I am not one to write reviews normally - but I wanted to take a moment here to highlight something about this property. I am a professional photographer of over 25 years and was considering this building as a new live/work space. For my own personal/business reasons I have decided not to move into this building - BUT - I simply wanted to share that my experience with the building manager - Michelle - was outstanding. Michelle was extremely communicative - went out of her way to assist in my multiple tours at the building and my constant stream of questions through out the week that I was considering this space. I repeatedly found her to be warm, accessible, informed, kind, and extremely communicative. I also ran into a few tenants that I said hello to and asked about their experiences at the building - and the common theme from everyone was it is a wonderfully creative place - and that Michelle was hands down the best building manager they have encountered. read more

we scheduled a tour, they told us next available tour date was about two weeks out. Cool, we wait the two weeks. I get a text saying they have available date earlier. Couldn't take the time off work to see it. Show up for my appointment, wait about ten minutes no one shows up. I call the leasing office, man answers phone and says someone will be there shortly, without asking any info on my appointment. Wait another 20 minutes, no one shows up. Call leasing office and they told me my appointment has been cancelled. I'd like to thank the incompetent management of Scott Properties for wasting my time, and my wife's time. Clearly if they can't manage a tour they won't be able to manage the property well. We will be moving into another overpriced loft somewhere else. read more

Love the renovation! I had the chance to visit a friend here in May. I've been to LA many times but this was my first time visiting DTLA. From the outside it seems a little old but, once you enter the lofts. Amazing!! I'm a sucker for high ceilings and they have them. Exposed brick too. The industrial look is starting to grow on me also. 3 bedrooms, 2 bath and open area that could be used as an office. Washer and dryer in the downstairs bathroom. The stairs to one if the upstairs bedrooms were steep, so I didn't use it. Simple open kitchen that has the necessities. It's a few minutes away from the really cool spots, one being Eighty-two. An adult arcade. I was only visiting a friend, so I don't know the prices to rent or own. If I had the money though, I'd think about it. read more

If you're thinking of moving into this building I feel it's important to share my experiences both the good and the bad. PRO: - large open floor plan - elevator access - coin laundry on site - easy access to the Metro - easy access to Arts District - cool shops nearby CONS: - Building not well maintained - Poor management response - Predatory security deposit practices - Lots of street noise - Poor sound insulation between apartments - Unregulated rent hikes - history of bedbugs - history of mold infestations - hallways and stairwells smell To sum up my experience, the apartment are large studio-like spaces and they're located in a pretty cool neighborhood; You're going to be paying a a lot of money for what is essentially a high-end slumlord. read more

