The reason why I continued renting for so long was because the service was consistent!! Every time I needed something fix, I would enter the service in the site and Linda would call me the same day to fix the issue. I never had a situation where she could not fix anything. The rent was affordable and we never had an issue with the rent going sky rocket high. I appreciate Linda's service. As a matter fact, this year the reason why I am no longer renting from Linda is because she helped me buy a house! I didn't think I could afford to buy a house. I am a single mother and it's hard doing it on your own. I told Linda that I was interested in buying a house somewhere and I gave her my requirements and what I can afford one day. Within that same day, Linda contacted the builder and she used her real estate "LINGO" and she was able to get my closing cost WAIVED!!! This honestly was a blessing to me. She saved me $9000 in closing cost. It's feels good to say I am a homeowner now!! Even after I bought my house, she checked in with me to see how I was doing. At the time we had a lot of personal decisions that we were juggling and even the location of our new home was up in the air. Linda dedicated so much time to showing us homes and all the possibilities in several locations that we were interested in like South Tampa, Palm Harbor, Tarpon Springs, wherever we thought we wanted to look at a house. There was even an entire day that she dedicated to us and we were able to view 12 houses throughout all of the locations I just mentioned. Linda was there and did in-depth research on each home, could answer all of our questions for each individual home, she knew the neighborhoods, school zones, taxes, you name it- Linda had the info. She was absolutely dependable throughout the entire process. She would call and email us back constantly in a timely manner when we had questions. She even made the offer, in between paperwork, inspections and closing process easy and stress-free. My fiance and I highly recommend Linda Wright for all of your home buying needs and inquiries. When I call customer service, different specialists give me different information and requirements. They canceled my application, and I had to fill it out again.     I personally would not recommend renting with AMH based on my experience…read more Since moving into my home, I've had ongoing issues with the HVAC system that have never truly been resolved. During the hottest part of the day, the upstairs regularly reaches over 80°F, sometimes even higher, while the thermostat is set much lower. I've had multiple maintenance visits and HVAC companies come out, and after all of that, I was basically told that because the system is technically operating "within acceptable limits," there's nothing else they're going to do. Just because a unit is functioning doesn't mean it's cooling the home adequately or providing a comfortable living environment. On top of that, my electric bill has been much higher than it should be because the AC runs for hours trying to keep up, yet the house still gets uncomfortably hot. It's frustrating paying high utility bills for a home that never reaches the temperature it's set to. The communication has honestly been one of the biggest issues. Getting answers is incredibly difficult. You'll talk to one person who tells you to contact someone else, then that person sends you back to the first person. It's constant ping-ponging between maintenance, property management, resident managers, and customer service. I've had emails go unanswered, phone calls not returned, and questions completely ignored. Even when maintenance comes out, they often don't explain what was actually done or provide any documentation unless you repeatedly ask. I've spent months trying to get this resolved, creating multiple work orders, documenting temperatures, emailing management, and following every step they asked me to take. It shouldn't take that much effort just to have a home stay at a comfortable temperature. Everyone's experience may be different, but based on what I've personally dealt with, I would think very carefully before signing a lease. If you do decide to rent with them, I'd recommend documenting everything from day one--take pictures, save emails, keep records of work orders, and don't rely on verbal conversations. If something goes wrong, having everything in writing can make a huge difference.

    STAY AWAY!! 2 apartments here in 13 months and both had FLOODING and MOLD. Maintenance impossible…read moreto get ahold of, management avoids returning calls and dealing with problem and ZERO compensation for the MOLD and flooding. 1st time- the night our son moved in he woke up to a flooded bathroom and water POURING from the ceiling and light fixtures. Night maintenance called, no answer. Fire department came and couldn't locate valve for shut off. Maintenance still hasn't responded. College boys found a bin to catch water and continued to dump it off the balcony For FOUR hours !! Management moved our son to hotel for 4 days then different apartment bc he had just moved in and we demanded a different one. His 2 roommates had to stay in the newly flooded space with obvious mold growing. They were not allowed to break lease. Fast forward 1 year- another leak coming from ceiling. Maintenance obviously knew there was an issue because there was a bin catching drips from the apartment above. That began to overflow and then began leaking into our son's apartment. Once again, maintenance could not be contacted And did not respond for several hours. Which meant my son stayed up all night dumping water again. He has tried to speak to Jessica, The manager five different occasions, has left several messages with no return call. Each time he has been told she is out or at lunch. He plans on moving out in two months and they will not release him from his lease, even though there is mold growing in his ceiling and is probably the reason for his sinus issues. Management knew of the leak and failed to solve the issue until it became someone else's issue. The fact there was a bin placed there to catch the water in an unoccupied room above him shows they had knowledge. My son once again was staying up all night dumping water. They won't let him out of his lease 2 months early and will manager will not even contact him. Stay away from this horribly managed apartment complex!!

Clouds of marijuana greet you as you navigate from the parking lot into the units, mold present in the apartment (took several attempts to get management to clean). On top of this, 18 months after they moved out, I received collection notices for $17.50 for "light cleaning". WTH !! Nice way to treat a good renter ON50.
