I inquired to help a friend find the best property manager available for he & his wife to entrust their home with while they move out of area. I certainly would not want to take on the huge task, responsibility, liability to be the person that everyone either brings their negative issues to or receives news to pay on time and/or penalties or eventually evictions. Enter Sue: Sue did not try to sell me on anything! She won me over immediately with her straightforwardness together combine with her customer service. I gathered everything that I needed to pass on to my friend with full confidence. Sue even followed up later in the day and was willing and able to change around her personal schedule to be available for my friend. I'm a full time realtor who has finally found my go to recommendation to refer to anyone who is not ready to sell but for whatever needs to rent their home. Thank you very much Sue.

Maintenance: Each time their team has been really responsive to my requests and have taken care of problems thoroughly with follow up before and after. Overall, everyone I have worked with at Intempus, from the leasing agent (e.g. Lawrence Zuniga) to the maintenance team (e.g. Roberto) have been really great. They don't even respond to emails when you have questions, and they simply collect the HOA dues from time to time. They've changed the billing collection company, so every time you have to figure out how to pay the new dues. The billing software that you use has lots of bugs, so even if you set it to auto-pay, it will keep charging you additional fees. I am truly sorry if this is a company you have to deal with. If any HOA board members are reading this, please do not sign up this company to manage your building. It will get absolutely trashed. They will not do any maintenance or upkeep, and your property values will plummet.

First, They work off of old systems and do not take applications online. We printed the application and filled it out. Then we called to see what else they would need to start the process. They asked for pay stub, (we gave four)and $60. For a credit report. They wanted this Before we could even see the place. We gave everything they asked for and scheduled a viewing of the property for the next day, being that they close at 4:30pm everyday. (Not much time for working people). We attended the viewing and found that we were interested. So we ask how long it would take to know if we got in. The person said "you'll know with in three days". We left and waited the three days, no call. Mind you we make 4x times the rent, have good credit, never been evicted. They then call days later and ask all these questions about our credit report and asked for more pay stubs. After entertaining their interrogation. We waited a week with no call back. We called them to find out what was going on, they said they would give us an answer by the weeks end. It's been two weeks since. We still haven't heard a damn thing. If I could give zero stars, I would. They are scam of a company and should be shut down. STAY AWAY!