****I've been living here for 2 years in loft 312 for 4500 a month and every month has brought us new issues. The landlord is very nice when you first meet her but she is also selling you a full year lease. We were sold on the precedent that this was a work/live loft. We told them exactly who we were which is musicians and she encouraged that multiple DJs and musicians lived in the building and that it was a creative space where we could work at all hours. We saw many other creative types living in the building and figured this was the place. Yet as time went on, the rules became very strict. First We weren't allowed to make any noise past 12 am, then 10 am which is outrageous for a "work/live" loft due to the fact most creatives work well into the AM but it's also because they don't tell you the walls are paper thin. As I write this I can hear my neighbors downstairs playing music and my neighbors next to me coughing, sometime i can even smell what they are cooking. The loft i live in is also the most expensive unit and their "best one" but im right next to the bridge so if you move in here prepare for constant sirens, motorcycles, massive trucks, screaming protesters, and a train that operates 24/7 shaking the entire loft. I spent 14K of my own money to attempt to soundproof the walls and to no avail. 14 thousand dollars wen't completely to waste trying to improve this property which they accepted and what did management tell me? Not even a thank you, or anything to recuperate that I had spent 14 thousand dollars trying to fix their building but it still didn't work. Then came the bed-bugs which can likely be attributed to the hostel located inside the building, but the landlord tried to blame it on us and our neighbors. The landlord Michelle means well but can be quite hostile, and her boyfriend that lives with her will be sure to give you ugly looks and grunt at you while walking around shirtless in the hallways. She caused one of my pets to die from poisoning after she had our loft sprayed 5 times for bed bugs and told us the incorrect time to return. The management has taken the door code away from all of the tenants so nobody can enter their over-priced loft with ease anymore, and then lied to me about when the code was active again which left me outside in the rain freezing having to convince people i lived here. This has happened about 7 times in my 2 years here. And if you thought she was bad, Scott Properties which own the building, the owner himself has lied to me in the past - stating that there was no door code on the front door and minutes later witnessed 3 separate people use a door code, hmmm. They are not willing to put money back into it to make it a truly amazing place, because its not a residential property its a commercial property which allows them to raise the rent whenever they want and the quality can stay as awful as it was years before. This place could be so incredible if they invested back into the property with new carpets, thicker walls, better lighting, etc. The hallways and stairwells smell awful and are a sight to cause sore eyes. We've seen tons of different kinds of roaches. People steal parking spaces on a regular basis. Theres no trash chute so you have to carry everything outside and into the parking lot (minor inconvenience but still worth mentioning, could easily make one with how much they charge) Maintenance is always delayed if not completely ignored, ive been freezing in my apartment for weeks and no response on fixing the heater. The list really goes on and on but 50% of the problems all stem from management. The other 50% goes to paper thin walls and floors where you can listen to the vivid details of your neighbors conversations or sexual habits, and they can hear yours too. This place was so great in the beginning, I felt like I had finally found home. But you'll notice people move out quite frequently and that's because once the dust settles, you'll find that newberry lofts is over-priced, poorly managed, smells weird, and simply not the find it seems like it is. If you dont mind any of this then i think youll love it here but i just cant anymore. If newberry lofts is reading this, know that yes i am thankful for having this place while i did but youre overcharging and underdelivering, invest in your property or lower the prices to something more realistic. 4500 a month can get you a house in the heart of hollywood, this is just not u to par with that price tag. read more

I cannot stand by my previous positive review. First of all, the building manager requested residents and non-residents to complete 5 star reviews, which I originally complied with, as the support of the management company (two owners ago) seemed to support timely repairs. And I didn't want to be on the bad side of the building manager. But I now have little to lose, and must speak up. Now, it has been a year since a 1' x 1' hole was made by maintenance personnel in my unit, and it has never been repaired despite of repeated notifications, and the new management company is raising the rent 73%. Though they call exterminators, insects abound in this building, and there is nothing to stop them. Traps and exterminator visits aren't enough. It took the building a week to repair the front door lock, which made it difficult for residents to get in. Security of the building relies on that front door being closed, and it is frequently left blocked open. The worst thing is the building manager's unprofessional conduct. My requests for repairs have now been ignored for months, and I think that my repeated complaints (only because they have not been addressed) have led to the 73% increase in rent. I could afford the $3300/month in new rent, but it's NOT worth it, considering the service and condition of the building. Other residents are scared they will get similar rent increases. We lived in the Newberry Lofts building for 7 years. It was a great experience overall. The arts district is a beautiful neighborhood with creative and kind people on every block. It was a tough decision to move on but our manager Michelle was really helpful when we felt overwhelmed. She kept us informed on all steps to receive our deposit back. She also met with me multiple times to answer my never ending list of questions. I loved living here and will miss it for sure. Recommended to artists, professionals and students. (After reading other reviews I feel compelled to report on the bed bugs. I was here during that issue a couple years ago. It was difficult for everyone it affected; 3 adjacent units. It has not been a problem since. It's important to note that HEAT treatment was the solution after the chemical treatments failed.) read more

