Should leave zero stars to be honest. Dealt wih these PAINS from June 2022 to September 2023. Where to start....... 1. Property was no where near clean or move in ready for us and on top of that AC was not working while moving in during middle of high heat Las Vegas summer. We were cleaning the property completely ourselves and moving in with outdoor temp of 120 and also about 100 inside. They did have someone come out next day to get air working, which was a plus. The AC guy said we had a refrigerant leak in our system that throughout the time we were there was costing us on our AC being overworked but management didn't do a thing despite being informed. Just multiple service "fill ups" or "top offs". Super high out of ordinary electricity bill entire time living there way higher than surrounding neighbors with similar size places and ac setting. Yet they and Nv energy said our bill was typical when it definitely was not. It would be at like $300 only a week into bill cycle. Would have to go periods of time adjusting to less comfortable setting or turn off completely to not go broke. 2. I did a super deep clean of the dryer that was a fire waiting to happen being like 95% clogged with lint backup. Just to find out that the dryer itself was so old the drum was out of alignment causing our clothes to constantly get stuck in between the front of the drum and front of unit. Informed them right away but took weeks between any communications to hear back from them. Finally had someone come look at about a month later. Ordered the part and informed us and then that it will only fix the problem temporarily as the unit is just too old and will wear it out quick again. Got the part and had fixed about a week later after dealing with damaged clothes for a couple months already. Worked fine.... For about 3 weeks and became issue again. Informed them again and again they just had repaired another 2/3 weeks later. Worked fine again for another few weeks and same issue. Communications with them were slow and very little resolution. FINALLY WAS GIVEN NEW PROPERLY WORKING DRYER AFTER BEING THERE WITH THIS ISSUE FOR 8 MONTHS!!! DAMAGED TONS OF OUR CLOTHES AND ITEMS. 3. In the meantime of Dryer issue.... Fridge was leaking from back at move in. We informed them and that was replaced within a week since it happened to be UNDER WARRANTY still. ONLY REASON WHY. 4. When getting ready to move out to new place but contract was up 3 months before new place was ready... They wanted to increase our rent from 2200 to 7800 for those 3 months. RIDICULOUS!!! This after all the issues and ongoing issue with dryer damages to our clothes for 8 months and us STILL PAYING RENT IN FULL ENTIRE TIME Finally talked them down after long argument to like 3k. BUNCH OF BULL!!! 5. READ CONTRACT CAREFULLY!!! As mentioned above, apparently the contract said month to month after contract would increase 250 PERCENT not DOLLARS. That was easy to not notice and gloss over. BE WARNED!!!! In summary. STAY AWAY FROM THESE GUYS. They are pain to deal with. Slow in responding to issues. Love to keep putting bandages on problems instead of fixing. WORST EXPERIENCE. read more

I received a "Courtesy Notice of Alleged Violation" because my 17yo son's, 2022 Honda Accord was parked in my driveway, where he lives every other week. The vehicle is in excellent condition, parked appropriately in my driveway and is registered to me. He drives his car to work, school, activities, and to his dad's house, so it's not like the car is sitting there days on end without movement. Last time I checked, I was allowed to have a car that is used on a daily basis in my driveway. Obviously he sleeps at night prior to leaving for school, so it's in the driveway at night. The HOA have unilaterally implemented what they are calling a "paint project" compellingly residents to pay $1850 out of pocket each with the threat of receiving violations and fines if we don't comply. I see absolutely nothing wrong with the appearance of the buildings. Furthermore, this clearly wasn't thought out by them. In my case one of the units in my triplex is vacant and the HOA refuses to provide the owner's contact info so I can coordinate payment with them. I am not even certain the HOA is authorized to demand the painting. I believe that they are overstepping their authority. read more

