They were very responsive when we had maintenance issues. They were proactive in renewing our lease and extremely fair about raises in rent given we lived here during the pandemic. They stayed in contact by phone and by email which made things easier. The problem was leaving the condo. They provide you with a very detailed list of what needs to be cleaned. You have to use their vendors. And honestly fine, we dealt with it as best we could and I knew when we left there was still a lot to be done. I'm not going to pretend that it was in pristine condition when we left. I knew that we would not be getting our $1100 security deposit back and I was okay with this. However months after we left I get a phone call from a debt collector. We apparently owed an extra $700. I requested a breakdown of the $700 which nickeled and dimed every little thing. I'm not familiar with the vendors they use but I can tell you they were overcharged. And honestly that's not even what made me angry. They are a for profit company and screwing people over is kind of what being a management company is all about. I get that. I'm more angry that they didn't make any attempt to contact me before turning it over to a collection agent. They have my email and phone, they've used both, I don't know why a quick 'hey give us more money' message wasn't sent. If I ever move back to Las Vegas I will never use this company again in any capacity.

All communication including paying rent was done through their app. If any repairs were needed they had someone out as quickly as possible to resolve the issue. We left the house in the exact same shape as when we moved in and our deposit was returned within 30 days. They give very clear instructions on what they expect to be done before move out which makes no room for question. Can't recommend them enough.

Before we moved in, we inspected the place and took pictures. This property was no where near ready for tenants, but we didn't have much choice. There were roaches all over, the floors had a smell and stains to it, cabinets were a mess, the faucets in the bathroom were corroded, tubs had cracks, shared bathroom smelled like there was a water leak somewhere, and the master closet was missing wire shelves. The list can go on. Communication was okay in the beginning. Over time, there wasn't much aside from HOA violations. Requests to change out cabinets covered in roach feces and cracked tubs were never completed. They provided us with a vendor who can help with cleaning. Unfortunately their cleaning wasn't getting rid of the smell. We put a lot of elbow grease into cleaning this property as best we could and even paid $589 in cleaning fees OUT OF POCKET. The owner only agreed to refund us $200. While we were residing at the property, we've maintained cleanliness as best we could and always addressed any HOA violations with no further actions needed. At move out, per our lease, we are to hire professional cleaners to clean the property. Which we did. Paid $200. Guess what, the cleaning was not up to their standards. Not only did we lose out on over $380 from the first paid cleaning service, they won't return our cleaning deposit of $350. The lease also states that normal wear/tear is expected. They're charging us over $400 for paint touch up. We have touched up this place and returned it better than it was provided to us. We paid almost $7K to move in. But at move out, we were refunded less than $4K. In response to Wasim's reply: A condition report and photos from the move in inspection was provided. A walk through inspection was requested by my husband for the move out. When he got to the property, the inspector asked him for the key and told my husband he didn't have to be there. The walk thru was for my husband to go over the conditions of the house, but he didn't want to entertain his presence. These conditions were already existing. The condition report states that the AC vent above the stairs were dirty. The AC vent was painted over, the outlets and switches were painter over, paint stains were throughout. How are we liable for paint touch ups? We touched up every wall through that house before we left. We wouldn't continue to reach out if we caused any infractions. But we did everything we could to ensure that place was presentable to other tenants. Not like how it was presented to us.

But they make you spend thousands to make units like model units in a down market. If I could get higher rents then the investment in improving all fixtures is warranted. If you don't replace what they want you to replace, although the fixtures work well and look nice, 5 star drops you. When they worked for me, they didn't listen to me and used their vendors instead of my vendor I told them to use. To me, 5 star cares more about representing beautiful units then helping landlords finding tenants I would not use 5 star unless you like you property looking great at the costs of thousands but never getting the rent to justify it. They don't help landlords in a down market. But this is my opinion. You my like to spend thousands to fix you property like a showroom but not receive the rents.

Upon move in the heater didn't work and 1 refrigerator drawer and 1 shelf were broken, so I replaced the shelf and left it for them when I moved out. The dishwasher had to be worked on twice, the microwave had cracks all over and the vent was broken, but it still heated food so I didn't complain. The water pressure in and outside of the home was terrible and only one source of water could be used at a time. I put in a maintenance request, someone came out, and it wasn't resolved. When the water was turned on in the backyard it made a loud noise that could be heard inside and outside the entire time. The blinds in all rooms were stained yellow and dirty. The sash was broken on the only window that opened in my daughter's room upstairs, wouldn't remain open without being held, and rattled so loudly in the wind. I had multiple conversations and maint. requests and was told to just "not open it." I had to tell them twice that's a hazard because if there were a fire or emergency she'd have no way out. After our back and forth and 2 maintenance requests it was finally fixed one month later. Upon move in many lights didn't work. There was an inspection done at 9 months of renting where pics were taken and I was told that the house was in great condition and I was taking great care of it. Now at move out I hired one of their cleaning vendors who told me that my house was very clean, didn't need the carpets cleaned (carpet only upstairs and shoes never worn), and could've been cleaned by me rather than professionally. Management doesn't allow that so I paid her fee of $600 and felt that I would receive the majority of my $1850 deposit back since they told the cleaning vendor I wouldn't be charged for anything cleaning related which was a lie. Come to find out I was told by management that the walls were very dirty therefore I was charged $600 for excessive wear and tear paint touch up (I didn't mount any TV's only hung a few pictures sparingly throughout with small nails) and $175 for yard work. I cleaned the front yard but again they want only professional work so I'll eat that. They attempted to charge me $40 for bulbs although I changed them all before moving out and when I moved in most didn't even work. They also attempted to charge me for yellow paint on 1 blind even though I noted that on my move in inspection list. All in all after 15 months of renting with all of these issues I was charged over $1300 at move out for taking care of their home and even leaving replacement parts for the fridge and towel rack that I purchased with my own money. I wouldn't recommend them at all.