I've lived at this building for 5 years and have gone through 2 owners and 3 different managers. I know too much about this building and the new owners are not people that respect anything - even people's health. AVOID AT ALL COST. Here's what you should know: 1) $1,000+ rent hikes are legal The building is zoned as industrial (not residential) so as long as they give you 60 days notice they can raise rent to whatever they want. It's a little dodgy because the building is zoned for industrial but electricity, phone and other services are billed as residential. Essentially, you have none of the protections of living in a residential building. The answer to why the owners thought it was fair was because they priced it for the area. That's cool except the places in the area have actual amenities for that price. 2) The walls aren't sealed between units. There's cracks between each unit meaning you can smelling what your neighbors cooking or smoking. Came home a few times and I thought I was gonna find a plate of asian food on my dining table. You can hear full conversations clearly as well as everything else you'd expect to hear because the walls are paper thin. Someone sneezed in the unit next door and my friend thought someone was in our unit. Also, the floors are so thin that if you live on floor one or two the this three story building you will hear what sounds like a hammer on your head each step a person takes. You never get used to it. 3) The building is over 100 years old This building was never intended to sustain people. It was converted to artist lofts in the 1980s and it was done on the cheep. When you sign your lease you have to sign a waver that says that you understand there is asbestos in the walls. The wood beams holding the place up have lots of big cracks and when you look close at where the beams meet there is like 2"-3" of creep. Really surprised the place is still standing. If you look closely on the outside of the building its actually missing bricks. That place is coming down soon. 4) The bridge side is super noisy The building is situated next to the base of the first street bridge. The bridge is used by police and fire departments daily to drive into Boyle Heights. It's annoying to have to put your phone on mute multiple times a day so that callers don't get a blaring siren in their ear. It's normal for graffiti artists and taggers to be spraying right outside your window or for homeless people to scream from the bridge. Since you're at the base of the bridge people like stepping on the gas to go up the bridge fast. It's loud and guess where all that exhaust and brake dust goes? That's right, right though your window. Also, the windows don't have a good seal on them. Awesome. 5) Mold I have had pipes and hoses burst and the smell of mildew was noticeable after the cleanup. I asked for a mold test to be done and it never was. Other tenants have had the same issue and some have even developed health conditions because of it. 6) Ants Every summer there would be a stream of 1000s of ants came through my unit. No idea where they come from but they will be moving in with you. It affects all floors. 7) Coin operated laundry Hope you have quarters! Not cool washing your clothes after people throw their dog beds into wash and dry. Especially fun when all the burners come back from the desert and leave everything super muddy. read more

I posted the following review in 2015, and for some reason the Yelp software put it in "not recommended." Well, five years later I still stand by what I wrote. After over 25 years here, I am still very happy. The manager, Michelle, is still doing a great job. Any repair requests are dealt with quite promptly. I'm not sure what Yelp needs to hear to take my review seriously, but here's another try at it. (from 2015 post) "I moved into this building in January, 1995, and am still here. I'm on my eighth owner and sixth manager. One day I will probably have to move on, but I hope it's not soon. I live and work in my space, and it has served me well. The current manager, Michelle, is all kinds of great. Very helpful and friendly, she really cares about doing an exemplary job - and she is a wonderful neighbor as well. I heard about the bedbug issue a few years ago, but I never had a problem in my unit. The neighborhood is gentrifying, more and more one-percenters and their poodles are appearing on the streets and lots of pricey new cafes and restaurants are opening nearby, however, Little Tokyo is only four blocks away, and Boyle Heights is just over the bridge in the other direction. Also, Chinatown is just up the street, past the train station. I lived here for sixteen years without a car, which is possible because it's so close to major transportation hubs, only a few blocks from the new MTA Gold line station, and near major bus routes. I bought a car a few years ago, and although street parking is a bit scarce, I've never had to walk more than a block from car to home in the past two years." We're getting a major regional-connector subway station opening later this year just down the street at Alameda and 1st which will provide very convenient direct access to the Gold and Red Lines. A huge gallery, Hauser & Wirth, opened a few years ago about a block away with terrific events and art. The building dates back to 1904 (all of the bricks and beams were brought here by horse), so there is a palpable daily connection to L.A. history - which isn't easy to come by in this city. In fact, it sits on land where William Wolfskill planted the first commercial orange groves in California in 1841 - when this was Mexico. Just north of here, Jean Louis Vignes planted the first commercial vineyards in 1825 - starting the California wine industry. Until Union Station opened in 1940, the main L.A. train depot was across the street at 2nd and Sante Fe. The freight depot from those days is still standing down the street and is now an internationally famous architecture school, SciArc. It's just a short walk up the hill to see plays at the Music Center, or the L.A. Opera. In fact the Geffen, the Broad, MOCA, Japanese-American National Museum, the Colburn School, Disney Concert Hall, the Shakespeare Center, the Los Angeles Theatre Center, Grand Central Market, the downtown YMCA, Grand Park, City Hall, Olvera Street, Union Station, etc. etc. are all just short walks away. Craft beer breweries have been proliferating nearby and I'm now within four blocks of five of them. A large cannabis dispensary, Stiiizy, recently opened up the street. Great manager, classic historical building, cool artistic neighbors, and probably the most convenient location in the city. Over the twenty-five years I've been here I've looked around several times, and I haven't ever found a place I would rather live in Los Angeles. read more