When I moved out, I was unfairly charged for damages and items that were already in poor condition or missing when I moved in, despite having photo evidence to prove otherwise. Communication was slow and unhelpful, and there was no attempt to resolve the situation fairly. In my opinion, Nicklin Property is poorly managed, and tenants are not treated with respect or honesty. I strongly suggest looking elsewhere. Nicklin Property is unfair and unprofessional -- avoid renting here. Dean is also very rude and raised his voice at me. I hate that I just signed a second year with this company. It started off rocky with several ac issues, appliance and plumbing. The rental appeared to have be vacant for a while, an inspection should have been done before tenants move in, but after the first few months we were finally settled. Fast forward Now I have another appliance issue. I submited the service request on Sunday, no response. Submited another request and called on Wednesday. Patty informed me she forgot about my request that she had urgent ac issues taking priority over my request. This was 70 hours past the original request. I requested to speak with her manager Shannon, also the property manager, she is always on lunch or away. Has never returned a call/message or email after signing. Im sure the owner would be disappointed. Be warned if you are an owner, they do not care about your property or tenants, I advise you take your investment somewhere else. read more

He was very flexible with our meeting time and tried to accommodate my work schedule to arrange a time that would work for both of us. I was also very impressed with his attention to detail and professional demeanor. He was very friendly and able to answer all my questions. He was also efficient and extremely valuable because he helped me resolve my situation regarding my clogged sinks in the bathrooms. He went above and beyond. He knew exactly what was causing the problems and fixed them himself in a few minutes when the previous maintenance employees did not get to the root of the issue and did not remedy the problem. I just moved out of a Nicklin Property after for 4 years. When I first moved in the dishwasher was so disgusting it had to be replaced. - they then charged me for the dishwasher not being clean enough when I left, which is wild. The hot tub never worked, when I wrote about it they assured me it works just fine (gaslight much?). When I had a maintenance request, I had to follow up several times sometimes for weeks or would randomly get a knock at the door without anyone letting me know what has been scheduled. There was a dead rat in the pool once that I wrote about and got no response so I had to get it out myself. I got my deposit back yesterday and saw that I was charged for a number of things that were exactly how they were when I moved in, like a broken air vent, and the tray that the washing machine sits on being dirty, You can be a perfect tenant and they'll still charge you for stuff when you leave. No matter how polite you are they will barely help you at all - the bare minimum is all I ever got and I'm very happy to have moved away. I posted a few photos of what the place looked like when I left so you can see that it was a great tenant and was still charged for ridiculous things as a single mother who just made an out-of-state move with her baby all by herself. I am not listed anywhere on the rental agreement nor did I do any business with this company. So how would I be responsible for any balance and or eviction. Why haven't they gone after my ex? Renting here a Nevada Ranch, this people can make your live a nightmare, they have business with a tow company call titan towing (1star company like them) and they are always trying to make money with your cars. They look for excuses to tow you car and charge insane prices for the towing and make your day a nightmare waiting there at that horrible company. Our PM, "Lorraine" does absolutely nothing and is unwilling to help in any way. My complex (Antigua) is run like the "Wild West" of complexes as nothing is enforced. I rented with Nicklin for 5 years. Their online portal for renters is good. You can log in, see your bill, and pay it. You can even set up auto debits and pay with your bank account or a credit card. It was very easy to use. If there is a problem and you needed maintenance, they have an online portal that is easy to use. I was contacted by the contracted company usually the same day to schedule the repair. I never had to wait more than a few days. The companies they contract with are great. They have yearly inspections and then you will have the opportunity to sign a new lease for another year and the new rates are given at that time. I was a renter before they had an online maintenance request portal, so I had to call or email in my requests. Their response rate was slow and sometimes I would go days without hearing anything. It was very hard to reach anyone by phone. My recommendation is that I'd like to see them improve their response and follow through. I would put in a request and would never hear from Nicklin. Instead, I'd just get a random call from a person (the contracted company) stating they received a request. I would have appreciated if the staff at Nicklin would have followed up and said "we received your request, blank blank company will be contacting you to repair it soon. If you don't hear from them by blank say, call us back." Upon move out, I was charged for lightbulbs that were burnt out, that were burnt out when I moved in, which I did not think was fair. Also, I had the tile professionally cleaned and cleaned it myself. I was charged ~$300 because it was "more than normal wear and tear." I had move in photos, and the floor looked exactly the same as when I moved out. I met with the new renters, and Nicklin did not paint the walls between tenants and the floors looked the same as when I left them. I did contact Nicklin about the floor charge and the bulbs, I received a response from one person and was told it was forwarded to another person. I never heard back from that second person. Overall, there are positives and negatives. I think their largest opportunity is follow through and communication. read more

