    Our garage door had gotten out of alignment and stuck in the almost closed position. Casey came out and made a number of adjustments, including tightening loose screws, repositioning the rails, removing part of a block that had originally been added to prevent rodent entrance, etc. etc. It now works perfectly and the work was done at what I consider a very reasonable price. Note: We called them because they fixed our door five years ago when I backed out of the garage before the door had opened enough and knocked it off of its tracks.

    They have put in garage doors at three of my houses. I would not use anyone else. I have been using them for over 25 years.

The owner George returned my call to make appointment. First thing to remember is that George does not necessarily get to your place at a specific time. He called me to say he was 20 minutes away and whether I was home or not. Being retired, I was not concerned about the time. He showed up before my appointment. George give me some proposals based on what I said I was looking for. He is very personable and fun to talk to. I pretty much investigated with my son what we wanted ahead of time but still had to see the colors. From other contractor bids, I was told I had to do some preparation work like notch a workbench that was in the way of installing a track and get another garage door opener because old one could not be used due to crossbeam interference. Anyway, George said workbench had to be notched but they would do it. As to the garage door opener, they said they can work with the current garage door opener after slight modification. Not only was Landmark cost estimate better than other contractors but George was willing to go the extra effort that others did not. Installation by Robert was expertly done. He took about 6 hours for two doors. He was very businesslike but personable as well. You can tell he knew his stuff. When the physical installation was done, he reprogrammed the up and down limits of both openers and although willing to reprogram the remotes, I asked him to leave the remote codes alone. This way all relatives who have their car remote programmed to my opener did not have to do a reprogram. Yay. After installation, the 2-door one was making a lot of noise when operated by garage door opener. I text George and he came out the following day and within a minute knew what was wrong. Since one of the garage openers had to modified (not functionally), the garage door opener cover made the noise. George used two wood shims, and problem solved. Nice and quiet openers, both of them that I already had. Can't thank George and Robert enough for their expertise and work efforts. George has decades of experience and you can tell he enjoys his work. Other contractors were strictly professional, gave the facts/bid and then left. I enjoyed swapping stories with George.

We rent and our landlord left me in charge of finding a company that had the best price for a bottom of the barrel metal garage door. Tim came out and was actually very respectful and helpful. He took photos and explained to me that the guy that came out and "repaired" the door did a bandaid job that shouldn't be trusted. We talked and he explained what a door would cost and how they would have to remove our old wooden garage door. It sounded like it was something he wasn't really looking forward to doing the job because the wooden garage door was such a pain to deal with. Tim also mentioned that I would probably need a new opener as the one we had was old and not of very good quality. He told me a new one of those would run around 700-800 dollars. Before he left he said he would have an actual estimate done up for me, that Matt would be the one to do it as "that's all he's able to do right now". I was supposed to get the estimate on Monday but that came and went. It took texting Tim multiple times before Matt finally got the estimate to me two days later. The estimate included a new opener with the door and I sent it to my landlord for approval. My landlord, trying to save money, sent back the estimate with some notes on it and saying no to the opener as he bought a new one at Costco for less money. This is what started the fire. Matt apparently doesn't like his estimates being marked up. After multiple times at trying to communicate how much I needed to send for the deposit I was sent a very disrespectful email from Matt. I'm going to copy and paste some fo my favorite quotes from Matt . He started by explaining that the quote was for a "rock bottom" discount deal where 50 dollars was taken off the price of the opener and 200 off the door. He then said, "The operator price was discounted by $50 for that package deal. What is not included is phone call after phone call and several emails to find more ways to spend our time saving you (pronounced, costing us) even more money." So us going out and buying our own opener apparently was too much for him and he couldn't have us "saving money". My landlord is an attorney and sends his emails using his law firm email address. When Matt saw this he started taking jabs at my landlord as if he had been sued by my landlord at some time in the past. His next quote was to my landlord saying "Should I send an invoice for each 10th of an hour spent on your project so far? My time may not be considered valuable to you. However, it is my time and expertise that I sell on a per hour basis. Sound familiar?" He then went on to say "It certainly does not include having our quote marked up like a teacher would do to an elementary school writing assignment, with whatever changes you decide on and call it "good". As any good attorney knows, changes to a contract, dictate new consideration. We do not accept your proposed new consideration. " My landlord did this because he's used to working with contractors and job bids. He does construction defect cases. It's not that odd of a thing to make changes to an estimate if you don't want certain things. It's done all the time. Next he took away the previous estimate and went into "get every penny I can" mode. He quoted us "Since it appears that you are having an operator installed today, prior to having the door replaced, below would be the terms of the new contract, should you decide to accept it. Door price goes up $250. to $2,400. Operator price goes up $50. to $ 900. (Note: "store bought" operator rails come in a box that fits on a store shelf. They are not of the same quality as a garage door operator purchased through and installed by a professional with a solid 10' rail incurring a shipping charge and tariff from a neighboring country.) And because the installation for an operator attaching to a tilt-up door is completely different than the installation for sectional door, there will also be a $250. fee for removal and re-installation of the "new" store bought operator. VDS = $180. Remove and dispose of old door $150. New sub-total $4,180." The best part was that he emailed me again after I told him I declined this new estimate and would find a different company and telling him that his email was disrespectful. He didn't care, and basically said that's it's my fault for not reading the "$ with numbers". I would never use this company. The way they treated me says a lot about the company. I hope Matt can get whatever help he needs so he can learn to control his temper with possible clients.

I called back an hour later and was told he was 30 minutes out. About 30 minutes later I received a text showing he was still 50 minutes away. It looks like the technician was coming from the East Bay so nothing "local" about this. I called and canceled because I wasted my morning waiting for them. They did not reach out at any point to let me know they were running behind. I I had to call them and it was a super disappointing experience. I had found them in one of those coupon things you get in your mail and I guess you get what you pay for. Do not recommend.