i have lived in Newberry Lofts from 1999-2005, and from 2010 to the present. The building has had ups and downs but this is where it's at now: The new manager, Michelle, is very efficient and friendly. Much better than the previous manager, who was disinterested. The bedbug situation was resolved successfully by the owners over a year ago, and there is no problem now. The units are large and not overpriced given their size and the downtown market. Parking is a problem if a space is not available with the unit, you can usually find a place if you're ok with walking a block. Another Yelp poster denigrated the neighborhood. Folks, the neighborhood is safe, terrific, and about to get much better with the addition of stores, shops and a food store a block or two away in the One Santa Fe project. It only 3 hort blocks to Little Tokyo and the Metro stop; and a 12 minute walk to Union Station for free bus to Dodger Stadium, or Flyaway bus to LAX. I completely disagree about the Sci Arc architecture students...they are excellent tenants and neighbors. They live next to me and across the hall from me AND THE ARE ALMOST NEVER HERE...no noise and no problems. Their schoolwork is extremely demanding. Other tenants tend to be friendly professionals (used to be artists and photographers ten years ago. No longer.) The current owners seem to be responsive to problems that arise in an old building, and repairs happen quickly. I love the wood floors and beams and brick outside walls. The inside walls and floors are a bit thin and if neighbors are noisy, that can be a problem. Best to make friends with neighbors on all sides such that if they are a bit loud, you can communicate with them. I've had few problems in years. All in all, I call this a unique loft building that will appeal to many, and not to some. Check it out. THIS REVIEW IS FOR MICHELLE, the building manager...i really can't say enough good things about her! she is SO attentive and helpful! whether it's getting someone out the same day to unclog your sink or helping you deal with a noisy neighbor, she is there for you! she doesn't really need a justification. if you have a reasonable problem, she wants you to feel comfortable and respected in the building so she'll help you. for example... a few new tenants had been breaking the 'no one on the roof rule' and going up with friends on weekdays and weekends, all hours of the night. i work early and it was REALLY loud keeping me way past my bedtime. i started texting michelle, sometimes at 2 in the morning to say, 'people on the roof' and she was on it! she'd get out of bed, go up and get people to come down. it was a nuisance but also for there own safety as the railings are not up to code for this sort of thing. and it doesn't end there...she'll text when i've forgotten rent (again!) so i don't get a penalty fee, she'll try to make sure inspections happen at our convenience, and she even offered to go to the grocery store for me after my surgery -- above and beyond! i've lived all over the world, in nice places and shabby ones and like is said, i can't say enough good things about michelle. by far, the best building manager i've ever had! read more

I relocated here to California from out of state. Used to live in Los Angeles years ago but in Venice Beach & West Hollywood areas and was not familiar with downtown. Due to work, I needed to find a place in downtown so I began searching for the right place. I've loved living at Newberry Lofts for everything from the attentive manager Michelle to the safe neighborhood which allows me to walk at nights and/or early mornings before the sun arises and moreover my unit itself. I love the character of the building both inside and out as they are true lofts. So many companies in the downtown area are calling their live spaces "lofts" when they are really just typical apartments with low ceilings, white stucco walls and carpets. When I decided to live in a loft, this is truly what loft living is about and what I was imagining it to be. I've heard the building was originally built in the 1800s so I don't think you can find any more character and history in a building than that. The neighbors are respectable and varied in demographics. There are no kids (at least not in close proximity to my unit) for which I prefer. Don't get me wrong, I love kids but I just think this establishment is more conducive to adult living. I'm just blocks from everything I need from coffee shops, restaurants and even Little Tokyo. Great place, great management & great environment! read more

I came by to view spaces in the Arts District, as I am relocating from San Diego . The Newberry Lofts building looked like just the type of creative building I was looking for. I met with Michelle the manager and I am sold. Michelle was very nice and knowledgeable about the neighborhood. I can't wait for a unit to open up. I am excited to be a part of this community of artists. I viewed a unit that was already rented, even though I am looking a few months out. There's enough space for big projects and big furniture, and I will be able to work on my large format paintings! read more