As warned by other Yelpers here, Nicklin is trying to withhold an unreasonably large chunk of our security deposit upon move out. After 5.5 years at our location without ever being late on rent, Nicklin is attempting to withhold $645 from our security deposit for a "general cleaning" "landscaping," and some light bulbs. It is both shocking and insulting. My wife and I spent multiple days deep cleaning the property and left it in unquestionably better condition than we found it. They refused to entertain any discourse about their justification and instead handed us some low resolution images claiming the blinds were dirty. Little do they know some of the blinds they are claiming were "dirty" were replaced just a few days before move out. It is impossible to know what they are really using to justify these egregious expenses as they will not answer questions or provide a truly itemized bill. It is negligent at best and a clear failure to fulfill their obligations upon move out. Based on their unwillingness to answer simple questions about the security deposit deductions, I anticipate this will take some time to straighten out. Absolutely terrible. Fined me $2200 for a little tree outside of my front door that I removed immediately after being made aware I was in violation. They are honestly pathetic lol. I tried to dispute the fine and see if they'd work with me and they told me they'd put a lien on my home if I didn't pay up. Meanwhile in my neighborhood there's dog shit everywhere. Bad ass kids running around throwing rocks at the pool with no parents around while security sits there watching anime on his phone. Thieves.. I lived for 3 years before I moved out. They took off $95 for cheap blinds that was already bent and charged me $95. Also charged $120 for cleaning outside spa I never used. I used all their vendors to clean the house and carpet. Landscape was done upto a week before move out. When I moved in, I specifically asked Maria about not using the spa. When I moved in,water was already rotting because it smelled like sulfur. They are the one who should have it cleaned before I moved in.. The funny thing is she did not even know that there was a spa. She then told me to just empty it and keep it covered. I did that. I also told them when I turned in keys. They said don't worry about it. I get my check and they deducted $120 for spa. Keep that $120 and $95. I think you people need that money more than I do. read more

I'm was in need of a gate clicker to get in and out of the gate in the community I live. Nicklin told me they only accept check or money orders. Also, I had to come pick it up. They're located 25 miles from my house. Seems pretty ignorant a management company still runs like it's the 1960's and can't package a clicker and send it via mail. Trash. SMH read more

Renter beware. Do not expect a clean apartment. Furnished condo was extremely dirty with appliances that didn't function properly (including dishwasher and refrigerator). Showers were clogged with hair. Mattresses were stained and smoky. Roberta (in charge of unit maintenance)will blame you for anything wrong in the unit even if the defects were noted in the move in inspection and demand money to repair problems. Terrible. They sold us on signing up by saying our beautiful home in a guard gated community would probably rent in a week, for a very high rate. Two months later, not even a nibble, I kept reducing the rent asking price even below mortgage payment. VERY bad communication, never heard from them unless I reached out several times. The WORST is my home mysteriously developed a MAJOR water leak the minute they took possession. I contacted them more than a dozen times and they visited the house several times claiming there was no leak. My neighbor kept sending me videos of my flooded yard. They finally got a plumber out there and "FIXED" the problem, but I ended up with an $1100.00 water bill! I'd finally had enough and sold the home and in essence fired Nicklin. Unfortunately my miserable experience with them didn't end there. My next water bill was $750.00!! The plumbers had NOT fixed the issue and supposedly installed a "bad" valve. After complaining they seemed to think that the fact they got the plumbers BACK out there to ACTUALLY fix the problem was all they were responsible for. I asked for Nicklin and/or plumbers to cover the cost of the the second bill, and they refused saying "they could not have known". After dozens of emails...??? In fairness, I was recommended to Nicklin by an awesome real estate agent. It seems if you are a major real estate player they will provide actual service, but if you are a lone homeowner expect NO customer service, effort, or accountability or ethical treatment. read more

Stopping in is never a fun time since it means paying for HOA fees, but the front desk person was really sweet, but not too helpful. The location was easy to find and there are tons of parking spots available. Other than paying, also came in to ask a couple questions, but literally none of them were answered. I get it, they deal with many properties, but mine weren't community specific questions. I guess whenever in doubt, just email whoever is management for your property. Wish they would accept more forms of payment other than just personal checks or money orders. Not even cash or debit :( read more
