pros and cons of each place, which made me feel like he had our best interest in mind, instead of superficially focused on us putting down a deposit ASAP for just any place just to get his broker's fee and run. His sincerity and mild-mannered nature made such a difference in our apartment hunting experience. A huge plus is his flexibility; he was was willing to pick us up wherever and whenever, which showed us his dedication and commitment to serving his clients only the best of the best. My vote is on him, best agent in the house!! You won't regret it :) read more
